Proliance did all the work: negotiated with my Insurance to ensure I did not pay from my pocket too much, got permits, brought roofers and fixed gutters. All that was well coordinated and at every moment I knew what is going on. For example, Kim (from Customer Service) called me when quota from Insurance arrived to inform about the next steps; Faraz (from Production) called me to schedule roof and gutters repairs. Claudia was a charm - answered all my questions and concerns in a timely manner. They also gave me a gift card for my neighbor referral (after I asked about referral program). Paid him over $11,000 as a deposit. He hired an architect, which was not necessary and paperwork never filed with Village of Mt. Prospect and then architect fired by Michael. Asked for money back several times and he refused to pay. It was not until late March 2026 that they finally came out to do demolition and that was the only work we got out of them. Michael broke his foot late 2025 and used that as an excuse the entire Winter and every text included a photo of his broken foot while he was in hospital. We had another company finish our deck and we are thrilled and Michael has not responded to the two letters our attorney has sent so next step is to sue him, win and prepare to not be paid but we will put him in collections. Stay as far away from this guy as possible.

We sat with four companies, and Leo sold us on the history of Rusco, quality of craftsmanship and lifetime warranty. We started the process at the start of Sept. and our door was up at the start of Nov. With the cost of the door north of $6K, I was really expecting the contractors to do a seamless job, but that is where Rusco fell short. They were VERY quick to install and during the process chipped our new railing. I understand they were working in a small space, but it couldn't have been the first time working in such a confined location. After they left, the doorframe was not what I had expected in terms of high quality work. I would think they would have enough stain to spare for the ends of the top of the frame (I brought this up to the contractors and they said they didn't have any stain left). There is also white coming through the top doorframe. I reached out to Leo and he told me to wipe it with a wet towel (which obviously already tried prior to reaching out). They assumed it was sheet rock and thought it was dust. The wet cloth did nothing...Leo called on 11/11 and asked if he and another guy could stop by, which they did on that day. The first thing they tried to do was wipe it with a wet cloth (again had already tried that) and then nothing. They were perplexed and said they'd come back the following week with stain and fix it up. It has been radio silence since this moment. Overall, we really do love our door. It is beautiful, but we could have received the same exact door from a number of other companies and we have some regrets with selecting Rusco. After paying the money we have, we should not have to chase and we feel the job should have been completed seamlessly. You live and you learn.

Pat Keenan, the owner, was the salesperson and oversaw the project end to end. He kept us informed throughout the entire process, they were able to get to us within a few weeks, and they found a lot of ways to add value beyond the scope of work. The crews were all very professional. At the end of the project I noticed a few screens were ripped during the project and Pat personally came over to pick them up and get them rescreened. We love our new home and will definitely use Keenan in future projects!

But when it comes to the flooring work, a few things happened: a. The majority of my purchased laminate materials was wasted due to installation challenges resulted from uneven subfloors: Before project started, I explicitly confirmed with the company on the product I intended to purchase and received the thumbs up. When my original carpet was removed, the contractor quickly found out that my subfloor was uneven, which present challenges to installation. With two attempts using almost all the materials, we concluded the product was not viable unless we either level the floor. That decision could have been made earlier b. The vinyl installation was suboptimal: Then I suggested I go together to pick a more flexible vinyl product with the contractor. As you can see in the picture, the installation was sub-optimal. The contractor attempted to float the vinyl but multiple pieces popped up after installation. Then an attempt to glue down some of the pieces was pursued. What you see on the picture was the outcome. At this point, this project has started since two months ago. I do not know what else can be done, nor do I want to push for another cycle of reinstallation so I closed the project. The other day, I walked in the new ORD airport pedestrian walkway. The vinyl planks there were well installed despite the fact the ORD subfloor was not even either. Typically, I'd expect the output of a residential project to be higher quality than commercial space, presumably due to smaller space. Am I missing something? I appreciate the hard work but I really cannot give thumbs up to the output. This is an investment property. I don't even know how my future renters would value the home improvement after spent more than five thousand dollars on it.
