Wish we would have read Yelp and not relied on Better Business Bureau. Hired Michael in September 2025 to redo our deck by changing flooring and railings with no changes to structure. Paid him over $11,000 as a deposit. He hired an architect, which was not necessary and paperwork never filed with Village of Mt. Prospect and then architect fired by Michael. Asked for money back several times and he refused to pay. It was not until late March 2026 that they finally came out to do demolition and that was the only work we got out of them. Michael broke his foot late 2025 and used that as an excuse the entire Winter and every text included a photo of his broken foot while he was in hospital. We had another company finish our deck and we are thrilled and Michael has not responded to the two letters our attorney has sent so next step is to sue him, win and prepare to not be paid but we will put him in collections. Stay as far away from this guy as possible. read more

If I could give this company zero stars, I would. Save yourself the headache and speak with an attorney. Based on my current experience with Chicagoland Builders Inc. and Michael "Mike" Rossier for our home renovation (second-story addition, new porch/deck, and major first-floor remodel), we have already paid approximately 95% of our money, and after nearly a year the project is still incomplete and filled with serious issues. From the start, basic documentation was withheld, no subcontractor invoices, no insurance information, no itemized upgrade quotes, and no copies of our signed contracts. We were misled about material allowances and suddenly told about new restrictions that were never part of the agreement. Even simple selections like tile, gutters, and paint turned into conflicts due to inconsistent pricing, unexplained limits, shifting rules, and broken promises. Communication has been extremely unprofessional. Phone calls went unanswered, meetings were avoided, and police became involved once his staff member Bill called the police on me while I was trying to get answers, and again when Mike called the police before attending a scheduled meeting at my home. Chicagoland Builders repeatedly failed to attend subcontractor meetings, leaving us to handle unprofessional workers who came and went as they pleased, with no one overseeing their workmanship to subcontractor not showing up because he didn't provide a down payment or the down payment they receive is for months of unpaid work from other projects. Issues were left unresolved, including a subcontractor using our neighbor's water without permission, which led to police involvement when we attempted to turn it off after it had been running for an extended period of time. The flooring has been one of the worst issues. The first-floor subfloor was poorly installed. The C1-grade hardwood that was provided is below the industry standard of Select grade, and it was not properly acclimated . The installation is visibly defective, warping, gaps, buckling, and loud popping. Multiple independent flooring professionals, along with a City inspector, confirmed that it was installed incorrectly. The wrong products were used, subcontractors stopped communicating, and Mike refuses to replace the flooring and claims he will not continue the project unless we "approve" it as-is. Deliberate delays have affected every part of the project, porch, deck, plumbing, HVAC, bathrooms, kitchen, painting, siding, and more. We currently do not have running water after 10 months. We were initially told the project would be completed within three to six months, and we were called "crazy" for trusting that timeline. We were also told subcontractors could not be paid until we paid more, even though we are ahead on payments. Several subcontractors expressed concerns that they may never be paid and even threatened to place a lien on our home. Throughout the project, numerous inappropriate comments were made to us, including personal insults and remarks with racial undertones. Despite paying most of the contract amount, our home remains unfinished with no clear schedule or accountability. Because the issues continue to impact our living conditions, we are now working with an attorney and have filed formal complaints with the Illinois Attorney General and the Better Business Bureau. We are also in contact with ABC7's I-Team to help prevent other families from experiencing a similar situation. This review reflects our ongoing experience. Based on what we are currently facing and this adding unnecessary stress to my fiancé and my three little kids lives. I strongly urge anyone considering Chicagoland Builders Inc. or Michael Rossier to proceed with extreme caution and thoroughly vet any contractor beforehand. I was so happy with the work from Chicagoland Builders as they made my old home look like new. After they removed the old wood siding and brick there were issues with rotting wood that needed to be repaired. They advised us every step of the way as to what needed to be done to correct the problem spots. On any siding job, you don't know the condition of the wood until you pull the old siding off. We were happy to be able to have the problems corrected during the process rather than have them just covered up. The crew was amazing, cleaned up every day, worked their butts off and got the job done in 12 days. The siding looks amazing and i know it was all done right--Frank and Oscar made sure of that. We hired Chicagoland to complete our remodel after bringing them out for a siding and roof quote. I honestly wish we'd just had them do that exterior work, since the crew they brought in for a lot of the interior work was completely unskilled. Nice, honest, hardworking guys, but absolutely no craftsmanship. Toward the end, the trim quality was so bad we just rushed them out the door and didn't want them to come back since we knew they didn't have the ability to fix it. Doors aren't hung straight, nails pop through the trim and are covered in caulk, they hung a closet door upside down, the tile is uneven, the list goes on. Most of the exterior work on the siding, roof, porch, and gutters was really good, and they worked with us through multiple quotes and suggested subs, but a lot of the experience could have been better in terms of the communication, planning, coordination, and actual GC work we paid for. Since we lived in the house during the remodel, they apparently expected us to handle a lot of the day to day subs and didn't come out unless we contacted them with an issue or stopped by with no warning when we couldn't meet with them. There was also some corner cutting and they argued things weren't in the quote or the contract, so if you're going with them I recommend making sure every tiny little detail is spelled out and you take your own notes, since they don't really remember what you discussed or own the details. If you do quote revisions, watch for changes in line items, since there were cases where the line item and the price was the same, but they'd dropped a detail and then said it was no longer included (e.g. gutter guards). In the end they got it done, but the whole project took way longer than it should have and we felt like we were the job they only worked on when some other more important job wasn't bumping us on priority or if we nagged them. We're going to wind up fixing little things for years, which is pretty disappointing after spending hundreds of thousands to finish our house. read more

Total lack of professionalism for a company/owner that touts doing large scale business in the Chicagoland area. For starters, Michael Rossier attempted to move the goalpost after quoting the project and then claiming there was going to be a price increase which I confirmed that wasnt the case. This was done to secure my commitment to work with him on the project. The second issue arose when when his company failed to order windows tied to my project for almost two months. Third issue was with him sending his team to install my patio doors/windows without instructions. Leading his team to improperly install both my windows and patio doors, which required them to come out and effectively reinstall everything. Then Michael Rossier had the nerve to try to send me to collections, when there were unresolved issues tied to the project. That leads me to the current issue, which is directly tied to his team improperly installing the product. I have been going back and forth with Michael Rossier for three plus months to have this issue addressed and he nor his team have taken one step toward addressing this issue beyond lip service. Our contract was for over $265,000 - it was a complete home/2nd Floor addition remodel. We moved back into our house August 2018. We have not even been back in our house for a year and ALL the stone pillars on our front porch ARE ALL CRACKED!! They have straight vertical cracks, right through the stone, they are not zigzag - which would be from water seepage. They are cracks from the IMPROPER INSTALLATION by ChicagoLand of the stone ****(architectural drawings DO NOT provide instructions on HOW to make/apply/install the stone pillars).******** Mike states it is not their fault, it's the architect who is at fault. This is not the case. Our architect is reputable, as is our structural engineer who approved everything. We also had other contractors look at it, who also agreed it was improper installation. Straight vertical cracks are not from water, but with the settlement of the porch. We've had at most 6 people on the porch at once, so if the cracks are due to people, they shouldn't be making porches at all. ChicagoLand did not provide a buffer for the stonework to account for settlement/movement. The stone work was placed directly on the cement porch footings and then directly to the wooden porch, which then settled and cracked ALL the stone pillars. We have security cameras so we know Mike didn't even come over himself to inspect them, he just sent over Don, who briefly looked at it & left. It is blatantly clear to us that - ChicagoLand does NOT stand behind their work. There have been so many issues with ChicagoLand, I hardly know where to begin. * Mike, Don & Lou work in silos, so it always seemed like nobody knew what was going on; days/weeks with nobody working on the house & no explanation. When there were issues they blamed each other or the architect. * several windows & screens installed were broken/damaged, had to argue to fix * Dry wall had weird angles, some walls didn't get a second coat; built in shelving bowing, had to argue to fix * the house and yard was often left with trash; frequently did not have a dumpster so used our yard as one - unnecessarily killing lots of landscaping * Mike had told me before I signed the contract that the painting of the porch was included (when I saw it wasn't in the contract, I told him to add it & he waved his hand & said it's included) .... Well at the end when it's time to be painted - lo and behold- HE tells me it's thousands of dollars extra for this - he said - it wasn't in the contract!!!! * after project clean up was supposed to be included, but Mike said they did "come to our area" He reimburses is $200 which didn't even cover a third of the price!!! (He said he would give $200 because that's what he pays) Nice Mike!! After 6 months, the dark brown knots of the wood started seeping through the white paint because it wasn't primed properly the first time. ChicagoLand reluctantly repainted it. * The back deck stairs also had to be repainted within 6 months because the paint was just peeling off- primer WAS NOT USED by ChicagoLand. We hired someone else to fix this, did not feel like arguing with ChicagoLand again. * the HVAC subs walked off the job because of poor chicagoland coordination/communication. We've had issues with that as well, which we've had to address on our own. * the electrician he subcontracted NEVER DID RESIDENTIAL HOMES!!!!! Soooooo many issues!!! Our walls had to be broken into SOOOOO MANY TIMES to fix things, couldn't hang light fixtures correctly or centered, crooked or nonfunctioning light switches/light sockets, on the porch the ceiling fan could only be used when all the front porch lights were turned on!! Ya can't make this stuff up!!!! ***** & the part that takes the cake -- the electrician EVEN FORGOT TO INSTALL THE UNDER KITCHEN CABINET LIGHTING (ChicagoLand put up the stone backsplash without checking first if the under cabinet lighting was even installed) they reimbursed us some money to hire our own electrician to fix it, but since then we've still had to pay for more electrical repairs. * It felt like there was NO ONE overseeing our project! NO QUALITY CONTROL AT ALL!! Just us finding these issues & then ChicagoLand arguing with us to address these things. It was an extremely upsetting experience for us. And then ChicagoLand treated us like WE were crazy or hard to deal with! Seriously?!?! I could go on and on - but I just can't devote anymore of my time to this... read more

Chicagoland builders inc were recommended to me by the James Hardie company but as I later found out, this company is not a James Hardie preferred contractor. The company came in with an aggressive quote and advised they were able to handle the project. I quickly realized I studied and had a greater knowledge when it came down to installing the product. Let's start from the beginning... -when installing the styrofoam insulation the workers failed to tape any of the joints and some of their cuts/craftsmanship looked as if they did not have a straight edge -next came the Hardie wrap (vapor barrier), the workers did not feel it was important to tape any rips and holes in the material. Furthermore, I had to explain the foreman and the owner the importance of overlapping the Hardie wrap over the trim flashings so the moisture collecting under the siding would exit onto the flashing vs inside the wall (btw the installation instructions were printed on the Hardie wrap)...this leads me to the debate I had with the owner about the condensation created between the difference of the exterior and the interior temperatures and the importance of the Hardie wrap. At one point the owner and the foreman told me James Hardie instructions were incorrect and the James Hardie customer service which I called multiple times were wrong as well. -in some areas the workers used starting strips to set the proper angle of the siding, in other areas the starting strips were not used which btw is a REQUIRED practice when installing James Hardie siding, causing loose planks in rows above. -the workers sided over dryer vents, over exhaust vents, failed to box out the exterior lighting, exterior outlets, and some of their caulking skills looked like were done by an unskilled 5 year old. -some of the gaps in the soffits and facials were over 2 inches wide, some of the planks and trim pieces were banged up and cracked by the workers who did not handle the materials with care (still installed damaged items) -most recently, had a contractor come in to do some interior drywall work, to my surprise I was notified that there was a leak along the chimney and siding joint. I was advised the Chicagoland Builders never caulked the gap (in some places over an inch wide) between the Hardie trim and the brick. My contractor pointed out an actual gap (exterior light and wind coming in) in my attic where the water was getting in, running down the wall, and damaging the drywall on the inside. I emailed the owner only not to get any response. I would not recommend Chicagoland builders to any of my family or friends. I would not recommend this company to a complete stranger. I cannot believe all of these 5-star reviews. These guys do average work for an average price, which is fine. But 5-stars, what are you all talking about? We had them do a major renovation for us, bumping out the back of the second floor, to add a bathroom, create a master bedroom, and a walk-in closet. It took a month longer than they told us, and that was with us fighting with them constantly to stay on task. They were always looking to do the minimum, get away with the least quality as they could without getting caught. Unfortunately for them we caught them several times, and then they'd fight us, because they didn't want to redo it. They installed the wrong windows, they installed the wood floor incorrectly, they put in the wrong title grout, and on and on. It's exhausting to have to fight for everything that you already agreed to in the contract. But they operate on volume. It's not how good things actually turn out; they just want it done so that they could move on to the next project. But here's the kicker. It's now six months since they've finished and already (1) water was leaking through a window that wasn't sealed, (2) two knobs on the cabinets already broke off, (3) and the grout in the title is coming out. They were supposed to come out today to fix the grout, but of course they already canceled, and will come by tomorrow. Wonder what the next six months will hold? So, 5-stars? Really, everybody? Are those reviews posted by friends and family? Again, their quote was average, in the middle, so we went with them. And in return we fought tooth and nail for middle of the road work. I really don't recommend them. Spend a little more, skip the exhaustion, and get better quality work. read more

These guys were Awesome!!! Had them do new roof, siding & gutters, house looks brand new, and the work quality was excellant. Very clean and thorough. We had a bad storm one night which knocked out the power and there was standing water in my yard. I would have totally understood if they waited a day for the power to come back, and the water to recede. Not these guys, they got a generator, sloshed through the water and worked all day. I ordered my window and patio on April 24th 2017 and was told I would get it in 4-6 weeks. I thought no problem, they'll be in before my birthday (July 3rd). 5th week comes and goes, starts the 6th week with no communication. So I called and right away they knew the problem. They said Quaker had some issues/storms and they lost a roof and the project would be delayed. Okay... fine, not a huge deal, but I'm a little irritated no one sent an email, or phone call with a VM saying it was going to be another 2 weeks. So that would take me to the middle of June. As 2 weeks had gone by I called again to check up on my order. Same response except this time it was "I see your items being placed on a truck on the 23rd from MO and will be here the 27th". Irritated as I was, I said fine, but will they be installed the weekend before the 4th? He said no problem, we can have it installed within a couple hours. Since they said that could be done, I agreed. However, I still didn't received any communication regarding the extra delay. I asked him before I hung up if they would reach out to me on the 27th or if I had to again. He said he would. The 28th rolls around and I decided to call them to see what was going on. I get some response like "I was about to email you now... we've had your windows for over a week. We called you.." At that point, I was livid and he snipped at me. I can't believe this is the customer service this company has. You told me they were coming the 27th, how was I supposed to know otherwise? We started to just plan to have them installed and the earliest they could was on my birthday. You would think, you caused so many issues for me and NOT reaching out to me, you should of made time for this install. Anyways, he offered 7:30AM and I said no, and told him 8AM. What do I hear at my bedroom window at 7:40AM? The team to install my window and patio. NO CALL, NO CALL on the intercom to let you in... you just come in then knock on my door while I'm half naked. Oh, the install? oh god.... The windows are OKAY... Also, every single person wore shoes through my place.... the whole place. It's a condo, you could of put on shoe slips. You were going through my bedroom and living room and it was clear it was getting dirtier by the moment. I also only have ONE bathroom, and it was used 3 times in the time they were there to install A window, and A patio door. Not to mention that the seat was left up and I HATE that. This is so gross! Be respectful to your clients! A woman owns the house... you should ALWAYS put the seat down. My real issue was the service and not being notified or kept up to date. I did ask to be contacted, and of course they choose the same day and I already had plans and didn't want to deal with it anymore. The lack of communication has made me not want to get in contact anymore. Windows are in, service SUCKED, and I will never use this company again. read more

Problems: Workers were asked, and finally yelled at to not walk on planting bed in front of house. Actually saw one walk through and laugh at us as we watched thru front window. Removed chain link fence section to get to back yard. Instead of moving to side and tying to other fence, it was pushed on the ground and walked on constantly. Killed another bush under the fence. Left unused materials on pallet in front yard, after 2 weeks, I had to pay to have hauled away. Ripped out phone line, twice. Ran cable line under siding, had to have replaced as cable no longer worked. Had to spend at least 1/2 hour each night picking up nails from driveway. Was asked if they could store their tools in my garage and shed. Get a Knaack box for that. Had to have new outside faucet line run as their siding installation damaged and made the existing one unusable. Owner, pay me now, took him a month to pay for phone line repair. One good thing was Carlos, the window installer. He was courteous and organized in his work read more

A couple years back they fixed my siding and last week, I had a roof problem (thanks to Direct TV) and they came out and fixed it right away at a price that was less than I was expecting. Mike provided a Bid for re-siding my entire home quickly and made changes to the contract so everything was clear and to make sure I was comfortable. The price of the job did not go up with "extras" like most contractors as well. All of the guys arrived on time every single day and I never had to worry if they were going to show up when they said they would. They listened to exactly what I wanted and were able to deliver all of those beautiful details that are known on victorian homes. One reason I went with this company was an A+ rating on BBB. Big mistake! One good foreman who was not present enough. Workers were rude, left lights on and garage side door open at night and had to shovel snow that drifted in. I was left with a job unfinished and had to call several companies to fix several issues - left wires dangling (AT&T, Comcast), didn't do clean-up of nails, screws, old siding pieces throughout yard and on top of bushes, plastic film pieces, cigarette butts, irregular metal scraps (my landscaper got the bigger things but there are lots of smaller things throughout the front and back yards), they threw out the water meter (before the scheduled Village replaced it - almost did not pass inspection). A list of smaller things (including my back doorbell, the bracket for my flag, and a trellis missing, and paver bricks they used by dismantling a planter box to use the landscaping bricks for their scaffolding were left scattered all around the house) created more headaches for me. I called my homeowner insurance to find a reliable reference to fix soffit, fascia, and gutters not properly installed (had some water damage). I should have withheld a lot more from their payment, and they've sure got a harassment routine down pat, but glad to be rid of them. Mike wants to start something? I've got pictures! read more

Please save yourself the grief and time and don't hire this company. The communication with them is exceptionally bad. They subcontract almost all their work out and really don't have communication with sub contractors. We gave them the job of fixing up our house on September 1st. They started working on the house October 1st after they said they would start on September 15th, right after our closing. We had no problem with most of the subcontractors. The guys who put in our carpeting and windows were fine. The stairs were poorly placed by one of their actual employees. There was a gap in them and we had to repair it using someone else we hired. They also put them through our basement closet, damaging some shelves and destroying the wall. We had to repair that as well. They also wanted to pull out our old cabinets without a date that the new ones would be installed. They never even gave us a start date, an end date or even a timetable that these repairs would be done. Our biggest problem was with their painters, who actually work for the company. They got paint on our new carpet and broke things and failed to let us know till we noticed them. They didn't cover up our baseboards properly and got paint on it which we have to re stain. We asked the company to clean the mold off the walls in our basement. They were told to clean it with bleach by four different people, including their boss. They started simply painting over the mold with primer to cover it up. That was when we had enough and we asked them to leave. We are going to hire another company to clean it and finish the rest of the work around our new home. How can you run a company like this read more

Michael Rossier, the owner, visited us and quoted replacement of 16 windows at my home ($11,200.00) to be paid 100% in International Monetary Systems (IMS) "barter" dollars; with the only stipulation being that we pay the 10% sales tax. There were no limitations, conditions, or representations whatsoever on the number of such transactions that he was entertaining at that time. I called back in 2-3 days to get further clarification including options on different units available. At that time, he told me that he was no longer willing to honor the offer on 100% barter transactions, since he "had already accepted the 2 deals that he was willing to accept". I was shocked, and responded that he gave me a written quote good for 30 days on pricing. He tried to blame the IMS and my sales broker there for the "miscommunication". I called the IMS. I talked to the manager, who told me that Michael pulls this frequently when he is "underwater" with his trade balance. IMS By-Laws did not require him to "discount" his work 5. the address on the quote was not the same address where the work was to be done Several calls/e-mails have ensued to which he refuses to be reasonable or cooperate.
