    2 CIRCUIT OUTAGES IN 2 WEEKS! Within the last month, I had my bedroom circuit cut out on me, for no apparent reason. But I was able to restore power to it at the panel box. A week later, one of my kitchen circuits cut out. But I could not restore power to it. So I had James from Illuminate Contracting come over to check out the cause of these two outages. It turns out that the kitchen circuit cut out probably because of too much amperage from repeatedly plugging in a vacuum cleaner and a dehumidifier in the same 15 amp GFCI outlet, and running them both at once. As far as the bedroom circuit cutting out, James recommended converting one of the 15 amp bedroom circuit outlets (located in the living room, don't ask why) to a dedicated 20 amp outlet, as that is the one that I have my 12 amp space heater connected to. He believes that may have caused my bedroom circuit to cut out (I don't remember if the space heater was on or not at the time it cut out). THAT'S FISHING, NOT PHISHING Fishing wire here refers to installing wiring inside your walls without having to Schwarzenegger (tear out) the walls. This takes mega skill, that can even frustrate a handyman! James estimated that the cost of "fishing" the 12AWG wire (for a 20 amp circuit) inside my walls from my panel box to the living room outlet would require 3/4 of a day worth of labor. But he said it would only be 1/2 day worth of labor (about $700) to run the wire externally on top of my baseboards instead. I told him that if I continue to have the circuit cutting out, I would seriously consider this second option in the future. INSTALL RECALL! I also had him inspect and correct all of my electrical outlets that I installed in 2016 and 2017. After I completed the installation, then I learned that painter's tape should not be left on wires, not even as markers, as the tape can become brittle after years, possibly creating a fire hazard. Also, of greater concern was the quality of my connections. If they are too loose, they could also create a fire hazard. Is this paranoia? Not so fast! Before I replaced my outlets, the old outlet that I plugged my living room space heater into would make the space heater plug so hot, that it prompted me to replace all my 40-year-old outlets in the first place. Not long after I replaced that particular outlet, I opened it up (I don't remember why but I'm glad I did) and found a loose screw connection! The memory of this is what prompted me to have all my outlets inspected and corrected! SEVEN YEARS LAID BACK EXPERIENCE James is an easy guy to work with, with seven years experience as an electrician. This experience led him to inform me not to replace my GFCI kitchen outlets with GFCI/AFCI outlets (that I had already purchased for him to install) as that would have created nuisance trips, especially from the fridge and the microwave. The service took one and three-quarter hours for which he charged $269.75, which I felt was reasonable. Their base rates are $140 for the first hour, and $105 per hour after that, plus materials and tax. Therefore I can see myself having him come in again to do electrical work for me (especially that outlet conversion). FORCE CRAM FRUSTRATION AVERTED Why praytell did I hire an electrician to inspect my outlets that I installed myself, especially since I correctly suspected that my kitchen circuit outlet was bad, and that I could have (not to) easily replaced it myself? Well, if you've ever replaced an electrical outlet, you would know why. If it was only one outlet that we're talking about here, I would've done it. But I was simply not up to the frustration of opening up, inspecting, correcting, and then having to force cram (reinstall) 15 outlets (plus garbage disposal switch) in my condo. That's why we have electricians! NEC OUGHT REQUIRE TOTAL GFCI! BTW, if you live in a multi-story apartment/condo building, I recommend having ALL of your electrical circuits GFCI protected, not just the NEC required kitchen and bathroom circuits. On two occasions in the last five years I've had water leaking from upstairs apartments through the ceiling into my condo, thus creating a potential electrocution hazard. On the first occasion, the water came through the ceiling only about 2 feet (60.1 cm) away from a table lamp. On the second occasion, it was only about 3 feet 91.4 cm) away from my ceiling fan. Fortunately, no real harm done. On both occasions, I turned up my furnace full blast for a few hours to dry out my ceiling. This prompted me to install GFCI outlets at the head (only need one GFCI per circuit) of all my outlet circuits. But I still need GFCI circuit breakers for anything that's not plugged in.

Wise Choice uses a platform for selecting materials and so forth that was great in theory, rather questionable in practice, and our wires got crossed more than a few times. The time issue was simply that the projects took a bit longer than we'd planned. The time problem though was at least partly our fault (changing our minds about design, etc), and that was compounded by suppliers actually sending the wrong product on occasion, so certainly not all a Wise Choice issue. Other than that, they were great to work with, very pleasant people all around, very conscientious (cleaning up work spaces thoroughly every day), and the entire project came in under budget! We first learned about Wise Choice through Yelp, and although we were initially nervous about choosing a contractor for such a large job (they gave us the best estimate, by far!) without a personal recommendation, we couldn't be happier with our decision. They were great to work with throughout the entire process, from architectural and engineering plans, permitting, and the actual construction. The project manager, Sergiy, and foreman, Bogdan, were very honest, helpful, and responsive every step of the way. The project was completed pretty much on budget (with only a couple of unforeseen issues outside of their control) and on time. We love the results, and several people have commented that the addition looks like it should have been there all along. We can't recommend Wise Choice highly enough!

Amir and Shani are the rare kind of contractors who combine excellent craftsmanship with true professionalism. Their attention to detail was outstanding--from day one, they tracked every discussion point on the spot and followed through to the point. Communication was transparent throughout, with regular photos and an easy-to-follow calendar through an app where both sides have an access to. Only 2-3% of communications on calendar fell through the busy messaging and we had 2 surprise visits from contractors, but comparing to our previous experiences this is nothing :) they always were careful in locking front door and the garage and making sure we are aware they have left if we are home. Sounds like common sense usually but I'm surprised how much this is not followed through sometimes. they stuck to the timeline with only the smallest deviations and the project wrapped up exactly on the 6-week mark--even with added scope as was first estimated by Amir. What stood out most was how they acted as true advocates for us. When suppliers made errors (like cabinet misorders or off-center lighting), Shani stepped in, held them accountable, and ensured it all got corrected--without compromising quality or timeline. Having had a previous experience with a less diligent contractor, I was quietly blown away by ARE Seattle's quality control. During the final walk-through, they noticed and corrected details I hadn't even seen. No shortcuts. No excuses. Just pride in their work. Highly recommend them for anyone who values precision, clear communication, and a team that genuinely cares about getting it right. The guest bathroom was one of two remaining areas in the house that have not been remodeled. Kitchen being the other room! I didn't take any pics of the original bathroom, but you can imagine a lot of ugly yellow-ish and white surfaces. The flooring was some single piece yellow vinyl. Not that the house was cheaply made, but the original materials were mostly "meh", with a lot of yellow hues. Anyway, I had a few requirements from DHC on what the new bathroom needed: 1 - More warm colors. 2 - No vinyls or linoleums. Only tiles and wood. 3 - Tub walls needed to be tiles, no plastic. 3 - Prefer black colored trims. Render #1 - Using shower curtains. Render #2 - Using sliding glass doors. We picked #2. Unfortunately, the glass doors are not yet done at the time of this review, so nothing to show yet. If I was to guess, it'd probably end up looking a lot like in the render, but that's pretty much how much we liked the end result. Communication was great, we got offline end-of-day updates just about every day. Every effort was made by the contractors to localize their work and keep things as tidy as possible. In the end, we got exactly what we wanted. The final result looked exactly like in the render, with expected deviations based on adjustments that we made during construction. These guys are the real deal!

    We worked with Luke for over a year to plan and execute our dream backyard. The project wasn't…read moresmall to start with, and we added scope as we went. His team built a covered 16x20 deck, two patios, added new fencing, did lots of ground prep and drainage work, installed pet friendly walkways and artificial turf, and helped beautify our plants/trees. Luke handled all of the planning and signoff with the architect and city on the deck design. He helped make sure the design would actually look really good when built, and when issues emerged with the city's requirements for the permit, he worked diligently to get it all resolved. Luke also went boulder, paver, and plant shopping with us. He made sure what we picked would actually work, and once we picked something out, he made it happen. Luke handled so many of the planning and logistical details for us, was super communicative throughout the process, and gave us lots of ideas to address challenges we were facing in our original space. He was a great listener and continually adjusted the plan to make sure the design fit our aesthetic and functional goals. His team also took such great care of our space. Such thoughtful design and attention to custom details. When we were on the fence about decisions, he'd help show us what either looked like, so we'd feel good about the decision. They also left my yard clean every night so that my dog could continue to go out throughout the construction. I would definitely work with them again for future projects.
