    2 CIRCUIT OUTAGES IN 2 WEEKS! Within the last month, I had my bedroom circuit cut out on me, for no apparent reason. But I was able to restore power to it at the panel box. A week later, one of my kitchen circuits cut out. But I could not restore power to it. So I had James from Illuminate Contracting come over to check out the cause of these two outages. It turns out that the kitchen circuit cut out probably because of too much amperage from repeatedly plugging in a vacuum cleaner and a dehumidifier in the same 15 amp GFCI outlet, and running them both at once. As far as the bedroom circuit cutting out, James recommended converting one of the 15 amp bedroom circuit outlets (located in the living room, don't ask why) to a dedicated 20 amp outlet, as that is the one that I have my 12 amp space heater connected to. He believes that may have caused my bedroom circuit to cut out (I don't remember if the space heater was on or not at the time it cut out). THAT'S FISHING, NOT PHISHING Fishing wire here refers to installing wiring inside your walls without having to Schwarzenegger (tear out) the walls. This takes mega skill, that can even frustrate a handyman! James estimated that the cost of "fishing" the 12AWG wire (for a 20 amp circuit) inside my walls from my panel box to the living room outlet would require 3/4 of a day worth of labor. But he said it would only be 1/2 day worth of labor (about $700) to run the wire externally on top of my baseboards instead. I told him that if I continue to have the circuit cutting out, I would seriously consider this second option in the future. INSTALL RECALL! I also had him inspect and correct all of my electrical outlets that I installed in 2016 and 2017. After I completed the installation, then I learned that painter's tape should not be left on wires, not even as markers, as the tape can become brittle after years, possibly creating a fire hazard. Also, of greater concern was the quality of my connections. If they are too loose, they could also create a fire hazard. Is this paranoia? Not so fast! Before I replaced my outlets, the old outlet that I plugged my living room space heater into would make the space heater plug so hot, that it prompted me to replace all my 40-year-old outlets in the first place. Not long after I replaced that particular outlet, I opened it up (I don't remember why but I'm glad I did) and found a loose screw connection! The memory of this is what prompted me to have all my outlets inspected and corrected! SEVEN YEARS LAID BACK EXPERIENCE James is an easy guy to work with, with seven years experience as an electrician. This experience led him to inform me not to replace my GFCI kitchen outlets with GFCI/AFCI outlets (that I had already purchased for him to install) as that would have created nuisance trips, especially from the fridge and the microwave. The service took one and three-quarter hours for which he charged $269.75, which I felt was reasonable. Their base rates are $140 for the first hour, and $105 per hour after that, plus materials and tax. Therefore I can see myself having him come in again to do electrical work for me (especially that outlet conversion). FORCE CRAM FRUSTRATION AVERTED Why praytell did I hire an electrician to inspect my outlets that I installed myself, especially since I correctly suspected that my kitchen circuit outlet was bad, and that I could have (not to) easily replaced it myself? Well, if you've ever replaced an electrical outlet, you would know why. If it was only one outlet that we're talking about here, I would've done it. But I was simply not up to the frustration of opening up, inspecting, correcting, and then having to force cram (reinstall) 15 outlets (plus garbage disposal switch) in my condo. That's why we have electricians! NEC OUGHT REQUIRE TOTAL GFCI! BTW, if you live in a multi-story apartment/condo building, I recommend having ALL of your electrical circuits GFCI protected, not just the NEC required kitchen and bathroom circuits. On two occasions in the last five years I've had water leaking from upstairs apartments through the ceiling into my condo, thus creating a potential electrocution hazard. On the first occasion, the water came through the ceiling only about 2 feet (60.1 cm) away from a table lamp. On the second occasion, it was only about 3 feet 91.4 cm) away from my ceiling fan. Fortunately, no real harm done. On both occasions, I turned up my furnace full blast for a few hours to dry out my ceiling. This prompted me to install GFCI outlets at the head (only need one GFCI per circuit) of all my outlet circuits. But I still need GFCI circuit breakers for anything that's not plugged in.

He took the time to listen to what I was seeing instead of jumping to conclusions. Then he went through the outlets one by one and did a pretty thorough check. What stood out was how quickly he was able to find the actual problem--it didn't feel like guesswork. After fixing it, he tested everything again to make sure all the outlets were working properly. That extra step mattered to me because it showed he wasn't just trying to do a quick fix and leave. He also gave some practical advice on a few devices in the house that weren't really useful and what could replace them. I asked him about EV charging, and he walked me through different options, including cost and tradeoffs, in a way that was easy to understand. Overall, he knows what he's doing, communicates well, and seems honest. I'd call him again.

    A few outlets in a room of my home randomly was providing very low power one day. The breaker…read morewasn't tripped so I didn't know what else to troubleshoot. I did a Yelp search and found Washington Electricians rated very high so I reached out to them. Moath quickly responded within 20 minutes and we were able to schedule the inspection and repair a couple days later. Moath was kind enough to give me an ETA before he arrived. He was able to quickly diagnose the issue: we accidentally overloaded and partially melted some wires upstream since we had two space heaters on the same circuit, but the breaker didn't trip because it didn't exceed the amp rating. He repaired the wires and replaced the outlet. He also inspected and repaired a few other outlets we had concerns with, including one outdoors. He also gave me suggestions on space heaters and how we can avoid this problem in the future. Moath finished the job in under an hour. With all the outlets that Moath inspected and repaired, I thought the repair fee was reasonable, especially since it seemed to avoid any unneeded or excessive repairs. I appreciated how prompt Moath was, his transparency, and how he was very clearly able to articulate what the issue was and what repairs were needed.

The tech they sent spent an hour looking around, trying to find the problem. He said he couldn't solve it but we still got charged $411. He said he would have to send someone else. Any estimate for the job? No - he couldn't even make an estimate. When I called Adam, he said they would send a more experienced tech. Why not send someone qualified the first time? What about the charge for showing up and not doing anything? "That's our normal fee?" So, will we be charged for a new estimate? "It's still $250 to show up." Really? I told him we didn't want them anymore and we would like at least a partial refund. He agreed to a refund of $125, but the refund didn't come. I called again and he said they had a miscommunication. Now it would be sent. Still no refund ... We found a new person, a handyman - he said it was challenging, but he found the broken connection and he only charged us $250. Mirsky? Never again ...

After a couple of months of this issue, I emailed Jerry (Denise seems to manage the work orders and his schedule). Jerry showed up within the day to check his work, but didn't have the part that would replace a potentially faulty breaker. The next day Denise (his wife) communicated Jerry could come by with the proper part from Home Depot, but wouldn't be responsible for installing a bad part and thus a minimum charge of $250 for an hour of labor would be required to fix it. Our question was why are we financially responsible when it's not our fault a faulty part was installed? Denise became increasingly unprofessional and insulting when asked "Where did I buy the circuit breaker from?" She responded "That's what troubleshooting is" "I've wasted my whole morning discussing this" "we're so busy, we have so many customers" and thus my customer status doesn't much matter to them (in saying as much). So troubleshooting their bad parts on my dime is an acceptable business practice. Jerry is very calm and he is professional himself. It is not worth paying for a product that fails when they decide which parts to use and say their labor is warranteed forever. There's no warranty at all in that business practice. If I bought a car and the starter broke within 6 months and the warranty was bumper to bumper, they wouldn't tell me it's not their fault the manufacturer made a bad part. Why is it okay here? Bottom line, $2000 later and replacing THEaifaulty circuit breaker wasn't worth it to them to keep us as a customer. Jerry, where are you addressing any of what I said in my review with your response? Bottom line is the warranty is useless and Denise is unprofessional and disrespectful.

Expect reasonable prices accompanied with transparency and high quality. Jerry completely reworked a rather complex rental that is about 35 years old. We didn't quite know what he would find as the project started. He replaced the panel, set her up to be compatible with a backup generator, installed new lights, and generally enhanced the safety of the building for future tenants. His work was clean and detailed - not the hack job that too often accompanies electricians who want to get a job done quickly. He completed this work after I reached out to at least a dozen electricians who I either didn't trust or who for different reasons were not good fits. What I liked most was that he offered different options to address issues. When asked he gave opinion while accepting my input. I appreciated his approach!

Behrang, the owner, is exceptionally knowledgeable, patient, and friendly. He presented several design options and walked me through each one in detail -- including panel capacity, breaker selection and layout, installation locations, and cost considerations. He answered all my questions thoroughly and helped me feel confident in my decision. His responsiveness and consideration are outstanding. After the installation, whenever I had questions or needed help, he replied promptly -- even on weekends.
