Just wanted to update my review. We had a water heater issue and it was fixed the same day. We haven't had to request much maintenance but the couple requests that we did have were handled quickly and professionally. The office staff is so courteous and helpful. DO NOT MOVE HERE. #1, I am not one for negative yelp reviews - all my other ones are 5 stars if you look at my profile. I get it - places and people have bad days. But I truly hope NO ONE has to go through the hell I went through at this place. 1st of all- I have attached the move out charges we were billed. I spoke with the manager, Kristen, and she would not help whatsoever. Notice $300 for Pet Seal Treatment. Simple solution: DO NOT TELL THEM YOU HAVE PETS. None of my neighbors did, so essentially, I was charged for being honest that I had pets! Additionally, there are "restricted" aggressive breeds all over the complex that would try to attack my dogs. But don't worry, most of them weren't even paying the extra pet rent much less picking up after their dogs! Notice $85 for a "Lease Fulfillment" - we were charged for turning our keys in a DAY early. Are you serious??!?!? We would have held on to the key one more day if we knew it would cost us $85!!!!!! Kristen said "No we are not doing anything about that." Don't you think you should have said, hey keep the keys one more day or there's going to be a fee! No, they only care about money and these people are so incompetent. Notice $210 for a full repaint. Don't worry that's actually only a HALF repaint! It's $420 for the full repaint. Keep in mind it is illegal in CA to charge tenants for paint beyond the ordinary reasonable wear and tear. Lastly $175 for a MANDATORY cleaning fee - unable to opt out. When I spoke with their corporate office, Laner Suki refused to give me any type of information when I mentioned Small Claims and said that she would conduct her own investigation. She called me back and had the audacity to say that we should have actually been charged more, in her experience, and that a judge won't care about my issues. She then said that if I would like to pursue legal action, "I can figure out the information online." Now let's get down to living here. My ENTIRE time living here, they didn't do any type of maintenance. My toilet flooded multiple times, if you left the kitchen sink on for longer than 30 seconds, trash and sewage would come out the other side with a disgusting smell. I complained about a staircase being loose as one of the metal bars was cut completely through and would make thunder-like noise and shake when anyone walked up the stairs. Not safe. There's trash EVERYWHERE. They charge for valet trash - can't opt out - but the trash collectors could not care less about debris falling out. I found needles, screws, screwdrivers, GLASS, all over the complex when walking my dogs. Trash = bugs!!!!!!!! Our mailbox key wasn't working for WEEKS. The leasing office kept saying they would make new keys but then "they had to talk to the post man," and then they "had to replace the entire lock" and then the "maintenance crew had the spare keys" so they couldn't make the copies for us. I was unable to get my mail for weeks!! The washer would eat my clothes and it would take maintenance forever to come out - what's the point of calling if it's 6 days later and my clothes are already destroyed!? The dryer wouldn't dry without 2-3 cycles. This is unbelievable. I filed a complaint against the Better Business Bureau and will be filing a small claims lawsuit regarding the security deposit. As a new tenant who has only been here for about 6 months (when IMT took over, actually), I've had a pretty good experience. So I'm kinda of surprised to see the recent reviews. -Michelle made the application process simple and fast, i think approval took only a few weeks (thank you again!) -the option to choose the apartment was convenient and i love the apartment -awesome neighbors! They are very respectful, quiet and friendly (i think i got lucky with this) -I've had all 3 of my maintenance requests fulfilled within a couple days of filing the requests. -no issues with parking The few issues i have are minor (cheap paint scratches, tough to open door lock, other tenants not picking up after animals) Overall, I like the IMT apartments. *slightly* steep price, but great location and nice employees. read more

Update***** When IMT first took over management, the transition period was terrible. It's been 5 months and they have improved drastically. IMT has been doing well at addressing problems and listening to feedback. For example, they are fixing cracks in the pavement and they have changed the hours at the gym to better accommodate early risers. They recently sent out notices for parked inoperable cars taking up parking spaces, and and have also addressed the issue of tenants not picking up after their pets. Overall they seem to be doing a good job now. read more

I have been living in this complex since 2011, used to have the best service , this new management is the worst. Unfriendly staff, poor response to any maintenance issues. The AC is not working at my apartment for 2days, called them twice and asked them to consider it as urgent( which is considered within emergency maintenance per the recording message). Came home last night from work, first you have to drive the complex to find a parking, then found out that the maintenance issue has not been resolved. Temp is 100 f ( plus minus) , can you imagine living in a closed apartment with the temperature is 85f ( inside)? We used to have a very nice friendly management staff who responded to our requests promptly. Think twice before renting apartment in this complex. read more

I've been living here for a while now, and have my share of requests/complaints. Yet, I am not worried about having a maintenance job completed properly and efficiently. Frankie recently was here to replace the air filter. He was the nicest dude and we had a friendly chat during his short timing here, and I felt really comfortable knowing people like him are available to fix the issues I often have (I've busted almost everything here in the long time I have been here; shower, sinks, laundry machines, lights, you name it). Also, Dominic and Benny did a fantastic job with a big building wide plumbing issue yesterday and I again felt comfortable following up for anything else. This place certainly has its issues but the professionalism of the staff is not something I have a problem with. read more

Highly recommend to those people who lead a too cozy life and want some challenges and frustrations for a taste of real brutality of the world, also to those potential leasing officers who unfamiliar with the protocol to deal with tenants:) Details 1: The move out fee will very likely to exceed the security deposit, which leads you no expectation for them paying you back, but actually you have to pay them. If you lived there no longer than 20 months you will be charged for a painting fee no matter how perfect your wall is. Details 2: It's theirs property you're living in. They could literally break in to your apartment to repair anything they think necessary while you are still in the lease.(in my situation, it's the leaking water from the upstairs which doesn't annoy me but they repaired it with reconstructing the whole bathroom wall and leave us without air conditioning for nearly a month in August) Details 3: The balcony is like a funnel since there are huge gaps between all the wood strips, actually you can receive some refreshing liquid if someone upstairs watering their plants. read more

There is good and bad no matter where you live, but living here the bad definitely outweighs the good. Let me start off with the parking which is one of the biggest headaches about this place, there's no assigned parking so good luck trying to get remotely close to your apartment especially on weekends when guests are visiting taking up all the empty parking spaces. I think they should have assigned parking with one car per household unless they pay extra for an additional spot, I don't think it's fair that some people have up to four cars per unit taking up space. Something else that really bothers me is the time the gym and pool close, when I moved into my unit I was told the amenities were open 24/7 which I was excited about because I get off work at 12am sometimes but after a few months I guess they had changed the hours because I have been kicked out of the gym multiple times around 11pm by a "security guard" that just sits up front by the leasing office instead of driving around the complex to stop people from vandalizing or breaking into cars not to mention my car has been hit,keyed, and has had food thrown at it. My next complaint is the apartment itself, I had many problems with my unit which never got fixed within 12 months of time. When I first moved in not only was it dirty but didn't work properly either especially the bathroom and kitchen. In my bathroom there was mold not only on the walls and floor but also in the tub itself so I contacted maintenance to come clean the bathroom and asked if they could fix the shower knob, they cleaned the mold but never solved the problem and resorted to just painting over it, now to the shower if I just turned the shower knob in the slightest it would change by at least 20 degrees I got burnt almost every time I took a shower! My hot water heater flooded everything and stopped working, it took them two complaints to come and fix which is extremely annoying when you have work and are forced to take an ice cold shower when you first wake up. My last complaint would have to be the whole moving out process in general, I am being charged for a painting fee though none of the paint is scuffed up and when I asked why I was told "by law we have to repaint every two years so you will be charged for the repainting costs" now to me that just sounds like they don't have the funds to do basic upkeeps on their units so instead charge people for repairs that by law are obligated to do, I am also being charged a cleaning fee which is mandatory according to the guy I spoke with who said "we have to bring in professional cleaners after every tenant leaves so if you wanted to leave the unit without cleaning anything it does not matter" I was surprised to hear that especially since I had spent the two previous days making sure my unit was sparkling. Lastly the last complaint I have is about the yelp reviews themselves, I believe most of them if not all the good reviews are lies, when I first moved into my apartment one of the ladies that woo you over had asked me (basically begged me) to leave a good review on yelp before ever moving into my unit so they didn't have such a bad rating. If you ask me this is extremely unprofessional and somewhat of a scam! I will attach some pictures below read more

I wish i can give them negative stars! Moved in a few of days ago because we received a call that we have to move in before 2pm that day. We were told that the apartment was ready and was professionally cleaned. We moved in and the Apartment was full of repairs, air filter was very dirty, the carpet smells like pee, hallway cabinet is broken, garbage disposal is broken, under the kitchen sink smells like mold. A day after, Talked to Miles Pountney regarding our concerns and told us that it will be fixed and told me that he will give us a call 12nn the next day. Next day came and it was already 1:30pm but didnt get a call from him. I walked in the office and there was miles. I was trying to vent out my frustration and he answered back and even raised his voice. TALK ABOUT MANNERS! So i raised my voice as well. Then he is trying to blame me that i raised my voice first! Well, im the one frustrated and im the customer! Avoid this apartment complex and save a headache. They need to truly understand where we are coming from I would expect more headaches once we move out of here. Cannot wait for 9 months to end! read more

In September of 2018, I moved into this property when it was previously managed by Greystar. Three days after moving in, it became managed by IMT. I work in property management myself and I understand how challenging it can be to take over a property that may not have been kept up to par. I can't speak much about the previous management company though because I hadn't lived there long enough to experience them, so all I can say is that they were kind, helpful, and quick with the application process. Additionally, upon moving in, we found our unit to be in an acceptable move-in condition; not great, not terrible, but acceptable. After completing our move-in inspection, we did have a few important maintenance requests that needed to be taken care of. I emailed the office, but had not received a response for a couple of weeks. As you can imagine, this worried me a bit. After a few more follow up emails, I received a response. They apologized for the delay and let me know that they had a multitude of maintenance requests that were not taken care previous to them taking over the property, so they were just trying to catch up. I understood, however, I did request that they at least try to send us a courtesy email sooner next time to just give us a heads up that they received our request. They agreed. When taking over a property to manage, there are various challenging obstacles to overcome, like the back up of maintenance requests & repairs, sending notices to tenants that weren't paying their rent, or repairing property damages that may pose safety risks, among other things. It seemed as if IMT went through a few different staff members as well. So, when Kristin became the property manager, things got a lot better. She was so kind and quick to respond to my emails. She is an excellent manager! Ashley, the leasing agent there, was also kind and quick to respond. Ruben, one of the maintenance techs, was kind and a hard-worker. IMT has made many nice improvements to the premises as well. In closing, IMT Stevenson Ranch is a beautiful and quiet community, pet friendly, and a lovely place to raise your kiddos. One thing I was also very grateful for was that, after moving out, they were quick in sending us back our security deposit and were very fair with any deductions that were made. Well all I have to say is their new rules basically prohibit you from being able to do anything! No fun no toys in pool no bbq on patio good lord you even have to remove any Christmas stuff you have on balcony immediately after holidays. They do not listen to their renters complaints or requests. We had to "deal" with a broken AC unit for a year even though we filed several complaints (6+) they just kept sending out a guy to change the filter and said it's because you love on the 3rd floor!The pools are nice, but often over crowded so difficult to enjoy and the hot tubs are almost always broken. The additional charges keep increasing without explanations or itemized statements. The rules to live here get longer and longer. We will not be renewing our lease. read more

We are not managed by Greystar anymore. We used to get maintenance done within 1 day. It's much slower now but I do see IMT trying to make improvements. I have been here for 3 years and I actually love it. Parking is starting to get a little challenging but it's manageable. One thing I do like about IMT is that they are making a lot of improvements in landscaping and it make the community a much nicer place to live. Positives are that management really cares about property. It's someone is abusing parking they work to fix it proactively. I have lived here for 3 plus years. I have a 3bd. And I have had nothing but problems and disruption every month because maintenance has to come fix something. My 2nd toilet has been tended to about 5 times. My ceiling was leaking because of an issue above me. They had to cut holes, let it dry, redo the dry wall. Then spray, then paint. They have to turn water off to the building multiple times because of other units having leaks. I've had rats that were finally caught after about 2 months. You can hear everything going on with people living above you. My smoke alarms would go off if I had my oven on at 400 degrees. The steam would set them off. My washer had to be replaced. The closet doors constantly come off the tracks. My place has a smell that nobody could figure out where it was coming from. The only reason I stay is for the view and because unincorporated portions of LA county, such as Stevenson Ranch, have a max rent increase of 3%, for now. The new management is responsive and the maintenance folks are very polite, it's just a constant disruption to life because of all the issues. read more

Why do people throw their trash underneath when we have trash bins. The cleaning crew cleans everyday and they walk by and see it and do nothing. read more

I've personally had great experiences with Sir, Benny, Alex, Hussein, Domonick, and Arthur and they are very respectful and willing to help. We've had some maintenance situations come up at our new unit and they've all been a great help and are very personable. I appreciate that they are patient with our concerns when we bring them up and are very quick to fix it. I live in building 10 and recently someone above me moved out and left their mattresses and couches by the trash. Words can't describe how disgusting and unsanitary that is. I've seen rodents crawling around which is so nasty and horrific. It's been like that for a month now.You'd think the cleaning crew would inform the main office to address the issue, but sadly no. They just drive by seeing them sitting there against the wall and don't say anything at all. REALLY!!! You call the office and they say they'll get right on it, a week later they're still there. Another issue is someone keeps leaving trash under neath the parking complex by the stairs. So sad how we have to live in these disgusting conditions.
