Highly recommend this adorable, historical hotel for many reasons. The best thing about this hotel is the location, which is absolutely perfect, right on the beach! And the rooftop lounge is outstanding, with gorgeous views of the ocean. But also, I love all the other features that make this place feel so warm and personal. The freshly baked individual pies with ice cream every evening! We had apple and pecan, wonderful. The hot breakfast, bacon or veggie omelette, chef's kiss, served on the roof. The lounge where they serve pie always smells like fresh baked goods! Everyone who works here is super friendly and chill. If you need a modern hotel with an elevator, look elsewhere. Stay here if you like black mold and slumlords and don't like sleep. $1300 for TWO NIGHTS!! FALSE ADVERTISEMENT! The positive reviews here are fake from family or friends of the business. This has got to be the biggest ripoff on the central coast. Born and raised in Nipomo and spent most of my life here. I flew back for a family reunion and decided to try this hotel. I can rough it with the best of them but this place is disgusting and very expensive. We spent the first 2 nights of our trip at the quality suites in SLO and it was ~$500 and was AMAZING (clean, full bedroom AND LIVING ROOM, heated pool, hot tub, 10 min walk to downtown SLO, free GOOD breakfast, free happy hour and more). We spent 2 nights at the Inn at Avila and it was $1300 (see pics). The Inn at Avila was disgusting, loud stomping all night long in the courtyard and room above, and toilets flushing in nearby rooms sounded like constant tidal waves. There was mold and bubbling paint everywhere (see pics). Furniture was cheap, chipped, old and ghetto... tiny old tv, nothing is smart (old school key to get in room) no outlets that have usb etc., toilet seat had chips... the bed is super high up and you have to cross a huge wooden slab to get to it. This makes for a fun event using the bathroom at night. The mattress itself was comfortable surprisingly. Don't take out the beach cruisers because they are so rusted and janky you might find yourselves pushing them back. The only other positives are obviously the location, the coffee and croissants upstairs in the morning and the staff who work up there. This place is an absolute disgrace and it is appalling that they have not dropped a dime into it ever. We spent $700 more being in Avila over SLO and we have so many regrets. It's only a 15 min uber to Avila from SLO so we could've obviously taken dozens upon dozens of Ubers for the extra cost of this dump. You people pray on tourists who don't know any better and you should be ashamed. Never again and I have so much family and friends there that we will continue to ask to spread the word. I will also contact the booking agency because your positive reviews are fake and people need to be warned. read more

We have stayed at the Inn at Avila many different times and always loved it! Even recommended it! They have been bought out by a corporation company and the quality has gone down! They once had complimentary chips salsa, beer, wine, sodas in the afternoon on the sun deck! No more of that! The hot water ran out and my father in law couldn't run himself a hot bath! The towels were musty, the rooms were dreary. Store bought pies, no games or movies like it once had. This will be our last time staying here. Sad experience. Don't waste your money. read more

Stayed 3 nights here recently. The highlights: *Hospitality is 10/10. Pure excellence in welcoming us, the amenities and kind employees! Every evening they offer fresh baked pie and ice cream 7-8pm for their guests. They offer breakfast in the morning which is fresh baked croissants & lattes! The sun deck is a gem in itself- top floor with plenty of seating to enjoy a meal and again, the views are spectacular. *The VIEW from our balcony beach front room was 10/10. Unobstructed views of the piers, waves rolling in... just gorgeous! *Location is awesome- it's on a beach front street with plenty of restaurants nearby. One could stay here for a couple days and never need to leave. The negatives: *The bed itself was a disgrace. If I sat on the edge of the bed I quite literally would fall off. The divot in the bed is visual (see photo). Same issue with the balcony furniture. There was huge divots in the chairs. Furniture has been abused and needs to be replaced. *NO AC NO HEAT in our room. I would expect the no AC being right on the beach- but not the heat issue. While looking for extra blankets (none), we found two space heaters tucked into the closet. The smaller worked but was a fire hazard. We ended up going to a nearby Walmart and buying a space heater to get through the couple days. Overall, even given all the good points, I don't plan to return. For me, my comfort is a high priority (bed and warmth are necessities). Throughout the day they offer free coffee, hot chocolate, ice cream, popsicles, and popcorn, which was such a fun and thoughtful touch. This place is a joke! Summer weekday rates with partial ocean view will cost over $400 a night. Paying for no ocean, you'll get rooms with a view of the parking and rooms across the outside walkways. The motel's greeting on this site claims each guest is given a welcome bag with snacks and all sorts of great things. That is NOT true. We.were offered nothing, nor were the people ahead of us..and no, they didn't claom.to be all out, or offer any alternative. So that's just an outright lie. Room: There's no closet to hang clothes. The fireplace is just a picture. There are NO ELEVATORS! Good luck lugging your bags up 3 storeys. No employees will carry it for you. Also, the stairs are not in one place. Going 3rd to 2nd storey is one set, then you must walk down a hall for other steps from 2nd to 1st floor. You won't need any gym time after staying there! Parts of railings are missing and I have a strong feeling it's illegal and besides, definitely unsafe, especially if you're over 50. You can see from the walkways that the right side of the bldg. is several inches higher than left side. It obviously has been damaged in earthquakes, or is built on a sand dune. There was mildew in the shower and the room smelled musty. There are only see-thru curtains so be prepared to wake up at 5:30 a.m. with the sun...even if there's morning fog. It's obvious they've assembled bits and pieces of leftover or broken furniture, so it looks junky and they want you to think that's "eclectic". There was bird crap on the outdoor patio. Not recent..dried onto railing and floor. They have pie, water, and popcorn free at certain times. Wow, a $10 freebie! They also supposedly have free bike rentals..we didn't check. The only plus is parking spaces under the rooms, supposed to be for customers only, and if you pay the ridiculous price for ocean view room, the ocean waves (plus going up and down and up and down and up and down stairs) will put you to sleep right away. Then as you leave, remind yourself not to ever stay there again. For 2 nights cost, you could fly cross-country! read more

I've stayed at the inn at Avila beach for a decade, so I've seen it at its best, and now, unfortunately, at its worst. They were recently bought by a corporate company (Artemis I believe), and to say the quality has shot to the ground would be a gross understatement. They've replaced this beloved family run business that had a hallway full of dvd's to watch, homemade pie and chocolate chip cookies, and smart tv's with a faintly moldy/damp smell in the rooms, store bought pies from Ralph's, beds and curtains that are falling apart, and a rude manager & staff. The thing about a place like this, is people come for the charm and the hospitality. But if you're going to get rid of everything that once made the place fun and blow your corporate dust over everything, the least you could do is upgrade it. Instead, the quality has gone down, the customer service has gone down, but the rooms are more expensive??? The new ownership wants to keep the same charming nature of it being an inn, but without the updates and, dare I say, cleanliness it takes to make the place feel comfortable. After 10 lovely years of staying here, this will likely be our last stay. We will always remember the beautiful times when this felt like a true inn, not whatever is going on now. Don't waste your money here. Unless you like spiders, cockroaches, musty smelling rooms and being ignored by the employees at the front desk. read more

My husband and I spent a week here for our honeymoon and it was a wonderful experience! We had the Island Retreat Suite and it was decorated nicely and had a jacuzzi tub in the room! When you book with them, you are not just getting a room-- you are also getting fresh coffee, croissants, or quiches each morning on a rooftop overlooking the beach, pie and ice cream each night, free popsicles, bicycles to borrow to ride around town, and more! All of these are included with your room. It's in a convenient spot, right on the beach and near many little shops. It is also only a 5 minute drive from the Sycamore Hot Springs if you want to get a massage while on vacation. My husband and I plan on staying here each year for our anniversary. OMG we loved this place so much. This hotel is perfect to stay at if you're there to visit the beach because you can just walk back and forth. Our room was clean and spacious, and the balcony with the ocean front view had day bed with pillows was the best!! Wish we could wake up and sit there everyday and just watch and listen to the waves. Starting from the rooms, they have really invested in the creature comforts like the shower, hot tubs in many if the rooms and the reuse if wood and stone for door and wall coverings. This is a 6 star experience and setting in a 2.5 star accommodation. They are doing everything right here, and then some. Before you judge on the shortcomings, and there are several to be fair, realize that the pluses far outweigh the minuses at this quirky beach-kitchy motel resort. Let's get the minuses out of the way but promise yourself you'll read through to the end lest you pass up one of the best opportunities in the SLO area. The building is old, the stairs steep and a bit treacherous for the mobility challenged and others. There are no elevators. The windows of the non beach view units for some odd reason are at the door side facing into the parking and other units. This not only sacrifices privacy but makes for some poor air circulation and no views unless you want to watch your neighbor park , bathe or undress. The entrance to the rooms are a wooden suspended balcony that is sagging and a bit concerning. Yet, there's a rail . There is no AC but there is a fairly inadequate ceiling fan. I was here in high 70s. The rooms got very hot. The smallish basic cable TV takes a manual to turn on and off and there isn't one. There is very low light and the drawers and doors require a small fight to operate each time. The flat hard pillows need upgrading. This time, the restaurant was closed. Thats it .. thats the price you pay for one of the best and most relaxing experiences in the area. This place was outstanding on every level beyond the aforementioned. Seriously. The staff was friendly, helpful, and accommodating. They made for a personal welcoming experience that will make you feel like family. Hortensia and Evan in particular were so hospitable that i felt pampered. They carried my luggage up to my room, helped me get settled in and answered all of my questions. They know who their guests are and what you need before you ask. There are so many valuable perks that I hope I don't miss any. The rooftop of this hotel is a well appointed patio sun deck with views from everywhere, comfy fire pits , cushy chairs, bistro table and bar seating overlooking the ocean, a bbq grill ( they will supply tools) and a breakfast/ coffee bar that serves included handmade coffee drinks, fresh baked pastries and scrambles each morning. The breakfast is delicious and welcoming. The sundeck is where you want to hang out if not in an experience oceanfront room, at the beach or wine shops or trails. We'll get there. The rooftop is open until 930 pm. There is beer and wine for purchase in the lobby, practically next door at the merchantile, or one of the local wine tasting venues. The beach is literally out the front door. You have parking included with your stay at the hotel. You will need to supply your vehicle info as this is monitored prime parking real estate. The hotel supplies guests with beach chairs, umbrellas and toys and cleans these after each use. Along the beach is a trail. The hotel also provides beach cruisers to its guests for trail riding or exploring . Each night, in the lobby, guests enjoy fresh baked pie and ice cream. There are also ice cream bars and sandwiches, coffee/ tea and popcorn available as desired for guests. The guests during my stay were friendly and mellow. Apparently the attached beachfront restaurant is the bomb.com but was not open during my stay d/t remodeling. There are plenty of other options within walking distance , as well as more in SLO and Pismo. Yes, the facilities are old, but they do a great job of making an interesting enjoyable theme of antiques, original flooring, quality kitsch and artsy touches throughout. The entrance balconies are decked out with framed art, plants at each doorway and all around the rails and stairway landings. Its as if you are old world European neighbors ;-). The staff here goes above and beyond to make this a comfortable and enjoyable stay. Dont be deterred by the age and condition of the building. Get out and enjoy Avila and your sun deck. read more

Come for the food and warm hospitality, if your legs are up for climbing narrow, steep stairways. Also, this is the place for you if you love beach views and funky accommodations. Host Evan is supremely gracious, which did add to our visit. Dear Hubby and I came here to celebrate a milestone birthday for me several months ago. Paid the most for a hotel room that I'd spent in my life. Figured it was a splurge worthy of the life event. Other than the pie and ice cream served at 8 p.m., and the rooftop breakfast in the morning, the rest wasn't nearly up to the tariff, as far as the physical logistics. The "resort" is all-inclusive, from the standpoint that bikes and beach chairs are available, plus the aforementioned foodie treats, plus Popsicles from the lobby freezer. That would add a lot of value for families. It is directly across the street from the beach. Lots of interior parking, but tight spaces for larger vehicles, like our minivan. Our room had a balcony with cozy furniture overlooking Avila Bay, a feature we paid handsomely for, and it was much more appealing than the room itself. A careworn collection of "vintage" furniture looked cobbled together from leftovers, as opposed to "curated", the buzzword of the day for eclecticism. The bathroom was tiny and funky, though the shower provided a pleasant large flow of cleansing. The sink/toilet area was a space where you'd have to leave the room to change your mind. Old joke! Conversely, a huge Jacuzzi tub took center stage in the main bedroom/living room. Since I may have not made it to my next birthday after attempting to enjoy said tub, it was memorable. Awkward to get into, and out of, it required a Lake Lopez amount of water to fill to cover the jets, which I felt guilty about using. The bottom wasn't non-slip, which seems a safety hazard. There were no grab bars to help one get in and out of the slippery tub. Overall, DH and I spent time, and hysterical laughter, bemoaning our fate as not-so-young people coping with this farce of what was supposed to be a relaxing/romantic bathing experience. I guess, due to the milestone birthday, receiving confirmation from the universe that I'm not so young anymore was appropriate. Yikes! I felt like we were on an episode of "I Love Lucy". The astounding view up on the top floor deck for breakfast the next morning did help restore some faith in why we'd chosen this hotel. Million dollar views! Friendly staff offering barista coffee choices, plus a variety of breakfast food options complimented the vista. They have a few egg scrambles to choose from with some a good variety of pastries. The drinks are fantastic. I had a hot chai and a smoothie and both were way better than anything you can get at Starbucks. - Super friendly staff Ford theater suite pros - very thoughtfully decorated, they really hit the mark with the theme - Huge bathtub right in front of an 80 inch tv - Separate bedroom with a sliding barn door - Comfy theater chairs - Comfy bed and pillows! I slept so well every night! - Lovely partial ocean view with a small balcony. We kept the window open the whole time to listen to the waves - Rainfall shower with multiple shower heads - I liked this room option because it's cheaper than the ocean front rooms, but we still had a nice view of the ocean. It's partial because there's a house in front of the balcony, but you can still see the ocean from the bed through the window. I spent a lot time lounging on the roof top deck anyway so I definitely wasn't missing out on the views and ambience! While I fell in love with the inn, keep in mind that it's a very old building. We could hear upstairs neighbors walking around and the tub above us was a little noisy. You could also hear their water draining. There are lots off stairs and no elevators. We didn't mind at all, but I could see someone not being happy with that. If you're expecting a high class 5 star fancy hotel experience, this isn't the place for you. If you're looking for a quaint cozy inn with thoughtful amenities, priceless ocean views that don't break the bank, unique rooms, and a staff that goes above and beyond, definitely stay here! It's pretty generous considering the fact that the location, kind and welcoming service/hospitality, and cleanliness/well-maintained-ness of the spot is worth the cost Great view, tallest building in the area, nice touches like this (see pic) make for plenty of photo opps + can tell great care was taken to make people feel like they are in a special place So fr, no one is reading all this. But I'm still not done saying all the good things I want to say about the space and the people who work here. So, in summation, if you get the chance, stay here. If you think it's pricey, it's worth it. If you read other bad reviews, maybe that's just their experience. My experience was one of excellence and enjoyment- so much though, that I am writing this review right at the beginning of my stay like the morning I woke up for my first night. Shout out to Austin, you made our initial impression welcoming and positive. We appreciate it! My only unmet need was a luggage rack, but I have substituted the ironing board. The breakfast on the sundeck every morning was awesome and delicious. The quiche, chocolate filled croissants, and the espresso mocha were all so fresh and yummy. The friendly barista even put a cute little heart on the foam. We also sat on the sun deck in the evenings, drank some local wine we brought, and watched the sunset with a perfect view of the beach. I love that beach cruisers were provided. We took them out on the strip and on the sands, and that was a lot of fun. We looked forward to and enjoyed the delicious pie and ice cream every evening. Our room (301) was great, and we loved our fireplace and spa-room tub which we used every evening. Robes were provided and we used them anytime we were lounging in the room. (I would say the only bad thing about the room was that the shower tub had some darkness on the seal around it. The spa tub was pristine though.) Overall, we really enjoyed our stay and everything that was included. We would definitely come back here. The servers and staff were all extremely nice and helpful. Said he had NO rooms available. He claimed there was a computer glitch...really ? Unbelievable! This place looks like a dive! Parking is awful..small spaces with lowered ceiling..not big enough for a truck or large vehicle. We had difficulty finding another place to stay for most places we're booked for the weekend. I believe every motel deserves a second chance. We encountered several issues during our stay that were all fixable. Upon politely notifying the front desk, a nice young man named Evan did his best to help, but the owner (an older man named Michael) would always intervene and ruin any progress that Evan made. Michael would insult us, shout at us, and say that "we aren't made for Avila Beach." There were bugs in our room this time (not sure what kind, but they had wings), and Michael told us to "stop being tacky babies" and that "we are at the beach, there will be bugs.' Staff are all great, but they are afraid to speak up against the owner since he is so aggressive. If the owner left this would probably be a 4 star hotel, but for now it remains a 1 star motel. Just returned from a very quick trip to Avila Beach CA. Coming out of Denver in a May snowstorm, landed in Santa Barbara in the California sun. Wonderful. The only thing better was our hotel. From the staff that greeted us, offered us bottled water upon our arrival (who doesn't need water when arriving from Denver?), to nightly fresh pie from Avila Valley Barn -- our choice of three: apple, cherry or strawberry/rhubarb -- each night we were there. Oh my goodness! Possibly the BEST pie I've eaten (including all my favorite homemade ones). And then the room. Fun, and not the sterile-kind of luxury. But the different finishes, quirky kind of luxury. We had some issues with the lighting in the suite. However, the most important piece: we were beachside, heard the surf any and all times we were in the room. Loved the people-watching during the day, the sound of the surf to lull us to sleep at night. All-inclusive means just that at this sweet little haven. The waters, the pies, as well as a breakfast each morning in the rooftop cafe that's only for guests. Fourth floor -- open sun, facing the beach directly in front of us. We even had a seagull, pacing on the ledge in front of our breakfast bar, sure we'd throw him some food (we did not as we knew better!). The food wasn't just the so-so typical breakfast in hotels. This was fresh spinach/tomato egg scramble, or bacon/tomato egg scramble. That description doesn't do it justice. It is fresh made, with wonderful nuanced seasoning that was delectable. Also had a coffee bar that gave any gourmet coffee shop a run for their money. Just not having to stop somewhere to pick up GOOD coffee or tea drinks was worth the luxury cost. I can't wait for our return trip. One where we can hang out in and around the hotel and Avila Beach for days -- no more of this quick-weekend get away! Stayed here twice, once in a the basic room, second in upgraded suite. Great place, the owner and staff are amazing. He told us the story of buying and fixing the place up with classic materials and keeping it old-fashioned with modern upgrades. Beautiful cove across the street and boardwalk restaurants down the street. Great place to stay. read more

Had a very nice stay with a ocean front view from our balcony. This is the second time staying here and very happy. Evening desert, great breakfast on the rooftop served with a smile. If you are looking for a room in nice quiet setting you can go wrong at the Inn. read more

This is the 3rd time we have stayed at this wonderful Inn! We celebrated my birthday together this weekend.. Again our stay was absolutely heavenly! The staff was so kind and wonderful to us! Our room was so beautiful and comfortable and the view and weather was outstanding! We loved chatting with Mike the owner learning about the history of this beautiful place.. We appreciated all the kindness we received and oh the complimentary evening pie and ice cream was delicious! Thank you to all of the staff for making our special weekend memorable and happy! This is a very unique and special place to stay. :) We highly recommend this exceptional place to stay and relax. We appreciated the wonderful bike rides we used to ride on the beach as well! :) We loved it all so much! read more
