My bestie & I the absolute worst experience the 2 nights we stayed. We arrived at 4:10pm on Thursday and was told our room wasnt ready. Check in time is at 4pm. They said that "well that's the start of check in time, but it's not guaranteed". We drove almost 5 hours and were starving and just wanted to get checked in and clean up and go to dinner. The 1st night I called to complain because I heard loud noises coming from the top floor. They told me the guests checked out, but that I could move to the 3rd floor. I did not feel like packing up and switching rooms since they said the guests checked out. I bought ear plugs just in case. 2nd night we heard booms for about an hour before we called the front desk. They told us to give them 10 minutes. They texted me and said they went and checked and did not hear anything. I put in my ear plugs and fell a sleep. The next morning..(today) my bestfriend told me that it was a good thing I bought ear plugs because she heard the loud sounds until 2am. She didnt call because she didnt want to wake me up since I didn't sleep the night before. It was the worst experience I have had at a hotel. I spent about $175 extra for a partial ocean view and I got the view of a parking lot. Spend a little bit more and stay at another hotel. Staff were not very friendly...oh yes I had a problem with turning on the air and the lady, who came up to help was the only nice staff member. Never again. read more

Came up for a wedding and decided to stay her for a couple of days. First the good: 1. We arrived prior to check-in time and the room was already available. 2. Friendly staff who offered information in case we needed it for things to do. 3. Free continental breakfast offered 4. A quick walk to the downtown area and the pier. 4. The bed was comfortable and the room was clean. Now the bad: 1. This facility is REALLY showing its age and is in serious need of an upgrade! The bathroom, while functional, looked like it hadn't been remodeled since the 1980s and the room furniture had an equally-tired look. Considering what we paid for the room, we were disappointed. The upshot is that, if you are looking for a place to stay and aren't too picky, this will suffice but, if you plan on spending any time in the room, you may be unhappy. This is difficult to write since the staff were extremely kind and professional and I'm sure they're doing the best they can. read more

I had reserved a night at Edgewater Inn & Suites months ahead for our 1-day stay to visit Pismo beach. I had an okay price for one night's stay. Looking at prices of other hotels as the date approached, the price crept higher. Edgewater Inn & Suites one big advantage is that it is just right on the beach. Step away from your room and your are greeted with sand an ocean. We very much appreciated this and kept it to our advantage. The con is that Edgewater Inn is really outdated. So much so that not only did the room looked tired, but also seen some patch work that is very much sus just to keep it operational. I won't go into details; our happy mini vacay at Pismo Beach evens out the deficiencies in our room. One bright spot I would like to add though is that the sheets and bathroom were clean. read more

This is probably the 25th time we've stayed at this hotel. We stay here a lot because we have a dog. It's dog friendly. They don't even ask what your dog looks like or what size it is. It has hardwood floors and they leave a broom. Basically they already know it's gonna get messy from the surfers and the beach. They have muffins and an apple at the front, but they really don't have breakfast, but that doesn't matter because there's always tons of breakfast places around here. And a lot of restaurants in general. No matter which room you get or what size you get I have never seen a bug at all ever!! Totally perfect for us. It's not a 5 star. But you don't always need a five star if you are beach bound with your dog. This place is also great when you have last minute bookings. But it will get sold out on certain holidays like the Fourth of July. read more

A no frills hotel located right next to the beach. It's a bit older and run down looking but the rooms are clean and spacious, the beds are comfortable, and you can't beat the location. At the end of the parking lot are steps leading straight down to the beach. There is also an outdoor swimming pool and hot tub, both are clean and well maintained although the hot tub gets super crowded and you have to bring your own towels down to use. There is a complimentary breakfast each morning between 7-10 am, which consists of packaged pastries, bagels, fruit, and coffee. Pretty basic but is included with your stay, which is nice. My favorite thing about this hotel is it's proximity to downtown Pismo. You're only a couple of blocks away from anything so it's super walkable. read more

My son and I had a lovely stay at the Edgewater. The location is perfect. Walkable to many restaurants. There is a pool, and you can easily walk to the beach. The staff were so nice and accommodating. On the first night there was an odd dripping noise. They came to fix it right away. We left something behind. The hotel sent a text message to ask if we needed them to mail it. It was easy to get pool towels whenever we needed. I wouldn't call the place immaculately clean, but it was very clean. The wifi is strong enough that I was able to stream using my Apple TV device. It's a great, no frills location. read more

This was a fun little place to stay. It is right on the water. There is always coffee, tea, and cookies for you to enjoy. For breakfast there is danishes, granola bar, and bananas. Not much of a breakfast, more like snacks. The room has a nice view of the beach. The living room has a fire place and chairs. Bedrooms had a single queen size bed in them. Pillows are comfy. The bathroom is very tiny though. There is a kitchen but mostly it is impractical. One of the cabinets doesn't open all the way, it hits a ceiling light. Overall, a decent value. I've stayed here twice and enjoyed both times. The staff is very attentive and best of all they allow dogs at no extra charge. They are very pet-friendly. The first stay was upstairs with a view beyond the parking lot out towards the ocean. An elevator makes it easy to get your luggage upstairs. The room was large and quiet. The second time I stayed here was in a room downstairs with a little grass and flowers in front of each parking lot. Again, very roomy and clean with a microwave and a small refrigerator A table, chair and lamp was another nice touch. The beds are comfortable and the television with Cable can be viewed from the beds. The floors are clean which is easy to clean with pets in the room and the bathtubs were clean. The staff has helped take my bags to my room. Plenty of parking and within a short walk to the beach. Restaurants and shops are also close by -- located in the heart of the tourist area and the newly-restored Pismo Beach Pier. Very nice stays. read more

I had an amazing experience at this hotel! I think it's the manager but this gentleman at the front was so sweet. It was my boyfriends birthday and he gave us a complimentary early check in and a wine bottle. If that's not caring about your customers then what is? This hotel for the most part is clean. However, it's very tired and very worn. It needs a complete gut. The staff and service are very good. They are always checking that things are going well and if you need anything, please let them know. So the customer service is great. Disgusting! The folks have rodent poop in the beds! Customer service is the worst! Front desk refused to help and managers refused to speak to us. We will be calling the health department. We drove home instead of staying there in their beds with rodent poop. This place is disgusting! We drove over 3 hours for a vacation at first glance the room seemed ok. It did smell though. The lobby had dirty towels all over the floor which was gross. We were checked in to stay in the Edgewater Inn room 226. Our daughter opened the sofa bed and saw something on the underside of the mattress. At first she thought it was bugs but on closer inspection it appeared to be rodent feces. The front desk gave us another room to check out. They gave us room 339. We checked the sofa bed and it also had rodent feces under the sofa.There were dirty towels all over that room and it was much smaller than the first room. Front desk said they could not refund us and there was no MOD to talk to us. The front desk gave us not day. So, they spoke to the manager but manager could not speak to us? This wasn't the middle of the night. It was 7:00PM!!! No one offered to help us find an alternate place to stay. We were just stranded. So, now we are driving home instead of spending the next day at the beach town like we planned. We don't even know if they will refund. This place is disgusting and the customer service is worse. Its a glorified hotel or inn & suites. Its a motel trying to look better. Seems like it but its not. You get what you pay for. Very thin walls. I could hear the next rooms cell phone vibrating. Dog barking next to our room as well. TOO MUCH NOISE. The heater was under the bathroom sink which didn't get hot. The floor look like worn wood. The remodel of this place is not good. My partner and I visited Pismo for our first time and stayed at the Edgewater. It's ok but there were definitely things that were not good! Filthy chair pads!! Bed rolled away from headboard and we had to literally put our tennis shoes under the wheels to keep it from moving! The bathtub was disgusting. The tile was really bad. Chrome faucet rotted and rusted. Window stuck open 1/2 inch and it would be nice to able to shut the window due to very loud road noise. Took 15 min or more for water to warm up. Staff was nice but wouldn't recommend until some minor upgrades are done. read more

Had a reservation for this hotel for a Thursday. Arrived a bit before 4:30 (check in starts at 4) and was told the hotel had a full booking the day before and our room was not cleaned yet (16 still to be cleaned and ours was one of them) and was given no ETA. After a long drive from NorCal was not happy to hear this and the staff were not helpful or sorry for the delay. Booked room through Expedia and finally received confirmation of cancellation at 5:44. By that time had still not received text advising us room was ready before receiving cancellation. We went next door and got a room, at a cheaper rate as well. read more

The room we had was horrible!!! The room was dirty and outdated. The entire flooring was worn out and peeling up through out the entire room . My wife snagged her socks on the peeling up flooring , we had to wear our shoes whenever we walked in the room . The shower was horrible, the diverter spout would not divert the water to the shower head so the water pressure was terrible. The hotel offered a continental breakfast that consisted of cereal and packaged rolls . Such a joke !!!! We notified the front desk of the issues and they stated the manager would call us , but as of 12/31/24 we have not heard from anyone. I've stayed here many times over the years so I knew what I was getting into. I never book this hotel thinking it's going to be anything other than a more expensive Motel 6. I also booked it last minute because my weekend plans changed so there wasn't much available other than this. First, they put me in a room with a shared door next to what was obviously a room full of teenagers and the parents were in another room. Constant yelling and screaming, slamming the door, and running up and down the hallway. The people above me sounded like they were rehearsing A Chorus Line all day. This hotel is rundown and dirty. The walls are paper thin and you can hear people talking above and next to you. Who thought it was a good idea to put vinyl flooring in these rooms? Overall, I'd sleep in my car next time rather than stay here. I can promise you don't want to subject yourself to this dump. read more

The first room we had the toilet didn't flush, the lights didn't work, and the fridge didn't work. They gave us a new room, and that fridge didn't work either. Edgewater was the most amazing experience of my recent visit to pismo. The view from my room was breathing, watching the wind kiss at the thin curtain, the gulls, the waves, everything was perfect. Now they don't have much breakfast options at all, but they do have incredible homemade nightly muffins by Ivan I believe, and they are to die for. This will forever be where we stay when we come, and if anyone else wants a love story at a fraction of the cost, you will too. read more

The location of the inn is amazing. It's a 3 min walk to the pier. A two night stay was very affordable and they offer military/veterans rates. The room was clean all the staff was friendly. Robert and Linda were very accommodating. The room had a smart tv which allowed us to log into our streaming apps. There was plenty parking to accommodate guest. The only cons would be pillows were flat but you can always travel with your own pillows. 2nd the water pressure in the shower wasn't adequate to wash my wife's hair. It's an older hotel, but don't let that put you off! My parents used to come here 40 years ago and they always raved about the Edgewater, so when Hubs and I were going to be in Pismo for several days, we of course, had to give it a try. First off. the location is the perfect location jjjto walk to the beach, pier, shopping, eateries, and anything you want to see in Pismo! From the best Cinnamon buns to the coolest dinner and live music places...you're in the heart of it when you stay at the Edgewater. The parking lot isn't big, but we always found a spot in the front. There is also a larger lot just behind the hotel. The room was very large, clean and comfortable. It has everything you need, including a 2-person table to sit by the window and eat while watching the surf, a refrigerator, ironing board, personal care items, and even a broom and dust bin to sweep away any sand from the room between visits from housekeeping (great idea, especially when traveling with kids, surfing, or playing on the beach! It's just nice not to have the grit on your feet!). Love the long countertop and separate sink outside the bathroom area; two people can get ready with plenty of room for both. The makeup lighting in the bathroom is fabulous! Also, appreciated the timed warmer in the bathroom for the cold mornings. Friendly, helpful staff in the office always welcomed us with a smile and gave us great suggestions on dining and shopping. The hospitality goodies in the morning and afternoon were a huge hit and it was fun to meet the other visitors while we were getting breakfast and snacks. Although Hubs and I didn't use them, there was a nice pool and a jacuzzi available that other guests enjoyed. We reached the second floor via elevator..so nice not to have to climb stairs at the end of the day! Ten out of ten stars!! We will be back! read more

For a dog-friendly hotel, I was expecting it to smell like it; but I truly appreciate them having wooden floors instead of carpet just for this reason alone. Check-in/out was easy. The not-so-good -- yes, it is pretty expensive for what it is. The rooms are outdated and the pillows gave me neck pain. For a dog-friendly hotel, there really isn't much grass around the property for dogs to do their business. The walls are thin: we heard everyone going up and down the stairs, and the loud family next to our room. Overall our stay was ok but expensive. read more

We were in town for a birthday party but the beach house the host reserved did not have enough room for our group so we booked a hotel. We found Edgewater Inn and Suites on a third party website and booked it because of the low nightly rate. When we arrived, the hotel put us in room 212 which was the smallest hotel room I have seen in a while -- there was barely any walking space. Our "partial ocean view" was literally a view of the parking lot from the balcony and the laundry mat from the front door. I went back to the front desk and asked if we could get a better room and was told we could upgrade to an Executive Suite for an additional fee. I paid $142 extra on top of what I already paid for room 212 -- I can't say it was completely worth it but the Executive Suite did beat the dingy room the hotel originally tried to put us in. Here are some pros and cons about our room and overall property: Pros -- * walking distance to nearby stores and restaurants * property is located in front of Pismo Beach * free parking for one vehicle per reservation * Executive Suite has a mid size refrigerator, sink, microwave and kitchen island for easy eating. * Executive Suite has a comfortable size patio in which guests could lounge outside and look out into the ocean. * guests are welcomed the day of arrival via text messaging and can ask questions prior to checking in. * housekeeping staff are very friendly and can be seen working very hard at all hours of the day. Cons -- * standard double queen bed rooms are way to small. Would not recommend for a family size bigger than 4. * Executive Suite was not cleaned thoroughly -- spiderwebs on ceilings and curtain rods. * only one rollaway bed per room. * night staff at the front desk are not so friendly. Asked for more towels and pillows, and was met with irritated body language. * vending machines for drinks and snacks are fully stocked but won't take cash (even though there is a cash insert) * water pressure in shower is very low and hot water runs out fast. * noise levels are not monitored or regulated. read more

I haven't stepped foot in our room yet but from the get go the staff seemed to be confused. We called and booked for 3 days, 2 nights type of thing. We drive three hours to then be told they put us in for one day and if we want another room for two days it'll be almost double what we were told we would pay while calling it in prior. Not very happy with the first impression of this place. If the accommodations aren't what they were said they would I'm going to speak to managment or corporate because I wouldn't have book had I known I was going to pay double after driving so long. Update... Along with the uped price due to their incorrect inputting of our dates the grout in the bathrooms is falling a part, paint peeling on the bathrook window seals and smaller damages throughout the room. Had I known that this is what we were going to be staying in, I'd have booked some where else. If you're going to charge people certain prices then up then because of a employee mistake then I would expect a bit more quality... I wouldn't recommend anyone coming unless you expect to surf or something where you don't care too much about the quality and cleanliness of the rooms. From the time I checked in to the time I left, I had a great experience. Parking spots are a good size. Oftentimes parking spots are small and narrow. Staff allowed me to checkin early and they were so friendly and welcoming. Yea. Room was fine and clean. So happy that it included a fridge that worked really well and an easy to use microwave that I used on this stay. Shower / bathtub curtain provided ample space to shower. Bed was fine. Proximity to the beach / sand is great. Also, very close to the pier. I didn't partake of the pool and hot tub. Breakfast was modest (sack of muffins and a granola bar), coffee / tea / hot cocoa bar, orange juice and apple juice, fruits) but I had already planned to go to my favorite breakfast place nearby (Beachin' Biscuits). Cons for this place were negligible for me (outside noise, poor towels, soap that didn't lather well) as I brought my own shower gel and plush bath towel. I was very happy with my stay here and definitely wouldn't mind staying here again especially for the price I paid. read more

Location is absolutely perfect. Right on the beach edge, walking distance to Pismo Beach Pier, and very convenient for tourists. Staff is wonderful, service is good, air conditioner unit worked just fine, and amenities such as microwave, fridge, coffee maker, and basic necessities worked as they should. Price is affordable especially for families with kids. Coffee and continental snacks for breakfast are available in their front office. Pool and hot tub are conveniently located right next to the beach front which is very nice to have after some time on the beach itself. So then, why only 3 stars? Surrounding environment and lacking of security proactivity at this location. Point of staying here is affordability, convenience, and location. Understand that you're not paying for luxury, enhanced safety, and privacy. Walls are very thin so next door neighbor will hear plenty from your room (and vice versa). Rooms were clean, but things are quite old and you can tell this place has been somewhat rundown. Neighbor had an issue with their family members after having a great time at the bar and made sure to let the entire hotel know about it. This was about 1 AM already. They were extremely loud for such a long time (and when I mean loud, I mean yelling from the parking lot and yelling from their room), to the point where I had to phone in an official complaint for their staff to do something about it. This is not a huge complex and their front office is very nearby, so knowing that their staff just ignored the emphatic biligerence and did nothing until a complaint was voiced makes me question their front office signs regarding no tolerance to loud noises. Accountability and security? You're not paying for that here, so don't expect it. There's also a public laundromat attached to this hotel, which is perfectly fine of course, but just be wary with your children knowing this isn't a private property but really is a property open to the public. Know what you're paying for, lower your expectations, and you'll enjoy this location just fine. Not wanting to deal with any of the above possible issues during your stay? I'd advise to look elsewhere. Overall, we did enjoy our stay at Edgewater; however, our first stay will likely be our last. read more

THE PROPERTY IS KEPT VERY CLEAN. It could use a little touch up here or there but it wasn't a big thing. Perfect value for the price. WE HAD AN EXCELLENT STAY!! Excellent staff. Easy check in. Parked in hotel lot. Stayed in 304 oversized suite 2 bedrooms. 1 bathroom living room with sofa bed. Full kitchen with fridge oven stove microwave coffee machine pots pans plates etc. 3 tvs air conditioner in living room. We took small portable fans for each bedroom. There are plenty of windows to let the breeze in. The bathroom included shampoo conditioner lotion body soap shower caps make-up remover towelette They also included a broom and dustpan for all the sand you don't realize that is brought in from the beach. There are many different stairways to reach your room and there is also an elevator and luggage cart to transport your things to your room. The lobby has a restroom and coffee set up for guests. Each morning there is coffee, oatmeal, bagels, pastries. The bed was comfortable and had plenty of pillows. The pool is heated and the hot tub is hot. Easy access to the beach, pier, walkway along the beach, the restaurants, bars, markets, souvenir shops and cinnamon roll shop. We brought our own bbq pit and were told we could bbq in the pet grass area. That sounded gross so we cooked in our kitchen instead. Pool/beach towels are checked out at the front desk. There are chairs and tables along the walkways of each floor. The room has an ocean view, Mountain View, city view. WE WILL RETURN. read more

The location is perfect for a Pismo Beach getaway. Right at the Beach and near the Pier, Downtown and lots of Restaurants. After arriving and parking in front of our room we did not move our vehicle until we left town! We were able to walk everywhere. And we felt very safe walking around even well after dark. The room was clean. The bathroom could use a little updating but is certainly usable. The pool and hot tub were nice (although the pool is not heated and was ICE COLD!!). Coffee, pastries and fruit offered in the office lobby in the morning and cookies, coffee and teas in the afternoon / evening were nice. We would definitely stay here again! read more
