Love, love, love this place!!! It's right across the street from the beach. Our room was a king-size bed was very roomy & comfortable. The bed was perfect for 2 people 2 sleep w/o touching each other (I was with my sister). The couch area was comfy & I enjoyed the natural sunlight. The balcony has 2 comfy plus sized chairs & I enjoyed drinking my morning coffee on it. Pool area is great as well!!! I've always wanted to stay at the Avila Beach House Hotel, I've walked by so many times when visiting Avila. Here is my run down on the hotel (4 Stars): Check-In: (2.5 Stars) They forgot to run my card so they called us in our room to bring the card to them and not like in the morning or when you can, but now. Also we had 2 cars, my daughter's from Cal Poly who was staying with us, they starting by telling us we only allow 1 car per booking, not ok let's get a second parking pass... they eventually came around, but really why start that way? We understood it would cost extra and were fine with parking in the overflow parking. Lobby: (4 Stars) Clean simple decor, with places to sit There's no lobby bar, but they have self serve wine, cold beer, bottled cocktails, snacks, candy, water, juice etc Free Breakfast: (4 Stars) They have some type of breakfast meat (different each day like sausage, bacon, apple chicken sausage, etc), scrambled eggs (the usual over cooked, plain no seasoning), country potatoes. Waffle making station, butter, maple syrup. Oatmeal and fixing. Yogurt, fresh honey comb and granola. Cereal and milk. Toaster, slice bread, English muffins, tiny muffins and other pastries. Whole fresh fruit like banana, apple, orange (nothing cut up), juice, coffee, etc. Room: (4.5 Stars) The bed was a good hight off the ground (I don't like low beds), the sheet were good quality, comfortable, nice comforter. Pillows: 2 per person, good quality Night Stands: Good amount of space for tech (with USB plugs) and water. Good Lightning through out. Seating: Nice bench in front of bed (great spot to put on shoes), 2 chairs with small table. 1 large sitting chair. The mini fridge was small, enough for canned drinks, 1 bottle wine and water bottles. They have a fully length mirror and a normal picture frame mirror in the room. Bathroom: (4.5 Stars) The toilet didn't have it's own closet (only 5 Stars bathrooms have their own closet), slow close seat, no fan (air flow vent), extra roll within reach. Shower: large, solid sliding door, decent water pressure, shower head on the wall (no water fall which is a good thing), shower wand, tiny shelve (nice touch!) Sink: 2 sinks, good counter space and plenty of space underneath, weight scale and hair dryer. Lights: no night light, standard overhead No hand towel holder, large make up mirror, no tub. Closet: (4 Stars) Good size for 2 people, streamer, no hooks, extra pillow, 2 baggage stands. Hangers: Plenty, good quality Robes: 3 quarters length, basic, thin. Maid Service: (3 Stars) They were good about making the bed, but left a plate from breakfast in the room all day. View: (4.5 Stars) Our view looked over the pool to the ocean. The view in front of the property might have been better, but the street noise might be louder. The view from the second floor is definitely better than the first floor (worth the extra). Also if you get the first floor thinking it's easy access to the pool, they have large walled flower beds with signs asking not to walk through. However the outdoor chairs are larger on the first floor. Our balcony had 2 small chairs and a small table for drinks. The balcony was small but doable. Outdoor Amenities: (4 Stars) Well maintained landscape, small grass area, small putting course, large jacuzzi. The pool was decent, chest high, not heated, enough to cool off and have a drink. Like some others here, we just spent a lot of money at this hotel only to arrive to a work crew grinding and sanding the concrete walkways around the hotel every day of our vacation. The amount of noise this created was unbearable. We were very disappointed that the hotel did not let us know they would be having this level of construction noise and the fact they weren't able to switch our room upon request. They also offered zero compensation or even an apology. I have emailed the hotel twice about the situation and there has been no reply from them. All of this is pretty shocking considering the cost of the rooms. read more

We splurged for this hotel at 2.2k for 3 nights in July for my birthday weekend and I felt really deceived and disappointed. Our room was literally next to the lobby which happened to be under construction during our stay, so we had the sound of hammers and drilling the entire time. Of course, there was no disclosure or transparency about this, which ends up feeling very sketchy. I mentioned it via text to the front desk help line, and was told they would get back to me about the issue, but no follow up or response. The pool was a bit cold and hot tub very hot as other reviews have stated. Breakfast was not great, like a step below mid-range chain hotels and the breakfast room is very small and crowded. Stayed here for two days during my time at Avila Beach. First time at Avila as I've been to Pismo many times before. This is one of the few hotels right next to the beach so it's very convenient for those that want to go surfing and enjoy the time at the beach. However there were couple of problems with the hotel itself. 1) Lack of security I noticed that the gates to the swimming pool and rooms were all unlocked. Even though there's a "key pass", you can simply push the gate and open things. When we told the people at the front desk, they merely acknowledged it and didn't do anything about it, saying that this is a known fact for a couple of months now. This is concerning because anyone can basically walk inside, regardless if they are staying there are not. 2) Lack of direction for EV charging My family and I wanted to charge our Tesla before heading back home. While EV charging was free, there were only two ports available and both were occupied. However we noticed that one of them, the car was fully charged already but didn't move their car out. As such, this was hard because we didn't know the owner of that car and we wanted them to move so we can charge. It would be great if the owner can provide clarity to EV chargers on ensuring that people comply with moving their car once they are done charging. 3) Bathroom amenities In the shower room, there is no ventilation so when showering, the air gets congested and the mirrors become blurry because of the heat. Another thing I didn't appreciate was how high the bathtub was. As someone who's 5' it definitely felt like a huge jump. Additionally the location of the amenities were located super high up in the shower. I had to tippy-toe to get the shampoo, conditioner, and body wash. They should move it down or put it somewhere else, easier for people to grab. For the high price per night, these things need to be reevaluated and considered by upper management. read more

I purchased a day pass to this hotel ( 6/18/26) because of the positive reviews and its close proximity to the beach. Upon arrival, parking was somewhat difficult, as expected for a beachside location, with most nearby spots limited to about three hours. There is a nearby park with a public restroom. Once we found parking, we had difficulty locating the front desk. It appears the usual check-in area is under construction, and although there were some signs, the directions were still unclear. I ended up walking around with my two young children before asking for assistance and being directed to what seemed to be a guest/community room for check-in. After checking in, we asked about restroom access and were told that all hotel restrooms were out of service and unavailable for public use. This was extremely frustrating, as this was not disclosed during the reservation process. We were instructed to use the public beach restroom instead. I did not feel comfortable with that option, but ultimately had no choice. My five-year-old needed to use the restroom, so we left the property and went across the street to the public facilities. When we returned, our key card only worked for the pool gate and would not allow us to re-enter the hotel area. This issue was not explained to us at check-in. Fortunately, another guest let us in. We also had difficulty using the pool gate with our card. I spoke with one of the managers about our experience and asked for assistance. She repeatedly stated that the hotel was not required to provide a public restroom, but did not offer any alternative solutions or assistance. I asked if we could briefly use a room restroom or receive any accommodations, but none were offered. I also requested to speak with another manager, but none was available at the time. No compensation or discount was offered despite the inconvenience, lack of restroom access, unclear signage, and re-entry issues. On a positive note, the grounds were clean and well maintained. The pool was small, and the water was only mildly heated, while the spa was quite hot. Pool towels were provided. Under better circumstances, we likely would have enjoyed the pool area more. Overall, I would be hesitant to recommend this location based on my experience. While the property itself has potential, the lack of clear communication, poor check-in process, and lack of basic guest accommodations significantly impacted our visit. read more

Avila Beach House is a very nice hotel, rather pricey for our three-day stay costing roughly $2,500 all fees included. The service was very good. The room was well appointed. Unfortunately the included breakfast was mediocre at best. It's worse than many other less expensive hotels we've stayed at. Coffee and tea were tasteless. Very little choices for food. Scrambled eggs and chewy sausages. Very limited pastries - just small muffins which keep running out. We expected more and better variety of pastries. Breads keep running out. Yogurt in a large serving bowl was always nearly empty. Seating was limited. We feel this hotel certainly should be able to provide better breakfast choices. read more

I graduated from Cal Poly and I love visiting Avila Beach. It's been a tradition for 30 years. Staying at the Avila lighthouse suites always makes the trip seems so magical. Our visit this time we were coordinating with Brittany from the front desk. She's so amazing and efficient. Gave us the best customer service, we are so grateful to her for everything she did for us. We will definitely be back. Anybody thinking about staying here? It's right across from the beach, the staff is amazing, the rooms are always clean. And there are wonderful restaurants and shops and walking distance. And to add their beds are super soft and I love the amenities so I don't have to bring my shampoo and conditioner and lotion. I've been to the Avila Lighthouse Suites twice now, and had nothing but amazing experiences. The rooms are always clean, smell good, and have great amenities. We always book an "ocean front" room, and it's just incredible to be able to open the doors, sit on the deck, and just let the ocean breeze blow in. They have a nice simple breakfast in the mornings that we've enjoyed, and it's so nice to be close to other restaurants, shops, and steps away from the beach. Staff (Maria and Katy) were very friendly and great. Property overall was very nice and the location is fantastic. Breakfast was also very good. Room was clean and stay was overall good. Would have been 5 stars for the review but ended up with 4 stars because sofa bed mattress was in such bad condition it was unusable to sleep on as the mattress had a large dip in the middle and I could feel the springs. This was disappointing as we were counting on using that bed. I certainly thought it would be better based on the nightly cost of the hotel. In the future we just won't count that as a usable bed. But other than that we will be back as our stay was enjoyable. read more

Best customer service ever! Nicole at the front desk was SO amazing and helpful! As we're all of front desk staff! She got us a room last minute and made check in so easy and enjoyable. We had to change rooms on day two and they made that so easy and took such good care of us. They even moved all of our things while we went and got food waiting for our next room to be ready. Both rooms were amazing and beautiful with a view of the ocean. They had everything we needed wine opener, robes, actual coffee cups. All of the housekeeping staff was so hard working and professional. Make sure to tip them. Their job is so important! Just a great little 2 day vacation! We just got back from an amazing three-night stay at Avila Lighthouse Suites (Jan 18-21) with our family of four, and honestly, I'm still buzzing about how fantastic this place is! Our 2 queen beds room was spotless and so spacious - we never felt cramped with the whole family, which is huge when you're traveling with kids. The cleanliness was seriously top-notch throughout. Now let's talk value because WOW. The included amenities are absolutely crazy in the best way possible. We had a hearty daily breakfast that saved us time and money every morning. Don't waste your money. We spent $900 a night and they put us in an ADA unit telling us that's what we reserved through Chase which obviously we didn't. I asked the Manager (Laura) to show me their record to prove it and she refused. The ADA units shower head pointed out directly into the curtain and their was no wall or border on the floor. The entire bathroom floor would flood every time we showered. There were no concessions, nothing offered for our inconvenience. The Hotel was sold out so we received the last room available and basically their attitude was oh well, that's what you're getting. The Hotel is also under construction. I honestly wouln't have been so salty if they would have simply offered something in return but the Manager responded with an attitude and made no effort to make the customer happy. We love going to Avila beach ! This hotel as always been on our bucket list to stay at. The price here can be high, so for us I knew off season would be the best price for us. We were lucky to be able to stay twice in the last 4 months. Back in October 2023 I had found a deal on Expedia and we had a good stay $226 a night . Lucky for us we got an email from lighthouse talking about a great deal that started this month of 40%off rooms! Yay!! So of course I had to check it out. First off more about the hotel, it offers free breakfast which is better than the pismo location in my opinion (eggs, a breakfast meat, waffles, cereal,oatmeal, fruit, muffins, bagels and more) . The pool and hot tube are right in front of the beach and are good sizes. Both times we had park view rooms and I could still see the ocean. They have corn hole, big checkers, ping pong, and a little putting green. The lobby is nice and has a few little snacks and drinks you can buy. Also everyday they have fresh cookies I. The lobby , that was my kid's favorite part was walking down there to see what cookie was there that day. Now back to our last stay, we got a great deal with taxes it was like $124 a night for a king size bed that has a living room with a queen pull out couch and a park view. We were so excited but towards then end of booking it says by the way we have a new resort few of $45 a day(and this is taxed to so it's more like $50 a day). I had got such a great price on the room I was like that's fine, cause I mean the property is a cross the street from the beach , right next to the three of the main restaurants in town and you get breakfast plus last I came parking is free. When we got to the hotel to check in we told what the resort fee included which was 8 am yoga on the beach (since there is no gym),free checkout of beach equipment (chairs, balls, toys), free one hour bike rental for two , a bottle of wine and 10% off at the local restaurants and I think a few more things. Even though I thought it was high at first , hearing all the thing's included I was fine with it. But then I find out they are now also charging for parking! Now it's only $15 a night but I mean come on, why can't the resort fee cover parking. All in all the rooms are spacious and clean. We love the location of this hotel, it's our favorite part. read more

I have wanted to stay here for a while and finally had the opportunity to. It was amazing! The location, you are right on the beach, and also just steps from the shopping and dining. As they say, location, location, location; this place has that. The room was nice, comfortable, and also spacious. I was able to sit off my balcony and just stare at the ocean, such a relaxing experience. The pool and spa were nice-sized and were able to accommodate guests. I was able to use the spa with comfort and ease as I was looking right at the ocean. As an added benefit, they also have breakfast included, such a treat! I appreciate the ample garage parking that was super convenient to the elevator. I plan to return the next time I am in town, and I would highly recommend. read more

We have always enjoyed staying here; however, this last time was disappointing. My girlfriend Temple G. made reservations months in advance and when calling, she mentioned the room that we always stay in and would like that. The lady said they were renovating half of the hotel where that room is, but they have the identical room on the opposite side of the hotel. Same room, same floor, same view just on the opposite side. She said that it's the only one like the other one we stay in so we might want to book it because it will get booked fast. So of course I booked it. When checking when we arrived they told us that they had to move us to a room that had two queen beds instead of a king bed. The lady said there's no guarantees of a room and nobody noted that information. So unfortunately, we were moved to a lower level not as nice of a view. Unless you're into watching people walk by your room in the parking lot. This hotel has always accommodated in the past, and this was very disappointing. She also said there has been a wedding booked here sooo my guess is somebody from the wedding party wanted that king bed and balcony and moved us to the lower level? I'm so disappointed in my first and last stay at the lighthouse Inn. I would say that the room was comfortable and the beds were wonderful, but I paid extra for beachfront for my room to face a very loud playground. On top of that I couldn't really shut the door because the AC didn't work. None of the key cards worked for the gates, so we were constantly having to walk around and the elevators were always stalling. This place used to be our family's favorite vacation spot. It's on a central location to many other towns my family enjoyed going too. It's been a while since we've been here. I came on my own and reserved 3 nights. The place has not changed but ownership has. This place is no longer affordable for the average family. There's hidden charges you're not informed of when making the reservation online. Upon arrival you're tapped with a daily parking fee. I believe it was 30 or 40 per night. Why? First of all, FIVE STAR rating on service, general condition of the property, and cleanliness. All was GREAT. BUT, if you want to reserve an "oceanfront" property, it is NOT oceanfront, but rather a parking lot, which should be made clear when you make your reservation. Even though we didn't talk a picture while staying there, image this image -- taken by another guest of the 2nd floor -- on the lower floor -- you are right up against the public parking area, including all the pedestrians gawking in your balcony and person. Trust me, this hotel has A LOT to offer, but why they don't accurately describe or post representative pictures of the bottom floor "oceanfront" room is beyond me. I was SO SURPRISED at how amazingly, immaculately, CLEAN our room was. We walked in and immediately smelled the cleanliness of the room. Even could smell the clean sheets/towels. Everyone knows how 99.9% of all hotels don't really clean their sheets. These guys do. And I've NEVER BEEN to a hotel that close to the ocean that didn't have a musty smell due to the sea air, this one didn't have it one bit! The rooms are beautiful, our balcony view was awesome, the complimentary breakfast had so many options, bed was comfortable, and the staff members seemed happy (i feel like that kind of thing is lacking these days). This was our first stay at Avila Lighthouse. My husband and I were impressed with the cleanliness, space of the suites and the decor was just perfect. We stayed in room 207 and we had partial ocean view. The balcony was small but did have room for two chairs and a small table. We enjoyed a cocktail and a view before going out for dinner and a stroll. **My one complain about the location of this room is that it is next to ice machine and when the ice maker drops the ice it is pretty noisy. In addition, when the ice machine hums or whatever... it shakes the room (gently lol) it was odd... at first I wondered if it was a minor earthquake ! We enjoyed playing on the grounds as they had a large checker board and a corn hole game area. The pool looked great and the hot tub was enticing. We did not actually enjoy the pool, but it looked like a clean area with towels provided. Since this is right in front of the beach the view is just beautiful. I took my son to stay at Avila Lighthouse Suites for 4 nights as a getaway to mark the beginning of summer. The hotel is great. The suites are spacious and luxurious. We had an ocean-front suite and the view was amazing. We had a little patio with chairs to sit and enjoy the view. My son slept on the pull-out couch and I took the bed (tried to share the king bed with him as there was plenty of room but he flips and kicks and somehow turns sideways so i moved him to the couch bed). The bathroom had a nice large tub that my son enjoyed for his nightly bath. The small fridge was perfect for storing snacks, drinks, and leftovers, and it was great to have a microwave to reheat them for lunches. The pool is gorgeous and you can see and hear the ocean from there - perfect for when you're not in the mood to get sandy. When you are in the mood for sand, the beach is right across the street. All of the restaurants and shops in the town are within walking distance - you really could park at the hotel and spend your entire stay without getting in your car again. If you do want to drive and explore though, Pismo beach is about 10 mins south and San Luis Obispo is about 15 mins north, so lots to explore nearby. The location is really perfect. Staff were friendly and welcoming whenever we encountered them, I will say the only thing I wasn't impressed with was breakfast - they currently have a grab-n-go setup and the pre-packaged items were not something I was interested in. Coffee connoisseurs will also need to go elsewhere for their morning coffee, as the coffee from the hotel was not enjoyable. Thankfully there is a great coffee shop within walking distance. Overall, I would absolutely come back, with kids or as an adults-only getaway with my boyfriend (seems like there are lots of wineries and tap rooms nearby to check out). I would just say to plan on finding your own breakfast in the mornings and you won't be disappointed. Parking is free in a gated garage under the hotel. Super convenient! read more

Avila Lighthouse Suites is cute and beautiful. It's super cute. Our experience here 3/06-3/07/2021? Pros: 1) Clean 2) lots of recreation areas such as mini golf, pool, outside shower, checker, ping pong, slide on the beach (no swings), super soft sands, and a beautiful view. 3) The hotel does provide individual bagged breakfast due to COVID. There are 2 masked staff giving breakfast out. 4) free WiFi for guests 5) there was a little seating area with sink, fridge, coffee, cabinets and couch. It was so cute. 6) they provided complimentary 2 bottles of water, a few plastic utensils, paper plates and bowls, paper cups and plastic cups. 7) they provided plenty of towels. 8) facial tissue paper and toilet paper were fully stocked 9) they provided small bottles of lotion, a bar of soap, makeup remover paper toiletry, and the shower had plenty of liquid shampoo, conditioner, and body soap. There was a hair dryer to use. Save my hair life. ;) 10) the bedroom was beautiful with glass sliding doors to the ocean, pool area. 11) they had a small building where some guests were partying after their wedding. My only regret is not staying an extra night. Check in is at 4pm, but we arrived at 2pm. We were given a key on the spot and welcomed with cookies. The place has a parking garage which is very convenient especially on busy days. The hotel is beach front, so can have a lot of foot traffic but the guest never feel it. They have luggage carts available so one trip gets the job done. So nice, especially since we traveled with a baby. We spent a little extra and got the room with a beach balcony. Loved it since the bars were closed enough that my toodler could play while we lounged on our chairs with a couple of drinks. You are literally across a small beach with a kids park on the beach, incase you travel with little ones . The room is seperate from the living room which has a small pull out bed. We got a king size and it was delightful. Both the room and livingroom have tvs. The livingroom has a mini fridge, sink, micro, coffee maker/coffee accesories. Glass mugs, plastic cups, plates, corkscrew opener, wine glasses. And a cool looking complementary waters. The bathtub is big/tall. The shampoo, conditionar and body gel are a "beach" scent that smells sooo good. The (slighly heated) pool is gated with a clear plastic gate. The outside is surrounded by lovely flowers and life size games like a tiny mini golf area, and ping pong (i think you need your own stuff?) And a giant checkers area. The pool looks welcoming, and also has a spa. You are allowed your drinks, just no glass. And it stays opened till 10pm! When we got back from dinner, it looked like people were really enjoying themselves. The continental breakfast had a great spread. The nicest ever lady assisted us. She served eggs, quiche, sausage, red potatoes with veggies and fresh mini waffles. Everything tasted great! They also had really yum croissants, croisant ham sandwhiches, cereal, pastries, orange juice, apple juice, milk, coffee available. I want to focus again on how lovely this lady was. We were the last there, and a man came up to the locked door and she was kind enough to let him get an extra cup of joe. Avila has a pretty short but lovely boardwalk, and the hotal is literally right next door. The rooms are priceys but based on the quality of the hotel and its employees i'd say it's worth it. read more

Our first night and morning review. We had beverages stayed here before but based on reviews were very excited. First, the Staff is most accommodating. Raquel and Mitzi were most helpful during our check in, and making sure the other two rooms of guests were on track for their arrival. This morning we were pleasantly surprised by such a nice breakfast offered from 7am until 10. Eggs bacon waffles, muffins, cereals, juices, yogurt. And more. I stayed at this hotel and I was managing a highly sensitive personal matter, and I want to take a moment to thank George, one of the nighttime staff, for going above and beyond to being a resource while a difficult situation developed. He was kind, helpful, and showed initiative when needed to ensure a lot of moving parts all ended where they needed to. The hotel is nice, clean, quaint, and like another reviewer said, the bottles with the shampoo do require a bit of a strong grip but nothing out of this world! :) read more

We loved this place. The room was perfect for our family of 4. When you walk into your room there is a sitting area with a TV, mini fridge, microwave and coffee maker. The sofa converts to a bed which was comfortable. Then there is a bathroom with double sinks. The closet has a safe. All products in the bathroom were Bath & Body works. The main sleeping area has a huge TV and an alarm clock with usb charging ports. The staff was friendly and helpful. It's steps from dining and the beach. My family has a great time! The pool is large. There is a hot tub (was closed when we went). There is also a putting area an outdoor oversized checkerboard and ping pong table. There is plenty of outdoor lounging. read more

We had an amazing stay and loved our stay. Room second floor looking at beach and every thing was so clean. King bed and suite had another room a queen pull out. Traveling w my father and son so it was perfect. Stayed on queen w my son day in other room on king. Fresh baked cookies and amenities like ice creams and if you drank which I do not are down stairs to purchase and snakes. A med size pool and small hot tub was convenient and some games for family like corn hole, ping pong, golf . Pretty landscaping and the major plus is being close to local restaurants and beach. We loved! Could use some small repairs around but not bad. I'd say the price was a bit more than I think it's worth. Breakfast included. read more

My husband booked this lovely place for my birthday weekend and it was so great! We were in room 226 which had a perfect ocean front view. The master suite was very spacious with a wet bar and separate living room area. I loved loved the ocean view where we spent a lot of time sitting, dog watching, people watching, sunset watching, ocean watching all while sipping wine. What a relaxing way to spend a weekend! The best part was leaving the slider cracked just a bit at night and falling asleep to the crashing waves. The beach and shops are all within walking distance along with some good restaurants. I also must mention that after we got home after a Four and a half hour drive, I realized I had left my new long beautiful cream colored sweater on the bed, I was devastated! I called the hotel and the manager assured me she would call me when housekeeping returned the next morning to see if it was found. Sure enough, the next morning, the manager called and said they located my sweater and that they would ship it to me. I received my sweater within 3 days and I was so happy and grateful they went out of their way to do that. I would definitely return here! read more

This is a nice hotel, but be prepared to be woken up at an ungodly hour by ear splitingly loud, obnoxious, infantile "techno BOOM BOOM "muzak" provided by a ridiculous bunch of idiots...every night very close to the hotel....for hours. There will not be any effort by the hotel to call the police. It could be heard in Japan. Screaming kids can overtake the pool area all day long. The air conditioning vent filter has never been cleaned since they opened. It was clogged with several years worth of a thick layer of black crud; not very healthy. I've never seen anything like it . Ask for yours to be thoroughly cleaned before you check in. Other than that, this could be a great hotel. read more
