We stayed here foe a few days while visiting family in Sacramento and we were thrilled at how nice it was!! The building is very secure, which was incredible, and the view out of our windows was all greenery from the mature trees outside. Our room was renovated but kept the vintage embiance of this historical mansion. Enjoying a glass of wine in the parlor after a long day was a very nice addition to the stay. We had a nice stay here overall. The staff was very welcoming and friendly, and the entire place felt clean, cozy, and charming inside -- very picturesque and thoughtfully decorated. We stayed in the Happiness Loft, which was cute and unique. The pictures do note that it's not ideal for tall guests, and that's true -- the ceilings are quite low, but it worked fine for us. The highlight of our stay was definitely the spa. I had one of the best massages of my life, and the couples massage experience was wonderful. That said, it was on the pricey side, as was the room rate, though the charm of the property sets it apart from many other Sacramento options we looked at. Breakfast was good, but at $30 per person, it didn't feel like the best value compared to other places we've stayed. The biggest downside for us was the location -- while the hotel itself is lovely, the surrounding neighborhood didn't feel like a place where we could walk around and explore, so we found ourselves driving elsewhere for dinner and activities. Parking was also limited. Overall, we enjoyed our stay and are glad we experienced it. The service, cleanliness, and spa treatments are excellent, but for the price point, I'd likely explore other options next time. For us, this felt like a solid three-star experience. read more

Amenities were subpar: champagne served in plastic flutes; old strawberry-infused water with pale, soft, mushy, translucent strawberries; and an extremely limited tea selection, with no calming options such as chamomile or mint. There were no relaxation chairs, and the spa amenities (steam and sauna only) felt more like a gym than a spa. The dressing room was small and could accommodate only one person at a time. Music came from a large TV on a "Zen" streaming channel, but commercials and ads repeatedly disrupted the atmosphere. The experience was further ruined when the manager attempted to shorten our massage time--despite our arriving early--because she spent 20 minutes giving a history lesson and guided tour of the home. Very disappointed. I get that there is a policy, but that shouldn't hold when your guest becomes extremely ill. My husband bought this for us and I became very ill with a flu last night. We called when they opened and asked if we could move our date due to me being sick. They said essentially use it or lose it. So we now had to decide to be out almost $1000, or get every staff member and guest sick. Not fun, not fair. Clearly we will be losing $1000 but thats a really awful policy to have for when guests become sick. We were very excited to come. read more

Luxury Pricing, Amateur Operations. Completely Ruined Experience. Two friends and I booked 60-minute facials and 60-minute massages at The Inn at Parkside Spa and spent a little over $1,000. This was supposed to be a special, relaxing, luxury experience. We arrived 20 minutes early, even though we were only instructed to arrive 15 minutes early. The woman who greeted us immediately launched into a long, detailed tour of the mansion. She told us about the original owner, Mr. Fong, how he could not live in Land Park because he was Asian and built the home in the 1930s, how he ran a casino and kept the curtains closed, how his youngest grandchild, now 80 years old, recently visited and shared family history, and even how the bar was found on Craigslist. She then gave us a full tour of the downstairs, which she said had previously been a ballroom. Interesting history. Zero urgency. No warning that our paid treatment time was being eaten up. After the tour, my friends had to change one at a time because the changing room only accommodates one person. They were then taken to their massage rooms. That's when things went off the rails. One of my friends confirmed, "This is a 60-minute massage, right?" The therapist replied, "No, it's 40 minutes because you guys started late." We were early. Five minutes later, the same woman from the front desk came back and tried to tell us the same thing. That our massages would be shortened because we "started late." By then, over 30 minutes of our scheduled time had already been burned entirely by their tour, paperwork, and changing-room bottleneck. I told her clearly: either we get our full 60-minute massages or cancel everything. She said she had to call her manager. She came back and said, "Okay, we can do the 60 minutes, but now we have to call our other clients." That was not our problem. We were on time. We followed their instructions. No one told us to skip the tour, move faster, or warned us our services would be cut. Trying to shorten paid services because of their own poor time management is outrageous. Now for the actual services. The massages themselves were very good. Credit where it's due. The facials, however, were awful. They insisted that everyone do the massage first and the facial second, so I followed that order. The facial bed was extremely uncomfortable. It was hard and awkwardly positioned. I said out loud that the bed was uncomfortable. I raised my knees and shifted my body several times during the facial trying to find a tolerable position. It was obvious I was uncomfortable. At no point did the technician adjust anything, offer a cushion, change the setup, or even ask if I was okay. The facial itself felt like it went on forever. What should have felt pampering felt physically uncomfortable and stressful. Afterward, my left upper shoulder actually felt awkward and sore from how I had to hold my body during the facial. So to recap: * They wasted over 30 minutes of our paid time with a mansion tour and poor logistics * Then tried to cut our services short because of their mistake * Forced a confrontation just so we could get what we paid for * Delivered uneven services * And put me through a facial on an uncomfortable bed while ignoring visible discomfort The entire exchange ruined the spa experience. Instead of relaxing, we were stressed, irritated, and physically uncomfortable. Beautiful building. Interesting history. One good massage. Everything else: amateur operations and unacceptable customer service. Luxury pricing with budget-level execution. I will not be back. read more

I've had 3 massages at the Spa over the past few years and had great experiences. I went back recently for a massage, and was surprised that they had assigned me a male massage therapist. I asked the front desk and they told me I should've told them when scheduling. I checked the online portal and there isn't a question asking if your preference is for female or male. I brought this up, and they said if I called in then they would have asked me. This doesn't make sense, why would scheduling online versus on the phone be different, and why is that my fault? Additionally, they made me feel guilty for cancelling saying that doing so means the massage therapist won't get paid. Again, that's not my fault, that should be on the business to take care of their employees and prevent these situations from happening by including that question during the scheduling process. The front desk called me later that day and said the owner wouldn't allow a full refund, only 50%. I offered to talk to the owner directly, and said he could call me, but he never did. In blunt terms, I was charged over $100 to not get a massage, and instead have an awkward experience leaving the spa, and made to feel ashamed for not wanting a male stranger to massage me. Advice for the business -- update your online scheduling to be better for your customers' and employees' sake. When a customer raises an issue with your service, listen and have empathy. Try to understand and learn from it. read more

I booked one night for me and my daughter to attend a concert at Golden One. The innkeeper was friendly and gave us a tour of the place which is so charming and well decorated. She explained how to get in and out of the Inn (door codes), where to park our car, where we could charge our car (just 1/2 block away). It was conveniently close to the venue (1 mile) and we easily got there and back via Lyft. The room (Invigorate) was quiet and aesthetic. Included pics, but they don't do the room justice esp since we took them on our way to check out. The marble tile bathroom and countertop looked new and the design was beautiful and functional. They have thought of all modern amenities for their rooms while maintaining the decor of vintage charm. Tv, quaint desk and chair, plenty of outlets for charging, a fridge, a coffee/tea center, sitting area with two chairs and a table, fluffy towels, a closet with 2 plush robes, an iron and ironing board, safe for valuables, luggage rack... I was surprised to see that everything you find in a traditional hotel room was included. The floor was clean the beds and linens were cozy. The park across the street was busy with people enjoying it on a Sunday. This inn is located in downtown Sacramento so yes, as with most downtown areas there will be people who are unhoused. I've found that in most downtown areas regardless of which city. As with any big city I would exercise an abundance of caution if you want to walk around at night, but my daughter and I felt safe taking a Lyft and being dropped off at 11 pm in front of the building. The entry way was well lit and has a Ring security camera. Their property offers only 4 first come first serve parking spots in the alley next to it, but they do provide a parking pass to park on the street. Again, exercise caution and do not leave valuables in your car. This is a big city. Overall, a beautiful Bed & Breakfast and great stay in a convenient location. One thing to mention, breakfast is only served on weekends, but we found Tower Cafe nearby (1 mile) and it was amazing. We'd stay again next time we visit Sacramento (but know that rooms seem to be designed primarily for 2 guests) We'd love to try the spa in the future. read more

First and foremost, our massages were very good. Amanda is fantastic. Pricey but good. The room was unique, in a good way. The location is not for us. We used to live in midtown and this was a surprise birthday gift for my husband (he misses the area), but I actually enjoyed it more than he did (he would have preferred something closer to the main spots in midtown). I thought it would be walkable, but it was not for us. The location is very sketchy and the parking options were not great. I thought a balcony would be fun but there's really nothing to see from the balcony, so it was useless (and it's shared with another room). I was very much disappointed that our stay did not include any breakfast offerings of any kind (I should have asked, but I assumed it was). Breakfast is an additional charge of $30 each. We hoped we could check in early, but this request could not be accommodated, but we were allowed to leave our bags until the room was ready, so that was a nice alternative. I don't like their pricing. Although the prices aren't bad compared to more luxurious hotels in midtown, I feel as though it is expensive for the neighborhood and for being in an inconvenient location, as well as lacking any good parking or any breakfast offering (there's the $30 option or the $15 "too go" which is just a few convenient store items in a paper bag, that would cost about $5 to buy at a local convenient or grocery store). There seemed to an added fee for EVERYTHING. Although, I did enjoy the one glass of wine "on the house". I wish they had a more inviting outdoor area. It's an okay outdoor area, but seemed to have been neglected. Not sure whether we would consider returning, just because the location doesn't work for us. However, if you are looking for this location, then this could be a great option. The room was clean with unique features. Just note, there's a lot of stairs to get to the rooms. Just fyi, the parking is either on the street (in a sketchy part of town) or a very narrow/tight spot off the street, if available. They charge a hold on your card for parking (even if you don't use the parking pass and are able to get the small spot off street). I didn't understand why my card would have a hold for parking when I didn't use the parking pass. They also start charging/placing holds on your room well before your visit (check out their policies). I did like the text communication, this was a convenient method of communication. I booked directly from their website, but I don't feel there were any perks with direct booking. Again, I thought breakfast was included with direct booking, but it wasn't. read more

Let's start by saying the rooms at this place are fairly clean. I think that is the only upside to this review. Now for the not so happy things.... Please do not be fooled by the 5 star reviews written for this establishment. I should have taken the hint when they were harassing us to commit to a massage before arriving to the B&B. You are allowed to book a massage within 24 hours but are unable to cancel in within 24 hours. They will take your money completely. If anything does NOT go in favor of the owner, they are taking your money. If you even sneeze wrong, they are taking your money. The place is completely creepy, as other reviewers mentioned. I was standing outside of the building and I felt someone watching me. To my surprise, the grounds keeper is peering out of the window and moves just as I look up (Yes, just like the scary movies). There are also cameras watching your every move. It's almost as if you are never alone. I wouldn't be surprised if there were hidden cameras in the room. Lol The neighborhood is also very sketchy at night. I absolutely advise you NOT to go to your car late night for anything. It's too dangerous. There is NO designated parking area so if you get stuck parking around the corner, don't bother going to your car at night. The breakfast is only one breakfast option. Whatever the "chef" makes, your eat it. If you don't eat meat, you most likely won't be eating here. The courtyard is just blah also. There is no room to walk. It's dirty and not kept up...The fountains aren't working. Just a typical city side yard to get fresh air. I HIGHLY DO NOT RECOMMEND, unless there is absolutely nothing available and you are so tired and can't drive any longer, I still wouldn't recommend. Just sleep in your car at that point. read more

Beyond what I expected. A perfect place for a couples hideaway. The serenity suit is BEAUTIFUL. Talk about romantic!!!! Had a small mishap and it was IMMEDIATELY taken care of by the owner himself. I was well taken care of and compensated. The staff is sooo kind and helpful. They have contactless check in which I thought would be difficult but it ended up being easy ! It is a bit pricey but well worth it for the care and professionalism. The standards they hold are extremely high, probably one of the top 10 cleanest rooms I've stayed in. The serenity suit would be the perfect surprise for anniversaries or birthdays or just because!!! I can't wait to come back and give the harmony suit a try! Hopefully the spa will be open by then ! So disappointed. There was a miscommunication between the owner and I regarding how the payment process went. I was told the deposit had to be paid by cc & was authorized the day before checkin and that I could use my debit card to pay for the room on arrival. My reservation is 3/28 & they tried processing the payment for the room (not the deposit) today. Well I was not prepared to pay for the room (I don't have $560+ just sitting, I'm a working class single mom). I tried asking for an extension to please pay it 3/21 a week before my arrival and the manager refused to ask the owner for this accommodation, which I would still be paying for the room 1 week prior to check in. I even stated I have th deposit that I can pay now. She still refused to ask the owner when the miscommunication was between he and I and not her. I'm so very disappointed. I've been planning this get away since January. Now I have to find a new location to stay in. It's a sad day when people can't just be people and help one another out. I never asked for a hand out just the understanding of there being a clear miscommunication between parties. I got into healthcare (Respiratory Therapist) to help people and I couldn't imagine me not helping my patients even if there was a miscommunication. Very sad day for me. I've been working 2 jobs (12hr shifts) and really needed to get away & unwind. However, looks like that will be with another hotel chain. read more

My husband and I had a very poor experience here. I wish I had read the bad Yelp reviews, along with the owner's rude, snarky responses to those reviews, before booking. Our customer service experience was a 1 on a 10-point scale. We booked our room on Priceline because, in part, breakfast was included with our room (see attached photo). However, the manager did not honor the free breakfast, stating that breakfast was only included for those who booked via the phone or the Inn's website. The email we received a few hours before arriving indicated as much, but I assumed the conflict in online policies was the result of disorganization--surely the management would honor the room description they'd given to Priceline. When we inquired about breakfast and showed the woman in charge of breakfast the Priceline description of our room, she was unprofessional and indiscreet, arguing so loudly that everyone dining stopped talking to listen to her. The best the manager would do is give us a discount on breakfast. Other considerations: the Inn smells like mildew, the carpet in our room was matted and grungy; and there was a piece of trash (candy wrapper) on the ground by the TV when we arrived. Moreover, the staff up front was unhelpful. When I called to ask what we would need to do to make our late arrival smooth (no one is available to help arrivals after 7 PM), she offered no information other than the room code. I had to ask about parking etc. Had we been given the free breakfast that was promised, we still would have felt that we overpaid for the experience. Update: After I posted this review, I received a rude email from the inn management insinuating that I'd lied about booking our room via Priceline, and declaring, despite photographic evidence, that the Priceline description of our room did not promise a full breakfast. I asked the manager to comp us for the price of breakfast, but she never responded. This was truly the worst experience I have ever had with any customer service. read more

Stayed in the Happiness suite to celebrate our 14th anniversary. Overall quaint property with amenities and service you'd expect from a mid town B&B. Though with a slightly run down feel. I would probably stay at this property again. However we would not stay in the Happiness suite as the low ceilings were much more of an issue than I expected. The chocolate dipped strawberries are worth the extra $25. The Cheese and fruit platter is decidedly not. Value 7/10 (Overpriced) Cleanliness 8/10 Staff 10/10 Comfort 7/10 Location 6/10 Tranquility 8/10 Note for current or future owner: Update the Happiness suite. The mattress was very uncomfortable, the sink in the kitchenette is broken and moves in its base. And please get a comfortable seating option the two early 19th century chairs are beautiful but about as comfortable as a milk crate. My husband and I stayed here, over the last weekend, and we absolutely loved it! We stayed in The Balance Room, and I loved the decor! All of the details and history of the mansion is just wonderful and picturesque. The staff prepares breakfast every morning in two different time slots. Both of the meals we had were delicious. Though, my favorite was definitely the egg, potatoes, and chorizo dish. I'm pescatarian, so they made my dish with soy chorizo, and it was very tasty! The location of the mansion is wonderful, as well. We hope we get to stay here again, we had a lovely time! read more

First, the good points. It is a very cute little hotel room. A nice size bathtub. Very small shower and a tiny vanity. Very pretty. The downers....The mattress is extremely soft and tall. I'm 5'4" and a little hop was in order to get on the bed. The extreme pillow top is even worse if you were to get a little cuddly with your boo - you will sink sink. Unfortunately, you have to either sit or lay on the bed in order to watch TV. My back is still screaming at me. The walls are paper thin. There is a little kitchen for ice, etc... right outside the door to the room. You will hear anyone in there or just walking to their room. You will hear tv's and conversations from other rooms. You will hear kids at the park right across the street. There is also very large homeless encampment down the street under the freeway. I would not pay more than $125 for the hotel - at least the room we were in. Sadly, my hubby paid way way more (I think) trying to find a romantic experience for our 25th wedding anniversary. The Citizen or the Hyatt - are more city center and easier to walk to restaurants. This hotel is pretty far away and you will need to drive or hire a cab. read more

Did not feel safe taking an evening stroll. There is a large homeless encampment around the corner. The location left something to be desired. The room should be priced as a B&B/ airbed versus a romantic getaway suite. I would only recommend this if the prices were lower and nothing else was available in Sacramento. read more

Stumbled upon this beautiful gem in Sacramento. Took a spontaneous trip with my wife and we found this place as we were on the road. This was our first time at a bed and breakfast and we absolutely LOVE IT! We stayed in the tranquility room. All we have to say is, YES! We were greeted at the door by the onsite manager and checking in has never been easier. Given a private tour and lead to our room. There is a nice self serve bar with beer and a nice wine selection, it's very private, and breakfast is DELICIOUS! We will be returning and trying some of the other rooms in the future. We loved this place! Absolutely wonderful. A great hide away in our own city. Soo private and quiet. Everything about it from our room set up to the decor to the staff was wonderful! We stayed in "The Lounge". I am a stay at home mom of 4 kids and I also homeschool, my husband is a manager of multiple men at a plumbing company, so we just wanted to get away and relax for our 16th anniversary! Only one thing. You will get a WONDERFUL breakfast included; IF you book your stay through their website (innandspaatparkside.com). We did that. I was really looking forward to being served breakfast in our room; but come to find out, your breakfast is included but it's served down stairs. I requested to have our breakfast served in our rooms, it was an additional $25 for every morning you want to be served in your room. The location of this place is rather questionable, but once you get inside, it's like stepping into a different world entirely. I've been here twice. The first time for Valentines Day but unfortunately my sig. other and I didn't get a chance to reserve spots for the massage because there were too many people who booked for the V-day weekend. My second stay was for my 22nd birthday that just passed (August 25th) and I finally had the chance to experience first hand their Swedish Massage. It was the best I've ever had thus far. My masseuse's name is Lorna, and she was great! I think she added something special because she knew it was my birthday. I really love the themes that each room has. The first time, we stayed in the "tranquility" room (this one has a mirror above the bed btw!), the second one was at the newly built house and stayed at the "refresh" room (where we had our very own jacuzzi). Both were great and just to our liking. One thing about the new house: 3 stories high, the staircase is a little cramped and feels like you can lose your balance at any moment. The staff is also young and very friendly and I love how they're always attentive. They also serve breakfast in bed usually chef's choice but they ask beforehand if you are allergic to anything in one the paperwork before heading to your room. I am going to continue to support this place and make it a yearly trip to come here. I definitely recommend this place :) Don't forget to ask for the "turn down" when you and your special someone go out for dinner and want to find your room romantically prepared. The Inn & Spa at Parkside is a dream come true for those who appreciate the beauty of relaxed feel of a resort and spa hotel. I purchased the Living Social deal for $169 in April. I also booked a couples massage (the LS deal gives you a $100 credit towards spa treatments). I wanted to stay in the Kiss Room and upon calling, the earliest availability for a Saturday was in June. So, I went ahead and booked it in hopes that nothing unexpected comes up in the meantime. This was a surprise for my special someone. We stayed at the Inn for one day and it was completely amazing. We checked in a little earlier than the standard check-in time (3pm) because housekeeping was done cleaning the room and we arrived at the Inn well before check-in time. The lobby area is beautifully staged. It tells you that you made a very good decision staying there. We were greeted by two different staff members who were friendly and to the point. We checked-in, gave our breakfast meal request, grabbed two complimentary DVDs from the shelf, and went on our merry way to our room. The Kiss room looks exactly like it does in the pictures on the website. I loved the shower with the dual shower heads, the jacuzzi soaking tub, the comfy bed, the microfiber robes!, the location, and the decor! Reading the other reviews, people mention that the room doesn't look as big as the pictures but honestly, it has amenities that other hotels don't even offer. Yea, the room is smaller than most hotel rooms but think about it--there's a separate shower, separate toilet area, and a big jacuzzi tub all in the room. It also creates a very romantic environment. Our massage therapists knocked on our door 5 minutes before our appointment time and we proceeded to the room next to us which was the couple's massage room. We got the 60 minutes swedish massage. It was the hubby's first time and he's a fan of spa treatments now thanks to his massuese (Yay for me!). We then went back to our room after the treatment where they gave us chocolate covered strawberries and apple cider. Very romantic. In the morning, there was a knock at the door at 9am for our breakfast in bed (we requested this at check-in and there's no additional cost). We had the veggie quiche, fresh fruit, an oatmeal/apple/cinnamon dish, hot chocolate, and tea. They completely honored the "no meat" request we made at check-in. The room was in working order and nothing seemed out of place. I would definitely come here again minus the spa services only because I've gotten better treatments elsewhere. For the price, amenities, and location--this private getaway is 5 stars in my book. read more

The atmosphere is a bit odd in that it is in the basement and has random stained glass as well as decor that doesnt quite fit. The person who greeted us was busy and kind of put us down there and didnt ask if we wanted any beverages, etc. The waiting room was not very relaxing or inviting. As for the massage itself it is wonderful! the masseuses made sure to ask us exactly what we wanted and listened. The massage tables themselves were average but because it is so cold in that basement they are in dire need of heated tables or pads under the body because I was shivering at times. Subsequently we had a bath drawn for us which was quite dangerous to get in and out of. Thank goodness my husband and I are more agile than the average person, but I can definitely see someone slipping and hurting themselves while attempting to get in and out of the slippery tub. Overall the massage quality was a 5 star but everything else was a 1. Given how expensive this place is I would have expected them to have stepped up their game a bit more. read more

My husband and I stayed here. It was a surprise to me and our first B& B experience. We had a great experience! The inn keeper was kind and helpful. The house was clean, and the historic part was a plus for me. The room was big , clean, comfortable and private. Breakfast was really good. We stayed 2 more nights at the Inn. First, a girlfriend and I stayed in Dream. We had dinner at Enotria, came back for some wine and cheese, then off to massages. We had Lynda and Pat G and it was amazing, besides my gf having extremely ticklish feet :) We sat in the hot tub out back for a little while, even though it was cold outside, the tub temp was excellent! The bed was so comfy we fell asleep in the middle of 'Mama Mia,' one of the movies we grabbed from the living room. Next, my mother-in-law and I stayed in Kiss, ordered Ernesto's to go, had massages with Lynda and Michael, and I almost fell asleep during my massage, lol. LOVE the balcony in Kiss, one of my favorite things about the more modern rooms. Great breakfasts both times!! Next up, Refresh!! Pro's: Nice modern decor. Plush bathrobe, nice products, lots of street parking, decent customer service, near downtown, happy hour social, and breakfast brought up to room. Con's; there is a frig, microwave, coffeemaker and sink right outside of the lounge, refresh and kiss rooms (all on the 2nd floor). At first I thought that was a little odd, but at 2am when I heard another guest scoping out ice and using the microwave and slamming the cabinet doors loudly, I was a little pissy. The bed is soft, but in serious need of replacement. I felt as if the center was sagging and was uncomfortable on my hips and shoulders; my husband was complaining the morning after how his neck and back are tweaked. The lounge room is facing the Southside park; so if you are spending a weekend evening you can hear the noise of kids in the early am, in addition there is the farmers market on Sunday half a block that draws in a huge crowd. So, come Sunday morning at early 8'ish I can hear the kids laughing and having a great time, while I desperately wanted more rest time. Overall the room rate is $240.00 a night and I don't feel it is worth the cost, maybe $170'ish. Keep a look on their website for specials. I edited my review because the owner contacted me and addressed the situation which i think speaks for itself .We like the Self service bar on the honor system that was cool . The place could've used a good cleaning. In the photos of the passion room it doesn't show the fake stained glass windows . It's just plastic pieces thrown onto the windows to get it the stained glass effect but they were all peeling off on all the corners . The bathroom was my favorite room because it had great lighting . I did like the wrap around curtain although it didn't have a grab bar . The baseboards and trim were in desperate need of paint .Glass table top missing from bathroom table , the nice young lady who was getting ready to clean our room helped us out to our car with baggage ! Terrible customer service. Don't ever book here. I needed to cancel for an emergency and they won't let me cancel or even change the date! They charged $400 for one night and they're saying it's $200 for a night. read more
