That is why I was so surprised and disappointed by my stay at Hotel Thaxter in Portsmouth. The room was shockingly small, smaller than many I have stayed in in NYC/ Manhattan. The bed was extremely hard and uncomfortable. The curtain was broken, so light poured in early in the morning. It was also very loud. We could clearly hear street noise, guests talking, and stomping from above. Housekeeping was especially concerning. When we returned, the bed looked as though it had been left halfway through being made, unfinished and careless. Towels were not refreshed, and the in-room water was not refilled. Small details matter. I asked about upgrading to a king suite (was in queen room) and was happy to pay, as larger rooms showed available online. I was told they could not move us even if the difference was paid because I did not book directly through their website and that next time I should book direct. Ironically, those larger rooms sat empty while we remained cramped. Most travelers discover boutique hotels through third-party platforms, so using that as a reason not to accommodate even a paid upgrade felt unreasonable and disappointing. I am giving 2 stars only because the location is excellent and the lobby is cute. Otherwise, this did not live up to the boutique standard at all. I loved my stay at Sailmaker's House last summer; they were booked this weekend hence why we were excited to try hotel Thaxter. I would strongly recommend staying there instead. I would avoid staying here.

Carlene and Chuck worked closely with us to arrange for a tent for our group for the weekend as well as a lobster bake dinner one evening. To top it all off, their daily, hot, delicious chocolate cookies were the crowning touch! The Colonial Inn is a truly nice place with exceptional staff. There was a nice large shower in the bathroom, along with a pedestal sink, and a cabinet to store your toiletries. We had a mini-frig and coffee maker in our room. In the Lobby there's a seating area, dining tables, games, puzzles, and a few books to read. Outside, there are rocking chairs all along the deck, plus more dining tables. The pool and hot tub looked very nice, although we didn't use them, but others were enjoying them and the lounge chairs on the pool deck. The staff were friendly, and provided little extras, such as fresh-baked cookies each day, water, coffee, snack bags. The Continental Breakfast was easy and just right amount of food first thing in the morning, before heading out for the day...a nice selection of hard boiled eggs, bagels & Cream Cheese or peanut butter, toast, pastries, fruit, cereals, milk, juices, coffee, tea, and Hot Chocolate. It was an easy walk down to the shops on Shore Rd, Main Street, and Beach St that takes you out to Ogunquit Beach. If walking is more of a challenge for you, the Trolley stops right outside of the Inn. The path leading to Marginal Way is right next door, as well. Not a criticism, but just full transparency...this is an OLD building that's been updated, but the floors still creak, and are slightly uneven. We highly recommend The Colonial Inn, and will revisit in the future.

The owners, George and Cathy Wilson, are phenomenal, interesting, salt-of-the-earth people, and they are excellent inn keepers. Their home is as unique in style and decor as it is functional, lending itself to days spent poolside with a book surrounded by acres of wildflowers and trees. A full breakfast is served each morning and it is exceptional. Each room has its own unique amenity: one has a gazebo, two have private screened-in porches, one has a garden entrance, others have fireplaces, etc. There is one suite, three other rooms and also a full apartment. The central air conditioning is a gift from heaven on hot summer days and the pool is amazing - so much more than just the standard cement hole-in-the-ground filled with water. Personal touches abound and it seems that everywhere one looks there is a unique piece of artwork or furniture or sculpture or planting that compliments the whole without being gaudy in the least. Having frequented Ogunquit for ten years, I do not know why I never knew about Beauport before - perhaps because it's a 15 minute walk from the center of town and I just never stumbled upon it until this past weekend. Quick list of other things I love about Beauport: no kids, no pets, no loud delivery trucks rolling by at 4 AM as with the other inns downtown. With two weddings in house, there were a lot of demands from guests. Still, reception kept a smile and was always pleasant. There are board games near reception in the lobby that you can borrow as a hotel guest. The lobby includes a comfortable seating area, ATM, merch, entrance to their restaurant and bar, and restrooms are down the hall. An elevator leads up to the floors above where guest rooms are located. They also have guest rooms in two nearby buildings. One of those buildings includes balconies overlooking the ocean. Our room, in the main building had an ocean view if you put a chair next to the window and looked out. The bar and restaurant offers a variety of menu items including salad entrees, beers on tap, full bar, coffee and dessert. We ate there a couple of times during our stay. Staff were well trained and the food is fresh and tasty. The parking lot behind the main building is dirt without 'lines' to get as many cars as possible in so some days there were more spaces than others and we often saw guests circling, waiting for a spot. There are handicap spots there with a dirt/gravel walkway street side, then toward the back entrance where you will find an elevator down the hall to the lobby. Otherwise, there is a short staircase from parking to the back entrance. 'Drop off' at the lobby door is literally 'in the street'. No parking there, just drop off, then circle round to park. Parking is also available in front and back of building #2, a small dirt lot is next to the hotel lawn and a few designated hotel parking spots are street side. Just be sure you are in a hotel spot so you don't get ticketed by the town. Our room was clean, but had an odd smell. I went into town and purchased some essential oil spray and a candle which I used throughout our stay. The original building on this site burned down, so I can't blame the smell on an old building, but it's not exactly new either, and it is by the sea so it may be damp. The room included a small table and two chairs, a coffee/tea area with mini-fridge, and plenty of single use toiletries. We did ask housekeeping for additional hand towels during our visit. The bed and linens were comfortable. Towels soft and absorbent. I shower in the evening and it did take a bit of time for hot water to arrive, but once there, it was plentiful. No complaints about water pressure. We kept the window open for a sea breeze so not sure how the AC performs. The wedding staff were very pleasant and the bride and groom seemed quite happy with their event. A wedding on the lawn overlooking the sea was set up the night before. The ballroom used for reception is lovely with restrooms on site, indoor and outdoor bar and plenty of staff on hand for the open bar and passed hors d'oeuvres. The patio outside was partially shaded. Inside has AC. The plated meals were very good. Other event spaces are available in this building plus guest suites. There is a lawn directly across the street from the lobby with lounge chairs for guests to use. The public beach is down a slight slop from the lawn and is quite large with soft sand and some rocky areas that are good for small kids to search for sea creatures. The town of York is right outside the door with lots of gift shops and restaurants. We enjoyed exploring the town as well as nearby sights.

Bring your own sleeping bag, pillow and slippers so you can touch as little as possible. We were afraid to complain, but needed a flushing toilet so we asked for assistance. They sent someone right up, but it was never fixed. For $800.00 a night, and $50.00 for parking, it was really sad. Even the incredible location can't make up for this disgrace of a property.

We arrived on Friday evening just before the evening happy hour was about to start. We enjoyed some snacks, a chicken dip and cocktails on the porch of Trellis house. For dinners we walked short distance each evening- one to the Maine catch and other to the Italian restaurant across the street. The room was very nice, clean and very tastefully decorated. Had a little kitchen too. Bed was comfortable. Dining table with a couple chairs. Downstairs outside there is a cute little sitting area either an outdoor fire pit. The hosts were both very friendly and welcoming and so were the staff. Very pleasant all around. Breakfast next morning was amazing- two courses - first one was a lemon blueberry crumble cake - very yummy. Followed by an eggs Benedict on English muffin with bacon and tomato- I asked for mine fully cooked and they were happy to - some of the others also asked for the same. It's close to the water and the cliff walk - so that's what we did Saturday morning/afternoon and got some gorgeous photos of the ocean. Overall a great stay at a beautiful charming inn with pleasant hosts.
