I cannot be happier with the service provided by Inspect LV! I had a home built in 2022 and scheduled to have an independent home inspection ahead of my one-year builder warranty inspection. Inspect LV was on time, professional, and very thorough. Nearly 60 items were identified that were not up to code, including a broken roof truss. The worst inspection company we have ever encountered here in las vegas. Never seen an inspection that never check the doors, appliances of the property you are buying. Re-inspection is a total piece of joke! They never checked all the items that were listed on the repair sheet, no pictures in the report. A complete trash. Carmen was very professional and performed an extremely thorough inspection, catching several safety issues and identifying some potential future issues I would not have known about. My Realtor provided me a list of Home Inspectors, which included Caveat Emptor LV (CELV). The CELV web-site, with On-line Scheduling is easy to navigate, convenient and pretty intuitive. Once confirming the appointment, I received an e-mail from CELV with an attachment that explains "What To Expect" from a Home inspection. As a Buyer, it was very useful and help set my expectations. Our Inspector, Ralph, was on-site when we arrived at the appointment time and greeted us and then reviewed the Inspection process one more time. During the Inspection process, I asked Ralph several questions, which I should have postponed until he was finished, but he courteously responded. The Inspection Process took about 3 hours, depending on Square Footage, with the last 30 minutes spent reviewing his Findings and stated that the Report should be available the following morning, but more than likely that same evening. About 4 hours after the Home inspection was completed, I received an e-mail from CELV with a link to download the Finalized Inspection Report. My Realtor also received a copy and we were able to send the Repairs Request to the Listing Agent. So far my experience with CELV has been very positive and I will update my Review after we schedule a Re-inspection, assuming the Seller completes them in a timely manner. CELV does not charge for two Re-Inspections, which is a great deal. Kudos to Ralph and Owner Paul for making our Home Inspection a painless and worthwhile process. read more

Our realtor recommended Caveat. We were buying a brand new construction home and wanted a pre-closing inspection. We had done this before in another state and were aware of how helpful it can be. With Caveat, right from the start - contacting the office, talking to Renee, it all couldn't have been easier! She contacted our builder and made all the arrangements. Inspection was done 5 days prior to us closing and we received constant communication before, during and after. The report was priceless! Mike did a fantastic job - eagle eyes - on everything. Each page was dedicated to an issue along with pictures of what was found. Thankfully, most of it was minor, but still items that we would've never even noticed for months. And the more major items? Mike inspected, tested and found things that would've been far beyond our knowledge. It was easy to forward this to the project manager and give him time to accomplish. Took a ton of pressure off of us when we arrived. We can't recommend Caveat enough. From beginning to end, it was a top notch experience. *Updated Review* - CONSUMERS BE AWARE! Mr. Paul Donohue contacted us via email this morning and threatened to impose legal actions on us if we didn't take down this review. I'm not surprised why there's so many five star reviews now. I changed my rating from 2 stars to 1 star as we will not tolerate such business conduct. We're reviewing the company based on our experience which can be referenced by future consumers. I just would like everyone to know that in accordance with first amendment of the Constitution(Freedom of Speech), Consumer Freedom Act of 2015 and Consumer Review Fairness Act of 2016, Congress and FTC has protected our right as consumers to share our experience via various sources. Please do not be afraid to post your experience about the company. We will seek for legal actions if Caveat Emptor continues to harass and intimidate us by various means. Caveat Emptor was recommended by our agent for a recent home purchase. The experience started well. It was very easy scheduling an inspection on their website and they followed up with us the next business day and confirmed the time and date for the inspection. They also offered military discount as my finance is a veteran. Our inspector, Michael was very responsive to our questions and calls. However, it all went down when we tried to schedule for a re-inspection. I guess it would've been okay if we didn't have any problems with the house we were purchasing. The house had their solar panels removed from the roof per the contract and sellers agreed to patch the holes by a licensed professional. We were worried about the roof condition so we did ask Michael to pay attention to the roof.We were not aware that Caveat does not go up to the roof and inspect it. They only use drone for the roof. Nevertheless, the drone should pick up any defects, like roof tile cracks. The report issued by Michael specified that nothing was wrong with the roof other than pigeon droppings which he recommended to correct by a licensed roof contractor. We received a picture taken by the licensed electrician who was hired by the seller to remove the solar panels and became extremely concerned about the roof condition as the roof was shown with deformed and unaligned tiles per the picture. It might've been that the roof was taken by another angle since the electrician was physically on the roof (or it was a different area from the picture taken by Michael). Note that the picture was taken before the home inspection so it should've been picked up by the drone during the inspection. We asked sellers to repair items that were noted on the report as well as restore the roof condition. Sellers refused to correct the roof since there were none noted on the report other than pigeon droppings. We were told by our agent that Caveat perform two re-inspections for free and we did see it on their website as well. As we were scheduling the re-inspection with the owner, Paul, the whole experience started to go south. He was very experienced and skillful as an inspector and provided us educational information regarding the roof and what they normally look for during the inspection ( look for cracked tiles, etc.) However, when we politely asked for a re-inspection for the roof as the seller refused to correct the roof condition unless it was indicated on the inspection report, Paul refused to re-inspect the roof due to liability reason. We asked if he could physically go up to the roof and inspect it as the drone did not pick up the deformed tiles noted on the picture sent by the electrician. His demeanor changed after we asked. He stated that re-inspection is only limited to areas corrected by licensed contractor, which nowhere on the website did it mention such clause. Since he refused to re-inspect the roof or the attic ( We asked if he could go up to the attic and checked if there was a leak since he refused to inspect the roof but he refused to take responsibility in anything related to the roof), we had to get a roof inspector out the last minute as our due diligence period expired on the same day. It was not very long did we find out that there were over a dozen cracked roof tiles!!!!! The roofer told us it would cost roughly 1200 dollars to fix it! We withdrew our offer on the new house but were very upset that Caveat didn't do a thorough job inspecting the roof. I understand home inspection is not the same as roof inspection but a dozen cracked tiles? that's insane. it should've been picked up by the drone even if the inspector didn't go up on the roof. We were also told by the sellers' agent at the last minute that the house is under litigation with the builder due to various defects associated with the house. We used Inspect LV twice, our first experience was great, the report was complete and delivered on time. We purchased another home in December we used Inspect LV for the second home as well. The second experience was less than good. The report was not all completed, when we asked them to complete the inspection that we paid for, which included the pool inspection, which we paid extra. the pool had a poor patch job done and it was clear as day, not sue how they missed it, but they did, they refused to add this even though we sent photos and asked them to reinspect the pool, which they told us as well as our realtor, they would not reinspect or add the photos showing the defected area. Also, they went back to inspect the roof, which they missed the first time, they would not add photos in their report showing the cracked roof tiles or any other photos for that matter. I strongly recommend not using this Company, they are horrible to work with. We paid for a complete report and did not receive one as well as it was delivered to us last minute. read more

Caveat Emptor LV offers two follow up inspections with the service you pay for. The first inspection and inspector was amazing. The follow up was a waist of my time. First he was an hour late for the appointment. With new development he probably should have confirmed address as most are not updated on google maps or gps. Then he had a not so nice attitude about the reinspection because he said he did not review original inspection and only does visual check of what we want. I asked why nobody with the company explained how the inspection worked? Probably because the service is not what you would expect as a paying customer.
