We are in the process of purchasing a home, and Garrett came out to inspect it for us. Garrett knows his stuff, and I was particularly impressed with the fact that he spoke to me directly and respectfully. This should be a given, but unfortunately, not all of the inspectors and workers with whom I interacted in the process of purchasing a home did so. Several of the other people who came addressed my real estate agent even though I was the client not my realtor, and even though I was standing right there and asking questions as I was the one with a vested interested in the results, not my realtor. In a word: sexist. But not Garrett and not any of the inspection subcontractors he brought with him. All of his guys were thorough, professional, and respectful. One of the other benefits of going with this outfit is that you don't have to call around and make separate appointments with each type of inspector (e.g., I need the sewer looked at and Garret brought someone from Williams out with him, I needed chimney, and he brought a chimney guy, if you want mold tests, they do this too). And they are there just to inspect and to try to sell you repairs under the guise of being inspectors. The only thing they didn't do is termite. I also appreciated Garret's report and the fact that there are pictures with concise descriptions on it showing exactly where everything is so that after we move in, I have an easy reference for a handyman or contractors to go and fix all the little details. It's also useful because when you move into a house, the location of important things like fuse boxes and A/C controls may not be immediately apparent, and rather than hunting for them, I can just find them on the report. Garrett was on time--in fact, he was there earlier and already inspecting the roof when I arrived. Of course time will tell whether anything significant was missed (which would necessarily reflect poorly on Inspection Pros because there are things that come up that you would only notice if you were tearing down walls or doing super invasive things). They also will provide you with a homeowner's manual, although they put a 40 cent stamp on it, and I had to run around the house scrounging for change to cover the rest of the postage because my mail carrier told me if I wanted it, I'd have to give him 2.10--so maybe they could just hand this out at the inspection to save on mailing costs. But I would recommend them to anyone, and we were very happy with the inspection experience (which can be very stressful). read more

My home was inspected in July. We decided to redo the bathroom in September and had a different plumber over. The tub drain was pouring water into the subfloor. The pipe from the shower had an actual hole in it. I have pictures. There is no way this should have passed inspection. I told garret and he offered to reimburse me - but only if I signed a waiver releasing him of any further discoveries. This was a red flag. I paid for another FULL inspection with someone else and it turns out the beam in my den was never attached with ANY hardware and it's pulling away from the house. I SPECIFICALLY asked Garrett why the den had cracking and he told me it was "the house settling and to patch and paint". I am currently in the process of small claims. I am not in the habit of frivolous litigation or even bad reviews. But this man lied to my face after I paid him and left me in a dangerous and expensive situation. FIND ANOTHER INSPECTOR read more
