We are coming up on our first year in our new build. Our realtor (Thresa Zech ) suggested we have a full independent inspection to address any issues that could have happened one year after we closed. She gave us several names and when I called Inspections Over Coffee I had a very nice conversation with the young lady that took my call. That actually sealed the deal plus the price was right. She gave us a full rundown of what the inspection entailed and the time frame. On the day of the inspection our inspector, Mike called to let us know he may be a bit late because of traffic. Much appreciated! He arrived and let us know what he was going to do and got to work. It took a couple hours and left no stone unturned. After the inspection, he went over the results and provided us photos and full details of his findings. He emailed us the full report including all photos in a file that we forwarded to our builder to schedule repairs. Thankfully they are minimal as we have a well built home. Never use this inspector! When you try to discuss concerns, his replies are defensive, lack integrity, compassion, and customerservice skills. He reimbursed us the $450 for the cost of an inspection after he missed almost 40k in repairs that cover repairs for misses with electric, plumbing, HVAC/insulation and mold!!!! There was a DEAD animal in our fireplace he missed- laying on the floor behind the grill. Also, I am highly allergic to mold and sent this guy and my realtor a personal note that a mold inspection was critical due the sellers disclosure that there was a supply line leak in the past that affected the drywall and flooring. I have mold related lung scarring and due to my health this was the most critical part but was obviously neglected because of our discovery in the bathroom yesterday. Now we are concerned there are many more issues behind drywall but were told that all he can do is a thermoscan. He said he would do a thermoscan but the day of inspection he got the time wrong and it was raining so he would have to go back. Apparently he went back, sent us a couple pics but no report. He didn't look under sinks or in the attic and his excuse was it was full of personal items. The homeowner was home during the whole inspection and he didn't ask her to leave (weird) ...or since was home, to move anything blocking his ability to inspect areas. His entire report just says "call a speciality professional" for every category, so he has zero accountability. We trusted this person to give us advice about the underbelly reality of this home, but I think he was more interested in helping out the realtor make a sale, as her logo is on his website. During the consult, he and our realtor verbally assured us that his report was "better than most" and to "calm down" when I expressed distress. Both my realtor and inspector minimized missing insulation saying "its not needed." We are just an average-middle class, older couple who wanted to retire in scottsdale, but now my husband cannot retire in five years because we have so much debt from house repairs that were misses by this guy! If we had received a thorough report and verbal discussion we would have never bought this home!! Note-Be sure to find a quality inspector and don't "just" rely on the realtor when you buy your home, look out to protect your cost financially and mentally by doing your due diligence and researching the right company! We hired Inspections Over Coffee to inspect a property we bought in Scottsdale. The inspector was through and found several items that needed attention. The owner called me a few days later to discuss the report and see if I had any questions. I did want to know why we weren't doing a termite inspection since that is routine in other states. He let me know that they would tell me if they saw any signs of termites and they didn't. This company is honest and above board and really does care about doing a good job for their customers. read more

Most of the reviews are written from the perspective of the buyer - mine will be from the seller point of view. I will give him that he showed up on time and had a lot of equipment with him. when he arrived, I provided receipts for work that was done and maintenance that was scheduled. I also made myself available to grant access or answer questions. during his testing, he flipped a breaker in the main panel that would not reset and took two of my bedrooms off line with no power - including the ceiling fans. my daughter occupies one of those bedrooms. he very casually mentioned that outlets may not work but when I went to investigate, nothing worked. I asked him who was going to pay to have this fixed - on a Saturday, in Phoenix, in May - his response was to contact my agent. I was upset that this happened, naturally, and asked again who pays for this - the rooms were fine until he touched the breaker. He had no plan for how to rectify an issue that came up which is concerning. Most people don't have trades at their beck and call, especially on a weekend. I did ask him again who is responsible and he started yelling at me. I have never had a trade yell at me in my home, and you would think that, being an uninvited person in my home, he would be ultra professional. He clearly has a short fuse and is quick to anger. I ended up calling my agent who called the buyers agent because of this mess. He only apologized when I pointed out how unprofessional he was. I cannot even log a complaint with the company because he is the owner and accountable to no one. I would have asked him to leave but did not want to cause additional expense to the buyer who had nothing to do with this guys behavior. I will say the buyers agent really stepped up and came over because I did not feel comfortable or safe with this guy in my home with me after this encounter. I never raised my voice to him but was upset that he had broke the breaker I would not select this company after my experience with him. The final report was more verbiage about what they don't inspect and what are not responsible for more than what would be of concern to a buyer. if I could give no stars I would. read more

inspections over coffee did a terrific job with an inspection on a park model home setup in a RV Resort. I felt the list of repairs would be extensive and maybe undue the deal but minor problems weren't a deal killer for me and two larger problems weren't problems at all once the sellers were contacted and queried.
