We have been renting from Invitation Homes and they've been great. They are prompt with any maintenance issues and the communication has been very good. We are potentially moving to one of their other properties and Renewal Coordinator Kieth Mess has been awesome! We've had a lot of questions and he has been very patient with us. Since we moved to an Invitation Homes house in St. Augustine, FL we have been experiencing issues with the A/C with "band aid" fixes all the time. This year (2023), and during the past 3 months we have suffered from A/C failures and patches again. The first time was at the end of May, at that time we had to be without A/C over 9 days. We called several times to the maintenance service, we placed the orders and then were canceled by Invitation Homes with no explanation. Until my daughter fainted from the heat they decided to send 2 portable units for a house of 4 rooms even though they took 10 days to fix it, because according to them the part had not arrived. Exactly 20 days after "fixed" the AC failed again in July and again after much begging they sent someone to fix it. The company they used as a vendor said invitation Homes had not authorized "the part" and we had to wait for the same initial vendor that had done the previous repair who came to supposedly replace the new "part" 10 days later. This A/C worked for another month and then broke again. We called to ask for an explanation and again their technical service came out with excuses, placed the orders and cancelled them (sometimes automatically), and again we are waiting for the same company that has done the previous "repairs" since last Wednesday, having another 5 days without A/C again. Not only this happened in the middle of summer but also during the hottest year on record and with heat waves. This has not only caused risky health problems but also economic ones. Adding to the fact that we have a pet. Invitation Homes and the property manager of the office in Jacksonville, FL have only called us to renew our lease agreement, but she has NEVER contacted us to give us an explanation of this issue or offered us a solution. It is unbelievable how we have been without air conditioning for more than a month if we add the days of the past 3 months and we have paid the rent on time. What is more unbelievable is the lack of respect that Invitation Homes has for the customer. Trying to repair a unit that is damaged with small repairs putting our health at risk. We really need an immediate solution to this matter. Unfortunately, and for the past 10 years Invitation Homes has not shown any interest in its residents except for their monthly payments. read more

Do yourself a favor and do not rent from this company. I am counting the months until my lease is up. The extra fees they add on to your rent every month for things you do not need, but they require, feels like highway robbery! My rent every month is about 150. more than the actual rent that I thought I would be paying. They add on multiple administrative fees for different things, over charge you for air filters, ring doorbell, etc. We have rented from other companies in the past when we were building or looking for a house to buy and those companies never charged these ridiculous add-on fees. read more

If I could 0 stars I would. This company is the definition of slum Lords. I have mold in my house that they refuse to admit to. They even had a mold remediation company come out to my house and the technician acknowledged to me that their was mold and it was in the air ducts. The technician cleaned out as much as they could but said it was all the way through the air ducts and that isn't something that they could do. They recommended someone else cleaning out the HVAC system. Invitation Homes scheduled someone to clean the HVAC system out. Then they had their attorney send me a letter stating that no mold was found in the home, even though someone is scheduled to continue cleaning out the mold. I asked the attorney for the report from the first company and the attorney lied and said there wasn't a report. I asked could I have permission to have the "nothing" tested from a company that specializes in mold testing. The attorney said I didn't have permission or do they give anyone else permission to intrude on the HVAC system. So basically they lied and said there wasn't and mold in the home even though people are coming back and forth to clean mold out the home. Then they will not give me permission to have the mold tested to confirm it's actually mold. Meanwhile my family and I had to move out the home a month and a half early before my lease expired because we were all getting sick. I emailed the reviews email and they said someone would reach out to me but I guess that someone was their company attorney to try to scare me into stopping. We have complained multiple times about our AC since moving in just over a year ago. We live in FL and Temps have been over 95, with Temps getting into the 90s in our house. We have had two people come and look at it but nothing further. I keep getting g told how sorry they are when I call and that someone will call us back. They don't. ​We were given a tiny portable ac unit that is supposed to help with 250 Sq ft. Not enough to make it livable unless we stay in one room with all doors shut. We are a family of 5 and this is miserable. We need resolution asap. read more

Awful company. I have been renting for almost 9 years. Same home. I paid a pet deposit when I moved in all those years ago. Now IH is charging me another pet deposit! As well as jacking my rent up $40/mnth. Not to forget the $10 hvac filter. The mandatory renters insurance that only covers there property and not mine. And the always nice $10 administrative fee they charge you every month. Any "tech" that comes to your house is a joke. Not even a qualified handyman. The repairs they have made to the property are atrocious. Do yourself a favor and avoid this company as best you can. Total nightmare read more

Hello, my name is Kevin Conner and for 3 years I have been a tenant of Invitation Homes (IH). I would like to take this opportunity to share my experience as a warning to others seeking a rental home. There were red flags we ignored to our detriment. IH wouldn't allow us to see the property before the day we moved in. Upon move-in we found the AC system was not operational. IH took 3 days to replace, meanwhile at my cost my family and I were in a hotel and our dogs were boarded. IH charges tenants for AC filters each month. Filters must be appropriately sized to function. After 3 years, IH is yet to deliver us a filter that fits; the size we receive is for the system that was replaced. We have reported this issue countless times through the company's maintenance portal, the local office, and national maintenance HQ (Chicago, IL). 3 years in, and nobody has done anything. Most recently, on Sunday June 9th, our AC unit failed during the evening. We requested maintenance, were notified it would be at least 2 days before a technician could arrive. We spent Monday evening at a local hotel (again at our own costs). On Wednesday the technician arrived and diagnosed the issue as a clogged drain and per him, fixed it. It lasted less than 24 hours. After filing another request, the vendor came again on Friday, claimed all was good, and by Saturday evening, the unit had shut down yet again. Obviously, nobody with IH works weekends, so after another request for service, and being notified it would be two days before repairs, I paid out of pocket (see the recurring theme here) for a different service which came, diagnosed the issue as faulty wiring on the safety cutoff, and fixed it. Other issues with IH lack of response to maintenance issues includes being told it would take 2 months for a plumber out to fix our broken kitchen sink despite standing water and an odor. I again paid out of pocket for a plumber to come to our aid. I'm just thankful that I have the financial resources to seek out alternatives to IH Maintenance. If you are reading this and are considering renting a home, please seek out options other than those owned by IH. There are many complaints about them which can be viewed on websites like Better Business Bureau. It should also be noted that IH recently agreed to a settlement regarding fraud committed by the company against its tenants. Please don't be caught in a pinch, do your research and avoid IH! read more

I've had a very positive experience renting from Invitation Homes, and I am a new client. I relocated across multiple states in a short amount of time, so everyone at Invitation Homes had to act with a sense of urgency to accommodate my move. And they did! Especially my main point of contact, Kaye Wilder. Of course when you rent, things will break or not work just right and each time I've requested Maintenance no matter how big or small the issue, the service was prompt, and they worked around my schedule. On top of that, every one is KIND and they wear masks! Kaye is wonderful at helping me when I have random questions or requests. Have submitted several repair requests for a 25 year old rental home that obviously needs repairs done. Homeowner must not care either. No updates on repair requests. Continuous billing for irrigation water, when we have signed up through JEA from the beginning. Don't rent from these guys. Rented one of their properties for one year and I regret not listening to other reviews online that warned me to stay away from them. Firstly, this offices communication lacks professionalism, punctuality, and overall general business etiquette. Emailed their offices Portfolio Director and would not receive any emails back. Would call the office and personal extensions of many people in the office, would leave multiple messages and not one call back or email in WEEKS. Not even one week into living in our new place the paint started to bubble underneath the wall and peel along the doors. Before Covid started we put in multiple work orders that weren't answered until 1-2 months later and ultimately never resolved. Upon move out, you can guess we were charged almost $400 for paint touch ups alone (that were not our fault but the handymen who use cheap paint and don't sand down doors). Oh, and forget about the molding drywall in the bathroom (that was there upon move in) that took multiple calls and work orders to not even fix but just paint over?! We were lucky enough to get 1/3rd of our deposit back when so many other reviewers online noted how much this company loves to keep security deposits. Left this house in better condition then move in (except for the paint of course, but not our fault) seeing as when we moved in the stove was not connected ( it had a whole wrong connection) and the kitchen sink had a horrible leak to the point that you couldn't even turn on the water because it sprouted out the base of the faucet in every direction. You can guess it wasn't fixed the same move in day but two weeks later. Funny how they love "fixing", or better yet, charging, every detail at move out to keep as much of the deposit as possible but not take a good look at the house. I don't recommend this company at all. Please read other reviews on other websites to learn more about how unprofessional this company is and how all they care about is keeping as much money as possible (Proof in my many late fees and late payment notices when in fact, rent WAS paid on time & their ridiculous hidden fees ($20 smart home? where the only smart feature was locking it with a passcode and an app that only works half the time). The home at 8362 is a rental from Invitation Homes. We, along with our neighbors have made complaints previously in regards to this horrific management company. The home is always in shambles, they do not take pride in any of their rentals . We see them come and go always with a quick fix to the many maintenance issues both inside and out The home is now vacant and they have hired a lawn service. To mow the weeds mind you!! Last week, they damaged my fence (AGAIN) I have spoken with them twice. This morning, Christina Britt with their local office refused to take responsibility for the damage they have caused along with refusing to provide her contact information ( i was transferred from another line). It is on record that they have previously damaged the same fence and did replace the panel. I am lucky we were not hurt when the damage occurred. The rock blew through our vinyl fence with such force while they were mowing that it damaged both panels. They are refusing to do anything...hello Ken here we come!!! They were going to get 4 stars, and then I received my post move out letter informing me that I owed above and beyond a 1500 deposit to the tune of 600!!! Now, I'm ok with paying for what I do, and I left them some landscape and pressure washing to do, and maybe a recoat of a room, or wall. But a bill for an entire house, two coats plus trim AND the ceiling??? Wow, so I just painted the house for you eh Invitation Homes?? So let's break this company down ... they are a complete surface company. They do everything by the book which makes you feel very good about your situation and then bam, after a two year relationship they can't just take the deposit and run like the snake they are, they literally recoat the entire house without talking to me or allowing me to have it revisited for half their stupid price. They just bill me and send it certified with their lawyer attached right out of the shoot. So two years of loyal payments is nothing to these folks, normal wear and tear means nothing to these people, they are just going to redo their home on your dime, no questions asked. Did I mention they threaten you on their first attempt to collect?? They don't even try to have a conversation. No need to talk about the little things wrong from the get go that they said, "don't worry about", because that's how they staged their home for you to like it. Write it all down, take pictures, they will come for every last dime of the deposit, and more, by clearly adding charges that are no where near reality, and you will have post rent issues to deal with. I knew they would most likely take my deposit because they felt slimy going out, not talking to me, always pushing me off. But owe you?? They charged for a filter I had changed, so you know they are full of 100% pure bull ____! Just stay away from these folks, I can't pull myself to type more than this experience. I don't know if all large rental companies are terrible, but this one is awful. Several times in 2019 alone they have received a rent check from us on time and posted a late fee to our account. We have had too many maintenance tickets to count in under 3 years, few of them resolved to our satisfaction. Our garage door was stuck closed because of a broken spring; it took a week to get somebody out to fix it. Invitation Homes' temporary solution was to bring trash cans and lawn mower/yard equipment through the house in order to get it outside. Last year we spent about 2 weeks waiting for a dishwasher, including taking time off to meet appliance delivery men who never materialized. We have neighbors complaining about how awful our roof looks because they hired incompetent roofers over and over again to fix a problem, and each one used non-matching shingles (this is a house that, even after years of maintenance mismanagement would still fetch over $300K on the market). Pictures posted online did not match the house we moved into -- several hardwood floors were covered up by carpet before move-in. Management does not care. They will do the bare legal minimum and then raise your rent at every opportunity. Of course they can barely do that-- they did not email the lease renewal to the correct email addresses and then deleted our signed copy and had to start the renewal process all over again. Why did we renew? Limited options to stay in a specific small school zone, but we're evaluating our options a lot more carefully this time around after the latest round of bald-faced lies from the office re: our rent check. Invitation Homes Jacksonville located at 7751 Belfort Pkwy is absolutely horrible. Ever since I moved in Apr. of 2018 there had been issues with this company. From roach invested houses to robo calls from Ariel Brown and constant issues with their payments systems all these people want is money. I called the Jacksonville location to speak with someone regarding my lease and time is of the absolute essence. I have not received a return phone call nor email in theast 24 hours. However, if my rent is not paid or we're close the 1st of the month I am getting calls which I find ridiculous given that I always pay online 2-3 days well in advance to prevent issues. I also try and reach out to Caitlin Dempsey who unfortunately is just as unresponsive. Let's see if this poor review captures someone's attention now and I get a response this way to my inquiry. read more

We moved into our Invitation Home three years ago. It was a quick move, I didn't have a lot of time to research the company, because let's be honest, rental companies can be tricky. They exceeded every expectation. The move in process was very easy, very good communication, they even did a pre-move in inspection, 6 month check, and a pre walk through before we left. We had no issues with getting our deposit back, that being said, we CLEANED before we left! So, do your job as a tenant, and they do their job as the landlord. My only complaint would be the rent price. While we were there, the rent went up over $200. I understand it's a competitive market, and it's companies competing against companies, but that is a lot of money for a loyal tenant. We moved in and the installation of their fridge caused our house to flood while we were at work. SIX years later they are still not repairing the house the right way. The house is now an embarrassment and a safety Hazzard. I've fallen twice as has their own repair guy on faulty floods. I love my home and have been here for NINE years. We now have two color tiles in one bathroom, SIX different color laminate flooring. We can't get anyone to correct the issue. We've offered to buy the home so we can repair it, but even that would cost an extra 40k. Their maintenance stinks and is uncaring. read more

The technician did the best he could by rebuilding the gate. Unfortunately, there was a slat put over an existing slat and shotty work by their contractor. As far as the foundation issue, it still has not been addressed. Not the technicians fault, but who is going to take responsibility when the house ends up in a trench? Why wasn't this issue addressed we can't be taking off whenever they scheduled the appointment? We are looking for legal ways to possibly break our lease, unfortunately we have another year to go and a $2900 security deposit. By the way Invitation Homes needs to stop soliciting positive reviews. read more

Terrible, terrible, terrible. I read the reviews after finding a house to rent from Invitation Homes. I chalked the bad reviews up as just a bunch of tenants that always complain about minor issues. Unfortunately, I was wrong. We have been living in our house for only two weeks now and everything has been a total hassle and complete disappointment. The application process was terrible. We should have known when we could not get anyone to answer the phone or call us back simply so we could look at the property, but unfortunately for us, we ignored all the warning signs. Then we were amazed at the unorthodox way Invitation Homes tried to have us pay a deposit BEFORE ever seeing the house; suggesting that if we did not like the home, we could simply apply the deposit to another one of their houses (that we hadn't seen and did not want). Now we are dealing with many broken items in the house that we either discovered during the move-in inspection or items we are discovering in the first few days after move-in and were promised these items would be fixed. We have placed multiple calls, emails, and used their maintenance portal for work order requests. All we get in return is no-shows and no-calls for the appointments we set. We clear our schedules to sit around half a day for nobody to show up and we can't get anyone to answer their phone. Unacceptable! If you don't believe me, go to their office and ask yourself why there is a locked office door where you have to be buzzed in just to speak to the receptionist at the front desk. Good customer service doesn't require these kind of measures for protection from their tenants. Consider yourself warned. read more

If I could give 0 stars I would, I applied for a house on 6/3/2022. I submitted all of my documents that were required and paid $200 for my application fee. I checked my email on 6/4/2022 in the afternoon from Kayla Willis ( Leasing Agent) that two individuals needed to re-submit income documents in full detail and for myself a paystub for 6/3/2022. So those new documents got re-submitted. I called and left a voicemail on Saturday evening explaining I got paid the 31st of May and that was my last paystub that will be as close to 6/3/2022. Never got a phone call back or email back regarding the new documents that were uploaded. On Monday June 6th 2022, still no phone call or email from Kayla Willis ( Leasing Agent ) so I took it upon myself to call around 1pm and was not able to get in contact with Kayla. So I left another voicemail again. On Tuesday 6/7/2022 still haven't heard anything from Kayla Willis no email nor any phone calls. I check the house on the website to see if it's unavailable still, and NO to my surprise it's back up on the website. So then I call the office again, still couldn't get a hold of Kayla Willis, but talked to one gentleman that works there, and he could see where I've made several phone calls. He notated my name and number and said he would pass it on. I explained to the gentleman that I felt she wasn't going to call me, because I made several attempts and nothing in return. Plus, the house is back on the website. So I'm now furious at this point, because you just took my money and placed the house back on the website and no communication whatsoever! So I informed him that I will be writing to Better Business Bureau and writing a review. Then within an hour of me getting off the phone with him explaining what I'm going to do next, Kayla Willis pops up on my phone out of no where saying the same thing " Upload New Documents, and a new paystub for 6/3 " I ALREADY UPLOADED THE NEW ONES and left a voicemail explaining I got paid on the 31st of May smh.. We are current residents in an Invitation Home. The home and neighborhood are phenomenal. My problem is with the fact that the home has an enclosed pool that is never dirty but they send out a pool company every week for about 5 minutes and charge me 95.00 a month for the service. I feel that they need to have an adjusted scale for homes with pools that are enclosed and only have the cleaning service every other week and charge less money for the service. OR let the renter take care of the pool service needs and if they don't do something right you charge them. As far as everything else we have not had any problems with getting things fixed or talking to the maintenance office. The local office is hard to reach but I have been able to get problems and questions taken care of. The pool charge is my only problem. read more

Jessica helped us through the application process and we were approved within one day. We are currently renting a invitation home in Jacksonville Florida. We have had maintenance issues from the day that we moved in and are still having maintenance issues. When they send a sub par subcontractor out to do the maintenance it is never completed in the same visit and constantly requires several follow up visits because it is never done correctly the first time. They want to band aid stuff instead of fixing the issue to begin with. It took 5 visits to fix the a/c in the middle of the summer. We pay way to much in rent every month to live in a old run down home that needs TLC. My front yard is nothing but weeds and sand but they will not do anything about it but we constantly get fines from the HOA of the neighborhood that we live. How do they get away with this?
