We traveled 5 hours do to heavy traffic and lots of construction on Rte1 North to finally arrive and ask for a bottle of water to be told to go up the street to a convenient store! The owner Patty is blatantly rude and could care less about her guests. We will definitely not return do to the sour attitude and greeting. read more

Beautiful inn on a hill in Rockport, ME. Incredibly clean....spotless! Adirondack chairs on the hill up at the inn and down by the water make for perfect sitting and reading spots. 4 stars because the woman at the front desk wasn't the friendliest on the several occasions we had the "pleasure" of dealing with her. The cleaning staff was super kind and friendly however! There is ample parking and coffee available in the lobby every morning. The rooms are spacious and comfortable. Just as a little notification though as well. We stayed in 103 which has a piddly little handheld shower head (think washing your pets in the laundry room sink kind of plastic handheld). A pretty big disappointment and should be upgraded. Otherwise a very nice stay. The surrounding areas of Camden, Rockport, and Rockland are adorable! read more

Echoing the other reviews for this inn, this is the nicest place I have ever stayed in when traveling through Maine! The rooms are extremely clean (not even a scuff on the paint); the grounds & gardens were immaculate; front desk service was spot on and friendly; and most of all, the views of the Atlantic (from the room and walking down the grass paths to the shoreline) were amazing. My wife and I enjoyed breakfasts in the sunroom overlooking the sunrises over the ocean. This is what a vacation is all about! And because of the unusual heat that week, we enjoyed the refreshing infinity pool late in the afternoon before heading off to dinner. And the inn is centrally located amongst the charming towns along the Maine coast. I could not recommend this inn more and you would be sorry not to check it out. read more

This was our favorite hotel from our family vacation to Maine. The room we got was wonderful. It was super clean and super new. We had a private big balcony facing the lake. And the view was oh so gorgeous. Everything was nicely decorated in the room as well. There was even a rubber duck in the bathroom. I thought that was super cute and sweet. There were a lot of nice amenities in the room, such as a fridge, wine glasses, and a binocular. The lake behind the hotel was so beautiful and peaceful. They had lots of lunge chairs set up on the grass by the lake for you to sit and relax and enjoy the beautiful view. We took lots of pictures by the lake. They also have a outdoor pool that we didn't get to use. The woman working behind the counter was so friendly. And for the price you pay, it's worth every penny. The only down side during our stay was the WiFi was a bit slow. But that's ok! We had a very comfortable stay. And I kind of wish I live here! So beautiful and quiet. Highly recommended. My husband and I have stayed at a lot of places in Maine; this one was the best. Our room was beautifully decorated in a tasteful, relaxing nautical theme. We had a spectacular view of Penobscot Bay right out the window. There was a covered patio, where we would sit and sip wine after dinner. The infinity pool was lovely, the water was a comfortable temperature. Again, wonderful views of the Bay. Although there is no food served, our room had a good sized refrigerator and wine glasses. Coffee, both regular and decaf, are available in the morning. You do need your own transportation to get here, and to get to Rockland (Farnsworth Museum), Camden and Rockport. I plan on visiting the Island View Inn again. read more

I can't say enough about this inn which is truly what I consider an ultimate boutique inn proudly run by a family. The outside is attractive but the inside is even more spectacular. There's nothing that the innkeeper skimmed on in term of guest comfort and the view from the balcony is spectacular especially on a clear day. Do note that there is no in-room coffee maker but you can get free coffee at the reception area. It is located very close to Camden , a charming town you must not miss if you are around this area. My wife and I have stayed in many hotels and motels over the years with star-ranking ranges from 6 to 2 stars, I would give this a 5+ for the experience even though it does not have a spa or a pool. But heck, I can go to many spas near my home and would not waste my time getting spa service when traveling. read more

For the price you can't beat this place. My wife and I will definitely return. We stayed in the king room. One of the things we can't tolerate when traveling is a dirty room. I have bad allergies and it just grosses my wife out. So we are very picky. Our room was very clean and very well maintained! Our check in was quick and easy. The host at the front desk was pleasant and gave good instruction. Only thing to note..which is not a big deal but if you are staying in the lower / first floor rooms you can hear movement and a little noise from the upstairs guest. read more

Of all the places where I've stayed, THIS has been my favorite, especially in Maine. First of all, I love the Rockport area. Camden and Belfast are two of my favorite places on earth and THIS INN was gorgeous. I had no idea that the private suite was so beautiful. Pictures didn't do it justice. When we drove up to the private spot outside our suite and went in, I felt like I was in a beautiful apartment on an estate. It was spacious and gorgeous and the view was incredible. The full kitchen and all the spaces were so well planned and decorated and stocked. I really can't say enough good things, other than I'd like to live here all summer! I really want to come back. I wish we didn't live so far away (about 7 hours) because I'd be back every chance I had! This place is amazing, the property is gorgeous, the water views are gorgeous and the details of the suite are so impressive and made it seem like home! My wife and I decided to spend a weekend traveling to the beautiful coast of Maine and we chose to stay at the Island View Inn. This place is hidden off the main road and has a gorgeous view! It is within a short distance of the shops located in downtown Rockport and Camden Maine, which makes it an ideal place to go if you enjoy searching for that perfect gift. The room was spacious, clean and tidy. The in-closed balcony was a wonderful place to drink a glass of wine and watch the sunset into the beautiful Atlantic ocean. It's like a dream come true to blunder into find a place to stay this good. Tremendous accommodations with balcony over looking water. Rooms are complete down to the smallest detail. They even are equipped with binoculars. Rooms are clean well mainland well managed. It's more like staying in a condo that at a motel. It's the best roadside inn in the entire state! We couldn't find other acceptable rooms and drove back 100 miles to stay another night. Great bed, charming hostess! read more

This is a beautiful and picturesque place, but that is where things end. When we returned to the room on our first night, we walked by two skunks on our patio and in the grass by the doors. The room smelled sour when we walked in. At 4am, we were woken from a deep sleep by an animal scratching in the ceiling above our heads. The noise was loud and kept us up for 30-45 minutes. We tapped the wall soffit and it moved further away, continuing the noise . This was the Puffin Suite. In the morning, I stopped at the front desk and reported the animal. The lady at the desk listened and said it couldn't be a skunk, but a squirrel, maybe. She would call "Kenny" to check it out. I left my number so they could let me know the issue was resolved (or at least looked at, and the access hole blocked). She did call back, but said there was no animal, but maybe it was a mouse. We could come back to the room and pack up to move to another room. I called back to say we couldn't come back. I did not want them to pack up our stuff to move. The guy - Kenny - is apparently an owner. He told me there was no animal, that the animal, but made fun of me by saying it was a bear and other things. He also said I was not telling the truth. He said he would refund my whole stay if we left. Needless to say, we put our vacation on hold and found alternate accommodations and took the time to pack up and leave. A man who would not give me his name and the woman were at the desk when I checked out. My "full refund" was just a credit for the prepaid nights we did not stay. The man yelled at me and threatened to call the police - even went as far as dialing but hung up. He was so rude, I repeatedly asked him to call the police, but he would not. He said that I was lying about the animal in the ceiling. Do not stay here. Ever. Please contact me if you have questions. read more

From the road, you might be inclined to think that this is some below average, run of the mill seaside motel. However, the property lives up to its "Inn" name and then some. A very quaint, warm, inviting place with great facilities. Spacious, comfortable rooms with a great view of a private bay. Might be one of the favorite places I've ever stayed. Some nice touches in the rooms as well - wine opener and glasses for example. Decor is great and unique from room to room. We had to move rooms after our first two nights, because we ended up changing our plans. They were accommodating to us and moved our luggage while we were out. If you can get a room on the first floor, I would recommend it. Great value for the money and a great place to stay. read more

We came upon this inn randomly, but will definitely stay here again. Very clean, very comfortable, very beautiful spot in the Rockport area. The staff is courteous and helpful. The value is excellent. Our room had a loft, was spacious, and unlike many hotels, actually has a number of electric outlets. A small thing to some, but very frustrating when traveling to struggle with charging devices. The walk to the bay is short and there are lots of chairs for reading and relaxing. read more

While we used to be loyal customers, I will never book again. We had a family emergency/death that required us to travel from the midwest to the coast of Maine to arrange funeral and close out estate. We had stayed at their sister hotel, Strawberry Inn, several times in the last few years, I thought our loyalty would be recognized. Due to complicated travel arrangements and unknowns regarding funeral home and pastor availability, we had to cancel our one night which we did 5 days prior. I explained what was happening and that we were loyal patrons, we were flatly denied any leniency and were charged the entire night. I almost hate to tell people about this place - it is nothing short of perfect- and at an amazingly low price. Paid just $127 total inclg tax Sept 16 for a beautifully decorated, large King bedded room overlooking the ocean - and not just a strip of sand but the beautiful rocky Maine coast with islands in the distance - Clam Cove to be exact. Each room has its own private deck with chaise lounge, table, 2 chairs, light and ceiling fan. All the decor is nautical - cheerful but tasteful. The grounds are beautiful and the Adirondack chairs down by the rocky "beach" are a must. Location is right between Rockland (home of the wonderful Farnsworth Art Museum) and picturesque Camden. Wished I made time to swim in the HEATED pool overlooking the ocean. Foghorns at night and wind howling through the rafters was lovely. Lobby coffee was quite good, and the place is so quiet & comfortable I felt ok going to fetch it in my leopard robe. No one seemed to care. Their sister property, Strawberry Hill Inn is next door and seems to have the exact same decor and standards based on the website. I wouldn't stay anywhere else in that area. read more

We love this place and have returned many times over the past several years. Not only are the rooms clean and beds comfortable, but we love the way the place is decorated (lots of Kimber art and interesting bedding). The pool is heated and has a beautiful view of the ocean. The walk to the cove is nice and there are plenty of Adirondacks for chilling. The room we stayed in this time had a king and a nook with a twin for our teen - worked out great (she loved it) and a patio with table and chairs. My first review ever written (sadly it is not a good one). The day I returned home I wrote them the email (copied below) and 6 days later I have not received a response which has led me here. I really wanted to be acknowledged and hoped for a simple apology but that never came. The pools really were lovely and we did enjoy that outdoor part of our stay. The email I sent: To whom it may concern, My family and I stayed at The Island View last night in the cottage #24. It was after a joyous weekend of camping and we promised the kids one night of being spoiled with comfort and a pool before we returned home. I have never written a complaint to a hotel before or a company for that matter. I am a glass half full type of person but probably due to the lack of sleep my glass has been tipped empty so here is the first negative email I have ever written to a business. Last night while putting my children to bed with my husband we heard a loud noise from the kitchen, sounded like someone was opening and closing a bags of chips. He went to check it out and after a long while of him waiting and watching he saw a healthy sized mouse on the counter going through our s'mores ingredients. (We brought them in planning to have another night of treats and use the microwave but it had no power, nor did the stove). Back to the mouse, he uses the stairs (leading up to the bedroom) to get on and off the counter but we didn't see where he escaped to. The front desk was closed at this hour, although I tried calling to leave a message but that wasn't an option. We contemplated just getting in the car and heading home which was only a couple hours drive or setting up the tent in the yard but the kids were sleeping and we decided to stay put. It's unnerving to see a rodent in a place you're unfamiliar with, if there is one there is usually more and neither of us slept well because of this. When I went over at 7:30 in the morning to share our long nights story I was told "that's Maine". No apologies, nothing. I too have rental apartments on the east end in Portland with water views. If anyone ever complained about rodents, I would never say "that's Maine" and give a look of what do you want me to do about it, I've been through it, I know. I kept trying to let it go through out the day, but I couldn't. Again, maybe it's because of the lack of sleep but I am truly disappointed with our stay and our day was definitely effected by it. Mostly by the lack of caring at the front desk. When I talk to others, they agree, "that's Maine" doesn't make anyone feel better. Don't forget to replace the water filter in the fridge. Myself and a friend stayed in the Harbor Cottage associated with the Island View Inn. I had to say it was absolutely beautiful. The place was straight out of a postcard. I loved it. It was the details that upset me. One was the WiFi. We were told it had WiFi. The signal was so weak that I had to go outside at times to send any messages and my friend's phone did not work at all in the Cottage. Also, the TV in my room did not work. It had no signal. We told the front desk and was told they knew about issue and were waiting on a part. So no TV for me and I couldn't stream on my phone because of poor WiFi. I would have gave them a better review but the woman at the desk was condescending at the desk about the issues. She obviously didn't care. Too bad, because I loved the Cottage but she soured me on the whole Inn. read more

What a find!! We stayed in room 101 and it was beautiful. The patio overlooked the ocean. The grounds are stunning-with lots of places to explore. The Inn is spotlessly clean and the bed was extremely comfortable. Very near the cute village of Camden. We went in town to eat and thoroughly enjoyed our stay. read more

Great value, lovely rooms, beautiful pool, and helpful staff. View of the harbor cannot be beat, and we enjoyed walking down the path and sitting in the chairs next to the water each evening. I reserved the puffin suite for our parents and it was amazing -- full kitchen, separate living room with a pull out sofa, etc. We stayed in rooms 111 and 106, we preferred room 111 with the balcony facing the water, but when everything else is full 106 is a perfectly suitable room. We loved this quaint Inn. The room was clean and had all the amenities that you would need. Every room had a beautiful view of the bay. You can wake up early and side in the chairs down by the water and just relax in the peace. A total gem. The perfect place to stay for a Mid-Coast vacation. Great value for the price. Our room was exceptionally clean, updated, and tastefully decorated, with a great view of the bay. The hotel property is beautiful, with a lovely rolling lawn down to the water, where there are Adirondack chairs and umbrellas. There's a nice small heated pool that also has a view of the bay. Considering that the hotel is right on Rt 1, it's very quiet. The only downsides (and they are minor) is that the air conditioning unit is very loud, there are no towel bars in the bathroom (at least in the room we stayed) and you can sometimes hear people walking above you. But no noise from adjoining rooms which is great. Overall it's a quiet, lovely, affordable place to spend a few days. read more

We have been staying at the Island view Inn for the past 8 years and love it. We have a place out on one of the outer islands and come in during the summer every 10 days or so and stay here. Rooms are always clean, comfortable and up to date. There is coffee and tea in the morning. The view is lovely, right out over the water. And you can swim (if you can brave the ocean temperatures) right in front of the inn. There is also a small nice heated pool. read more

This is our favorite hotel/inn that we have stayed in. The buildings and grounds are beautiful, and you can't beat the ocean views. The staff members are friendly and helpful. The rooms are very clean, and decorated beautifully. The decorations nave a nautical theme, with a warm and cozy feel. We had a wonderful room, which had skylights. a large private enclosed porch, 2 easy chairs, an antique desk and a free standing antique radio console. Binoculars are provided in all rooms, which is a nice touch. The king size bed was very comfortable, and looked inviting, with several colorful pillows and a quilt on it. read more

My daughter and I were on a first trip to Maine and decided that we would prefer to stay in one place and take day trips. So, we decided that something near Camden should be just right and chose 'The Cove' rental at Island View in Rockport. The main Inn seemed perfectly situated with a fantastic view but we wanted 2 bedrooms. The 'Cove' is a stand alone about half mile or so down the road. It was a great value, spacious and wonderfully decorated with 2 full baths, including a Jacuzzi tub. Full, and fully equipped kitchen. Living room, dining room, sun room.. Like a little house. Well furnished, comfortable beds. I could go on and on. BUT KNOW THIS... It is right on Hwy 1 and the view is across the Hwy through big power lines. So, I wouldn't stay here if my idea of fun was to hang out on the deck. However, the bedrooms are set back so that wasn't an issue. And I live in an environment with underground utilities so I might be more sensitive than some. That said, if you wants TONS of room and a wonderful headquarters you simply cannot beat this! My GPS brought us in from Portland in a odd way and all our day trips went North through Camden. We thought we were miles from civilization so imagine our shock when we left for the Portland airport and discovered a Wal Mart just 5 miles or so from us. And everything else in Rockport from chain restaurants to a TJ Max Home Center! In sum...if you are coming to hang out on the deck skip this..or stay at the Inn proper. If you want an amazingly spacious, really well furnished HQ with 2 BR/2BA don't miss it. By the way, house sits up away from highway with large yard so is definitely safe and OK for families. 1.5 hrs to Bar Harbor or Portland. read more

My husband and I took our first trip to Maine to consider a move there and explore the entire coast! I found this property online and fell in love and the pictures became reality the moment we got there! HOWEVER, we got there a day later than planned due to a rental car catastrophe that left us stranded in Portland. I was crushed because I was sooo excited about this place and couldn't bear the thought of loosing a day there! I called to notify them that we wouldn't be up that night and they informed me I'd still have to pay for the full night no matter what. I completely understand "policies" but was angered that our cancellation was completely out of our hands and there seemed to be no sense of customer service to accomodate us with at least a reduced rate for our missed night. We asked repeatedly to speak with the owner, but he was conveniently "out" for 3 days. We chose this property because it was not a large hotel chain and would be more personable, however, the management did not give us that cozy inn feel at all! Don't get me wrong, the place is clean and beautiful, but this experience really took away from our being able to enjoy the visit like we wanted to. We called the B&B we were to visit next and they agreed to cancel our reservation for that night free of charge so we could stay another day at Island View. We decided we'd rather give Innkeepers like that our hard-earned money and proceeded with check-out. read more
