We were informed that the heater was beyond repair and was offered to replace it with a commercial-grade model that came with a longer warranty offered by Smedley Plumbing. We accepted their offer. A few days later, a single technician arrived with the new water heater. Despite the arduous task of carrying the old unit up the stairs and delivering the new unit to the basement, he managed to accomplish it alone, assisted only by a hand truck. His installation of the new water heater was well designed and flawlessly installed. My primary concern is that we are accustomed to contractors preparing our property to avoid potential damage. This isn't usually a problem because we've never had a contractor who didn't show care and respect for our belongings by wearing special shoe coverings or covering work areas to prevent damage. Who runs a new water line into the house and does not use water stop or grout or anything to seal around the new pipe to keep water from back flowing into the house. They didn't. I've had water and mud in my basement now 3 times. Now I'm in the process of digging a hole to find the pipe so i can finish the job for them. And here is the best part. The water department requires an inspection of the job and permits. They didn't pull any and didn't get it inspected either. I guess when you do a half ass job really don't want the water dept or the homeowner to see it.

I had a plumber out to clean it out and after an hour of working gave up and said I would need to have the P-trap jackhammered out of the concrete and would have to to get to it a wall removed and the furnace moved. I found AAA Ace Drain Cleaning online with great reviews. He came out three hours later. It was quite a struggle because there was mortar that had been dumped in the drain and clogged the P-trap. After a couple of hours he was able to bore through the mortar and open the drain. I also had AAA Ace scope the pipes to assure I would not have problems in the future. They were also very neat and clean which is a concern with that type of work. He was very fair on the price for the amount of work I had done. Yes, I will keep AAA Ace Drain Cleaning's name and number for future problems. Chris and Tyler were amazing.
