Love this new place. They have a nice selection of tea and toasts. I got the guava oolong and the awesome avocado toast. They were both delicious and the boba pearls were pretty chewy. The only thing I would have wished for was a plate for the toast. The egg yolk leaked everywhere and it became messy. The staff were very friendly and made suggestions. As for the place itself, it's nicely decorated and you really feel like sitting in a garden. They have wifi so you can definitely study or work there. read more

At first I thought it needed to be a little sweeter but as I got some of the boba it sweetened the drink for me . The boba was delicious, great texture and sweetness to it. Yet ANOTHER boba place in China Town/International District? Heck yes. Definitely my newest top 3 boba places (tbh I love them all but 20 oz, Don't Yell At Me, and Sip House comes to mind. Tra Tea deserves an honorable mention) due to the range of flavors and daring ingredients. Best part? It's not another chain from Taiwan or Cali so you're supporting a local Seattle POC business so least your money is there to fund a dream. Staff is nice and accommodating and dranks came out in a timely manner. Boba is soft and chewy. They don't use those disgusting powder flavoring. Their Pink Milk Tea, Matcha Jasmine Strawberry, Matcha Lavender, as well as their Mango Dragon Passion Green Tea are all amazing and pretty. Then this random guy comes up and just cuts me and she ignores me flat out and takes his order. Just go to Oasis. You are probably going here because you parked in the Waji parking garage. You probably intend to shop there. You're probably going to spend over $20 to get (2) hour validated parking. Just make a little walk across their bookstore to go to oasis. I got a hot tea w/ boba #13. For some reason a 12 oz hot milk tea is a similar price to the 20 oz cold milk tea. That was odd. The boba quality was boo boo. The drink was fine, but nothing to write home about. It's priced higher than Oasis. My order was actually messed up at first. I got the cold version. I told them I asked for a hot tea version. They fixed it. Ambiance It's on the side of an entryway to the Waji food court. It is cute. There is a small chest high ledge to lean against facing the street. This place seemed over staffed. (4) people chatting and (2) making tea in the back. Oasis is a well greased machine. If you could sit in there massless, Oasis would have a huge leg up. Cool music/atmosphere. Another lady who made banh mi didn't talk, didn't greet customer neither . And I waited for 1 banh mi more than 20 mins. What a business?!?! I'm definitely NOT coming back. Okay I gotta give them props for making some legit banhmi. I normally cant trust restaurants in downtown seattle that make any kind of asian cuisine just because of their authenticity and bad experience. But I think I might have found a legit place right next to my work. Hopefully they stick around for the long run cause they make some exotic banh mis. Well I say exotic because I have never seen lobster or crawfish banh mis before. I ordered the crawfish bahnmi and let's just say I wish I had a second one. The french bread was toasted on the outside and soft on the inside. Crawfish was well seasoned with the cajun spices and the pickled daikon and carrots brought a nice acidity to it. The banhmi is made with the same ingredients as your traditional bahnmi and they have the regular flare if seafood is not your thing. Their sandwiches are a bit pricey though. I think each one is about $10 which is probably to make up the difference in the rent for a space in downtown Seattle. I dont think I've ever paid that much for a bahnmi before. The most I've paid was like $4.00 and that says alot about this place. I also tried their butterfly pea flower lemonade with matcha drink which I think was just okay, hence the 4 star. The drink had a weird after taste that I just wasnt used to but they do have other tea options and bubble tea so I will give those a try next time. read more

As someone who is Vietnamese-American, I'm very skeptical when it comes to Vietnamese fushion foods. After trying their crawfish banh mi however, I can see why it is becoming a HUGE customer favorite. It has all the qualities that makes it taste like the banh mi that I had growing up: from the crispy baguette, to the pickled diakon, carrots, jalepenos, and cucumber. When you throw in the taste of the crawfish, it brings the whole sandwich to a whole new level, and it just WORKS. I don't know how, but it's amazing and I definitely will be coming back for more! Their tea is also delicious. I ordered the matcha lavender green tea, and it's very fragrant and refreshing. It doesnt taste overly processed, and works incredibly well with light ice and oat milk. read more

One of my favorite places to go for bubble tea. Also the one I go to most often. The staff are friendly and good at recommending drink options. They have a fun menu with a lot of different choices that you can't find at other places. I wanted to like the tea more, but the iced house black milk tea (with oat milk) tasted too strongly of tap water. Either their ice or the water used to steep the tea was oddly flavored. Was in the area and thought I support local small businesses. Decided to order a viet coffee light on ice. Paid for it. Waited 15 or more minutes while watching other customers that came after me received their orders. When I approach the register the lady seemed confused. The lady told me that what I ordered was out but they can make it? Just asked for my refund and left. No apologies were even given. Let's keep in mind that when I first arrived there, there were no customers before me. Not sure where the misunderstanding took place. Hmm not really my cup of tea and I don't think I'll return. I got the Marzipan Rose Vietnamese Coffee but it just tasted like sweet chocolate milk. I understand that I asked for less sweet but the taste was just not enjoyable that I threw away my drink after few sips. I wanted to see if I could get it replaced beforehand but the worker wanted to correct me as to why my drink tasted like that before offering. I understand that modifying the sweetness would make it different but it was still sweet and couldn't taste anything of what drink offered. I have not suspected poisoning by a restaurant for some time. Take below with a grain of salt because it is very difficult to be certain of the cause. Split half and half the crawfish and lobster bahmi with my wife last wek. Luckily she just did not really enjoy it/or eat much so she was fine, but I developed a stomach infection having eaten nothing else that day. 8hrs in ER in hypotension, dehydration, extreme abdominal pain. Vomit contained largely u digestible chunks of the shellfish and felt immediately better after. I suspected it was a bad idea to eat shellfish that I watched reheated in a microwave but gave it a pass. Few hours later had some of the worst pain and discomfort in my life. Obviously can't deduce anything definitive but my recommendation is to be careful with what you order here. As for service, it was a small disappointment because I've been excited to try it, came right around close (bit before 5:30) and been turned away several times. The one time my evening commute allowed it this happened. Bright side, I did enjoy the sandwich, it was tasty if the managers/owners improve on quality concerns I would want to go back. EDIT: I want to say the business reached out to me directly and was very kind in the way they handled this. They mentioned several of their employees consumed from the same batch of food with no symptoms as I described as well. read more

Wanted to try out this new spot and it did not disappoint. The decor is really cute with a modern, nature, sort of LA vibe. Love it! Service: when we went up to order, we told them it's our first time and they gave us a quick run down of everything and the popular items. Really appreciated that! Food: got a classic bahn mi and crawfish bahn mi. We loved both! I've been looking for a good classic bahn mi with pate, rather than all the chicken sandwich bahn mi's all over downtown Seattle. So flavorful! Drinks: I got the lavender vanilla chai w lactose free milk (huge plus because I'm lactose intolerant but I don't want soy tea to ruin the flavor of tea)!! It was so flavorful. My boyfriend got some other tea that was also really good but I don't remember what it was bc I was so in love with my food / tea. Oops! Manager Ahn is very nice and easy to work with on event planning. This morning you can see there are teething kinks to work out: -Ordered a delicious egg on avocado toast to eat there but they serve it in a small compostable closed container which immediately makes the bread soggy and very difficult to cut and eat out of at the table. -ordered black breakfast tea and when I asked for a wee bit of milk when it when it was ready, I was told it would be an extra 50 cents to add 2 ml of milk to my tea. I reluctantly gave a dollar to add a little milk to my tea. ThEn she kindly gave it back but with an explanation that they didn't have a button on the cash register for it. Weird. Just put a bit of milk out there for those that like a little with black tea. She ended up wasting a small plastic cup of milk wHen all I wanted was a little...sorry I don't use non dairy creamer which they offer for free with your tea. read more

If you're looking for a quick bite, I'd highly recommend any of the toast or banh mi - the crawfish banh mi was insanely good! This is definitely my new to-go lunch. I ordered a pick-up straight through their website. They have such an extensive drink menu and I want to try them all. One star was taken off because the meat in my boyfriend's chicken banh mi is quite tough. My tofu banh mi is great, with a hint of lemongrass. The honey lavender latte is a little bit too sweet but it's really personal taste. The interior is spacy and well decorated. When time and situation allow, I'd love to sit in for some tea time longer. read more

Stopped by today with my teenage daughter and her friend. They both ordered a $6.95 boba tea. (My daughter and her friend both drink a lot of boba teas). My daughters friend said that her was really bad. Not drinkable. I asked them if they could make her a new one. She did try my daughters and was ok with that one. They refused to make her a new drink. I left a full drink on their counter. Horrible customer service. Will not be back. Not just because of the service but the tea is wasn't very good. read more

If you're looking for some real bubble tea where the tea its self isn't just some powder shaken in milk but rather loose leaf tea that's steeped then this should be your spot. They seem to understand that taking a bunch of powders adding some milk and a bunch of sugar doesn't make a great bubble tea. I love the look of the place, very well designed.
