I thought I would be in for a large cost to install a French drain system, but he was the first to say that we should look into seeing if we can solve this for $10. 1/ Adding some caulking to the side of the house, due to some cracking he saw in the exterior. 2/ adding to the downspout and adding a separate tube that can move the water to a different location. I can't say enough great things about Jim and his crew. We did a complete 1910 foundation replacement and seismic stabilization. Even though we had a very tight schedule, he was able to get it done more or in the specified timeframe and on budget. The contract was signed on August 4th, work completed October 6th, with final city sign-off on October 17th. Jim's decades of experience working with the city really showed. Jim came out to do an estimate a couple of days after I filled out the form on his webpage. His estimate was significantly lower than others. He worked with the plans I has hired an engineer to draw up ~12 years ago, and got the plan approved by Oakland within 10 days. Our crawlspace is an unpleasant place to be, and I really appreciated the incredibly hard work of Luis and the rest of the crew. The only part outsourced was concrete delivery. A lot of them have worked with Jim for a long time, and they were very friendly and did a good job keep the workspace as neat as possible. Luis and Jim were great at keeping us informed about what was happening and answering our questions. The work looks great and they did a good job on fixing the siding, access hatches and soil. His estimate included everything, including the engineering revisions and permitting costs. We highly recommend Jim Gardner Construction. Jim came by today to estimate two drainage jobs for me. One for my personal residence and one for my rental home. First of all, Jim is very experienced and comes across as a straight shooter. He is the owner of his company and clearly takes pride on the work they do. Both of my problems have to do with water intrusion due to poor original design. Jim takes a very consultative appoach and weighs the cost of repair with the amount risk if the problem is not addressed. Rather than give me a sky-high estimate, Jim encouraged us to first determine how bad the problem is with some quick and easy to implement short-term fixes. He suggested in both cases to divert water from our gutter downspouts away from exterior walls of the house with flexible drain pipe to first see if that would mitigate the water intrusion and to report back during the rainy season or in a year when we have a better sense of the magnitude of the problem and whether simply diverting drain water is enough to mitigate the problem. I've worked w many contractors, tradesmen, and handymen over the years. There are plenty who are in it just to make a buck by hook or crook, but thank god for the honest guys like Jim, who believe in honesty and integrity and view homeowners as long term clients vs targets to be exploited. Very pleased with the work that was done-- especially the integrity of James Gardner. After I raised a question about blocking (to attach the house framing to the new foundation), at first glance, he said it was probably OK. And that he'd ask the foreman. Apparently, the foreman of the crew said it was done adequately, but Jim came back to personally inspect. Nope. Jim gave the crew a lecture, and sent them back to do it right, plus do a few extras. All this was done after I had made the final payment, and I would not have known the difference. It is heart-warming to know contractors who honestly care about the quality of their work still exist! Of course, the company passed all the city inspections, but my question was more about seismic issues, not the foundation itself. I hired a separate seismic company afterward. They did less that $1,000 of work, and I got a verification of being up to required insurance standards. I would definitely hire this company again if Jim Gardner (who was always easy to reach) was involved. The crew (mostly from El Salvador, I believe) was friendly and prompt. If you need French drains or foundation work --or any other work Jim does--he and is crew are great to work with, reliable, and do a great job at a competitive price. A year ago my husband and I didn't know what a French drain was. We'd lived in our 90+ year old home in Berkeley's Claremont neighborhood for almost 50 years and never had water in out basement furnace room until last winter's heavy rains. We got some emergency help and sump pumps from a general contractor we've used for years. But he advised us to hire an engineer and get French drains and do some other foundation work--as it appeared water was getting into our crawl space prior to soaking through the concrete walls of the furnace room. After getting an engineer's report that wasn't as specific as I'd expected, I spent a lot of time trying to find the right contractor. We knew this would be a big job. (The drains needed to run along the east side of our house, where we have an old, brick-patterned driveway running close to 100' from our garage to the street.) We were very concerned about damage to the driveway, which would be hugely expensive to replace. And we worried about how we could possibly match even the narrow area that definitely had to be dug up. I did a lot of looking online and was discouraged. Not many contractors seemed to specialize in this kind of work or have great reviews. Then I came across Jim Gardner Construction. His website was full of pictures of many projects with the exact kind of work we needed. I saw excellent reviews but still asked for references. Everyone I called had great things to say about Jim, including an older woman (like me), who said he always showed up promptly when she had a new problem, big or small, even in foul weather. We made an appointment to meet Jim, who arrived on time, was clear (but not pushy) about what he proposed, and promptly emailed us a written contract describing the work and the price for the drain work, including the driveway repair, and a separate price for the foundation work. Our engineer had suggested using an underground sump pump to expel the captured water to the street. Jim noticed that the ground on the opposite side of our property is lower than that on the the east side, where the drains would go. He proposed extending the drains from the bottom of the driveway across the width of the property, where gravity would move water, avoiding the need for an underground sump pump likely to require ongoing maintenance and eventually replacement. We were sold. His crew, here for weeks, was always helpful, thoughtful, hard working, and neat! They cleaned up each day, making sure all trenches were safely covered. Months later my neighbor still comments about how hard working they were. And our family is amazed at how well they cut and patched our old brickwork and matched the existing driveway. Contacted Jim for work on our foundation and he said to fill out information on the website which I did. He emailed back asking for pictures and more details and estimated cost?? (WTH am I some estimator?) . I provided more details but there are no pictures that would be helpful to demonstrate what needs to be done. Plus am I an engineer? Does your auto mechanic ask you to diagnose why your car isn't working and how much you think the cost will be? He emailed back saying no thanks your job is too small. I asked him how he knows this and what defines a "small job"? Never heard back. My recommendation is go with someone who will actually take the time and courtesy to evaluate the scope of a project. If you read the Reviews you'll see he'll cherry pick big projects and blow off anything else. Never knew snobby construction companies exist but I guess they do. Jim, if you only work on top dollar projects then state that on your website and don't waste your time and mine with all this silly back and forth. I had originally contacted Jim to get an estimate on a new driveway, but the New Year's Eve rains presented us with a new problem, water intrusion in our family room. Jim responded to my emails over the holiday weekend and quickly came out to provide an estimate on a French drain (we should have done decades ago). Jim came out to my house today to evaluate the foundation on our 1920s single story home. We'd had three previous people come out who ranged from willing to do the earthquake Brace and Bolt work with no second thought, to being very rude, to being alarmist. Jim spent more time with me than anyone else. He actually got under the house (with me) and discussed in frank and realistic terms what needed to be done. He didn't try to sell me on a service that was just a bandaid for us and a payday for him (Earthquake Brace and Bolt retrofit) and he didn't tell me that I should freak out. He explained how and why my foundation will need to be replaced at some point in the future, what that would look like and entail, and - ballparky - what that would cost. Now that I understand that a seismic retrofit would be work that would essentially be wasted once the necessary replacement needs to happen, I'll pass on the grant. Furthermore, I will not be over-swept with anxiety that at any moment my house will fall down (barring, of course, The Big One). Because of Jim I have a good sense of what work needs to be done, around what it will cost, and the understanding that I can work to save up that money in an unalarmed fashion. If you have a project that's within his skill set, I'd strongly encourage asking him to come out and look at it with you and talk it over. I was anticipating a pitch for a very expensive solution to our problem. Jim not only did not "pitch me", he told me I did not need him for the kind of work that needed to be done. We thought we had an urgent problem that called for an immediate, extensive, and expensive solution. Jim told us we did NOT need major construction, and we did not need to hire a company like his. Jim's work, and the experience of working with him, was absolutely outstanding from start to finish. The assessment of our project was spot on, the cost was competitive, the communication was excellent, and the quality and delivery of the work exceeded our expectations. We recently moved into a 1920s home that had significant foundation issues, along with some framing that had apparently degraded and been patched repeatedly over the years. Between pest and foundation, we had received extremely pricey quotes. Jim provided us with an extremely thorough inspection of our foundation and subfloor (others just gave it a few minutes' glance) and was able to propose a solution that repaired existing damage while installing permanent drainage to help prevent future degradation. Of all the contractors we spoke to, only Jim was able to diagnose the underlying issue, and provide an economical solution that would actually solve the problem long-term. Permitting and scheduling were a breeze (Jim handled everything) and work began promptly after we accepted the bid. Jim's crew was a pleasure to work with, and were scrupulously respectful of our neighbors. The job site was clean throughout, and the crew made it easy for us to go about our normal routine during the day. Additionally, they went above-and-beyond to keep the project moving on schedule -- even though patches of rain. Through the entire process, Jim's communication was fast and thorough. We had a lot of questions, and Jim was kind enough to walk us through his team's process every step of the way. The finished result is excellent. The subfloor is in great condition, the new drainage works wonderfully, and the team did a beautiful job matching the texture and color of our stucco. Jim came to my house to discuss my project for 4 hours. He said it was a smallish project, but he would fit it in within 30 days. I pinged him after a month of not hearing back and he said a few more weeks, I pinged him AGAIN after that and he said "I can't do the project." I wish he would have told me he could not do it up front or at least gotten back to me with his change of mind much sooner. As it is, I canceled appointments and got off the wait lists with others and wasted 6 weeks waiting on Jim. When he finally told me he could not do it, I had to get back on the wait lists for the others some of which were now 8 weeks long (I have an appointment in October now after talking to Jim in early summer). It was especially infuriating as he said while we were talking "I really hope you let me do your house...." He may do good work, but he did not keep his word to me, he had no issue leaving me stranded and did not reply to my follow up emails asking him to at least provide a referral to someone who might help if not a later date when he himself could do the work. I would advise anyone wanting to work with him to get a written contract before eliminating other options. His other references are good and he seemed to know what my house needed (a bit off from final assessment I now have, but w/o a structural engineer I think his assessment was the best he could do), so this review is not a reflection on his skills. UPDATE: I have since exchanged several messages with Jim where he was defensive for many emails and then after a few weeks acknowledged that this was his mistake, but he still takes issue with my posting my experience to Yelp. I definitely thought a lot before posting this review, I waited weeks to give him a chance to get back to me, but I did not hear back until I posted this review and I am sure that without this review I would NEVER have heard from him offering to do this work at a later date, much less a date to my convenience. Jim and his crew just completed the replacement of the original 1909 foundation of our home in Berkeley. Some great things about working with Jim: - Excellent quality of work. Everything was done as agreed and I am so happy to have the peace of mind that comes with having my shoddy old foundation replaced. - Value. I received multiple bids for this project. The proposals ranged from $120K+ with a whole bunch of added items I didn't ask for, down to much cheaper repair/retrofit options. Jim was straightforward that he wasn't willing to do a repair and a full replacement was needed, and compared to the other bids for replacement his was very competitive. - Flexibility. I reached out to Jim initially over a year before we actually began the project, and our timeline was derailed for personal life reasons. When we were ready to begin work, I reached back out to Jim and he was immediately responsive, willing to take on the project at the original bid, and able to begin within the month. I liked how little BS there was in getting things going with Jim. - Communication. With any big project, there will more likely than not be bumps in the road. You want to work with someone who's communicative and ready to respond to your concerns. In our case, the work on the foundation led to a leak in the water main. Jim was responsive late at night when I reached out about it and even sent his foreman out to address the issue. In another instance, there was an access point that wasn't completed exactly as expected. Jim and his crew quickly responded and resolved. - COVID safe. Jim and crew wore masks and took care to distance when my wife and I were out and about. This is my first and only time having foundation work done, but based on my experience I highly recommend working with Jim on similar projects of your own. Jim Gardner recently completed a small foundation job at my house. I would highly recommend Jim Gardner Construction for foundation work. To begin with, it is a pleasure doing business with him. He is very professional and always responds to questions, email, and phone calls quickly. He arrived to inspect the job on time. Provided a quote in days. He emailed complete paperwork and clearly answered questions about the contract. He provided a long list of relevant references. I called several of them and they gave Jim glowing reviews. He started the work within a week. Many of the other companies I called couldn't start for months. Second, the people working for him were great. I was home during the entire job. The worked hard, were polite and respectful, and most of all they did a great job of cleaning the worksite at the end of each day. The cost of the job was pretty much what we expected. We had some foundation work done on another part of the house about 15 yrs ago so we knew what to expect. We also contacted another construction company this time for a quote. Jim's costs were similar to the other company. The difference was that what the other company was suggesting was more of a patch job. Jim proposed something a little more extensive and we liked his proposal better even though it would cost more because he was proposing to do more. Jim was also very accommodating with regard to unexpected problems. The foundation was underneath our front door. The door needed to be rehung. At first they thought it would take about an hour but that approach wasn't working. Jim sent out another crew the next day and they spent 8 hours opening up the wall to discover the door was never properly framed. They reframed the door and re-plastered the wall. He did this all a no extra charge. I've been under the house to look at the work. I'm an engineer and, though I'm not a foundation guy, it all looked good. The City Inspector also said Jim did a lot of extra work improving our earthquake shear walls around the work area under the house. read more

The main structural beam of our house on stilts was rotting which was very scary. We got all kinds of different estimates: Some very cheap offering to simply inject some Epoxi in the wood and some insanely expensive (and alarmist) offering to not only replace the whole beam but to also fix parts of the deck and replace a few additional posts... We were very confused to get so many different and opposite estimates for the same problem. Jim Gardner's estimate was a good inbetween: he wanted to replace the rotten part of the beam only and then to fix the source of the leak that created the rot in the first place. The work him and his team did was excellent. He also was kind enough to take the time to answer ALL of our questions. Jim just came by to check our foundation and drainage (older craftsman). He spent a considerable amount of time under the house and examining our porch for any structural deficiencies.
