I had a tour today for an apartment and was really happy leaving the property, manager showed us the place and was a great man all around, he told us to call the office to speak with the women there because she handles all applications. I called for an update and I believe the woman name was Lisa. Lisa answered and was probably the most unprofesional and rude person I've ever spoke with. if you want to rent your home don't work with Joe kapp real estate they'll definitely make sure you don't get it rented from how rude there office is. anyways property manager was a great person, the office seems to not want to talk to clients even thought it's there JOB. read more

Extremely unprofessional group. I'd give zero stars if possible. My entire security deposit ($1700) was erroneously withheld due to misinformation and a lying, cheating scoundrel of a property owner. My life was threatened x2 while a tenant and my (long deferred) maintenance requests were cancelled /ignored. Joe Kapp's new owner Bridget turned a blind eye to all the problems on the property, not lifting a finger to actually "manage" the property, just focused on her own paycheck. I tried to warn her and she ignored me, even used my warning against me in a court of law. Terrible behavior and non existent customer service all the way around. AVOID THIS BUSINESS at all costs, if possible. Poor retired Joe Kapp; he built a good business to have an incompetent group take over and sully his good name. read more

I do not appreciate the lack of communication and follow through from the property management team at this company. i currently rent from them and it has been terrible. I'm not the type of person to complain, but we've had rude maintenance people here working on the outside for a cpl months and they are making more of a mess than they're fixing. no one has done anything about it. we also never know when they will be here. we have no privacy and no peace. maintenance workers have distorted my patio furniture, killed my plants, left paint overspray all over everything including my CAR. when you call the office no one answers. they are closed on weekends yet this crew is here at my house before 8am on a Saturday just pounding away. both myself and the neighbor , we work nights. I got home from work at 4am and wake up to this bs. read more

I love the home we live in, but the property management of Joe Kapp is horrible. Especially Brenda. Twice I've called to put in a work order for plumbing issues. She doesn't let you finish a sentence and when you ask if you can finish, she is rude. She told me work orders are supposed to be entered on line. HUH? Since when? I have always called. It was like I was bothering her. I work in property management myself and if I ever spoke to one of my residents like she spoke to me, I'd probably been fired. Shame on her for the horrible customer service. Guess I'm happy I have a great relationship with our home owner. They came in and swooped up the complex I was living in and immediately booted us all out, including a single mother and two elderly women who had lived there for 30+ years. They promised we'd have first dibs when the units were "updated." All they did was slap on some new finishings and more than doubled the price. We rented an apartment for a year from Joe Kapp RE. Our point of contact was Bridget and she was LOVELY from start to finish. She was swift to respond to issues, super friendly while remaining professional (a hard balance to achieve!). Our apartment was nice, pretty new and good starting off place for our arrival to the West Coast. I would have five-starred, but I was STUNNED to see how much we were charged for cleaning once we moved out. We barely spent any time at the place, and regardless we were only there a year. We lost over $500, even when we handed our keys in two weeks early and thoroughly cleaned the place ourselves. Super disappointed, but lesson learned. I will never rent from a management company again-private landlords are much more reasonable. Anyway, kudos to Bridget Goncalves-I absolutely recommend her for any of your real estate needs. I had very high hopes when my previous, absentee property manager yielded our rental to this "professional" business. I've never been a very needy tenant, but when issues arise I do expect clear communication and a reasonably quick resolution time. For small complaints, such as broken appliances, Joe Kapp Real Estate meets these expectations. However, I've been living with termite feces dropping from my bedroom ceiling for months now. Despite my utmost patience and persistence, this business has neglected to fully address the issue. In the meantime, I've noticed that there are also rodents in the attic and I'm truly dreading the road to resolution for this issue. Perhaps by 2017, this rental property will actually be a habitable dwelling. The office representatives continue to feed me vague excuses about how difficult it is to address termites while tenants are present, or how they're still waiting for quotes. Frankly, it's their duty to their tenants to resolve these issues in a reasonable timeframe. I've been reduced to pleading for assistance with these problems every week and left to feel neglected by Joe Kapp's property management. The majority of my calls go unanswered, and today I was kindly hung up on as I tried to reiterate the seriousness of the situation. I beg Bridget, Mark, and Joe to consider how they would feel living amidst vermin excrement for months. This lack of accountability and respect for tenants living conditions is simply deplorable. read more

Unfortunately it looks as though this Real Estate Agency/Property Management company isn't making a good name for themselves. I had very similar experiences to those who have written reviews here. I was told that a rental was mine, never heard back from them, then the place is magically rented to someone else. They are VERY DISORGANIZED. Left multiple voice messages (for the lady who does long term rentals) in regards to 2 rentals on the market, both of which are posted on their web site....I was never called back. I know it wasn't because I am not the perfect renter, because I am single with no pets and a high price point. Two of the properties I called about ended up sitting on the market for another 6 weeks at least, obviously losing money for the owners. Clearly Joe and his team put rentals on the bottom of their priority list. The pictures they post are also quite awful...usually it is just one blurry photo of the exterior. I sort of wonder if that is strategic, if you know what I mean. How hard is it to post a few decent photos nowadays? I am sure there are plenty of 6 year old's they could hire with an iphone that could do wonders for their business. I also had a close friend inquiring around the same time as me, a couple months ago, and she too is the perfect renter, and she too was brushed off and ignored. She got one email reply basically saying "sure, when do you want to look at the place" to which she responded a couple times, and never heard back. The property also ended up sitting on the market for a while after that. Beware to all the owners who are working with Joe Kapp, as they make very little effort to get your home rented quickly, and obviously they pass over some of the best prospects around. read more

Joe Knapp realty rates less than zero. Watch your deposit. Even with a stay far beyond a year and returning the residence in immaculate condition they will manufacture reasons to spend most of your deposit. I concur with previous yelp reviews, they do lie. Sadly I experienced that too. read more

I am so disappointed with this company. They will say anything to get you to sign the lease, including misrepresenting the place and making assurances that when you move in that everything will be clean and ready. Our place had many repair issues when we moved in and after notifying them we were told (after weeks of waiting to hear back) that unfortunately they would not be able to repair any of it. Really??!!! This is unacceptable. They lie and will say anything to get you to sign, and right after, they ignore you. PLEASE SAVE YOURSELF THE GRIEF AND RENT ELSEWHERE!! read more

They claim is not retaliation, yet my neighbors who moved in at the same time weren't ask to move out, is it because they never say anything because it took them months to let the owner know about the water leak, they are afraid and, don't want to voice the continued issues with unit. Second its been a week and, garbage disposal is still not fix, not big deal other than the foul smell that is starting to come out the sink. We are more than happy to be leaving. They send me an email accusing me of "strange behavior" really?? expressing my opinion of the circumstance is "strange behavior" they also admitted am a good payer with my rent, and offer to give recommendation letter only if I stop the "strange behavior" meaning not complaint and, if I did I wouldn't get a good recommendation. Bridgett your a person with no good character just like your company. Am very happy to be leaving this place, and never have to deal with this bad service again. read more

I have had Kapp RE manage a difficult property in Oakview, and they did a great job. During the Fire and over the holiday, they didn't let me down when the place flooded and tenants had to be moved -- and new floor, new plumbing, new Sheetrock -- during the worst time in Ventura history. They could have walked out on it, overwhelmed, but didn't. They are a rarity in the business because they are quick and responsive and don't lose their cool. read more

This place is shady, be careful! I was looking to rent an apartment so i went to their office in Ventura to fill out an application, when I was greeted by a not so friendly,sarcastic receptionist who didn't even know where the applications were located. After I filled out the application I spoke with another woman who was in charge of taking the applications, she asked me for $25 cash to process it and when I asked for a receipt she said that she had no receipts. they never called me back about the application results but I found a place somewhere else so I just blew it off, not worth my time to attempt a refund since I didn't even get a receipt! We have lived in a property of theirs for over two years and I can assure you that they respond quickly and professionally. We love having them as landlords. They take a personal interest. NEGATIVE 5 STARS!!!!! I WOULD NOT recommend this place to my worst enemy!! HORRIBLE LIARS!!! We had filled out credit apps ($20 per app) went thru all the motions on a rental property, only to be jerked around and lied to for over a week. We had made an offer on another place, but Mike told us to wait until Monday because he was positive we'd get this place. We told him that if we waited, we'd lose out on the other place and he said not to worry, we were sure to get the owners approval and he'd call us Monday morning. Monday morning came and he never called. When we called around 3 that day, he was irritated and said he was off and it was his birthday. That he'd get back to us tomorrow. Meanwhile, we lost out on the other property. Tuesday came and we called AGAIN, only to be told the property was rented. We called the office to confirm with another realtor and she said it HAD NOT been rented. LIARS. We asked for our credit reports to be faxed to us and they said that legally, they cannot do that. WRONG!! FYI, if you pay for your credit report, they are obligated to send you a copy!!!! As a small business person, I am appalled at the way they handle their customers. It is unacceptable to jerk people around they way they do. They mess with peoples lives without care. There are MUCH BETTER REALTORS out there. DO NOT USE THIS COMPANY. They will attempt to steal from you and could care less if you end up homeless. They will lie about every thing without care of concern for their clients. Karma is a bitch. read more
