What a disgrace to work with this company. My 89 year old dad hired this company to manage two rental properties. Once the contract was signed they held him hostage until he paid an exorbitant amount of money to "fix" all the repairs to "their" high standards. I happened to be in Texas at the time and helped with the repairs. They refused to list the property for rent while the repairs were done. Here's the catch. They charge contractors prices for repairs but pay a handyman a daily rate to do the repairs. Fortunately I'm handy enough to do much of the repairs myself. I even upgraded carpet to new wood flooring all at half the price they wanted to charge. I really felt they were taking advantage of an elderly man. Once that was said they dropped us thankfully. I would never recommend this company due to their unscrupulous business practices by misleading and taking advantage of their customers! Who does that? Wish I had read the reviews here! *WARNING* for new landlords: I hired this company expecting reliable expertise, but instead, they serve less as your advisor and more as an adversary. Their advertised 24/7 renter emergency line is essentially non-functional, and crisis management is nonexistent. Severe situations are treated no differently than minor ones. It's essentially a one-PM operation, and getting on a call with him takes days! They neither have the expertise nor resources, and their vendors couldn't be more incompetent and unskilled. They claim they don't speculate causes, yet they have no issue coming up with the most bizarre reasons, with no supporting evidence either. Your rental can be brought down to the ground, but they'll state, since they weren't present at the time, they can't diagnose the cause. Since when did property managers reside at the rentals! So, who gets hit with the bill? The Landlord! Instead of sending reputable and qualified tradespersons , they send someone from a PO box company, Residential Partners/General Contractors (but their steep charges are like as if they sending A grade technicians) who provide inclusive reports, sending you on a WILD GOOSE CHASE! To this PM major repairs costing exorbitant sums of money are considered "COMMON" and they downplay the severity of the situation! What is even more appalling is they don't notify you of incidents. This is truly baffling, they deliberately break protocol, raising serious concerns about the legitimacy and credibility of this company's operations. Lousy and dishonest - took over management after property sold, which has since been sold and changed management again. JoGip kept my pet deposit. Took my personal property and lied about it. Never cleaned public areas. Only mowed after city sited for high grass and weeds. Landlords are horrible people benefitting off the circumstances of those who cannot afford to own under predatory capitalism. Renters are at their mercy without ANY consumer protection. My rent has gone up 30% over two years with nothing to show for it except a car park that floods when it rains and a refrigerator that frequently goes on the blink. Down with landlords. read more

It's very unfortunate and sad that I am posting this review. Jogip Property Mgmt managed our Arlington property for about 10 years but during the past year it has failed miserably by failing to respond to my emails, telephone calls related to property maintenance and other tenant issues. Antonio, the owner, has pretty much shunned his responsibilities to us as client by just offering a few apologies but no course of action to try to rehabilitate their credibility. He even hired Mega who was supposed to troubleshoot the ongoing clients' complaints about two months ago but she also has "dropped out" a month ago. Antonio declined to refund management fees for the months that they were basically "invisible", and now they are not returning my tenant's security deposit and reserves. They simply do not communicate and when they do they do not address your questions and concerns but offer a simply apology thinking that would resolve the issues. read more

I rented one of their properties looking for a deal when I was moving. I rented one of thier listings and knew it wasn't in the best condition. They are scamming people by charging them for preexisting damage to the property that you may have missed during the move in inspection. Also they are charging cleaning fees and justifying them by taking pictures of cracks and crevices not reachable by standard cleaning. This case will go to court and these Yelp reviews will be a true goldmine to show their business tactics. My advise is to not do business with this company. When we go to court I believe it will show that they are charging tenants over and over for the same damage and that I left the place clean upon move out. Slow to respond to maintenance requests. Past broken items that were broken when you moved in on to you by keeping deposit. Tell flat out lies like I left a lock on the gate when I never put a lock on the gate because the first two years the gate when close. It was propped up with a pole.They deleted my maintenance request for 2018-2019 ( and there were a lot). Do not rent from this place! Today I received my security deposit refund. Some of the charges are items I shouldn't have been charged for and need to be refunded. You can't charge me for things that were broken when I moved in there or that are flat out lies. 1) No items were left in the garage. There was a broom and mats left at the door on the right side, but my daughter picked them up on the 30th after I called them and told them I was there dropping the key off. I had until the 30th on Wednesday to get everything. I went by and pushed the trash cans to the curb and went back and pushed them back in the yard that evening. There was absolutely nothing left in there, we went back and got it all by 5:00. This simply isn't true. 2) My primary reason for moving was the ac NEVER worked. Y'all kept sending people to put band aids on it instead of fixing it. I don't know what the return is, but if it's the door that hold the filter, the one in the gameroom has always been broken from the day I move in. I was always afraid of it falling open on someone. And, how would I even break that? You can tell by how old and rusted the broken part looked that it had been broken for a while. One of the "inspectors" you sent said it wasn't anything we caused and that he was going to have it fixed and never did. The one in the hall was broken by one of the many contractors you sent to fix it. You all are taking advantage and using my deposit to fix things that you should have fixed years ago from wear and tear. You didn't notice it when the last resident moved out or did you charge them for it as well, but never fixed it? 3) There was nothing wrong with the masters blind. There were large fly traps on the windows when I moved in and they were never clear. They foggy or whatever so I've never opened or closed those blinds. I didn't want to see that. If it was broken it was broken when I moved in and I wouldn't have noticed because I didn't use them. 4) The closet doors were off the hinges when I moved in. If you check your records you will see I put in a maintenance request when I moved in. I didn't make a big deal of it because my daughters didn't care about them being off and neither did I. I just wanted you aware they were off so you could come fix them if you wanted to. I guess you didn't want to while I was there and now that I've moved you want to fix them on me, but whoever noticed it didn't notice before I moved in?????? This is definitely not anything I did. You all weren't responsible enough to replace them before I moved in and want to charge me to put them on after I move? This definitely sound like some type of scamming, up charge behavior. 5) There was NEVER a lock on the fence. As a matter of fact the gate was barely on the hinges and wouldn't even close all the way. It finally fell down and was fixed a few months prior. This should be in your records as well. You should have two because I don't think you came out at all the first time. Just like the back fence was propped up with a piece of wood until it fell down. After not being able to completely close the gate for nearly two years, you think I suddenly felt a need to start locking it? No, I never put a lock on it...ever. This is a total and complete lie. I never used one. I had the grass mowed the Saturday before I moved. I can't control how fast the weeds grow in the yard, but okay. I paid my rent on time every month and kept the house up although it was apparent that regular maintenance was not done on it. As one of your contractors told me "This house is 20+ years old and they are doing the minimum maintenance". Run for your dear life. This company should not be in operation period. We trusted them with managing our properties. Lo and behold we started seeing a string of unexplained maintenance work, money being moved around. Accounts not adding up, basically they pounce on your money and start stealing from the moment you sign up with them to manage your property. Within 2- 3 months of managing our properties it was apparent they were bent on running us to the ground. They were making numerous repairs without our consent that used up all the rental income and claiming they were emergencies that could not wait. They will gouge you for every penny you have like $300 a month for mowing a tiny yard. We had to get new appliances and they charged more than 2x for them because they claimed that they could only use a 3rd party company for legal reasons and I couldn't just go to best buy and buy them myself. We had a vacant unit we wanted rented for a certain amount but the decided to rent it for a lower amount without consulting with us first. They approved a tenant who couldn't afford the rent. They made decisions on our properties in the 3 months were where with them as if they were the sole owners of property . I can honestly say the best decision we made was to quickly part ways with this so called company as it was clear our properties were a vehicle for them to line their fat pockets. The staff seems pretty nice, but have had its issues. Moved in August and had scheduled a time to pick up our keys. Keys weren't ready, and i had movers with my things waiting at the apartment for two hours before we got our keys. FOB for the parking didn't work, so had to drive back and get a new one. Handed me another that didn't even light up, so i had to request a third. AC is a huge issue. August was super hot, but i understand it's and old unit and won't get that cold. Controlled AC/ heater and October switched it to heat because of two days of cold weather, text sent saying it would be off till spring of '18- no exceptions. Switched it back for a couple of days, but now it's back to heat only. Our thermostat has been off and we just have to sleep with windows open. One of mine doesn't even have a screen, so i wake up with bug bites. Company says they can't control the AC/ heat once it's on. Windows slide sideways, so can't even get a window unit. read more

This management has given me issues from the start. Not only do they delay in everything they do, but they also are terrible with communication. I moved into my apartment a mess, has multiple issues throughout my stay despite being a good resident. Most issues I fixed myself since they wouldn't answer in a timely manner unless I called yelling. At the end they charged $215 for a cleaning fee despite me cleaning and scrubbing the entire apartment and leaving it in better conditions than I had originally found it [with pictures below for reference that a $215 cleaning fee is absolutely ridiculous]. On top of this, the only reason I received my deposit back was because I called to inquire since it had been nearly 3 month since I moved out and nobody had spoken, despite the contract saying it would be done within 1 month. Would not recommend going through them to anyone unless you have absolutely no other options. This company is only trying to gain money from residents [which I've ran into this issue on multiple accounts apart from the move out fees] and not interested in helping their residents with quality care unfortunately. read more

We were scheduled to tour a local property with this company. After having the visit scheduled, the person texted and asked to move the visit to the following day or give me another persons number to accommodate our tour time. That was great and I appreciated it. We accommodated the change to the following day and unfortunately the person never showed up at the scheduled time. I texted and called with no response until 10:30 that night when they called and left no message. Not a good start to rental of a home for a significant amount of money per month. read more

The temperature sensor went out on my stove. Long story short, it caused a grease fire. I was less than three foot away when it happened and was able to grab a fire extinguisher and put it out. I called the leasing office to let them know. I'd taken the knob off of the eye but they needed to know because it was a dangerous situation. About two weeks later I get a delivery text from Home Depot that I thought was a scam so I didn't click the link. The next week they show up with a new stove. My son calls and I have to leave work. While the lack of communication was annoying, I was impressed--until I got the bill. I called the leasing office because obviously as a renter, I'm not responsible for faulty appliances. They said that they would dispute it with the home owner. I e-mailed once a week checking it. This went on for months and then I had a $75 late fee. I called and they said would check on it. Five days later I have another $15 late fee and every day after that. on the third day I get a response that the dispute was declined and the balance was due in full. I went ahead and paid the next months rent so that the charges would stop accumulating. I decided that I really didn't want to die on this hill because my credit is excellent so I asked them to take the late fees off and I would just pay it. I e-mailed again today and got an e-mail that the late fees still apply. This, on top of the fact that we haven't been able to use the community pool since we moved in almost ten months ago because the HOA couldn't get in touch with anyone. Today someone knocked on my door trying to serve the homeowner a notice. I've reached out to an attorney and obviously won't be renewing my lease. They are super helpful when trying to get you into a house, but after that, it's a nightmare. read more

They will lie to you just to get you to lease with them and once you do they'll say something different!!!! Before I moved they said the parking did not need sticker for the veh. Since I specifically told them I would need a parking space for each of my vehicles they said it would be no problem! Once I signed the lease they changed everything up they said I would only get 1sticker so I had to park my other 2vehs. Outside !!! They both got broken in. So then the next morning I wake up to my veh inside the gated parking lot broken into also!!!! Then they towed both my vehicles which I had to pay over $300. Then they had said all utilities were included before after I moved in a week later they call saying electricity would be separate they wanted to go ahead and change the contact which of course I opposed to it...they're so dishonest it's a disappointment !!! I rushed home and completed the application. Today we were both advised by Jaqueline and Monique that the home was leased to the applicant that was previously denied. I don't care if that applicant paid two years in advance, integrity should have been exercised and my application given priority. I even sent a letter from my current landlord on how good of a tenant I am. JoGip does not have to worry about me applying for another one of your homes and I will share this dishonest experience on every social media outlet available as to how your organization lacks character and integrity in your business dealings. I am a current renter and someone broke into my home on a Friday Night. I called the emergency maintenance number so that my back door could at least be boarded up or repaired ASAP. However, there is no real system in place. You call and it forwards you to some poorly setup voicemail that sounds like someone butt dialed you. I have called several times and left messages as well as put in a work order on the site. In all honesty, I asked that the door be replaced last year or the year before but they only come out and replace the weather strip. Here it is Sunday still no word from anyone at JoGip. Guess my safety and well-being is not as important as collecting my monthly payments that are never late and always in full. I'm done. read more

The tenant paid him month to month rent, but he only reported to the owner with the regular rent. He put in his pocket the different between "month to month" rent and regular rent Jogip did not check the background of tenant before they moved in. He led the worst tenant rent the house. At the end, the tenant left the house without notice. Jogip did not know until HOA called the owner and said some teenagers used drugs inside the property. The HOA reported to police. The owner requested Jogip to show up while the police officer was there. Jogip assistant got excuse they all were busy and did not show up until next day. It hasn't been a good experience with this property management company thus far. We have had issues from almost day 1. They do not respond to emails in a timely manner. When asking questions about the home or application they would take a day or more to respond in some instances, or just not at all. I sent Jackie an email after she had sent me something in regards to a rental verification, and I never heard back from her. I called a few times to speak with her and the staff was very rude when trying to get things handled with the application process. I repeatedly asked to speak to Jackie and never could, one lady had an attitude while speaking to me and my partner, and another couldn't even help me with a simple question that I needed an answer for. Upon move in, they did not provide us with all of the correct keys. We had two keys and needed several because the house had different keys for the front, garage, and patio doors. The house was not cleaned - the windows and some closets has dirt caked on them, dead insects, and very dusty throughout. Light bulbs were out in the kitchen and dining rooms. This has not been a good experience thus far. Hopefully moving forward things will change, but as of now this has been an unpleasant experience. read more

They ought to be named JOKE-GIP because they are, in a word: INCOMPETENT. This basement operation likes to call themselves a business but they're not one. Upon leasing my apartment in January 2017, I was back and forth with their 'Leasing Coordinator' over a dozen times. First she sent a lease with the wrong dates. Then she sent a lease without the included utilities, then she rewrote it a third time and assured me over and over again that my electric was included even though I questioned the validity of this statement. She wrote it into the lease. I signed it, they signed it. Two months later, at 5:55pm on a weekday, I got an email: 'whoops, your electric is actually NOT included and we need you to go ahead and turn on services'. I came home at 6:30pm that same evening to a dark house. Sorry, honey but no. That's not how that works. You incorrectly executed a legally binding document and now there are consequences to that grossly incompetent oversight. After a dozen calls to their office AND to a lawyer, they turned it back on and are legally responsible for it for the duration of my 18 month lease. OH. WELL. It doesn't stop there. They send around notices left and right like they have all these rules and they're strict about tenants adhering to them but they're a joke. They enforce NOTHING. THREE email notices and one hard copy notice hung from my doorknob mentioned parking enforcement. However, their invisible tow truck contract doesn't exist. THREE vehicles are now parked without stickers, taking up valuable tenant spaces in the already tiny and tight lot. Their poor quality tenants don't care and neither does this joke of an operation. I've been fighting with them for a week now over these three illegally parked vehicles. I get lip service if I get responses at all. The rules clearly state that tenants aren't allowed to have pit bulls but there are at least 6 of them on the property. Two are always without leashes despite the monthly 'reminder' that dogs must be leashed. Children's toys litter the courtyard like a housing project and the kids ride their bikes all over, including on the wooden upper walkways disrupting every other tenant. The other day, I found a pair of DIRTY MENS UNDERWEAR in the courtyard. They don't cut the grass, they don't empty the dumpster. Bulk garbage will sit for weeks, rotting. The dumpster will overflow with food waste bringing all kinds of animals and bugs. The only thing they've been fast at is getting an electrician out. If you find a place that's managed by these incompetent morons who don't care, do yourself a favor and RUN. The dozens of poor reviews are true. read more

I attempted to rent an apartment from JoGip Properties, they took my deposit and is now claiming a 75% re-market fee. When renting an apartment from JoGip Properties, you can only hold a unit if you have a deposit put down. You can only put a deposit down by signing their 'hold' agreement. In this agreement it states that a 75% re-market fee will incur if you don't go through with renting the apartment. This 'represents a fair and reasonable estimate of cost to incur as a result' of not leasing the unit. However I decided to not lease the unit hours after dropping off the deposit once I reviewed the lease agreement. I did not lease with this company because the fine print of the lease agreement charges the tenant over and over for small things that would add up at the end of the agreement. I did not find this to be a honest company after reading their lease and took my business elsewhere. Now they will not release my full deposit considering their 're-market' fee, even though I held the apartment for a matter of hours. My advice is to read the agreements fully before signing away your money. read more

After submitting my rental application and being charged my application fee, I was informed that they had received and were reviewing my application. After 48 hours, I emailed jogip to get a status update on my application. I got no response. After 72 hours, I was forced to call jogip to get that status update. I was given the run around, put on hold, transferred to several different people, only to find the property had been leased to someone else. I was not notified in the guaranteed 48 hours. For that matter, I was not notified at all. It felt like they took my application fee and didn't give me an honest chance to lease the property. Overall, a very poor experience. This is the worst property management company. I don't know why the homeowner switched this company. Real Property Management was much better!! I don't normally leave reviews but hopefully this will help this company come to terms that they have ALOT of work to do. I lived at the property for 2 years. It was 4th of July weekend my A/C went out, I called the office several times and left a message. I never got a response. I had to find someone to come fix it. I paid $165 for the repair out of my own pocket. When I finally received a call back from the office, 4 days later, I was told they would not reimburse me. Less than a year later the A/C goes out again. I put in a service request online and called the "emergency hotline" it took them 2 days to come repair it. I guess having no A/C in Texas is not an emergency. I called about the bathroom tub twice for the same reason, the 1st time they claimed they fixed it, the 2nd time the guy didn't have the part when he came and said he'd be back, never came back to fix it. I sent them pictures showing them how the walls were cracking and the ceiling was caving in, they never responded. Not to mention the staff there are VERY unprofessional with bad attitudes. I NEVER complained about anything in the 2 years UNTIL I was charged for not returning the keys in a timely manner, when their office was closed 4 out of the 6 days I was charged. I expressed my concerns to the owner and he was very rude, and didn't try to understand my perspective at all. I told his staff when I was returning the keys and they NEVER, as a courtesy, expressed to me I was being charged for those days. None of the THREE people I talked to told me that. I will never do business with this company again and will not recommend anyone to them. This is not a company you want to hire. I have rented from many houses and many apartments and this was a horrible experience with both the house and the management company. They do not make timely repairs, they search around and have people who do the job cheap then has to be done again and again. Office was rude at times ("we have other properties to be dealing with I can't send my time on y'alls")... because y'all haven't fixed anything and there is a lake in the front yard now! Also staff was not good to work with seemed clueless at times and difficult to work with. Also, when an emergency message was left they never returned the call it took 3 more calls the next day. they told you they would call you back that day and then get back to you a week later. It is like pulling teeth. If I was a tenant I would not rent a house based off of them being the management company and if I were the landlord I wouldn't hire them. It took them over a month to fix a water leak. We went without hot water for a weeks and even then it never got fully fixed. It was a relief to get out from under this house. My apartment had a like in the roof which put a hole in my ceiling which made me upset. So I called these idiots for a maintenance request it took a week to get back with me . Which really made me pissed because one day after the leak my old neighbor apartment flooded because maintenance left it running and left which busted a pipe . Any way that flooded my kitchen at 5 in morning with no we could get touch with . Then final straw was when because of flooding in it a rat get in my fuse box killing my power which took them a week get back with me . Then another wonderful week and half to a person out there when finally came to fix it . I was already moved out back at my moms while I finished closing on my new house early. Because I couldn't stand renting every again oh did I meant I had to threaten with a lawsuit just to get my security deposit back . They never gave me back my rent for the month I wasn't living in that apartment. Oh I also forgot this make you smile it's been ten months in my new house according to my best friend that lived the unit across from mine . The unit I was living in never got rented out or repaired so it just flooded again yesterday. So the lesson behind my story everyone is STAY FAR FAR FAR AWAY FROM THIS PLACE. Also they pay renter $25 bucks to write a positive review. You could not give me enough money in world to give place a good review . worst management co ever. antonio gipson and maria are thieves and liars....the residence in our small complex in oak lawn have had to hire a lawyer to represent us...they took over management in feb '15 and claim most of us have not paid rent in 2-3 months and are claiming most residents never paid deposits they are a sham and have no clue of how to merge tenant records from prior management co. the owner of our complex is getting screwed and he now knows it now. he has come to all of us living here and apologized and he is completely frustrated with antonio gipson.. do not rent from jogip management co read more

This is the absolute worse leasing company I've ever used! DO NOT leasing anything from this company. They don't follow up on maintenance request, the property I live in is fall failing apart & I've had to call the city multiple times to get involved to resolve an issue. The people that work there are rude & unprofessional. I only rent this place because it's my only option right now. I can't wait to put this place & JoGip behind me. If you are reading this is bc your thinking about renting with them DON'T DO IT! Look out for this company. They seem to like to show an apartment as many times as possible and stock up on those application fees. We were promised an apartment then had it given away right underneath us. Beware if you do business through this agency. Shady, shady, shady. We spoke with a different agency after jogip and they wouldn't even show us an apartment because there was an application pending. That is how business should be done. With integrity and respect for your customer. Jogip has none of this. I would never recommend Jogip. Unless you just want to give your money to them and expect nothing in return! read more
