However, the professionalism of the management company, especially transfer agent Donna and all her hard work, had made all the difference. I was preparing my own application and was trying to complete it as soon as possible. Donna responded to my numerous emails clearly and concisely with lightning fast speed. With her help, I was able to submit an accurate expedited application right after the initial contract. I was very impressed by how efficiently Donna and the board reviewed my candidacy, and when something unexpected came up, they were incredibly understanding. Words cannot describe how much appreciate everything they've done to help me through a very stressful time, and accomplish something that everyone else thought was impossible in the time frame that I was given. The application itself was very rigorous (although I don't really have a basis for comparison), but I actually like that because it meant that I was applying to be part of a financially sound community that will be stable for years to come. Let me state that they keep the buildings in good shape (clean)...and thats the ONLY good thing I can say about them. They are...hands down...the MOST OBNOXIOUS and nasty ass company I have ever had the misfortune to deal with. They made selling my last apartment an absolute hell...and now I live in another building, that unfortunately they run. It certainly doesnt help that the super they hired for my building in an anti semite, who I had to physically throw out of my apartment years ago. This real estate management company specializes in cooperative apartments. This office is located at the very end of College Point which the only way to access it is by car as it's located in a very shabby, dumpy industrial lot. They lack efficiency and professionalism to respond to shareholders' problems and keeping well informed where + how your monthly cooperative maintenance fee are being properly allocated for usage to your building. A copy of Prospectus cost an utter dismay $28.50 which we NEVER received upon the initial purchase of our cooperative apartment. John B Lovett & Associates has the audacity to increase the monthly maintenance fee by 5% when the ongoing building's structural problems was NEVER fixed! Assessment fees are also tacked to the monthly maintenance bill. Terrible management company with unprofessional staff. Our building has been without a usable laundry room for months now because these guys never bothered to get proper permits and make sure everything was up to code. Leonard Barish, our specific property manager, is especially bad. He is unwilling to discuss issues, but would rather threaten you with a lawyer if you don't agree with him. I am a professional and this company is the exact OPPOSITE of professional. It seems to me that the people who work/run this company do not value RESPECT, INTEGRITY, or KINDNESS. Just today, another person from my building complained about being treated "like an animal" and felt very upset by the way she was treated In HER OWN HOME. The absolute worst management company we've ever had the displeasure of dealing with. 1- We had renters for our sublet turn their paperwork in person on October 4th. The contract said 2-3 weeks processing. 1 month later after not hearing from Lovett we called and they told us it takes 3-4 weeks, upon further examination they updated their application on Oct 16th.. What????? 2- 1 year ago we had buyers for this same apartment but when the buyers were doing their due diligence they were blocked by Lovett from conducting their investigation because Lovett office wouldn't get back to them. 3- we had a disabled renter seek information regarding accommodation for their special need which is protected by the Americans with Disability act and not only was the business nonresponsive; when pressed further they were rude and abrasive toward the renter and told them there was no availability in the building despite not being the rental agency in charge. Conclusion: our building has found a new management agency for 2017 The single 5 star reviewers posting here are definitely fake accounts . read more

This company manages the building where I live. We have an issue with our A/C that requires minimal coordination from them, we asked them to help 5 weeks ago. It's clearly not important to them as it taking them weeks to take any action. What could have been a quick fix has turned into a miserable experience. read more

I would give them Zero stars if I could. The agent that I worked with is completely incompetent, and unprofessional. During the 7 week process of applying as a sublet, she made the experience so distasteful and difficult that it has deterred both brokers and me as an applicant from ever wanting to work with the management company and/or cooperative in the future. Power hunger and defensive, she does not update anyone during the process and withholds necessary information. Her emails are overtaken with defensive remarks as to why she can't prove information. Failure of effective communication was experience by all parties involved. She deffered me to communicate through my broker but then would fail to inform him of anything. After the passing of two possible closing dates, the process moved onto working without a known closing date and without any communication from her as to what was taking place. The uselessness of her email was only matched by her rudeness through the phone on the off chance she doesn't screen your calls out. On two separate occasion she rudely slammed the phone down during our calls. Eventually after weeks of the brokers and I asking for updates, she emailed declaring that she will no longer be offering updates after this point as the application is still pending. Her antics were disruptive and made the whole application unnecessarily painful. It was topped off with her stonewalling my move in date. Sending notice of a rejected COI the midnight before my move in over reasons that could easily be remedied. CC-ing my movers, after having badgered them and effectively causing my movers to remove me off the moving list for the day. The moving company specifically called to complain to me about the management company and that they are not going to allow this to disrupt their work schedule. From the perspective of the owners, the building and brokers, the new change in management have made the process of bringing in new buyers/subletters far more difficult and riddled with roads blocks and fees. As for the agent herself, she fails to recognize her role as the facilitator of applications and transition processes. It appears she is working with her own agenda, because she clearly is not helping to aid in the wishes of the board or the owners of the building. Ie. Disrupting my move after the board verbally allowed my move in early, delaying to process applications in a timely manner for board review etc. On a side note.... From an Owners perspective, it has been commented that they have been known to hold applications hostage to pressure them to pay the high expedited fee. What an absolute nightmare dealing with this management company - and unfortunately, they somehow have secured management contracts with more than two dozen buildings throughout Queens. The woman they have dealing with the public is arrogant, mean, small and unresponsive. Being that there is no oversight of her or particular concern with the needs of the customer, when dealing with Lovett you can expect the same treatment as the Melians from the Athenians: "The strong do what they will and the weak suffer what they must." These 5-star reviews are probably fake. Our apartment building is managed by Lovett and as a management company, they definitely do their best to scam as much fees from buyers as they can. They will charge you for doing the work they are supposed to be doing if you want to move your application along and if the closing is after 4pm which just curiously happens to be their only available day and time in order to lock in the mortgage interest rates. Worked with Donna Achaia who was unnecessarily rude and unpleasant. She had the gall to yell (all caps) in one of her emails to us. The neighbor of the apartment downstairs has kept knocked her ceiling (my floor) in the past years, I have sent dozens of emails to the building manager but he has never responded my email. Now it's 10:01am, the neighbor knocked the ceiling at 9:40am maliciously over 5 times within 5 seconds, I have told them many times this has disturbed my children and my family, but they have never responded any of my email. read more

I have lived in the nyc area for fifteen years and dealt with many property managers and this firm is by far the worst. It is absolutely impossible to get a hold of them. We had a leak in our roof for two years. After four months they still haven't returned our move out deposit. We are so glad to be out of an other wise great building that had the worst management company. read more

This organization is one of the most unprofessional practices with which I've had to do business. As a member of a coop, my experience was soured when, upon selling the coop, the application sat in their office for 9 weeks. Applications, when I bought the place, waited 4-6 weeks, which is stated on the application. As I sold the unit, the application could have been expedited (2-3 DAYS) if a $250 fee had been paid. Since I was never offered this service as the buyer (years ago), I assumed (wrongly) the buyer had to pay it. Week after week went by. Emails sat unanswered and phone calls went unreturned. When I did get ahold of the managing agent for closing matters (see KA's 6/27/14 review on Yelp) always gave a promise of "this week", "tomorrow" or "your application is next on the list". At several times during the process, they kept making excuses and then suggesting expediting fees of $250. Until they finally realized that at that point - after holding my seller's application hostage for weeks beyond the normal period - I was not going to pay that, they gave me closing date options. A little backstory - When I bought the place, at week 5 of waiting, my mortgage rate was expiring within a week. I called to tell them and they approved the application, convened the Board of Directors, had the interview, approved me and we closed within one week. Back to the main story. The seller's mortgage was expiring during the sixth week of the application sitting in the office. I called and finally spoke with the managing agent who shrugged off the situation and said "they can just get an extension". (Remember, this is right at the end of the 4-6 week waiting period). After the 9 weeks, they tried to extend the closing even further by putting time restraints on when we could close - the sooner the closing, the more expensive. Why? Because if it was to be that week, it had to be at 4:00 pm and because this place's time is so much more valuable than, say, an owner paying an extra two months of maintenance, they charged a "late" fee of $250. It was five months from the date that the seller saw the apartment to the closing. The thing about coops is that they can do whatever they want and there is rarely no one to whom they answer. And there is nothing you can do about it. That is why I no longer own a coop. read more

This is the worst experience I've ever had in renting and/or real estate. Their staff is unprofessional, duplicitous, and downright RUDE. On one particular trip to their office, I listened to the receptionist complain about her colleagues to another employee on the phone for 20 minutes before she asked me how she could help me. Their transfer agents are particularly unprofessional, inefficient, and shady. They purposely delay tasks to bleed more money out of their clients. I'm almost certain that some of their practices are illegal. How this company operates in this manner and wins awards from the city of New York is something that should be investigated by oversight agencies. Avoid this company or anyone who deals with them at all costs. If you are purchasing a co-op, ask who the management company is first and if it is John B Lovett & Associates, look elsewhere. read more

I called the main # for a listing last month. The machine picked it up and I pressed "0" to reach an operator. Quickly, a very friendly voice picked up. Very efficient and professional. I don't know about your position but I think they have the nicest people there. I also notice that the address is different but the main tel# is the same. I would also give zero stars if I could. This is from the perspective of someone living in. In a building they manage. The level of in professionalism is horrendous, absolutely terrible. Most companies when you had a problem with the worker and write to the President the President at least pretends to give a damn, not The Lovett. He does not respond to emails or calls even when the fault is clearly on the part of his company. The policy is admit no wrong ... if you were billed double what you owe, if you did not receive and still have not received a copy of a legal document, if you were billed for a service you shouldn't have, if the super promises something will be repaired before you move in and recants, if items that clearly falls under their responsibilities need to be addressed.... The answer from the top and all those below is no answer. They do just as poor a job managing also, rates go up annual including their own. Infrastructure is ignored over ridiculous projects. They don't try to resolve conflict either, they let it linger for years and go to court and pass the buck on. I would have sold for a loss if my life savings wasn't invested in the property they manage. Do yourself a favor and look for someplace else to live if they manage a property you are considering. read more

I moved from a co-op managed by Lovett Realty On West End Avenue March 8th, 2018. I lived eight years in good standing in this co-op with my spouse serving 6 years on the board. I paid a $500 move out deposit. After 30 days I repeatedly requested Donna Achaia for reimbursement of this refundable deposit. Eight weeks later still no check has arrived. She claims she first sent check to the address of the building we moved from. Other mail yet no check from Lovett was forwarded to us. The next check she send, with her apology but without expediting to correct her mistake, through regular mail to our new address, also has not yet reached us. I am considering making a statement of claim in small claims court to get what I am entitled to. This is a refundable deposit I seek, not a payment from Lovett. I loathe that my building uses this company for our management company. From the very beginning, they have been spectacularly rude, nearly impossible to get hold of, and act like they are doing you a favor to even pick up the phone. What's more, they nickel and dime you for every single form or service you could possibly need from them (e.g. filing out a questionnaire). The place is a giant swarming nest of hidden fees and the whole place is super shady. I'm planning on selling my apt soon just so I don't need to deal with this place ever again. read more

I had the pleasure of working with Yajaira Crespo and Mary. I work for a major lender and Yajaira and I spoke a lot due what seemed like unfortunate luck for the customer as all of the documentation on the building expired in addition to the challenge of helping to close a client who was out of the country. This made for difficulty sigining rec. agreements and all other documents requests very challenging. Yajaira picked up the phone and called me and returned all my calls promptly and battled every step of the way and went above and beyond to make this happen. In the process of brokering a sales transaction, in one of the buildings managed by John B. Lovett & Associates, I could not have received better help than I did from the staff members at this company, on all my visits. From the enchanting and youthful Geraldine, the office receptionist, to the extremely helpful and equally enchanting Donna, the transfer agent, the staff were very attentive and gracious answering all my questions and requests and expediting buyer applications. The entire office exudes a friendly and professional environment and noticed that tenants, contractors and others dropping in for business left in a very pleasant mood, as did I. Also, the location of the company, in College Point, Queens, is far from shabby or dumpy, as I've read in the review. It is in a well-kept industrial park with a killer view of the Manhattan skyline across Flushing Bay. It can be reached by the Q65 bus line, if you are not driving. I've owned an apt in a building run by them for years and every interaction I've ever had with them has been absolutely BREATHTAKINGLY RUDE. Not only that, they squeeze you for every possible outlandish fee they can. Even just to provide you with a simple (existing!) piece of paper -- like when I refinanced and needed a photocopy of some document they had -- that takes them ZERO time and effort to provide, they'll charge you like $350. It's ridiculous. I agree with the poster who suspects some of what they do is probably illegal. Between the nasty attitude I get every time I even have to ask them a question to having them rip me off all the time, I absolutely loathe that my building has them and will do everything in my power to get them removed as the management company. I've lived in NYC for decades and this is by far the creepiest, rudest management company I've ever dealt with. p.s.
