The work John Manning Plumbing just completed for me was exceptional. My septic system pump failed, which constituted a pretty big emergency. I called JMP because they'd done great work for me a year earlier and because their plumbing repertoire includes septic system maintenance. Rather than simply replacing the failed pump, they noted significant design and implementation flaws in the 18-year-old system and explained the situation to me so that even I could understand it. They proceeded to do a full makeover of the system, thoroughly pumping and cleaning the system and then replacing the pump, replacing and waterproofing all the seriously degraded wiring and providing a proper enclosure for it, redesigning the float system for increased maintainability and replacing the badly deteriorated floats, and replacing the septic system covers that had rusted permanently shut and raising them to a proper elevation. It wasn't cheap, but given how much time they spent to give me a brand-new, easily maintainable septic system, it was fair. An ordinary plumber would have done what was necessary to get the system working again before moving on to the next job. John Manning Plumbing did the job right and then told me they will be coming back in a year - at no charge - to inspect the system to make sure everything is functioning properly. If you want a plumber who knows what they're doing and really cares about the quality of their work, I feel quite comfortable in giving JMP my highest recommendation. Living with a septic tank system means regular contact with Shirley and John Manning. I absolutely trust my system to them. What I also enjoy is that they hire great people that I am very comfortable having work in my home - Bryce came out to pump our septic today and he was courteous, professional, and knowledgeable. (See ya again in three years!) I found out today that they also have a complete plumbing service crew. I needed my master bedroom bathroom sink snaked (in the 10 years that I've here, this sink has always been a slow drainer). Joshua very thoroughly examined the situation and snaked it from the sink pipe (not the clean out in the adjacent bathroom). He FIXED IT! First time in 10 years, water flows out of the sink! Both Bryce and Joshua were neat, clean in appearance (no plumber butt cracks!). They listened to me about my situation and didn't jump to conclusions. They were very diligent about making sure our fur baby (dog) didn't run out. I had a stroke 2 years ago and have balance issues walking plus my right arm shakes. Bryce and Joshua were very patient with how long it takes me to walk and when signing the work orders. Montana answers the phone and is very knowledgeable about what can be done. I recommend John Manning Plumbing. They are very affordable and accommodated my schedule. They showed up when they said they would and completed the work quickly. Water stopped running to our fridge after having a different plumber out for a different problem almost three years ago. When we called that plumber back to address the problem, he said it was the fridge that had gone bad and recommended a repair guy. The repair guy came out and said the fridge was fine and recommended that plumber. We called a second plumber out who also said it was the fridge. We gave up and over a year later the fridge died. When the new fridge came in, installer recommended we call a plumber because no water was coming to the fridge. We decided to give John Manning a call and these guys spent considerable time tracking down the specific issue to fix it, refusing to give up. We have a pretty complicated plumbing set up in the house with filters, an RO, and a water softener. Turns out a previous plumber re-routed something in that line that cut off water to the fridge. These guys found it, corrected it, and gave us resolution to a three year, multiple contacts headache. Let's not forget that we hadn't had strong hot water pressure coming to one of the kitchen sinks since we moved in that neither previous plumber said they could do anything about. This guy fixed it within minutes of arriving. Great work done with professional attitudes at reasonable prices. I couldn't recommend these guys more. read more

John and his team are great to have on your side. I just recently purchased a house here in Acton and I got John to do a review of the plumbing and septic for me, and thank god I did. lets first start with the relator who was selling the house insisted on using her guy to do the septic certification, well her guy did a great job certificating the septic tank and leach lines.... well the only problem with that was there is no leach lines the system runs on a seepage pit system so obviously they did not actually look at anything. So back to John not only did John and his team take the time to Certify the system correctly they used camera gear to make sure that everything was good and advised me on any possible issues I might get into in the future. but wait it does not stop there John noticed that the house water heater was grossly to small for the size of the house this was something that even the home inspector missed. thanks to John and his team I was able to know exactly what I was getting into when I purchased my new home. great guys worth the money very very professional. Called John Manning Pluming for septic tank pumping. Set the job up and on that day received a call from the office that they had an emergency and needed to reschedule the job. The job was set for the next week. On the day of the job received a call from Bobby who said that he was on his way to our house for the septic tank pumping and wanted to make sure that everything was still on for today. Bobby arrived and explained the job proceeded to us and we agreed with his recommendations for the job. After digging out our inlets (which were five feet in the ground) Bobby showed up some pictured of risers that he installed to bring the inlets up closer to ground level. John Manning came with his pumping truck and pumped the septic tanks out and made a few recommendations for us to follow in the future to help our tank last longer. Bobby installed our new risers and refilled the holes and level out the dirt. Over all this job went very good and we will call John Manning Pluming again. P.S. The emergency was while digging for a new install of a septic tank the hole caved in. I can not fault John Manning Pluming for that. read more

After we called about a water heater problem we received a call back for the appointment. The appt was for between 8AM and 12PM and we were given the tech's name. The day of the appt the tech, Jeff, called us and said that he would be at our home at 8:30 AM. He and his helper were on time in the company van. Introductions were made and he examined our defective water heater. He noticed several problems that the previous plumber did not correct and these problems were to have been brought up to code. The tech and worker proceeded to replace the unit with a new water heater. I checked to rating of the new heater and it was well rated. The tech explained all that was accomplished and cleaned up the area. We are VERY satisfied with the service we received. We had hired this company to replace a septic system the spring of 2016 and were very pleased with the work and price. read more

The septic needed clean out. Bryce came and started digging. As he came to the lids, he explained what might happen when opened, and the lid might give out. One did. The water side had never been opened since house was built in '84. We bought in '04, so didn't know. Anyway, a riser was installed, and we were told what our field might look like, because of the overflow. The second riser will have to wait a couple years, and we will be pumping more often. The guys were detailed and compassionate, and we were pleased with the results. Not having landscaping, the green lid will be an interesting note in the middle or our concrete 'bubble' patio. Called John Manning Plumbing for a slow draining bathroom sink. I had already called a plumber we had used previously with satisfactory results but their service call fee was a $80 and they did not say it went toward any work done. John Manning Plumbing explained their fee was $25 for the estimate (reasonable compared to $80) which would go toward any work we had them do. They sent Jeff who called on his way, arrived on time and accomplished with job with no mess or problem. He clearly explained what he found and what he did. While here he also looked at another sink although I had not asked for that ahead of time, and gave me an estimate for repairs on that one. read more

I called Jason Manning Plumbing because of a faulty sink and toilet. He came by and gave me a quote which I didn't have the budget for. He gave me great advice and proved to be a true professional. When I decided to go a different route, he elevated his professionalism and then I asked how much the service fee would cost for him to come out and he charged me nothing and wouldnt let me give him a cent! John and Shirley were a tremendous help to me when there were serious problems in the sewer system for a rental I have in Green Valley. Many plumbers won't make the drive to the area but there was no hesitation from them. They diagnosed the problem and immediately notified me. They did not proceed until I approved the work. The job entailed breaking through the concrete slab as well as the drywall. Because I live over 100 miles from the house they volunteered to see that these repairs were made. These guys were great. Called when they were on their way and on time. Were friendly and explained what needed to be done to fix the problem. Made sure the situation regarding the propane regulator was safe until they returned to install the new one. Called me the next day to say they were on their way with the new one.
