Quite simply the worst rental management company I have ever come in contact with after living in 10+ properties. Would avoid living in any unit managed by them at all cost - especially in San Francisco. We had to terminate our lease due to family health issues after 1.5 years of living in a unit managed by Pertria and they've made the process incredibly painful. Throughout our tenancy and now move-out, they have been unable to answer basic questions about our lease, liabilities, and the general process we'd need to adhere to. Worse than that, more than once they've given us an answer/guidance and then gone on to contradict themselves at our expense. ie. telling us the costs to move out would be one amount, and then going on to charge us 2x that without communication or warning. It's required a ridiculous amount of follow-up on our end (emails go unanswered for weeks at a time) and we've had to be meticulous in documenting every detail and communication as Pertria has proven to be not good on their word. Weeks after moving out we are still working to get our security deposit back in the amount that they originally communicated to us. This is horrible business and ethical practices and they've managed to make what should be a straightforward move-out process wildly stressful and confusing. Never again. read more

I won't go into a laundry list of complaints, but I will say she was rude and doesn't have a basic understanding of California rental law. As a property manager, its her JOB to know the laws and follow them. Either she doesn't know the laws or she is intentionally not following them. Either way, she is horrible. We started renting a unit managed by Pertria in April, 2018. So far, it's been a positive experience. As is to be expected, there were a few repairs that had to be made shortly after our move in -- these were done promptly. When there have been problems (i.e., HVAC unit rusting out, overhead fluorescent light ballasts burning out in the kitchen), Pertria very promptly had someone sent out to remedy the matter. I'd provide an update if the move-out process is negative (though, we've no plan to move out any time soon), but if the move-out process is anything like the rest of our experience working with Pertria, I expect to be happy. read more

They take the attitude that maintenance to the unit is caused by tenant negligence and that you should just be glad they completed the repairs. UPDATE: This is an addition to my previous review since we have moved from the property. We have moved out of the property that was managed by Pertria Management and it was one of the worse move out procedures I have ever experienced. First, we scheduled a "pre-inspection" walk through to go over what needed to be cleaned upon leaving. Our manager Qadria had to cancel on us 30 minutes prior to our first meeting because she was stuck in meetings. Fine, we rescheduled. When she arrived, we went room to room and discussed what needed to be cleaned while I took notes. She then made a statement that we were not to patch holes or do our own touch up paint as it would be removed from the deposit. So we weren't allowed to patch the holes? I have never lived anywhere where the landlord didn't allow us to patch the holes to be ready to paint. I've never lived anywhere where they didn't do painting as part of normal "wear and tear" before new tenants moved in. In fact, I distinctly remembered asking if we could put holes in the walls to hang pictures. If they were going to plan to charge us to patch the holes, they should have made mention of it prior to us moving in. Secondly, they gave us a checklist of items that needed to be cleaned. I followed the check list, step by step, each room. Cleaning everything I could. We rented a carpet cleaner and did the carpets, only to be told that the owner required a professional clean with receipts. Then, I cleaned the walls and scuffs and was told I messed up the paint, even though the check list said to wipe down all walls. The form said we would leave any contact paper in the kitchen drawers there. In fact, several of the cabinets had contact paper left from the previous tenants. So, I left them. We still got charged $100 out of our deposit to remove the paper. IF I HAD READ TO REMOVE IT, I WOULD HAVE REMOVED IT MYSELF. I had even mentioned this to Qadria during the final walk thru and we were still charged for it. During the final walk-thru, Qadria was short and rude and wouldn't let me walk through the property with her, I had to wait outside while she made notes. She would ask questions about curtains being there (original to when we moved in) and when I would explain they belonged to the owner, she would give me a look like she didn't believe me. I felt like the whole time I was there, I couldn't make a claim on the condition of the house. They charged us over $300 to re-clean the house (for dust in the corner of the cabinets). The floors and the cabinets were dirty when we moved in and the whole house smelled like cat pee. We actually spent the first weekend cleaning when we moved in. They charged us $260 to clean the windows (even though they weren't clean when we moved in). It is my fault I didn't do a more thorough walk through when we first moved in. When we received our deposit back (nearly 21 days after we moved out), they took almost $1000 out of it for repainting every room, re-cleaning, and having professional window washers come in. They even took a 10% service fee paid to Pertria for supervising the work? Pertria cares only about the property owner. And to have Qadria continuously say she was trying to help us get back as much of our deposit as possible makes me sick. They are nothing but a money-hungry company. I am so thankful to be out of the house that was falling apart. Lastly, my husband reached out to Pertria to let him know how upset we were and we received no apology and only a statement condoning their actions as being "professional". LESSON TO LEARN. IF you ever decide to go down this route and rent from Pertria. Be sure to do the following: DOCUMENT EVERYTHING. Do your move-in sheet. Take photos. Document every nook and cranny, because they will be sure you are docked for it if you don't. Record and account for every conversation you have with their office staff. Including dates and times on when you talk to them. Contact them first before you call your own technician. Even during the holiday. Finally, just don't rent from Pertria. read more

Pertira is RUDE. Met with Helen. Every review written about her is true. She is RUDE and Unethical. I saw an advertisement for a house on Zillow with a monthly rent of $4295. When I tried to apply from Zillow, they disabled it, asking to email but no email id given. I called and they refused to talk on the phone and messaged me that Rent is now $4495. I still said yes as I wanted to test them. After a week they showed me property while changing rent online to $4395. When I questioned them for constantly changing rents she first refused. The Text was not from her but from someone else from the company which she owns. I asked how someone can do this then she WARNED me openly that DO YOU WANT TO ARGUE with someone whom you are looking to rent a property. It was openly threatening. Also, it is illegal to advertise with lower rent and on the phone asking for higher. All her texts were extremely rude. I was sure of not taking the property but I still want to meet her and cross check reviews written about her. Yes. all reviews are right. She is RUDE and UNETHICAL. I also understand that she charges (deduct) hefty amounts when you leave the house. Don't go into this scam please. read more

Rude, domineering, and unethical- In 2005, Pertria took over management of the property I lived in Los Gatos. I had always paid rent on time and maintained the premises well. The previous manager and I had a very cordial relationship. Immediately upon taking over, Pertria began a pattern of rudeness, indifference, etc. which made us feel unwelcome. Many of the tenants moved out. Los Gatos is a rent control city and it is against the law to exorbitantly raise rent on current tenants, but having them move out and getting new tenants avoids this legal problem. The property owner and Pertria may have benefited from this campaign, but at what cost to the tenants? I would not trust a company which exhibits such a lack of integrity. read more

I entered my rental housing market with eyes wide open, visiting about a dozen sites within a few miles of each other. While I had my non-negotiable specifics along with my list of features we'd really like to have, I quickly realized that the landlord/prop mgr. situation could make/break the deal once those baseline criteria were met. The touring prop mgrs ranged from clueless to late to wearing the "I don't really care what you like/don't like or anything else about you" on their foreheads. Others were more engaging and presented both their homes/condos as well as the dynamic of having them as "landlords". When I first spoke with Bobby Saadieh I pushed him as this was the first place that appeared to meet my criteria and I was determined to be in a healthy "applicant" position if we moved forward, not playing catchup to other renters. His responsiveness was impressive. We met within hours and I found him to be very knowledgeable about the property specifics, the community and the technical aspects of the contract, etc. Bobby epitomized what I'd hoped a real estate management professional would be, hands down. Since signing my lease a few months ago he has been extremely quick in responding to my requests, inquiries and so forth, setting out communication expectations and exceeding them regularly. I cannot tell how unprofessional and unethical business practices these guys follow, especially their realtor Qadria Bokhari. She invites me to apply for a house we were interested in and when I apply says she cannot process my application without me sending in my spouse's application, I take a week to send in my spouse's application as we were traveling out of country. In the time we couldn't send in the application We did not block the house and let her continue her search for a prospective applicant. She sends us an email saying that the other applicant did not go through and invites us to apply again. By the time we apply which is less than few hours from her email she says it is rented to someone else. Qadria doesn't even have the basic courtesy of letting us know that she is about to rent it to someone else when she has invited us and waiting for us to complete the application. To top it off she does not even refund us the application fee saying she already ran our application contradicting her own statement of not able to run our application until both mine and my spouse's application are in. Such cheap business tactics for $40? Seriously??? I highly advice anyone who is looking to rent through Pertria or Qadria Bokhari to please STAY AWAY!!! SERIOUSLY STAY AWAY! Please read this in its entirety if you are considering renting from or listing with Pertria. I have both owned and rented many properties over the years and Pertria is hands down the worst property management I have encountered. This company puts on an appearance of professionalism; however, I found their property management extremely poor. As a renter, I trust the property manager to ensure the property is in good condition, but the house we rented (5297 Leigh Avenue, SJ) was filthy. I trust the property manager to ensure the house is kept in proper working order, but when appliances failed I was told by Pertria the owner would not pay for any more repairs to them. We received the property in absolute filthy condition, and per Pertria's process we documented it and brought it to their attention. They did nothing about it. We had to clean the house ourselves before we could move in. We were told they (Pertria and the owner) would make it up to us. They did nothing. In fact, they expected us to vacate the property professionally cleaned even though we did not receive it in that condition. When appliances started failing and leaking water all over the place, we were told after one service call that the owner would no longer pay for repairs. So we spent the rest of our stay mopping up water. Upon departure Pertria did not return our deposit for over a month and only with several reminders. When they did return it they held money back for items not reviewed or discussed during our move out inspection. Pertria did not hesitate to inform us if we were in violation of any part of their 12+ page contract. However, when they violated it, they ignored us completely. I have owned rental properties and rented properties for many years and Pertria was the worst property management company I have encountered and I would not recommend renting from them. read more

Unfortunately I have to echo the review of Gabriel Y. Helen Pastorino is very rude, and unprofessional. She hosted an open house for her client. However, she was on her cellular phone most of the time. She sat on the sofa in the living room talking on her phone without doing what she supposed to be in hosting an open house. When asked questions, she was impatient, rude and very unpleasant. As if the potential buyers are imposing upon her. Certainly in today's market it is easy to sell a house. However, with an attitude like that, I think the seller will ultimately get hurt for not able to get more competing offers. We were very interested in the house, but after seeing how unpleasant the listing agent was, we decided not to even explore further. They have an online "repair request" system that is very convenient and is promptly responded to. Moving out after a year, we had a very good experience dealing with Stephanie. So I rented from this place a couple of years back.. I dealt with a guy name Nick who was extremely professional and well versed. At some point Nick left and I got some Joker name Bobby~ Who is obviously unexpereinced and very young. The Garage door was acting up as was the outside lights. He troubleshot the lights having me check the fuse box etc. Sent someone out for the Garage door then told me I had to pay the bill because it was my fault that my bikes where in the way of a sensor.. Looking at the garage door and where my bikes where I dont get it and then was told I should have known WTF.. If I should've known shouldn't you have posed the question of is there any objects near the Garage door sensor? And it looks like this or somehting in that nature? Anyhew, I pay the $100.00 but am pissed about it. Then I asked MULTIPLE TIMES for a copy of the HOA agreement which he swears he has mailed out ~ after many request and an issue with parking he finally leaves it on my door step.. He was rude about it all saying well you should know not to park there it is on the HOA,,,, UH yea Mr. PRO `fessional ~ I just got a copy of that 2 days ago....weeks after the parking issue... Really ~ Then it turns out the parking issue letter I got WAS A FAKE>>>>> guess what he rents for the the unit across from me. His girl had given me attitude in the past about parking and now I know the person he was renting from was the head of HOA. Hmm Ironic the parking tow letter for my vehicle (when everyone else in out community parked in the same places & even outside thier garages) it was FAKE. When I called HOA they knoew nothing of it. Kinda a STRONG coincedence his girl had given me attitude a few times and then I get the threat to be towed only to now find out they they rented right across they way the whole time and had access to such forms since the HOA for our community at the time was the guy he was renting from. I have let my Husband handle all issue from that point on because I dont do well tempermentally with this type of character and we've seem to come to a happy meduim this way and havent had many issues. read more

I've used other management companies in the past and they don't compare to the professionalism and high quality of service provided by Pertria.
