Living here has been a mixed experience, but overall it falls below expectations for the price. Ongoing construction noise, thin walls, and an inconsiderate neighbor who regularly ignores quiet hours make it difficult to enjoy the space. Cleanliness is also an issue, with dog waste around the property and pet urine in the elevators. The parking garage is another major drawback--frequent break-ins, constant construction, and overcrowding from non-tenant parkers create ongoing frustration. I've been living at K2 for a few months now with minimal complaints. My biggest gripe is that they respond to criminal complaints made by the residents in a very negligent manner. Just this morning, I awoke to a construction worker Peeping Tom next door staring at me with binoculars. I called the management office with this complaint with a picture of the worker. I ended up speaking to Gina, and she said she would pass the information along to the manager. I then called back to update her that I figured out what floor and unit balcony the worker was on. In so many words, she told me that my information was useless and that there wasn't much that could be done about this situation. I also asked her to put out an email notice that there are perverts next door spying on women and whoever else they can get off on. She agreed. I have yet to receive an email, but considering another resident's car was stolen and they refused to alert other residents because it would "scare them", this probably won't happen. Since speaking with Gina, I posted in the Lincoln Properties app to warn any other unsuspecting residents about this incident but of course my posts were swiftly removed -- almost as soon as I posted them. Thankfully we can post whatever we want in the OneRoof app and I got several responses including a woman who responded saying a worker was watching her change her clothes, then the next day a whole group of them gathered on the balcony, staring into her apartment, and hoping to get a free show. Another woman responded as well, saying they are watching her too. I was left pretty frustrated because K2 cannot even handle the minimal safety requests like sending out an email or attempting to contact ONNI. I couldn't get a picture of the voyeur's binoculars in hand because he ran behind a pillar to hide as soon as I held my phone up, therefore I can't make a police report. There aren't even window coverings for the other units' patio doors so we're left exposed unless we keep our blinds closed all day and invest in our own blinds for the door! I doubt management will take any further steps so I am in contact with ONNI (next door) building management and construction company. If you're thinking of moving here, keep in mind that ONNI's new building is very close and whoever moves in may also be lurking and Lincoln Properties will try to silence you if you post a crime committed against you in their app. Like other businesses, they respond to bad reviews with BS and excuses so I will be checking back. Per K2's response to my review, no one in the office EVER suggested that I reach out to the city or Alderman. Gina told me that the office manager would reach out to the Alderman with my complaint. Seeing K2's reply now let's me know that the Alderman was never contacted because that's my job, I guess. Thankfully ONNI's construction manager got back to me and they are handling the issue. They seem to be more responsive, even to those who do not live there yet. My concern about K2 notifying residents of criminal activity was not mentioned in the response so hopefully my review can help somebody! read more

I've lived in K2 for 3 years now and unfortunately watched the building steadily decline over the years. My guess is due to the management company changes. Building- The physical building is great. Very clean and well kept. Good fixtures in rooms. Great amenities. Etc. Location- I find the location great. In between West Loop and River North with easy access to the highway. Train noise can be a little loud, but nothing horrific. Maintenance - Ok, the maintenance staff here is AMAZING. Unfortunately, not amazing enough to make up for the below Parking- Wow are the parking spaces narrow. I drive a compact car and still can barely shimmy out of my car without hitting the car next to me. Transparency- Be sure to be very clear about your rent, as they are extremely cryptic in how things are priced. You will be quoted one price, but see a very different (and cheaper) price online. Utilities- You are billed one lump utilities fee for things like cable, internet, water, etc. It's pretty expensive. My guess is this is driven by cable, but there is no option to opt-out of cable, despite the fact that 25% of US Homes don't have pay for TV service... here at K2, you have to. Leasing office- The main reason for my 1 star review is the leasing office. They were of course very friendly when first showing the building, but once you move in, they immediately become unhelpful and ignore you. I cannot count the number of emails I have sent that were unanswered and the number of times I have heard "Someone will definitely call you back today", only to receive no phone call. Management company (Lincoln Apartments) - All problems / issues that I raise are usually blamed on "waiting to hear back from the regional office". This place is amazing! When we were moving from Texas we wanted something that would not only be a great location but great for our dog. The dog park is amazing.....the new grass is wonderful and Just great. Being a new building sometimes things happen for maintenance....well...in the 3 months that we have been here the longest it has taken to fix something has been like 30 mins....the guys are amazing on how fast that they appear at your apartment. Being able to put it on the app is great as well! You can do just about everything from your app from your phone...I mean come on, how easy is that! I have lived in K2 for a little over a year and just resigned my lease. My company has gone 100% remote and I have the flexibility of living anywhere now. I chose to renew here in large part due to how well the building is run. Things will always go wrong no matter where you live and that is especially true when there are more amenities. The building offers a ton of amenities, but then, naturally, more things can go wrong. It's how it's handled that's most important to me. The maintenance staff is always wonderful. My go to person for me since day 1 for anything and everything I needed has been Julie, the Leasing Manager. Julie is super responsive and reliable. I can trust that whenever I ask her for something, that it will be done. She is so friendly and easy to work with. I'm so glad to be a part of the K2 community. read more

Amenities are amazing. Dog run is fabulous! Gym is very clean. Maintenance staff is awesome! The young man who works in maintenance right now is spectacular and always smiling and says hello. Same with the young woman who is usually doing the floors. The leasing staff and management are lack luster. They take ages to respond to emails. Even though when considering living there, they were always available. That service level stops once you have signed a lease. They frequently answer emails just to say the last person who responded is off today so you will get a response once they are back in, even though it's usually a very easy question that any staff member could answer. It comes across as lazy and as if their residents are not a priority. Some of the front door staff will greet you with a smile, but most don't make eye contact or say hello. It is a really large building, so you loose that familiarity. I am a generally shy person and hate to interrupt, so it can be uncomfortable standing in front of the front desk waiting for them to end personal phone calls so you can ask a question or get a package after mailroom hours. It is a nice building, great amenities and clean. But definitely not a community atmosphere. Would rather be met with a smile everyday and quick responses to emails as opposed to random community activities or free drinks - which usually are sponsored activities where people try to sell you something. Also, I wish the parking was cheaper (it it was 150 or 200, I would absolutely pay for a spot). Also I wish they offered more incentives to renew your lease. read more

I wish I could give "0" stars. This property was great when it first opened. I was one of the first to move in back in 2013 and it was beyond amazing. Once the Fifield's sold it and Lincoln took over it has suffered tremendously! The hallways smell like cigarette smoke and marijuana smoke. When someone reports the smoke smell, the awful management does nothing but shrug it off. Furthermore, when I reported the smoke to the building, the person who was smoking assaulted me and I had to file a police report. The building ignored my assault and did nothing to protect me. Why pay close to $4,000 a month for a building that won't even protect you?! For that price, I want security! This building was a gold star in the west loop which turned into the black sheep due to the property manager and assistant manager. They are absolute trash! They go to a extremes to hide their shortcomings. I posted a comment on social media and they deleted it. They censor any bad media for the building. Do yourself a favor and spend your money at another building! Your peace of mind will thank you! read more

UPDATE: this place pretty much turned into a frat house after the first year. Drunk idiots everywhere. Beware!! For over $2,000 per month I didn't appreciate drunk 21 year olds roaming the hall, loud music, and trash everywhere. Look elsewhere like the grand plaza or The Streeter with a more respectable community. Also the emails they send out disclose your email address to all the residents. After this I started getting lots of spam. The "party room" you can rent is often used for events for the staff who are snobby and rude or people who trash the place. Run far from this building!! If you decide to rent here be prepared to step over dog pee puddles in the elevators on a regular basis. Thanks to John the senior leasing consultant my move went smoothly. I saw the building and within 3 days all the paperwork was done and I was able to move in. My unit was freshly cleaned on the move in date. Everything is new and modern. The amenities are the best! I sublet here for about six months, in a small-ish but lovely corner one bedroom unit on the 31st floor ($2600). This is the second high rise I've rented in during the last year while condo shopping. I would happily rent here again, but it wasn't without a few disappointments. Pros: - Beautiful building, great amenities - Outstanding staff with great attitudes - seriously lovely people who seem happy to work here - Nice finishes for an apartment building, including balconies, finished closets,a full size washer/dryer and nice appliances. All floor plans seem well thought out. - Very dog friendly, awesome dog run next to the building - Amazing views in all directions. Mine is west and north and still great. - Convenient but expensive adjacent parking garage (I paid $225 for an unreserved spot) - Leasing office was accommodating of the sublease Cons: - At the high price point, I didn't expect wasted twenty-two year olds roaming the building all weekend and taking over the pool on the weekends (and I'm an elderly thirty-three). Stupidly loud music and garbage in the hallways. Getting into drunken fights with pool security guards. - Highway/train noise (one staff member said it comes from the chocolate factory, too). Maybe it's the high floor or my corner unit, but the highway noise is really loud. I almost didn't rent the unit because of it. I got used to it, but I never keep my windows open and rarely use the balcony because of it. I appreciate the soundtrack of the city, but this is like deafening white noise. - As other reviews said, internet and TV are not great, but were just upgraded to digital. - Hotel-style key cards: I was inconveniently locked out when they were all mysteriously deactivated (on two separate occasions). I lived in K2 apartments from 2013-2014 when it first started leasing out units. A few points: My unit: I loved my unit (although it was not spacious). Nice views, sufficient closet space, and a really nice kitchen. The flooring was second grade and the fixtures weren't top notch either, but it all looked very pretty. The building: Everything was kind of cheaply made and put together, but again, it looked really pretty on the exterior. Huge outdoor pool, basketball court (I never used this but my brother did when he came to visit), and a jacuzzi (only six people could enter at a time and they monitored this carefully). The security entrance and the elevators are a mile apart. The neighborhood: It's Fulton River District and it was a perfect walk to work. SO close to Jewel, in fact, there is a bridge that takes you right to the Jewel (the door was broken half the time). Perfect in the winter. They even have a Starbucks in that plaza now. There's a chocolate factory across the street so the area always smells so pleasant. However, the neighborhood is kind of a dead zone. Four highrises and people descend to a whole lot of nothingness. The cons: - Way too many dogs and dog urine, everywhere. The building was not maintained well at all. Just gross, gross, gross. - The walls are paper thin and I could hear my super loud neighbors from my unit. I could also hear neighbors below/above me thanks to the odd ventilation system. - Another word about the ventilation system - the air only goes one way depending on the season. Therefore, if it's a hot March day, you're tough out of luck when it comes to turning the A/C on and vice versa. - They have discounted guest parking passes which are great, however, the parking spaces are so tiny and impossible to squeeze a car into. - This is *not* a luxury building, but they try to charge luxury building rents. read more

Update: All of the electric doors are working, and there is a foam noodle on the steam room door so you can get in and out. I find that helpful and appreciate it. The offered free dog washes to residents for about two months. Just when they got you hooked they started charging for it. That was disappointing but no big loss. With the new management they seem to be doing more community activities like lunches on the go, dinners in the lobby, and wine nights. That's pretty fun and a great perk! I wish they would either tune down the alarm on the loading dock or remove it completely. If your apartment is located near it you hear it pretty loudly every time the door is opened (many times a day). They have quiet hours for the trash chutes but not the door alarm, so if you're a light sleeper the alarm wakes you up during the night. The pet situation has gotten a little out of control. There's feces everywhere, sometimes even in the hallways and lobby. The artificial dog walk is filthy and a breeding ground for parasites and bacteria. A few dogs have gotten Giardia in the building which doesn't surprise me. read more

Love living here. For the most part, everyone on staff is very friendly and willing to help. The location is great and set in the Fulton River District. The neighborhood is overall quiet and plenty of great dining options. Within walking distance of all the places we need such as grocery stores, hangouts, nightlife and the city. This building is great for pets especially dogs. Two dog parks on property make it easy to take care of business. The management recently hosted an upscale social event for the residents in partnership with Michigan Avenue magazine and 437 restaurant. We met some new friends and had a great time. We have recommended K2 to our friends as their leases have come up for renewal at other places. read more

I'm coming up on my 2 year anniversary here at K2. What I can tell you is my experience has been night and day since the property management team switched over from Graystar about a year ago. The new team is not only kind, but they are actually making it a place people of a similar ilk want to be/live!! Many of the people that move into this building do it for the people/culture. It's a good balance of young successful people in Chicago from many backgrounds. The building is not so nice that its full of snooty rich people that don't work(while there are still some), but it's also not a building where it's all kids just out of college. For all you late 20 somethings or early to mid 30s folks looking for a great building to meet new people and enjoy the great amenities..... This building is for you! Pros: * Location is spot on! You are an easy walk into west loop or river north as well as blue line access and freeway * Connected to a Jewel for easy access to food and booze(comes in handy in January, or when it's a pool day and you need supplies) * The building is filled with young professionals. Many of which are kind and fun to be around. I moved here from elsewhere and have made some great friends in a short fashion * Leasing and property management teams are awesome! * The maintenance staff is very nice! * Views are great! Facing north while high enough you can see the lake, facing south gives you a beautiful view of the loop! * Many fun community events put on by management team * Pool gets the best sun of almost any other pool I have seen in the city. I have been to many other luxury pools in the city and k2's is definitely near the top of the list! Cons: * While most of the neighbors are really fun.... Every building has a group that's mission in life is to have everyone be as boring and unhappy as they are. While that is not the norm in the building, I recently moved into a new unit and am now parked next to the biggest snoozefests on the planet. Obviously they don't join for the phenomenal pool activities... If they did they would probably be wearing adult water wings * Pool/hot tub is not open past 10. Pros: Staff - everyone is very helpful and really looking out for you. They are willing to listen to your suggestions and will implement them if they make sense. I want to give a quick shout out to Lydia for being one of the best concierge hosts. She is very attentive to your needs and goes out of her way to make sure you are happy. Amenities - everything is well maintained. You feel like you are living in a hotel 24/7. Apartments - every apartment has a great view. All the finishings are top notch! I don't live in the Chicago, and the people I knew were all out of town. That's when Julio stepped in. Julio is the concierge-angel who took time out of his clearly busy schedule (this place is hoppin'!), and actually let me use his personal jumper powerpack. I would like to send kudos to a staff member. I believe that his name is Kevin and that he is part of the Engineering team (if that's what the maintenance team is called at K2). I've lived in K2 for 9 months and Kevin has been a resonant force from the start. As a hospitality professional I place priority in sincerity, generosity, friendly greetings with strangers, finding solutions in the face of adversity and having a darn good memory of the people whom one interacts with. Kevin checks all of the aforementioned boxes. Kevin is a great asset. He was quick to respond to a fire alarm issue when I first moved in and an outdoor grill issue only a couple of days ago. While these issues may seem menial, his response rate, genuine interest in addressing the problem and friendly demeanor were impactful. I think the best way to describe why he's been a friendly face for me during my stay is illustrated by a singular interaction: Less than a month ago I went to the concierge for a quick answer to a simple question. Her first question was- "Do you live here?" While I didn't show my ire with this question I haven't forgotten that feeling- Residents at K2 give a significant portion of their income to convenience, hospitality and a comfortable apartment. I felt like a stranger in my own community. I walk through the lobby and use the building's amenities on a frequent basis, but the question was posed as though I don't belong. Kevin may not know my name, but I'm sure that he'd remember every resident's name if presented with the opportunity. A second shout-out to Crystal- a leasing agent- who also embodies hospitality and has always made herself available for all of my questions and needs. I have been at K2 for almost 4 months now. Was waiting to write this review until I had enough experience with the building and management to make a thoughtful review. With that said this is the nicest apartment complex I have been in. My perspective maybe a little skewed because I have been in Detroit for the last 3 years. While I am originally from Chicago I have never rented an apartment in Chicago. In Detroit I was in multiple apartments with terrible service. And they were not cheap. I reviewed the last 2 if you are interested in hearing about cock roaches. But K2's experience is the complete opposite. The amenities are amazing. Great gym with a basketball court, pool, cabana's, fire pit, dog wash, great bike room, an actual theater, private bridge to Jewel. The building is also LEED certified silver, with a recycling shoot! I have read others peoples reviews that are upset about other tenants being loud and dirty, including dog issues. Maybe I am lucky and have good neighbors but from what I have noticed any issues are quickly resolved by management. That includes snow removal, pet stains, etc... The apartments themselves are also really well made and have everything you would ever need. Garbage disposals, dishwashers, washer/dryers, built in speakers. The only let down is this is a DirecTV building. Not sure which I hate more DirecTV or Comcast. I know they setup a contract with DirecTV, I hope that when it expires they do not renew drop everyone's rent and allow each tenant to choose what TV they want. IPTV is really the future there. But the internet service which is included in rent is amazing and all you should really need. read more

So. Items still not fixed/addressed: Automatic doors or usually not all working. Dog urine in the elevators continues to be an issue and is mentioned by every guest that visits as a big turnoff We pay automatic utility fees however the cable/internet is still a fiasco with horrible service by access media 3 and nothing being done to resolve love lousy Internet speeds and connecting issues. The building keeps telling us to contact access media, however they don't respond. The heating is now TOO cold and I'm not able to adjust my heat to warm UP my place. And now the steam room is down. It has been almost 3 weeks. Yet another part of the automatic package we pay for that ISNT working. read more

I have never, ever, experienced such a willful indifference to help than I did with the leasing agent Sam. I thought maybe it was because he was working on Dec 23rd (I get it, so am I), but no. Absolutely zero effort to be helpful or accommodating. I cannot speak to the amenities, or the building, as I will never live there, but if their first impressions are any indication as to the quality of the rest of the building, avoid avoid avoid. I came to Chicago to look for apartments and was only in town for 3 days. I specifically made an appt at K2 a few days before and the attention was very good through email. Once I arrived though I realized the parking situation was terrible. There was absolutely no parking spots available in the parking garage and the garage only had 3 floors. I was very discouraged by this since I do need a car for work but was still excited to see what was offered in the building itself. Once we arrived we were taken in by Alexa, she seemed nice but very disheveled. Once we started speaking with her though she was very rude. She was not aware of what I was looking for at all even though I had corresponded through email several times with the office and once I let her know what I needed she said 'oh no I don't have any available'. What?! Then why invite me to tour and make an appointment? I let it go and said I would tour the amenities just in case something became available within the next two weeks when I needed to make a decision. But as we were about to head there I mentioned the parking situation and how it was for guests and that's when her rudeness absolutely came out saying 'idk anything about that I have a reserved spot so I don't worry about this, this actually does not seem like the place for you so maybe we should not go ahead with the tour, thank you for coming in' and rushed us out! That was definitely not the place for me if that's how they treat future potential residents can't imagine when you have an issue as a resident. TERRIBLE TERRIBLE TERRIBLE SERVICE. My hubby & I live in a 1bed/1bath on one of the upper-middle floors and have really enjoyed living here, especially now that we can enjoy the pool deck!! The apartments themselves are really quiet and pretty soundproof unless someone has their bass turned up loud. When the windows are open the metra trains can be noisy but we really only notice it if we're trying to watch tv. The only problem we really ever had was occasional weed and cigarette smoke wafting in to our unit through the common bathroom air vents but people were eventually kicked out of the building for multiple violations so that hasn't been an issue for awhile now. The pool deck and grill area are awesome, and mgmt does a pretty good job of keeping the deck from getting overcrowded. Proximity to Jewel (plus the pedestrian bridge) is a HUGE plus. Most everyone is really friendly and overall there's just a really good vibe. We wish the parking garage was enclosed/heated but oh well, not a deal breaker. What sets this building apart (besides the awesome amenities & location) is the management (riverstone residential); they are extremely responsive, courteous, helpful and are quick to resolve any issues brought to their attention. Likewise with maintenance; we have been nothing but impressed thus far! A few tips for prospective renters: -There is no overhead lighting in the living room or bedrooms so if you move in, bring floor lamps/table lamps to supplement -The building will be sold soon so check to make sure the building management hasn't changed before you move in as they truly make this place what it is -if you get a monthly parking pass, you will only be able to exit at the front of the building onto Halsted, despite there being a more convenient exit out to Kinzie -Avoid units located near the trash chute as it's noisy, especially if you're on a dog-friendly floor -the floors are faux hardwood, pretty sure they are vinyl read more

K2 Apartments - Not the worst view in the world.. - Apartments Near Me - Chicago, Illinois

For my FIRST official Yelp Review, I have to start close to home ,right? Well k2 is my home and I absolutely love it. There are so many reasons why K2 is amazing. 1st) Location, location, location!!! My boyfriend and I moved to Chicago two years ago and moved to Lincoln Park. Nothing against the DePaul crowd, but it really wasn't "our scene." We discovered Randolph street and fell in love with the amazing food, lofty-esque, diverse neighborhood that makes the West Loop so unique. So when our lease was up, we were so hoping to make moves towards the West Loop. I looked at all the "K" buildings, K Alta, K Station, K Echelon... and none of them compare to K2. Something that I did not realize until we moved in that there are two entrances to the building. Main entrance allows Randolph, Madison and Greektown to be your adventure for the night and the other, on Kinzie, has you a ten minute walk from all the Hubbard bars and restaurants in River North. 2nd) The building is brand NEW and has such amazing facilities, just to name a few: -A bad ass gym -basketball court -locker rooms with saunas and a massage room - movie theatre - huge jacuzzi, pool, and cabanas -A huge firepit outside that is great to socialize around and have a glass of wine 3rd) Apartment Features: -StunningViews -Huge Islands, granite counter tops, they really did everything top notch here -Speakers built into the walls with blue tooth -Washer and Dryer In Unit -A trash and recycling shoot (love to recyclable option) 4)And reasons that I did not expect to LOVE to K2: - If you are not FROM CHICAGO, this is a great way to meet people. The building is very social. I am going to be very honest, it is a lot of couples sharing one bedrooms (mid twenties to mid to late thirties) because K2 is definitely on the pricier side. But that's not to say there aren't a few single folk living in studios and ballers in 2 bedrooms. There are floors here that do PROGRESSIVE DINNER parties. I love my floor, we keep talking about it but haven't organized it yet! But we are known to have cocktail nights, play cards against humanity, and meet up in the huge jacuzzi mid week for a drink during the summer to unwind. Whether you are East Coast, Southern, Midwest orCalifornia... it is impossible to not meet people in this building. -Our Concierges are amazing! Rafael, Aracellie, and Ruben ALL take care of us at K2. Whether it is calling us taxi's or calling us to make sure someone is not entering our apartment that shouldn't be. (We had a problem twice where we got housekeeping service and they came back the following week just "expecting" to clean again when we definitely told them we would be using their services on as needed basis) Raphael and Aracellie both called my boyfriend and I's cell phone just to triple check whether they were supposed to be entering our apartment or not. FINALLY, a few cons ( because no one is perfect) and to address some reviews I saw on yelp. 1) Walls aren't the best, but we haven't had any real issues with noise levels. Our neighbors dog is really loud but he only usually barks when people leave or enter the apartment. Annoying, but, understandable...that is what dogs do. 2)Parking Lot- DOES SUCK. it is VERY EXPENSIVE and not even heated. The spaces are WAY to small and they seemed to have given everyone free 6 months Parking but ME when they signed people on new leases. I am hoping after this review that I can get it too since my boyfriend and I will most definitely be living in K2 for a long time. 3) Someone mentioned that things were done cheaply? I could not disagree more. K2 does an outstanding job of keeping the place impeccably clean. 4) The ONLY thing they did not plan for was the amount of packages people get on a daily basis. The Beautiful mail room is unfortunately always piling high with boxes and the building is only halfway full. Hope this helps anyone who is interesting in Leasing at K2! This is a really wonderful place to live. The developers have really put a lot of thought into the building and it really shows. 1. Facilities are top-notch The gym is amazing with lots of cardio machines and a personal TV on each on so you can catch up with CNN or E news whatever your preference for the day. The pool and poolside cabanas are the perfect place to hang out and there is blue sky all around, not like some other downtown apartments. There is a yoga room/half-court basketball with equipment provided, there are goals for futsal, there is even a table tennis table, they really have thought of everything. Of course, there are also party rooms and movie room and a pool table etc. 2. The apartments themselves are of high quality, both in design and in-unit appliances. Although we moved from a larger apartment (in another building) to a smaller unit in K2, the high ceilings and the thoughtful lay-out of the units make it feel so much more spacious and very user-friendly. There is no wasted space or corner in the design of these units, they did it so cleverly! 3. The concierge team and the maintenance team are so friendly and really make an effort to get to know all the residents. 4. Location is right next to the Randolph street restaurants and can't be beat! We are spoilt for choice as to where to pick for a meal out! 5. The bike shed has a bike 'kitchen' with a pump and equipment to repair your bike if needed. We are so delighted that we made the move to K2 and plan on staying here for as long as we can! read more

I've been meaning to write a review for K2 for awhile as I lived there for 2 years and just moved out a couple of months ago to move to New York for work. No building is perfect and I think it's important to truly weigh your personality against the the type of demographic the building is trying to attract. That said, what sort of demographic is K2 trying to attract? Here's the prototype: 20-something to early 30s at least a few years removed from college and settled into a nice white collar job but not quite ready to settle down and willing to have some vestiges of communal college life, but now with some luxurious amenities now. It's not too much of an overgeneralization and if you don't fit that, you may not enjoy living there. As trite as it may be, I think dividing into pros and cons is the best way to go... Pros: -a lot of people have said it already and the management and concierge is really tops. The concierge team has always gone out of their way to accomodate requests when at all possible and they're extremely friendly. Definitely missed that since moving to NYC. The management was very helpful when I was trying to arrange a sublease prior to my moving and I'll always appreciate that -The amenities are really top-notch: the pool with the cabanas and grills, the free coffee machines in the mornings, the gym, the sauna, the theater room, the basketball court--they really strive to make it seem like a community. Also they have happy hours at local west loop places with free drinks and appetizers and also different restaurants and startups coming to the building to advertise and offer free stuff -The units themselves have brand-new kitchens, laundry machines, and nice mahogany hardwood floors. And they utilize a hotel-like keycard system to enter the buildings and the units--much better than jangling keys around. -extremely pet-friendly....which can double as a con too Cons: -the building walls are too thin and this becomes more of a problem as the frat crowd has started to take over this building. It's really become Wrigley field-lite on the weekends with the bros, especially around the pool. I moved in right when this building was ready for renters to move in and have noticed this change in the demographics, just be aware. -Those beautiful common areas have become cesspools for bacteria and parasites. The pool and jacuzzi were being overrun in the summers with friends of residents and things were getting out of control--as I moved out, the management was attempting to crack down, but honestly, it's going to take more than a strongly worded email. And there was literally a Giardia outbreak because people are poor stewards of their dogs (not picking up feces, aloowing dogs to urinate in the elevator). I love dogs, but it speaks to the poor character of their owners -The parking spaces are annoyingly small (and I drove a Prius)--can't imagine having to park a sedan, much less an SUV, everyday in those spots. Overall, the pros outweighed the cons for me and I fell hard for this building when it first opened, but as my lease ran out and I knew I was moving to NY--I felt like things were getting out of hand with the "everything goes" mentality. My advice is to decide what you really value and what kind of person you are before you move here--otherwise it can become a frustrating experience. Pros: Great location, great staff, amazing building. Cons: Very strict on rules that are pretty minuscule. Advertise as "very dog friendly", yet dogs are only allowed in the rooms, or in the dog run. Dogs are not allowed in any of the common areas. Also, there is a group of guys that are loud and obnoxious always at the pool. They are the typical Chicago guys that are past their primes, yet still probably party at the clubs every night. They probably should know that it is not cool to wear a flat billed hat past the age of 30, and should probably just go become adults. They are also covered in tattoos that were clearly a drunken mistake. If you do not want to deal with these people at every turn of the building, then I would recommend looking elsewhere. read more

I lived here for a little over a year. I have lived in a bunch of managed properties over the past five years in Chicago and San Diego and this is hands down the best. The amenities, building, and floor plans are fantastic, but what really puts it over the top is how incredibly accommodating all of the staff are. They have always gone above and beyond when I have a question or need something. I can't recommend living here more. If I could have taken it to LA with me I would have. read more

I've been living at K2 for about 3 months and in that time, I've seen and heard a lot; enough to write a review. Like most people, this is a pretty awesome place to live. New building, young tenants, great amenities. I fell in love with the building as soon as I saw it. I've heard from most people, myself included, that they applied to live here the moment they saw it. (I never do that). K2 is totally worth it!! Pros: (1) Great location, (2) friendly and helpful front desk staff,(3) If you are a dog lover, you will be in heaven (4) Jewel-Osco connected to the building, (5) Decent gym-i canceled my gym membership because it has what I need. Weights, Cardio, and some machines.(6) Pool-just opened...it's nice for the most part but I will tell you my issues with it in the next section, (7) new everything in your unit, (8) Awesome views-If you can afford to live on a higher floor, the views are worth the extra cost. (9) I love that they offer key-card access to unit; just like a hotel. Meaning you don't have to carry keys..Just your RFID card. I am spoiled and want every building to have that. (10) Zip car in the building. one one car so good luck trying to reserve it. (11) Much to my surprise, they just gave residents the ability to buy parking passes on their own. Huge time saver. Before that, you had to wait for the VERY VERY Part-time operator of the parking garage to be in to get passes. Better late than never. Cons: Nothing is perfect, including K2. From what I hear, they just changed management company's so I am sure many of the issues/challenges we all have will be addressed and fixed under the new owners/management company(1) The elevators are a huge headache. Currently, one is out of service and it causes delays but even when it was working, the elevators moved at a glacial pace. K2 really needs to examine their elevator management system. There is no reason why I am waiting to to go up and their are two elevators that say they are on the lobby, but I have to wait for one to come from the 25 floor. Really?!? Why can't one of the ones that are on the lobby floor open. You need to add elevator wait times to your morning commute. (2) K2 is a secured access building, which I love. It's strange to me, however, that my key card is only programmed for my floor; meaning I can't move about the building without taking the stairs or waiting for my friends to come down to the lobby and get me. I get that the building can argue that's for security, but the fact that they give vendors and delivery drivers (strangers who haven't had a background check like tenants) unrestricted access to the building invalidates that argument. Very backwards. (3) The walls are very thin. No insulation at all. You can hear what your neighbors are watching and doing! Literally! (4) Parking is available in the building for a very steep cost and it's not private; it's public. I wonder how much of the public actually use it. (5) I am a dog lover and this is a dog lovers paradise but sometimes it can get a little out of hand. Some people are terrible pet owners. I can't tell you how many times I walk out the lower lobby level and met by the terrible stench of pea and dog poo. Come on people, curb your dog...There are two dog parks/runs. One is owned by the building and the other the city. Both are pretty disgusting..The building owned smells terrible and is like a breeding ground for all kinds of bacteria and the city owned is nothing more than a muddy/dirt patch. (6)The pool is pretty awesome but good luck getting to jacuzzi. Get to the jacuzzi early if you want to get it. It will, however, be interesting to see how everyone acts once the weather get hotter. (7) I wish the thermostats in the unit were easily replaceable. I have used NEST for a while to control from my smart phone but oh well. Gotta give up something right? (8) The building has a lot of rules, which is not a bad thing, but they don't have a resident manual or guide so new residents know what to do and what not to do. All they have to do write up a handbook and post it to the resident portal and done...When I asked how do I know what to do and rules, they told me to call the front desk. I don't want to call the front desk every times I have a question. (9)The company they have to manage cable and internet is a joke! Their customer service is average, at best, and their billing system is spotty. To be clear, the building offers free internet and cable but if you want more options you have to pay. Overall, I like living here. Like I said no building is perfect but if management addresses some of the consistent things many residents ask for/complain about, yelp reviews will get better and better. read more

I am a current resident about to complete my 1 year lease. I moved into K2 early last year after I sold my home and was in transition to my new home. I had looked at a few buildings in the West Loop/River West area, and this one was the newest and seemed to have the best features. My take on K2... The pro's...(1) The building is in great condition. Good gym, nice pool, awesome crosswalk to Jewel/Trio Shopping Center 2) The maintenance staff and concierge team are amazing. I honestly cannot say enough great things about them. (3) While the units are small, everything is new. I found that having the full size washer/dryer - albeit stackable - was an added bonus. (4) Views are great, but do not rent a unit on the lower floors if you are facing North. You will just overlook the moving company next door. I am on a higher floor, and have views of the lake, river, Hancock Building, and many of the neighboring areas. The con's...(1) Noise from your next door neighbors may be an issue. The insulation near the windows - which span across all units - is very weak. I can basically speak on every fight, dinner, and tv show my neighbor has watched for the past 10 months. (2) While parking is available - it is not enclosed/covered 100%...and it is horrible. K2 has a contract with Standard Parking to run the parking. They employ a VERY part time retired man to run the show. You'll pay more for a reserved spot, but good luck getting anyone to really help you out if someone parks in your spot. It happened to me more times than I can count in the past 10 months. Very frustrating. (3) I love dogs, and this place is pet friendly....but WAYYYY too pet friendly. Picture living inside PetsMart's Pet Hotel. Everyone seems to have a dog, and size/weight of those dogs are not regulated. For example, my next door neighbor has a studio apartment. During the day I hear 3 dogs - one the size of a human and two yippy dogs - barking all day long. Filing noise complaints yields you nothing here. (4) You will see a lot of individuals who come off as very entitled and arrogant. Not sure if that is true across other downtown complexes, but since I have not rented in ten years, this was a first for me. I mean, it's an apartment complex...not sure what the entitlement factor is about. Overall, I had a pretty good experience living at K2. If I had to do it all over again, I probably would have dug a little deeper to really understand the parking, noise, and pet issues. read more

The positives are the views are amazing. The building has nice amenities. The concierge desk is staffed with extremely friendly people. Units have nice features. The negative review is the pool is ridiculous. People getting drunk, smoke pot, cigarettes, etc. Management constantly posts rules, but rarely enforce them. Elevators are not efficient and you often wait up to 5 minutes to get them. For the amount of money you pay to live here there is not the classy upscale residents that you would expect. read more

I lived here for my first year in Chicago and was not a fan whatsoever. I'll start by saying do NOT live here, especially if you're in your 20s, you will regret it. There are at least 6 other high rises in the same location that are less expensive with improvements in almost every field (staff, community, amenities, floor layouts, etc). The concierge (specifically the one woman) are consistently rude, unhelpful, unreliable. You aren't allowed to bring friends to the pool. Dogs piss everywhere. When you have friends come to the building, the concierge make them feel uncomfortable and act like they're entering the pentagon it's ridiculous. Your rent is prorated the first year and it will go up if you plan to stay. The bldg is in an unpleasant location, yes you do have a Jewel near by, but there is nothing to do around you. A review below put it perfectly: Here's an example of the emails you will receive "EFFECTIVE IMMEDIATELY: ¨ NO FOOD OR DRINK of any kind is permitted on the pool deck. ¨ Pool Passes (Red Wristbands) MUST BE WORN AND VISIBLE AT ALL TIME by residents and resident guests. If you do not have your pool passes, you will be immediately asked to visit the front desk to retrieve them. ¨ Any residents who are found smoking on the Jewel-Osco bridge will be subject to a cash fine by the city of Chicago. ¨ There is a maximum of 2 guests per apartment. NO EXCEPTIONS. ¨ NO floatation devices, beach balls etc.. are permitted in the pool at any time. ¨ There is absolutely NO DIVING or jumping in the pool or Jacuzzi." If you want to be reminded of how it was living in a dorm, then this is your spot." The apartment I live in now is so much better it's not funny. read more

I have been a resident at K2 for 4 years now. The front desk staff along with the maintenance staff is amazing. My concerns come 4 years later with the leasing/management office. My lease expired during the pandemic and given that we were in a global state of emergency, I could not move out of K2 as I hoped. I was forced with no other option than to renew my lease as I am high risk and could not get out to see other options due to COVID. As cases in the building continued to spread, I also could not quarantine at my apartment. Basically, I was paying to not stay there and forced to resign. After losing my job, I reached out to see how I could get out of my lease as we started to open back up. Given the current situation you think they would be understanding. But instead, they offered no help and told me I had to find someone to sublease. Once I found someone to sublease, they filled out an application and had questions about our amenities. I was completely transparent and provided them the new regulations. All was fine until he spoke with Alexis at the leasing office. SHE STEERED MY SUBLEASEE AWAY from renting my unit. Or in his words "Alexis made me realize there's a high risk we could be put back in phase 3". So basically, after I found someone to lease my apartment the leasing office took it upon themselves to steer a future renter away because maybe the amenities might be shut down. Due to Alexis' conversation, my subleasee decided to pass. Completely unethical and unprofessional. When I reached out to Julie the leasing manager, she defended Alexis' actions. Do not move here unless you are okay with being treated so poorly!! read more
