I thought it was quite odd that even with amazing credit and great…read morerenters history that we were required to pay two months of deposit +1st months rent upfront, but whatever we had the money. As we rented a home from them, there were many repairs that needed to be done including a faulty kitchen light but the repair was left because he didn't deem it necessary. So for the almost 2 years we lived on their property unfortunately my kitchen light worked only about half of the time. At one point in time, A Watermain broke in the middle of the night and when we contacted our landlord which was rock properties, we were disregarded, even though we had young children the landlord didn't bother checking up the next day on whether or not the issue got fixed or if the water was still leaking. I had to call him. Needless to say again another day passed and after arguing for over 24 hours that it was a sprinkling system that was broken, (we had no sprinklers) he sent a handyman to dig a hole, to investigate because we were not believed- The handyman told him that he could not fix it. So the very next day again this is on the third day of no water for my family and young children, he finally sent a professional who found the issue. Because they were going to charge a pretty penny to fix it he almost tried to make them go home and wait another day for the handyman to come back and fix it himself!!! Also, when we first moved in I told him and sent him pictures that the bathroom had a leak coming in through the roof. He disregarded me for months and months until about a year and a half in when he could no longer ignore the damage and then he paid me or was supposed to pay me anyway $50 to paint over it with mold killing paint. I definitely doubt that the owners of the home would approve of such a cheap repair on their investment home. Then, because he kept a promise not to raise the rent we decided to try and use him as a realtor. The very first home that I went to view he insisted that I should not waste his time with viewings if I didn't want to buy the house for sure. I was questioning how I would know that I wanted to buy the house without even seeing it! At any rate, once we decided to move we had the house empty for about half a month to make necessary repairs and what not. He decided to move in another tenant even before our lease was completely over not giving us enough time to finish all of the repairs necessary (literally, spot painting of one room, as we kept the house in mint condition)!!! He then kept all but $350 or so of our money after we had given him over $3000 to live in that home. Overall, we were charged for repairs that weren't ever made, because I have talked to the current residence. And he broke the law by moving another tenant in without our permission to break the lease first. I definitely would not recommend them for renting, or for buying. The owner of this company is awful unfortunately I am sorry to say. Be careful because he will take your money and leave you without options to recover it!

I own an apartment and rental home locating company and it is super frustrating the way all of these property management companies operate EXCEPT GDAA!!!! They run business the way it is supposed to be run. I speak almost daily to Stephanie, Elizabeth and Lizette! These ladies are top-notch! They keep me fully informed on my clients so I am always kept in the loop and I know they will be taken care of properly. They never hesitate to take my calls and look up information for me so I can better help my clients. So, for that side of property management, it is my go to company to find rental homes for my clients. These other companies will take thousands of dollars in application fees, then cherry pick one and keep everyone's fees! Not GDAA! They only keep your fees if they process your application. If you are a back up and they don't get to you then they can transfer your application to another home or refund you! This is the way business should be run. They should be the role model for anyone in property management. There are companies out there that are profiting on application fees. BEWARE of who you rent through. I would not go anywhere except to GDAA if I were you. As for the landlords who are looking for a management company, these guys run a tight ship! Their qualifying criteria is available to be read on their website. They stick to their guns. You can also decide how you want to modify what is acceptable to you. You can sleep with ease knowing they screen for well qualified applicants. I also know how much effort they put into their listings, walking homes, taking good pictures, making sure make readys are done properly, and their marketing. You are getting a great value by allowing them to manage your homes. I can not thank David Raulston enough for introducing me to his employees. It has been so refreshing for me in my industry to work with such a great company and such fine people! My day simply doesn't feel right when I haven't spoken to Stephanie and Elizabeth! They make me so happy to do what I do because they make it fun! It is such a pleasure to work with these women! They are truly the best! So, I hope I gave y'all some good insight whether you are considering leasing one of their homes or whether you are looking for a property management company for yourself. GDAA hands down is the best I have come across in my 18 years of specializing in rentals! I don't have enough kind words to say! They are class acts! I just love them to death!

Issues like central A/C being out for 3 weeks in the middle of summer, busted pipe with NO water for 3 days, charging for tree branch clean up when I was told previously it was covered as a weather event. I asked for 1-2 nights hotel when I was without A/C and water and they refused. They also gave out my number to vendors who were trying to reach them. This went on for 2 years. I just received another call today and I no longer reside at the property. Tenants beware!

I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

    Salman was our property manager at a home we rented in The Village at Wells Branch…read more Over our 1.5-year lease, we dealt with multiple issues, including recurring AC breakdowns and pest infestations. While any home can have problems, what mattered most to us was timely communication and concern--especially during Texas heat waves. Unfortunately, Salman often ignored or delayed responses, and we had to follow up multiple times to get even temporary fixes. When we moved out, he deducted $280 for house cleaning, in addition to $314 for carpet cleaning. When we asked for specifics, he sent pictures showing just a couple strands of hair and minor dust--plus a toilet that had collected grime between our move-out and his walkthrough. The charges felt excessive and out of step with how we left the home. The AC issue remained unresolved through our entire lease, with only temporary patches ever done. I would not recommend renting this home or any property managed by Salman.

    I'm writing on behalf of my mother, a senior citizen who rented from this property management…read morecompany. While the home served its purpose, the move-out process has been nothing short of unethical and manipulative. Despite the lease not requiring 60 days' notice to vacate, the company is attempting to withhold part of my mother's $8,880 deposit based on a claim that was neither communicated nor supported by the lease. They even sent her a lease renewal offer within 30 days of lease-end--completely contradicting their own supposed 60-day standard. To make matters worse, they have refused to conduct an in-person walkthrough, despite multiple requests. For a senior tenant with such a large deposit on the line, this lack of transparency is alarming and unprofessional. We are documenting everything and will be pursuing this matter through legal channels if necessary. We also intend to report this company to the Texas Real Estate Commission, Adult Protective Services, BBB, local housing authorities, and media outlets if these predatory tactics continue. This is a clear example of how not to treat tenants, especially vulnerable ones. Proceed with caution.

She was rude, condescending, and specifically stated that they are allowed to discriminate against my ESA animals because they can "pick the best app". I told her I was no longer interested in the property because I did not want to work with her in particular. The place was pretty much my dream home too. Shame. Get better at your job, lady. There is no excuse to talk to someone the way she talked to me for no reason. I had to call her out on the way she was speaking to me. I was so caught off guard. I think her name is actually Karin but maybe I'm wrong. The name fits her perfectly at least.
