I leased a property managed by this company and would NEVER under any circumstances recommend them. They are also known as GDAA prop mgmt here in TX. Issues like central A/C being out for 3 weeks in the middle of summer, busted pipe with NO water for 3 days, charging for tree branch clean up when I was told previously it was covered as a weather event. I asked for 1-2 nights hotel when I was without A/C and water and they refused. They also gave out my number to vendors who were trying to reach them. This went on for 2 years. Sadly, I agree with the view of others leaving low reviews. Hate to leave a single star. Very unresponsive to plumbing issues threatening structural integrity. So uncooperative and untruthful that we have to file credit disputes. Too many details to list - Avoid them if you possibly can. read more

Jasmine was very helpful. No one else responded to my move in needs until I left a one star Google review, then the Manager called me and mocked me, laughing at me until I hung up. So if you want a response getting mocked instead of help, leave a one star review. Otherwise, you're not going to hear back from anyone. Lastly they have new, inventive ways to nickel and dime you to death. The most unprofessional people I have to deal with in my life by some distance. Pure Property Management is nothing but a scam organization. As a property owner they have charged me for services that they DID NOT render and if they had rendered would have been in violation of my HOA. Do not ever use them for property management as you are asking for outrageous and unexplained fees, poor communication and fraudulent behavior. read more

Terrible Experience with PURE Property Management As an extremely dissatisfied client, I recommend NEVER contracting with PURE Property Management ATX. As a result of my experience with them, I chose to sell our duplex in this horrible market rather than continue with such bad service. Some background: I was originally signed with GDAA Property Management, who I was very happy with; but PURE bought GDAA. As they kept my GDAA rep, Elizabeth C., who I liked very much, I stayed with PURE. Elizabeth was experienced, knowledgeable, and professional. When PURE did some of their typical not-ready-for-primetime stuff, she fixed it immediately. As I used to spend part of my time in Austin, I could keep an eye on the property myself. However, I stopped going to Austin. One day Elizabeth abruptly disappeared from PURE. From then on, everything went to the bottom of the pit very quickly. I already felt they were basically incompetent. The new rep after Elizabeth seemed to know little to nothing about property management. When trouble came up, I had to spend hours reviewing the lease myself and explaining to him how the tenant was in violation of the agreement as the new rep seemed oblivious. I even suspect he was intimidated by the tenant. The rep was rarely straight with me, not disagreeing with direct instructions but not carrying them out either, telling me what he wanted me to believe. He even tried to tell me I was obligated to use their service providers, which I told him I wasn't. SERVICE PROVIDERS: This was probably the most damaging aspect of PURE's management. PURE often presented non-competitive bids from questionable sources. I finally told the tenants to call me and not PURE if there was a problem. While PURE's write-up mentions "trusted professionals," they got the last proposal that came up from LULA, basically a HomeAdvisers.com for property managers. It was a single bid. At least on HomeAdvisers, you get a choice of professionals with reviews you can refer to. I got my own bids. When I had a water event at the property, PURE found a less than competent service provider. Their provider did not "speak insurance" and refused to communicate directly with my insurance when it denied some of the claims, leaving it to me to argue with my insurance about matters that were either beyond my knowledge or just simply unclear and not properly documented. This was tens of hours of correspondence and phone calls between the two entities, the moisture mitigator & insurance company. And this was not at a time when their was a city-wide emergency when clients needed to take what they could get. We paid top dollar and more for unprofessional service. WHAT PURE SHOULD HAVE DONE: I found out too late in the process that insurance companies work with moisture mitigators who will bring the job in without financial overrun. This ended up costing me thousands of dollars and no end of aggravation. A truly professional property management company would have known better. Why they chose the service provider they did is beyond me. You have to watch their accounting reports like a hawk. When disengaging from PURE, they said I owed them $800. In fact, they owed me $200 and change. read more

We leased a home in Round Rock for five years and and the property management company was GDAA for the first 2-3 years, and we had a good experience with them. Since the home we leased was 25 yrs old, we had several items which needed attention, including a new water heater the week we moved in. Then, the company was acquired by Pure Property Management, and we have had a disappointing experience with them. Not long before giving our notice that we would be moving out, we had a leak underneath the kitchen sink. My husband had tried sending a "property meld" which is an online request for repair/service, and there was no response. Both my husband and I called requesting service, (speaking with Caesar) and were told to please send another property meld (which we did), even though the property melds were not being received by Pure. I let him know we would like the leak to be addressed by the end of the week, and he said it would be. Come to find out, Pure had us listed as the owner, instead of the leasing party, and the leak had to wait until the following week. What should have happened, is Caesar should have looked into the matter right away, as to why they were not receiving the online request for service, but instead we were told to just submit another request. We moved out of the property at the end of August, and had a professional cleaner come to clean the day after, and we also were collecting a few items still at the house. We had two very nice, fairly large, aloe vera plants on the front porch in matching pots, which we were not able to fit in our car. We also had some mail for the owner of the house, which we left on the kitchen counter. We let the owner know about these things, and that we would be picking up the plants on the front porch in two days. When I returned in two days, the plants were gone. I checked the back yard and did not find them, so I gave a call to Pure, speaking with Jasmine, and I expressed how upset I was that the plants were gone. Well, she told me she was looking at pictures taken at the inspection the day before, and that our plants were not in the picture, so they must have been stolen. I questioned her how these plants were on the front porch for five years while we lived there, and then they somehow disappeared within two days of moving out, to which she did not have an answer. After I got home, I called Johnnie, a Vice President at the Round Rock office and left a voice mail regarding the matter. I never heard back from him or anyone from Pure. I let the owner of the home know and apparently, Pure also took the mail on the counter, which specifically was addressed to him and his family. After speaking with him, I could tell he did not have a high opinion of Pure as well. read more

The absolute worst customer service and professionalism. I had dozens of phone calls and emails blatantly ignored when I would try to contact them for several months about a dispute with my security deposit. They require professional cleaning of the house and professional carpet cleaning. When given the receipts to those items I was still withheld that money from my security deposit. They claimed a fan was left dirty so they did not refund me and no "lines" we left on the carpet from the cleaners. These things shouldn't be required by tenants at move out if you just are going to claim they aren't up to par and not reimburse someone. I will be filing an official complaint on this company. As a homeowner that was taken over by Pure Property Management I have nothing positive to say. Where do I start communication. I don't know who my manager is and when told they don't answer my calls. Emails were sent and not responded to. Somebody called and said they were general manager. When told we were taking our business elsewhere treated me poorly and did not fix one of our problems. They did not charge the right rent on our rental. The contractors that they use seem to be terrible. Paid for new HVAC to find out it wasn't working twice by tenants. Pure has a plan to take over the property management market all over. but have nobody who knows what that means. They updated the accounting system and owner portals. That did not improve owners ability to correctly bill or see our statements. I can't continue to pay a property management company like this. The previous property management people they merged with were great people and were very professional. read more

Awful experience! They require tenants to pay for professional house cleaning and carpet cleaning and say they will reimburse with receipts and then claim the cleaning wasn't up to par and refuse to give refund!!! read more

Could not be more disappointed in my experience using PURE. This was my first time renting out my home, as I moved out of state for a family situation that I needed to be closer to. I had read great things about PURE and was excited to work with them to rent out my property in Round Rock. It's been an absolute nightmare since I turned the keys over to them. It's been incredibly difficult to get ANYONE, let alone my assigned property manager Thora on the phone at all. 1. I've now had two neighbors call me separately to let me know that there have were people standing in front of the property for up to an hour - and mentioned they were waiting on a representative from PURE so they could tour the property. PURE never showed up and the people left. 2. I ended up closing my account after this, and choosing to list the property for sale - now after closing out my account with a zero balance two weeks ago - I'm being told I owe for an additional "lawn mowing" from this past weekend (May 10th). Now, I've been paying my neighbor who runs his own lawn service to do this the past two weeks, and he's sent me before and after photos to myself and my realtor this week (Tuesday May 13th). I had ALSO received a notice from my HOA that as of Monday May 12th that my lawn was "out of compliance" as of that day. Which makes no sense if PURE had truly sent a lawn crew to take care of the yard TWO DAYS prior. I was finally able to get Jasmine on the phone there, who gave me the run around when I expressed concern that it seemed odd that I would have an HOA notice & before/after photos from my neighbor two days after the supposed mow. All in all, I would never work with PURE again, and would highly recommend anyone considering to do so renting out a property to look elsewhere. There are plenty of other property management places in the area that will take better care of you. read more
