Communication has been extremely difficult. Phone calls are not returned, follow-up emails often go unanswered, and it has been challenging to schedule meetings to discuss tenant-landlord concerns. There appears to be very little transparency regarding ongoing housing issues, and residents are frequently redirected to speak only with a resident manager rather than receiving clear answers from the management office. Unfortunately, this creates uncertainty and frustration when trying to resolve important matters. Professional, consistent communication would greatly improve the tenant experience. I hope management works toward better responsiveness and accountability for current residents.

Hey there neighbor, here is an updated/most recent review on the Pearl Two Condominium!…read more Nicely tucked away from the main road, the Pearl Two Condominium is located at the top of Koauka Loop, right next to the Pearl Regency. This 33-floor condominium features 24/7 security, secured building access with a proximity key, a large pool with an in-pool jacuzzi, sauna, tennis court, cabana, BBQ area, a small child's playground, and ample visitor parking with 15 open stalls that are available to use by your guest; from the hours of 6:00a-2:00a. Upon entering the drive way, there is a 15min parking/loading zone area that will allow tenants to load or unload things from their vehicle, make quick trips to the condo, or move bulky items from 8:00a-4:00p - with prior notice to Resident Manager. The driveway then leads you to a concrete roundabout area, which allows others to be picked up or dropped off to the front entrance of the building. The building offers three elevators, one of which is a freight elevator to help with moving large/bulky items. During the late evenings, security will shut down the middle elevator, allowing tenants to use the freight and other elevator. Interestingly, at least one elevator, at any given time, will come to the ground floor and remain open until ready to be used or operated by a tenant or visitor. That way you're not always waiting for an elevator from the 26th or 33rd floor to come down. The upkeep and maintenance of this 1975 building is astonishing. Management hires a company to do monthly carpet cleaning throughout the building's hallways, which leads to little to almost zero bugs found. You'll find zero rubbish on the property, and the landscape is well maintained. Now for the house rules. Every condo or apartment you reside will always have house rules; some places stricter than others. One house rule that is most famous at Pearl Two, is the 5mph rule while driving in the garage. Separate from the condominium, the 5-floor garage offers an elevator that allows you to get to and from your parking stall. There are cameras in place that will clock your speed, for safety reasons. There is a 5-10mph speed limit. Once you go over 10mph, you will receive a ticket, posted on your front door. On a light note, other than the house rules (which is with any condo or building) they do allow you to reserve and "rent out" the pool area for private parties - up to 20 people. It's a little pricey in my opinion to rent out the pool & spa area, but it's a great way to have a party right at your own home.

There is a security deposit which is returned in full if nothing is damaged or missing. Pool is open to other townhouse owners so be mindful not to have guests taking lingering and taking up space outside. There is a limit on how many people can be in the clubhouse. However since it is small inside, I'm not sure if the limit of people will still be 45...There a fridge,freezer, microwave, counter space, tables and chairs available. However the place can only be reserved by townhouse owners. Rules may be changing due to Covid and the clubhouse/pool is currently closed but the playground is still open.. The area all around the area is well maintained and it's a quiet neighborhood. There some parking stalls around the pool but if you have reached the max amount they may need to find street parking. To be honest, I hardly hear my upstairs neighbor unless one of them "specifically" is home. This person typically is what renters would call "Lead Foot" also very "Vocal". So far, I have NEVER heard my neighbors next to me, or behind me, so the walls are thick enough for privacy. -It's always COOL so there is no need for AC. My electric bill came out to $56 this month and I use my washer and dryer at least twice a week for uniforms. (Water is included in my lease, which I suggest you consider as well). -It's always green and the yards are always well kept out here. -Lots of trees, so your home will have some shade from the sun when it is out. -It rains a lot out here, and I love that! -If you love country living and roosters in the morning this is the place for you. The roosters and chickens run wild. I enjoy it :) feels like Island living still exists in Hawai'i. -The unit's all seem well kept from the outside, as far as the yard and the outside of the buildings itself. -It's away from the road so kids are safe to play around here. Most of the evenings I see and hear them playing. These kids are really respectful and respect your area, so they are not a problem ever, as a matter of a fact I enjoy knowing my little one can play around like these kids do, and not worry about watching him like a hawk. -Some units, like mine, allow pets. (Of course some will expect a pet deposit NO MORE than the rent amount for a month or if they are nice enough, you pay less). -There is an elementary school right next to the units, but I never hear kids from it. I do hear the bell, but it's not loud or obnoxious at all. There is a gate high enough to separate traffic from the school and the estates. CONS: -These units are most likely all private owned. So finding a unit is like playing a puzzle. (I went through craigslist, news paper ads, hotpads.com, and word of mouth). -The Hidden Valley Regulations are not exactly enforced per say. I am the type of person that reads the entire manuscript that I just signed my name to, and follow each rule. Well I have seen a lot of rules being broken, and it seems like no one is here to enforce it. So it's not exactly an uptight place. -The parking spaces are a bit tight, if you have a large vehicle be prepared to play tetris. If you have guests they can't park here after 11 PM. So if you have family visiting and they have a rental, good luck on that. I have not read in the parking regulation if they could get a pass for over night parking, nor is it posted on the signs. -The mail man seems to get our mail sent to the wrong unit every now and then, even with our addresses CLEARLY printed on the envelop. So far we love it! We are actually looking at one of the units available for sale to purchase. It's a big move but this place seems like a good place to raise a family.

My family has lived here for over 4 years, and we've never experienced the issues some others mention in older reviews. If you follow the parking signs, house rules, and properly use parking passes, you really shouldn't run into problems. Each unit is allowed 1 parking pass for up to 14 days per year, which is actually quite generous for overnight guests or households with more than 2 vehicles. The floor plans are impressively spacious (1060-1630 sqft), and most units include a 2-car garage. Our unit is a 3bed/3bath with a garage and yard, and for the price point - especially with a beautiful golf course backdrop - you simply won't find this kind of square footage. Honestly, how often do you come across homes with 3 full baths? I also love that the layout allows this to be a "forever home," with 1 bedroom and full bath downstairs, plus 2 primary suites upstairs. My son absolutely loves his room! We've truly enjoyed living here since day 1, and the sense of safety in this Ewa Beach neighborhood is undeniable. Yes, if Hawaiian Tel or HECO has outages, the call box can occasionally go down - but that's no different than any home dealing with unexpected service interruptions. The upside is that the Resident Manager is just a phone call away, and when issues come up, they're addressed quickly. Another important aspect to highlight is how seriously resident concerns are taken, especially those brought up during the monthly association meetings. I've personally seen homeowners - including myself - raise issues, and Ann, the Resident Manager, responds quickly and effectively. From refinishing our old unit's patio lining to addressing encroaching trees, she is diligent and genuinely cares about providing excellent service. At one meeting, someone suggested adding safety grip strips by the pool, and within just a couple of days, they were already installed. Truly top-notch service! Aesthetically, the community is very well maintained. The recreation area is equipped with multiple grills for BBQing, a refrigerator, tables & chairs, plus the pool is consistently clean, and the landscaping is beautifully kept on a regular basis. The maintenance staff is also very friendly and contributes to the overall welcoming, family-friendly environment. All in all, The Arbors has been an incredible place for our family to call home. Between the space, the peaceful environment, and the responsive management, it truly offers a level of comfort and value that's hard to find on Oahu. We're grateful to be part of this community and would absolutely recommend it to anyone considering living here.
