We've recently just moved in and everything has gone really well. Very smooth process and everyone has been very nice.

Maintenance worker Robert Wilson Harassed me after I was locked out of my apartment. I called after hours emergency number due to being locked out because the battery on the electronic key fob reader(attached to the door) dying and not letting me back in. The prompts told me to wait for normal working hours or I might have to pay a fee, so I hung up and did not leave a message and was going to wait. I receive a random call back later from an 866 number no clue who it is from someone who did not say their name or who they are with, being aggressive and harassing me via the phone. I of course returned the attitude. He then told me to stay there and implied he was going to come and fight me. He then called the police and lied to them stating I am the one that threatened him. Luckily the police witnessed his behavior and other actions and he quickly withdrew his claim when I threatened legal action against him. Regardless this man is a complete danger to this community. He also made entry into my apartment when I was not even there without my permission. Now I have to worry about living where this disgusting man works daily. Also note a couple days prior to this the annual inspection of my unit was completed which is a time when the battery should have been replaced on my door. Disappointed in Kapolei lofts. Ever since I moved here, there have been multiple times where they "need" to enter people's homes, for "inspections". I've only been here since September. It's highly uncomfortable and just feels like an invasion of privacy. Their "housing inspection" consists of entering people's apartments regardless of how it makes them feel at any time they want to. They won't schedule a time they'll just show up at anytime on a specific date. They already came 2 months ago to inspect the apartments in my building and yet they want to do it again. Keep in mind rent here is over $3k, there's ants, the floors aren't even made out of real wood and the apartments aren't that soundproof. Can't wait to leave honestly. read more

I've been living in Kapolei lofts for about 2 years and leaving the island so it was time to pack up . Well we had our inspection with them and they said you can leave it the apartment and not clean it and it's a $300 dollars cleaning fee , we decided to clean it ourselves not much but enough so it looked cleaned . We received our final email letter, our deposit refund and just like what we heard from most tenets that leave , that you won't get anything back, very true we where charged the cleaning fee and 3 hours of painting labor plus paint for a 1 bedroom apartment, excuse me what , 3 hours of paint ? Did they work very very slow ? We did one last inspection and the only paint we saw was by the windows and that's 3 windows so they took 1 hour for one window ? Moral of the story is don't rent here unless you want to waste money, we seen people go in an out and we talked with a lot of people specially in the military that are trying to black list Kapolei lofts. One good thing is maintenance they are great but the front office horrible and what they charge even more horrible. Hopefully they get this together before they get black listed . If you want to rent or buy get a realtor or talk to people in your unit or locals they will help you , we didn't have that help but if we did we would of never pick this place . read more

I'm very disappointed with the service provided from Kapolei lofts. There has been multiple times where I tried contacting them about a listing that was posted on Craigslist. Whenever I called the leasing office, the agent would say that the apartment listed (30 minutes ago) on Craigslist, is not available anymore. Again this happened more than once. They advised me to always check they're available floor plans on their website(Kapoleilofts.com); However the listing on Craigslist would never show up on their floor plan availability. I constantly checked. Attached to this review are some photos with time stamps. Not all though. There was another time where an agent mentioned to me on the phone that a $1873 floor plan is available but was not on their listed floor plans on their actual website. I've spoken to three different agents and one seemed a bit rude as well. The complex is very nice with a bunch of cool amenities , that's the only plus for me. ***PLEASE READ*** First off, there's not much residents that stay. The apartment had a different resident every year. Take that as a red flag. I lived here for 2 years. At first it was cool because it was me and my girlfriends first place together. The staff was friendly with a real nice sales pitch... then the first utility statement with rent comes in from a 3rd party billing company "conservice". They charge you for everything like it's a single family home plus parking, trash, and conservice/greystar's fee (cut). Long story short they charge you (x) amount per watt based on what they read on your meter. Their solar panels probably zero it out. All the units have a POS bachelor washer and dryer that can't even fit one jacket inside, so you end up doing 3 loads instead of one... then we have to go to my family's house to wash the comforter. So the more electricity you use, the more they make. Then there's the parking... omgggg.. the parking. So there's no assigned stall or garage. You have to pay for each stall or garage. Plus a annual fee to "reliant". The lady says "it's to help you in case some is in your stall or you want a guest". And they charge for a guest pass per day lol... so people just park anykine.. someone parked in my space and reliant said to contact the property manager... 9pm...office is closed... I'm just trying to go home. Then move out came. Asked the property manager Brandy if I could get a pre inspection a few days prior to move out date. SHE came by and said "don't stress, everything looks good just clean and you'll be fine" then JP from grandmas boy (maintenance manager) came by on move out date and didn't pass anything. Pointing out small smears in the oven... barely visible. One piece of hair... dust on curtains. They ended up charging me for a full clean and carpet clean. Pretty much wasted a weekend cleaning. Very disappointed in Kapolei lofts office team. Rented for about 7 months and during that time I've emailed and messaged the office and the leasing agent (Bri) and got no response! They were quick to respond when we first inquired about renting but after you actually get the keys they don't bother with their tenants anymore. Sadly we decided to break our lease early and move out and received our final invoice via email. We were instructed to pay our invoice through "sentry credit" and left us with a phone number and email... well we tried calling and emailing no response. When we googled the number it said scam!! I contacted the office and told them we weren't comfortable going through Sentry and their response was " I apologize for the confusion. We are currently transitioning all balances to our 3rd party partner and are working on our procedures. " and told us we could pay their office direct! So I lived at the Lofts for 2 years. Overall, management was not great, the cost is way over what it should be, and move out was costly and terrible. When we looked at this place two years ago, it was gorgeous! It looked very well put together. We looked at the sample apartment and fell in love. We were whisked away to sign a lease that same day. Our rental rate was 2,000 for a two bedroom. Expensive, but understandable. The first issue we ran in to was moving in. We didn't see our apartment until we moved in. We asked them to show it to us and they said "they weren't ready." Then our units changed. And our cost did too. We went from 2000 to 2300 back to 2000. Big red flag straight out the gate. The quality of the apartment was not as pictured in the sample apartment. Walls are very thin here. We could hear our neighbors arguing while we lived here, and our neighbors could hear us walking around. When things broke, maintain eye was hard to get a hold of. That later improved at the end, when one really solid maintenance came to help. We will miss him. Our carpets started showing wear 6 months in. We contacted them several times to come in to repair it, but unfortunately they said there was nothing that they could do and because we owned a cat, we'd have to pay for it. 1,200 dollars in cat rent did not cover the carpets that were improperly installed in the first place. During move out, we spent 2 days cleaning. We got our move our bill today- 2400, just as much as rent was. Double charged for utilities. When we asked if we still needed to clean the carpets, they told us yes and we still had to pay for it. This place sucked, and I should've known when there was a former tenant in the office begging us not to move here. Lesson learned. read more

Since my original review was flagged and removed (hmmm... that's suspicious), i am reposting it. DO NOT LIVE HERE. Specifically do not rent a second or third floor apartment. Our upstairs neighbors were loud, obnoxious jerks. We vacated 6 months early because the noise never ended and the apartment management doesn't do anything about it because the constant noise doesn't happen after hours or qualify as problematic because it isn't a party or music. There was constant stomping around, moving furniture, cell phones vibrating at all hours of the day and night, playing video games at full bass and volume. The floors above you are hard wood so you will here EVERYTHING above you. You can even hear your above neighbors using the toilet - which is disgusting. Besides that - the interior common areas are filthy - always. They send in a cleaning crew once a week, but I've seen them spray deodorizer in the walls and then just leave. The exterior windows are also filthy - covered in dust and bird poop. There's also an issue with ants (indoors and out), and bugs (small roaches etc) although we kept the interior of our apartment extremely clean. Pet owners are not held accountable for their animals. When applying to this place, there was a list of restricted breed dogs - all of which I saw during my time here. Owners also don't pick up dog waste, or adhere to leash policies when taking their dogs out. Stray cats in the area also pee everywhere along the perimeter so it constantly stinks of cat pee - and if you have dogs with thick coats, that smell lingers in their fur if they happen to walk thru it or rub against bushes cats have peed in. Finally your energy bill and water are all rolled in to your rent payment (which isn't typical in any other apartment I've rented) and costs are HIGH. And although the maintenance staff is nice - we had to have them come fix issues several times. When our freezer stopped working- we were told we had too much inside of it and to buy a chest freezer instead. When our dishwasher stopped working they were quick to place blame on how we were operating the dishwasher. I'm a grown adult. I know how to work appliances. But please understand, passing the buck or placing blame back on their residents is common practice here. Also when we moved out and received our deposit back - we noticed a huge discrepancy on our final bill (they double charged us for everything) - had we not caught it, they would've just ripped us off... pay attention to all your bills if you happen to rent here!!!! All in all - this place is not worth the cost. It's too bad, bc the actual apartments are decent and most of the residents are very nice. But definitely do not recommend anyone live here. read more

We received our final bill and it was astronomical. I called and the lady was pretty nice. It did take multiple phone calls but I guess they billed us twice for our utilities and billed us for some fee saying we broke the lease (which we didn't). They fixed it and everything was great with that.. Since it has been expressed to me by another reviewer that the AC damage I spoke of is probably a lie to cover up the "the damage that I caused"... I went ahead and posted pictures of the ac damage. Also. Kapolei Lofts handled the move out process pretty poorly but I am impressed that they fixed the billing issue. They don't seem to have an answer for anything was told if i moved would be $2153 something like that and now not only for a simple transfer for us moving upstairs rent now will be over $2300. We've been here for two years the neighbors below who maybe lives here for a year moved out and moved in upstairs without giving 28 days, paid no transfer fees and got the free rent that was offered?? You guys should rethink the word affordable. Charging residents $85 for a space will not solve parking issues it will make it worst as now more will park in the barely enough visitor spots or on the side streets. As far as cleaning the breezeways in our buildings .... nothing has been done i mean hello i can use my own vacuum to clean it needs to be steam cleaned like before when the crew came to clean kept this place a beauty! read more

I have just moved into Kapolei Lofts two bedroom/ two bathroom apartment at market price and it has already been some trouble. The rent is extremely high but it's the only apartment in Kapolei that has everything I am looking for. I can not wait until the first utility bill come as I have read that other apartments in this area utility bills run $400 for two people. The leasing agent was very helpful and she was quick to answer all questions but all answers where not accurate. I ask could we mount the television into the wall and she said yes but the holes will need to be covered when moving out, so I read the entire lease from front to back and found out that they prohibit you from mounting television in the wall (which means I will be paying a pretty penny in move out fees if I mount televisions) From what the lease says you also can not wash your car or fix your vehicle on the property. Pretty bizarre but what's worst is you can't have drapes over your windows from what the lease says, you can't have your dog house on the lanai and you can't hang plants or decorations on the lanai. Day 1- I can't park my car in my assigned spot because it's already assigned to someone...bummer so I goto the office and they reveal they are having trouble with the spots so they assign me another one and I park car in it. I come to the car only to have a couple tell me that I'm in there parking spot. Frustrated and office is close so now we are arguing about a spot. I parks on the street to be safe. Head home and the door is jammed after I put in my electronic key. After multiple tries I decide to pull door up and grab so it can unlock and it worked. I get to my apartment and I had put in a maintenance request to fix top lock and it's still not fix Day 2 I head to office and tell them that both spots they assigned belong to someone else and we need a quick solution, so they apologize and give me another spot ok cool but to resolve this entire parking problem you should make a sticker to allow us to park where ever we choose in the lot because for one I hate parking next to people who just swing there car door open only to hit your car and so in that case garages are an option but they run $140 a month on top of the $2,795 we pay monthly. Oh yeah and dog deposit is $250 and $50 a month (FOR WHAT?) I like it here but it's not worth 2,795... My appliances aren't even stainless still they are black which is nice but not what I want. I do like it a lot though- great views Moving out was a nightmare I got zero back from my deposit, and had to owe. This place is nothing but bad business. Overall this place is great. Management does the best they can, anyone who understands business will understand how busy these maintenance employees can be taking care the entire complex. So far all my tickets have been resolved in 24-48 hours. The price is very understandable for Hawaii. a lot of these negative comments regarding price is crazy. If the price is too expensive for you then 1. Work smarter and make more money or 2. Find another place to live that you can afford. Expensive and terrible! Do not be fooled by the photovoltaic panels that you see when you first visit the apartment complex. They are part of a scam that Kapolei Lofts utilizes to make money off of tenants. Electricity and other utilities are billed by an outfit called "Conservice", which charges you for the honor of billing you. You are charged for water, sewer, pest control, garbage pick-up, and common area air conditioning. This means that in addition to the exorbitant monthly rents that they charge, you can expect to pay an additional $300 to $400, depending on how much you use the air conditioning. In February of 2022, after multiple complaints, they had to provide utility refunds to tenants because they overcharged them. Additionally, Kapolei Lofts does not regularly clean the hallways of their buildings, until someone complains about their filthy state. There was a naughty stain on one of the carpets that covers the stairwell, and in the nine months that I was there it was never remediated. The management staff take forever to respond to your e-mails, if at all, after you move in. It appears that there is a lot of turnover with their front office staff. All-in-all, I do not recommend Kapolei Lofts at all, and I lived there for nine months. read more

Worst place I've ever lived! The first day we got to move in, no one told us the location of are two parking spots, which is $50 each, or our garage, which is an extra $100 a month to rent. Just the numbers. So we're driving in circles for about 15mins trying to find our parking. They never gave us any keys, just the unit number, so we're like now what? So we call the office and asked if we could pick up the keys. The representative says, and I quote "the door is open and the keys are in one of the draws in the kitchen, your welcome" then hangs up. Before I could even ask which one, because there's like 10. Don't even get me started to the whole, we share billing for water and electricity with the whole building. So when we went to Maui for a week, even tho we never used any electricity or water, the bill was still the same. The washer and dryer you can't fit a midgets clothes in there, cause it's smaller than a kitchen sink. And when my light bulbs went out in the master bedroom, took them 2 days before they brought someone over to replace it. They don't use traditional light bulbs, no....they use the one you can't buy at the store. Genius's!!! People would have the courtesy of living there pets waste in a bag outside of there doors sinking up the entire hallways and stairs. Instead of just walking there lazy a$$ down to the trash. Called the office about it, they said, and I quote "sorry but we can't do nothing about that, cause it is a pet friendly building " so I had to confront my neighbors who were doing it, and let them know how I feel about it. In the not so nice manner. The cream of the crops. When I finally moved out, expecting to get my deposit back, they had the nerve to tell me there was stains on the carpet, so I'm not getting my deposit back, and on top of that I have to pay an extra $200 to replace the entire carpet. Frustrated I leave work, storm down to there office, demand the pictures I took from when I first moved in, of the carpet already having stains. The garage with a thousand spiders and enough webs, it looked like spider man had an orgy in there, and said, and I quote " how dare you even have the nerve to bills me this BS! without even confronting me about the situation first" explaining my experience when I first arrived, and the problems along the way. So I said, and I quote " if you don't give me my deposit back and take the ridiculous bill off my record, am taking your a$$ to court" Got my deposit back, and a bunch of sorry about that again sir...but it was to little to late. $2900 a month! I just moved into Kapolei Lofts 3 weeks ago and, THE UNIT IS INFESTED WITH COCKROACHES!!!! They're in my kitchen, in my pantry and cabinets, AND IN MY BED! There was also a strange residue that resembled coffee grounds. I removed all of the contents from my kitchen cabinets to find that the "coffee grounds" are actually roach fecal matter. The fecal matter is mostly confined to none other than the wall of my kitchen food pantry, and my washer and dryer. They are also around my refrigerator. DO NOT RENT HERE! I've applied for a unit and paid a deposit to hold for a unit way in advance prior to available date of move in. However my boyfriend and I decided to cancel the move. I then asked the leasing office how many days do we have in order for us to get our deposit back for the unit, which were a few days. I contacted the office to back out of the application process and requested for my unit deposit back. They have given me the run around in trying to give me back my deposit! It's been 3 months since then and still haven't received a check like they have stated via email. It's easy for them to take your money but when it's rightfully yours they sit on it! First, I have been a tenant here. Kapolei Lofts is managed by "Greystar Property Management", who have have been sued in multiple states with Class Action lawsuits where the tenants were awarded multimillions of dollar against Greystar (for negligence, fraud, improper fees, inproper eviction practices, you name it). Don't take my word for it- Google it. "Greystar Management Lawsuits". So the horrible reviews you're reading here are not isolated stories by overly demanding consumers. This is Greystar's standard operating procedure. Unethical, deceptive, bullying. Kapolei Lofts is advertised as "Resort Style Living". This community was planned as "Affordable Housing" yet there's nothing affordable about it. The rents are highly inflated and over priced (compared to any other luxury community on the island). The quality of construction is absolute garbage! They've simply put lipstick on a pig. On the surface it's slick and pretty (granite counter tops), but the materials are cheap and it's cheaply constructed. The appliances are low quality and break easily under normal/gentle wear -yet the management always places blame on you, the tenant for breaking something. The floor plans are cramped and small (yet according to them, you're paying for the ultimate luxury. There are not enough outlets and wall switches so you have to fumble around in the dark to find a wall switch. The kitchen was designed for Menehunes! Tiny little drawers and cabinets that you can't fit anything into or are unusable. You are constantly inundated with giant black sewer roaches from the drains in the bathtub, sinks and under the dishwasher, because they never put trap guards/primers in the drains or caulk around the pipes. So you have to become OCD about closing the drains. It's not fun having these monster cockroaches crawling on your walls in the middle of the night! You also get tons of other roaches and beetles, centipedes coming from under the doors, because there's little or no weather stripping on the outer doors. The common areas are ALWAYS FILTY. They rarely sweep or mop the halways and stairs -Well, maybe every other month if you really complain. There are homeless people (some appear to be under the influence), ALWAYS lurking around the neighborhood and parking areas. -This is terrifying if you're out late at night to take the trash out, or early morning. They are milling around the parking lot tyring car doors. It's like a brigade of zombies out there after dark. If you call the management/security office they don't answer after hours. There's no security after dark. I've had my car rifled through. They must have used a device to open my car door. The neighbors are rude and noisy. They stomp around constantly yet management does nothing about it. When you first moved in you have to go through an audit of all my financial information -and then they gave the cost of the rent (their excuse is that they want to ensure you comply with the "affordable housing" guidelines. I believe it's simply a means to price gouge you as much as they can. Before signing the lease, When I requested a tour, they kept making excuses that the unit was unavailable for viewing (yet iw was clear that it was vacant). So I was not allowed into the unit unit the day I move in - they only give you a drawing of the floor plan. So you have no idea, sight unseen, what you're renting. The rental staff, is syrupy sweet. But after you move in, the management staff are ruthless and rude. Money money money is all they care about. The maintenance staff are decent people, but there are about 4 maintenance men to service approx 250- 300? Units and the landscaping? If you have a pet, you have to register with their Pet NAZI Management company. They want to know EVERYTHING about you, your private life, all your pet's vaccinations, which vet you take your pet to - and of course they charge you $50/per month pet-rent fee for each pet. They have a "Co-op" utility system, where you are sharing the electricity and utility costs with 7 other units. So even if you never use the A/C (and are very frugal about your electric usage) you'll receive a whopping $350 to-$400 electric bill (that's just the electric) not including all the other things that Greystar nickels and dimes you with. There are always multiple fees included that they can't explain -yet if you refuse to pay them, you'll receive an eviction notice. They use an online portal to display your monthly rent invoice- It's extremely confusing. There are multiple "balances" due. So if you pay the wrong one (lesser amount) you will receive an eviction notice on your door the next day. If you use their online portal to pay your rent- They'll charge approximately a $30 fee on top of your rent to use the online payment service. If you're considering moving here, DON'T. Go elsewhere - Unless, you have money to blow, enjoy being ripped off, over-charged, nickeled and dimed. read more

It took me a while to write a review. But, today just topped it. The first two months were great because they were my honeymoon stage. Now that that's over I'm regretting renting from here. I wish the leasing office told me about all the hidden fees prior to signing the lease. Now I'm locked in for 1 year and wishing I can break it without a penalty. I do have to say the maintenance staff is great. Now, things you should know before renting from here. ALL THE FEES THAT YOU'LL HAVE TO PAY. If you want parking it'll cost you about $35-100 per month. It's not even secure either. Residents have had their cars broken into. In addition to that, you have to pay this ridiculous $25 set up fee for this parking service that I have no idea what it's useful for. Why can't the office handle all of this you ask? I have no freaking idea why they can't! The parking spaces are so tight. We are literally touching side view mirrors here. The amount I'm paying for rent and the space -- I could've found something more spacious if I had the time to invest in searching. Not many places allow dogs and I was limited with my choices, as well as time. Oh dogs -- MANY residents do not pick up after their dogs after they go to the bathroom. Even though there are dog bags provided in several areas by the complex -- people are just lazy. The walls here are paper thin. So, you HEAR EVERYTHING from your neighbors stomping around if you have one above you. My upstairs neighbors are most likely professional cloggers. I can hear them stopping around constantly. We pay monthly services fees for things that should be covered by the complex. Instead, we're paying these fees for the complex. Like trash fee, water fee, bug extermination fee, lawn maintenance, conservice fee, etc. We are sharing electric bills. That means, you and your building are splitting the electric bill. We pay a monthly extermination fee for nothing. The bug problem here is freaking annoying. There are small black ants everywhere and carpet beetles! So remember I said this -- because this is one of the reasons why I am being a review Karen today, lol. I've been living here for almost 6 months and finally got my lanai together. Plants, outdoor furniture, etc. So the ants found their way into my plants and I have to put out ant traps so they stop coming up here. The complex decided that it was a good idea to paint the exterior and put up some notice like we should celebrate this. NOT. It's an inconvenience. They asked residents to clear out their lanai. If we don't have the space we can go rent a storage to put our stuff in there. Like WTF dude. You're inconveniencing me and having me haul my shit out -- now you want me to pay to store my stuff so you can paint? I like that they're trying to keep the place looking good. But, don't inconvenience your residents who are already paying your overpriced rent and hidden fees. They should've made this optional and if we choose to not move our stuff -- they'll have to wait until we move out and paint it then. Of course I got a call to say I need to move my stuff. I asked about my plants if they would mind if I just place them in the middle of the lanai so they can paint the walls. They said I'll have to bring them in. I DON'T THINK SO. I'm not bringing all those ants and bugs into my apt. I've had it with this complex. My lease can't end soon enough so I can move to somewhere that is worth the price I'm paying monthly. We have been debating on living here for a month due to the mixed reviews. Fast forward to today, we've been living here for almost a week and everything is just perfect! The process: initially we had Harmony assist us. With the pandemic going on, she was helpful with getting us set up on the unit. Though we had only done a "virtual tour" due to restrictions from the pandemic, we immediately fell in love with the unit. At one point we got worried because Harmony was hard to get a hold of. We later found out that she had been let go. I would like to thank Leilani and Mercel for taking over our lease. It put our mind at ease and we were able to move in on time. They were kind enough to show the unit to us before move in and it was just perfect! We have a very spacious unit. 753 sq ft for two people and we didn't expect how large our balcony was! Unlike some places that have a tiny balcony that is barely livable. The unit itself looks well maintained. All of the appliances are working just fine. No smell, and thankfully no bugs! I barely see my neighbors. No disturbances whatsoever. It is very quiet here. Almost too quiet actually but it is very peaceful. For our parking, we went with a garage. I've heard horror stories of people parking in your spot. The garage is tiny but you'll eventually get used to it. We have not experienced the amenities just yet due to the pandemic, but seeing it in person everything is maintained and in order. This location is very accessible. You can walk to food land, Costco and home depot, and target are down the road and the mall is very close by as well. This street is right off the cut off from the freeway so its very easy coming on and off to the freeway as you need to. The people I've come in contact with getting in and out of the unit seemed very nice. I see a lot of cute pets which is a bonus. They have a resident portal where you can pay for your utilities and rent so it saves you the time. Rent is pricey, but with everything and the experience, we have nothing bad to say about Kapolei Lofts. It is very worth it. We will definitely enjoy living here and looking forward to staying here! Hopefully I can keep this short and simple. I've been living here for about half a year and to me the Lofts are great. I personally have had nothing but good service from the people who keeping this place in shape. Anytime I have an issue in my apartment such as the sink incinerator going out, we get serviced pretty quickly and the maintenance guys are super friendly and quick. The only issues I personally have had would be with another attendant. But, that's irrelevant to the Lofts. Yes the pool is crowed on the weekend but there are so many times that's it's completely empty. I mean it is an apartment complex at the end of the day. Thank you Kapolei lofts for all that you do. Keep up the good works guys! And thank you Christie ! 03/31/18 UPDATE so the pool closes at ten. But that doesn't apply to some residents. Also some of my neighbors have no respect. We pay too much to be dealing with some of this. The Loft needs to start cracking down because, some of the residents will be the reason for a major drop in property value. read more

3 years later- My recent update with the gecko and stinky hallways were later resolved. They replaced the hallway carpets to wood floors (smart move) and hopefully they consider replacing the apartment bedrooms to all wood instead of carpet. (Just a suggestion) Our overall experience with Kapolei Lofts was good and I can tell you this much- we do miss living here! The place we are currently living in is infested with B52s! So we realize we made a huge mistake... it's alright tho, we are soon moving into another home soon. The dog poop complaint was also resolved. It's quite upsetting that a lot of fellow residents did not pick up their dog poop. Much kudos to the employee (maybe he's maintenance?) who goes around to pick up piles of poop and rolls the trash can around the whole neighborhood. The only thing I noticed quite often was that the homeless man near the M building where we used to live would often dig into our trash. I remember calling early in the morning to complain and I did see someone from the office asking him to leave (which I thought was awesome, thank you) but still the homeless man would return the next day... so it would be nice to maybe have security patrol at night just for the safety of the residents. The parking was also a big problem for me. The fact that we pay so much for our rent- we were only granted one stall and guess what? You pay for that one stall. The visitor parking wasn't close to our building too... which sucks. I hope they open up more visitor stalls so it's not such a hassle for resident visitors to find parking. Most of all the residents have a dog- I suggest you look into making a dog park too! It would be great for the dogs who live there to run around since apartment living is a restricted amount of space (again, just a suggestion) Mahalo to the maintenance team for always taking their time to fix any issues we had. Although they weren't always available right away, they made sure they resolved our issues in a timely manner, and for that we are very grateful! Neighbors were great. No complaint of loud noises. Made friends with some fellow residents. Everyone seemed friendly. Other than that, I have no new complaints. I'm a little sad that we didn't get to utilize the pool and gym one last time since the whole coronavirus but I have to say that it was awesome to have these amenities for 3 years! Just like any rental place you move into, you'll get some bumps along the way but I'm glad that the management took the time to address the problems. Stopped in to the office yesterday to inquire about available apartments. It is beautiful in the office, bright and cheery. it seemed as though the entire staff was ready and willing to help. i was offered refreshments, given lots of information and really was made to feel comfortable. This place USED TO BE great. Guests could park in the vicinity, each apartment came with a stall (covered, if available), and the upkeep of the community areas, common areas, as well as the apartment maintenance crew was all fantastic. Even the office was a pleasant experience. That was a year ago. NOW, with new management/owners, it's a whole different story. First of all, the ROACH PROBLEM is intense. The guys who were supposed to take care of it came into my apartment, put a few baited traps in the kitchen, then left. WHAT. So, if roaches are not your thing, stay away from here. THE MAIN PROBLEM is........ "Your $2800 (utilities not included) 2 bedroom apartment no longer comes with a parking stall. You want a covered one? $85 a month. Uncovered stall? $35 a month. Even if the only one available is not in your building area. You'll just have to walk half a mile :) You can totally let your guests park in the vicinity!!!! ...7 times a month.... $5.00 per car each time. Also, we're raising your rent about $100. Not to mention the entire staff has changed and we just want to take your money and get you out of here. Will you be paying with check?" NO THANK YOU. What a bummer. They charge you for every little thing they can think of. Monthly parking for too small parking spaces, service fees for each utility on top of the usage fee, and now a $60 service fee to process payment for the rent....the buildings aren't clean and my unit wasn't clean when I moved in, matter of fact it was infested with roaches that I had to pay out of pocket to have taken care of by an external pest control company because the pest control that the Lofts sent didn't do anything. I also had many issues with the appliances that required maintenance to come out to my unit 7 times in 2 months. Plus they made a mistake in the leasing office that caused me to pay over $2000 (not including rent) for a security deposit that I had already paid them when I first moved in. The walls and floors are so thin that you hear everything even when people are stomping up the stairs and the noisy neighbors upstairs and downstairs are already inconsiderate as it is. Now I see why people move in and out so much after their first lease is up. This is ridiculous. I usually do not enjoy writing negative reviews, but since an apartment complex is at stake and in question, I felt I had to inform potential (and current) tenants so as to save their hard-earned money on already expensive rent and cost of living on the island. I lived on Kapolei Lofts from July 2018 to January 2019. I loved the former management, Cirrus Asset Management, but only for a month as Greystar took over. Greystar's method of charging rent was straightforward. Utilities? This management never sent us a bill until at least a month later! Since then, there has been confusion with utilities that my roommate and I were sure we were overcharged on one of the bills since then. Last October, management was still charging us with a utilities balance from July. So confusing! With the old management, consistently charging rent and utilities every 1st of the month was seamless. Payments were due right after pay day and on a day that's easy to remember and to budget monthly finances with. With Greystar, we did not know when they would send our utility bill. Definitely confusing. Our July utilities were charged in October. To catch up for the delay, our August, September, and October utilities were charged to us all in November. I still have our rent and utilities bills to prove it. My roommate and I expected to take a deep hit because we waited so long for our utilities bills to arrive, but unfortunately, not everyone else can afford to take that same hit. Also, Greystar has started to charge tenants for one parking space! If I had to renew my lease at Kapolei Lofts (which I did not), I would've had to pay $85 for my uncovered parking space that was previously included with rent. I recently visited the leasing office to inform them that I was moving out on January 31st and wanted to schedule a pre-move out inspection appointment. One of the ladies who worked there, a local Greystar employee (who didn't look so pleased to work there), when asking if I submitted my intent to vacate and saw my confused reaction (my roommate submitted it for the two of us), automatically told me I should have submitted the intent and expected me to stay and pay rent for an additional month without checking my apartment's records! She also immediately accused my roommate and I of breaking our lease without asking for more information or looking for documentation. I had to ask her myself to check for me. Confirm before you accuse me and expect me to pay extra! That's just bad customer service to begin with. On top of that, I experienced two no-shows for said scheduled pre-move out inspection the following day; first, the leasing office was closed at opening time of 9:00 AM because they were touring a future tenant until 10:00. When I approached the office again at 10:00, another lady at the leasing office assured me that someone would do the inspection "in ten minutes" without any apology that I was stood up an hour prior. Nope, never happened and I wasn't expecting it, anyway. These encounters alone compelled me to drop my original two-star review to one star. Above was my original one-star review draft, but decided to bump up my review again to two stars because of the following experience. When it was finally time for me to check out of Kapolei Lofts at the leasing office for good, I noticed that the office had staff members I did not recognize. Nicki, a Greystar employee at their San Francisco location was very accommodating, nothing like what my roommate, other tenants and I experienced the prior six months. She gladly accepted my apartment, lanai, and mailbox keys without a hitch, confusion, or accusations. She explained that she loved the island vibe and Kapolei in the two of six weeks she was assigned to work at the Kapolei Lofts leasing office. I did not want to spoil her view of Kapolei by telling her my complaints up front, but just through Yelp. Nicki seemed to earnestly want the public to know how great the Lofts are, but I did not want to lie, but to tell what's real in hopes that management can learn from these experiences and improve. Greystar here at Kapolei Lofts is not as organized and warm as Cirrus. I miss the overall Aloha vibe of the Cirrus staff, although based in Southern California. Despite how spacious and modern Kapolei Lofts is, a 2.5 star average for a place like this is compelling. Thank you for the last seven months of a comfortable place to live in, reminiscent of homes in eastern Chula Vista in San Diego where I'm from. I won't miss the management, the minuscule gym, nor the commute though. Also, I won't miss the feeling that my car would get broken into anytime at a place like this with ridiculous street parking. My friend's Honda Civic was stolen helpless on Thanksgiving Day 2017. Good riddance, Kapolei Lofts! As of today, I am gone and happily living back in town! read more

DO NOT LIVE HERE. See non recommended reviews at bottom. WE SAW THEM LIE TO US WITHOUT THEM REALIZING. I Lived here for a year and loved it initially when it was under the old company. The new company is garbage. Basic items such as returning a phone call are beyond their capacity. Entirely incompetent, no care for tenants. We payed our rent on time every time and would receive notices for late charges. Been out for a couple months now and just got sent to collections for $3000 dollars! Without prior notice or anything. Yes. For what? Entirety of rent was paid. Move out inspection ( had to call and remind them about the inspection. "Real professionals") was done and completed with no bad remarks. We expected to get money back! Were currently trying to figure this out but they wont answer the phone or return a call despite a few messages. Once they threatened almost the entire complex with late fee notices and the office was filled with pissed off tenants. And the manager legitimately hiding in his office. No lie. While standing there in the office clearly seeing him avoiding the tenants we overheard one of the leasing people leaving us a message stating that he was not in today. **Addition: We are military and received orders recently. The lofts tried to tell us that we COULD NOT move out and break our lease even though that is the LAW.** This place is disgraceful. Old management was great, helpful, kind. I could go on for pages about the issues we've had with the complex since the new management moved in and outsourced everything. Cannot make an EMERGENCY maintenance call at any time of day, your call will be forwarded to a call center who has zero control over who responds, how or when. Pay almost $3000 to live in a 2br apartment and we now pay everyone in the buildings electric/water because they elected to collectively bill everyone divided by household. "Security" on property does nothing except drive around in golf carts trying to look scary. One of them is a 20 year old girl who just waddles around on her cellphone all day. Car break-ins almost daily on our street. A parking stall will cost you $150 a month. If you don't want to pay, well park your car on the street and let it get it beaten and battered by other residents, hotel guests and passer-bys. We had a free stall written into our lease as we signed on a promotion, now as of Jan 1. We are being charged for that spot. No we did not sign a new lease. Trash bins always a mess overflowing. I would be EMBARRASSED to walk potential renters through the complex. Trash everywhere constantly (will try to post video). If there is someone with the title "property manager" they should be fired immediately. Only nice thing I can say is about the landscaping crew. They will pull weeds on their hands and knees in the sun for hours. They're also very courteous. They were carried over from old management! I'm back for my second BAD review for Kapolei Lofts lol. Someone from the leasing office called me the day before I had to move out and return my keys to "kindly" not leave a yelp review of my experience until a year after moving out or i'd be charged for whatever they "find" wrong with my apartment HAHA. I ended up just giving up my keys and being done with this place until I heard another friend who lived here got screwed over almost the same way I did so I would like to share the rest of my bad experiences with this overpriced apartment complex. One big thing I had a problem with is my neighbors above me. I was in Building E2 Apt 206 and my military neighbors beside me (E205) and above me (E306) were rude and disruptive especially after 12AM. Ohh the amount of times I had called security on them (SECURITY IS ANOTHER THING I'LL TALK ABOUT AFTER MY NEIGHBORS). So my neighbor beside me, she'd have her friends over and they'll throw a party and it's like no big deal right? Well they played music so loud and were screaming and yelling that it kept me, our neighbors on the same floor and the neighbors directly below them on the first floor awake. The neighbors below them ended up complaining the same time the next morning as I did at the leasing office and nothing happened lol. The same army girl threw another get together with her friends and when cops showed up at her apartment she slammed the door on the 3 cops pulling the race card saying that cops kill her people and she doesn't trust them coming into her home even though they were standing in the hallway and were NOT abusing their power as she was yelling about. She left her 2 friends outside to talk to the 3 cops (one of the cops being a trainee) and everything was fine. They went back in her apartment and the cops stayed downstairs on the first floor to wait to see if anything would happen and good thing they did because she came out yelling and calling out the neighbor below her for calling the cops LMAO and the cops came up the stairs and she was so surprised lol. She looked like a damn FOOL. I don't want to forget how she also drives recklessly out of the parking lot and has almost hit my car, my dads, and another neighbors car in the building next to us. What did the management do? Nahhhhhhtin LOL. No warnings nothing. They even told me and the other neighbor who complained about her that he bf isn't even supposed to be coming over because of some drama but we still saw him. And my military neighbors above me in E306? The guy was scary. Countless times i've heard him screaming and throwing shit (i'm assuming at his girfriend) because I would go downstairs outside to wait for police and she'd come running outside crying. She came up to me once and I asked what was wrong and she told me how he treats her and how he overreacts over small things. He even came out a few times to get in her face and make her cry. This happened MULTIPLE TIMES. But I didn't have a police report because she'd have to tell the police and she was too scared of him to do it. I heard him directly threaten her and told the leasing office and they said they couldn't do anything about it. They said they'll tell the tenants to keep it down. I guess hearing about domestic violence and the girl having bruises on her wasn't enough to do more to help her. Another time they argued and I heard glass crack and running and doors slamming, I decided to call the cops instead of going upstairs myself and potentially getting harmed, and the same cops who came the same week had showed up asking where the girlfriend was because they were aware there might be a domestic violence issue, the boyfriend LIED and said she left but then she made some noise and the cops called him out for lying and he said nothing was wrong they just got into an argument and when the 2 cops asked "a physical argument?" the road rage boyfriend got all defensive. They never entered his apartment but called out to the girlfriend and asked if she was okay and she shakily yelled to please leave and that everything will be fine. Yikes. One night I was outside, the girl came out the apartment crying and she was trying to talk to me and he came out and approached me asking if I was the one who called the cops on him even though I had just gotten home and parked on the street because AGAIN some asshat parked in my stall, I lied and said no because he looked like he would of took anger out on me, instead he said whatever and grabbed his girlfriend and dragged her by her arm in the apartment. Did I mention that I brought all this up to the leasing office, leasing agents, and assistant manager Todd and nothing happened? I also had voice recordings on hand for the leasing office with both disruptive neighbors but nothing happened. The SHIT part of this all? So my husband is in the military. This place use to be a great place. Don't look at the google reviews it does not deserve anything past one star. Only thing good is the location and the staff knows it so they screw people here. The previous management were great. Grey star (current management) not so much. During their change over they have increased our rent three times in 2 years. Just recently during this pandemic. They have also added additional fees. Trash fee, a new base sewer fee. Our utilities are now $400-500 a month and I am barely home because I have to work so much to pay the rent which is almost $3k for a two bedroom apartment. It's funny too how the pool has been closed, the gym and other amenities, and yet no credit was offered during this pandemic, instead an increase in rent. How sick is that? There are other things I would add just don't have enough space. But if you want to move in here prepare to get screwed over financially. I've also seen other reviews and heard from previous neighbors how when you move out they charge all kinds of fees for repairs and cleaning, replacing carpets. It's just crazy. read more

Where do I even begin? When I first decided to look for a place closer to work this seemed like the best place to be. I walked in with just a few questions and was convinced to apply immediately due to there only being 2 units left (Or so I was told). The overall process was quick. They called me a few weeks later and in less than a month I had moved in. Fast forward a few months and the building filled up. I lucked out and the people upstairs ended up being heavy footed party throwers who kept me up most nights. I went upstairs and had a conversation with the young family, but the noise ensued. When I finally went to the office about it, I was told there was nothing they could do except have me fill out a statement. But all they could do was issue them multiple warnings. When I asked if I could move to a different unit I was told that wasn't an option. Slowly it started to feel less and less safe. One night a strange man showed up at my door. Luckily I had a girlfriend over so I wasn't super freaked out, but I assumed he was a drunk dude from one of the parties going on in the building and didn't answer. He finally just left. On Easter my boyfriend was walking from my car in the parking lot and a nail went through his foot. We were in the ER until after midnight. I would come home from work and there would be beer bottles scattered all over the parking lot. Sometimes there would be people drinking and partying in the parking lot too. So much for rules and "24 hour security". I was constantly cat called from men standing on the third floor lanais while walking in from work. The entry door to the building was constantly broken and would go days without being repaired. People would start propping the door open with tape or phone books making it so anyone could come in and out of the building and not need the key. People would dump their old stuff in hallways for the taking. It was very clear that no one followed the "rules" that were in our resident handbook. The final straw was when they issued notices to all the residents saying they were upping the rent WITHIN our leases. After receiving the notice I immediately got out my rental agreement and highlighted the section that said my rent would NOT be raised within my lease. When I brought it to the office and showed it to the person working, she claimed there was a clause on page 91 that said they could do INDEED raise it. I didn't have a page 91. I didn't have the clause anywhere. This flustered every person in the office. I got passed from person to person and NO ONE could give me an answer. Finally I was told the manager would call me to talk to me about it. She never did. I would call for her everyday and was always told she was out of the office or unavailable. When I finally got ahold of her two weeks later, I was met with attitude, snark, and borderline bullying. She told me the clause was missing due to a clerical error and it didn't mean I was exempt. I had to sign an agreement to pay more money. I told her no. She told me they would kick me out if I didn't sign it. I got legal advice and issued a letter from my lawyer. This was all happening around that time when that video on Facebook about employees getting sexual harassed and missing real estate license(s) went viral. Between those two things she finally backed off and I wasn't bothered about it anymore. The next few months consisted of more and more shady behavior on the management companies part. They had taken over the utility payments. Of course once they took over it over the bills went up. When you ask them about metering they tell you every unit is metered individually, which I know for a fact is bull. I worked all the time and was almost never home. I never left anything on while I was gone...yet I was still paying almost $200 a month. Finally the time came for me to issue my notice and GTFO. I cleared my stuff out and deep cleaned my whole apartment. It was in prime shape since I was barely home anyway, but I take pride in my living situation and believe in leaving the place in better condition than how I found it. My family has experience in professional cleaning so believe me when I say that place was SPOTLESS. I opted out of carpet cleaning since my carpet was barely touched. I knew they would charge me a small fee, but I was okay with that. I did the final walk through with the maintenance manager who could not stop telling me how impressed he was with my cleaning job. He told me it was nicer than some of the units that were professionally cleaned. I turned in my keys and I was gone. A few weeks later I get what I assume is my deposit check back. I open it up and got a whopping $8.74 back from them. They charged me $126 for carpet cleaning (which is bull because I know for a fact they don't have anyone come in and clean carpets... it's just their in house cleaning team) and they kept the rest for utilities. read more

Just moved in and so far it has been excellent. Nicole was great! She walked me through the whole process and made sure I understood everything. Place is clean and well kept. Only tenants in your specific building can enter so you don't have the whole complex just coming by your door. The only complaint I have is the limited gym and pool hours. The usage hours they have posted don't fit into my work schedule but yet the charge of these amenities are factored into the rent. Gym's make people healtier so why would you limit that? The hours need to be changed or a credit given. read more

Just moved to the mainland, & they hit me with a $940 bill 3 months after I moved out for damages to the apartment and leaving a fresh pack of trash bags & dish soap. The apartment was cleaner when we left then the way we got it. No way should our bill be fuckin $940. I wasn't contacted by anyone until recently, why didn't they contact me when I left the place ? I left the island a month later (moved out nov left island dec) and just this month someone contacts me about this bill ? I drove by a week later after moving out and saw that someone had moved in already. It's ridiculous. I emailed the property manager on the way he handled things and got no response just a bill from collections and now I can't even rent a new place in this pandemic that's going on. IF YOU ARE MILITARY DON'T BE FOOLED, THIS ISN'T A MILITARY FRIENDLY PLACE TO LIVE! And it continues!!!! Below is my last review of this place.... I can't wait to be out of here! So I have lived here nearly two years and at one point I asked to change my garage because I noticed that some of the garages were larger. I was told no that I wasn't allowed to swap because the larger garages are for those with disabilities. This was an answer that I was TOTALLY fine with. Now today I see two perfectly healthy young women that have one of the specific garages that I requested. As I go to the leasing office to discuss this issue Jannell, basically tells me that they are allowed because they have been here for almost 2 years. When I told her that I two had been here for the same amount of time (intact I remember moving in the same month as this couple) she told me I would need to speak to Management. When I asked to speak to Management, they didn't have the time and requested that I come back the next day!! So as I am leaving I express my distaste with their continued double standards in taking care of their friends. As I am walking out Jannell goes to another employee to gossip and then they both run in to the Managers office. I returned and hey know they were wrong. The manager didn't even acknowledge me. I told the two employees that if they wanted to gossip about me then they should let me be a part of the conversation.... SMH the continued unprofessional of the employees on this property is a cancer, and in the end is going to be the death of the business. You can't continue to charge such high prices and yet treat your residents differently just because they are your FRIENDS that you gossip with!!! As a rule abiding and respectful tenant I am overly disappointed with this place!!! So, I was fooled when I first moved in here. The people in the office were "caring" and "welcoming", that only lasts until then know they have you on the hook. I have lived in two different apartments while staying here the first wasn't bad because I was the first person to ever live in it. I moved to a larger floor plan but was told that I "must" have the entire apartment I was moving from to include the carpet cleaned professionally, as the did! As I was doing the walkthrough of the larger apartment prior to moving in I noticed that the entire place was disgusting (pics uploaded). This is no surprise seeing how the "professional" cleaning staff can more often be found dumpster diving, smoking or picking the bread fruit from the trees on the property than cleaning. The professionalism of the clean crew is also evident in the lack of cleaning in the halls of the buildings (floors being dirty and trash left greater than 3 weeks). In the over 13 months of living here I have been able to use the pool twice because any given weekend the pool is a PARTY SPOT for any and all locals that my have friends living here. The locals that do show up try to intimidate the tenants forcing them to leave the pool. The pool has a connected entertaining area that is open to all tenants as long as it isn't rented. I verified with the office to ensure we were able to use the entertains room for a group of soldiers we were hosting and was told that the room wasn't rented and we could use it. 15 minutes prior to the soldiers showing up one of the manager's friends showed up, kicked us out of the room stating that the manager guaranteed her the room. I approached the staff on duty and no documentation of the room being reserved could be found but we still moved our group. Once in the pool area all of the locals that showed up to the parting in the entertaining room tried to bully us out of the pool area. Yet the office still did nothing to stop any of this. This same group (friends of the manager) were smoking marijuana on the property, although being told that smoking wasn't allowed on the property. Then there is the parking issues! So god forbid you have any friends or family that come to stay with you overnight and rent a car because they will receive a threat of getting their car towed if the park in guest parking overnight. However, coming home to a raging pool party that has already been reported to the office hours earlier and nothing being done about it, to find someone parked in my assigned parking that I pay $85 a month for doesn't constitute the office having them towed immediately. They "tried" with their contracted company to no avail and we were stuck parking elsewhere until the person parked in our spot decided to move. If you are looking for a place to pay lots of money for locals to have a great place to party then this is the spot for you! If you are military I highly suggest to keep looking you can find a better place that costs less. read more

This has probably got to be the worst call of my life! I called because I received an email and a voicemail saying that my application was off the waitlist and an apartment was available for me. I called at about 3:39 PM on 17 AUG. As a prospective tenant, I'm pretty sure they should treat us better. Anyway, excited and all, I called to see if I can get a quote as to which apartment was available, since they have a couple at different monthly prices on their website. I explained to the girl that I am currently on active duty orders for the Army for the next three weeks. And since they were giving me only two days to secure a spot, I could not make it in person. This girl says "....okay...?" At the tone of her voice, seemed like she didn't want to be on the phone. So I then said, "do you know which apartment would be available for me?" She replied with, "you would get the $1,444 one." So I said, "okay, so is there water, sewage, trash included? What's included or not?" She replied, "Well I wouldn't know because everyone's different" So I said, "okay, can you get me an example or an estimate of what people would pay monthly" ....so I can better plan to see if my finances would work out. That way we wouldn't waste each others time going into the place to look. Yes, you can't promise numbers, but I was not trying to get any promises out of her. The she says "so what? I'm confused. Do you want it or do you want to go back on the waitlist?" At this point I'm already feeling like I'm blown off. So I told her, "um... you guys are giving me two days to see if I can secure a hold." She goes, "what? Do you want it?" So I reply with, "I have two days to figure it out. I have to talk to my boyfriend about it. I'll figure it out." Then she says, with attitude, "Ok I'll hope to hear from you soon." What??? She needs to learn phone etiquette, because that was not acceptable. Now I don't even know if I want to stay because, if that's how they're going to handle problems and inquires, how will they manage work orders or even small maintenance or rent issues?!! read more

The staff at the Lofts are always friendly. They plan fun events for everyone like virtual paint night and movie nights at home. Our apartment has had only a few issues and the repair guys come quickly and fix it. We have not seen a single bug inside. The AC keeps the apartment very comfortable. We keep it at 74 and the average bill is $250. Our neighbors are great too. read more
