How does this place stay in business? I live there for a year and a half. It's a year and a half that I'll never get back in my life. Packets stolen and i got the resident on camera, the police arrested him while management did nothing. Neighbors had an auto body shop next to my unit, working and noise all hours, a lease violation, management was too afraid to do anything. Unsupervised pool, screaming, yelling, cannonballs, all against posted signs, management does nothing. Watch out, your electric is submitted and you are billed with no explanation. $700 in the summer with A/C off during the day. A scam. They charge you for landscaping however, you do your own landscaping in your yard. What's included for $3500 in rent? Ive lived here for two years! Its pet friendly with a small fenced in back yard (hard to find for this price in Hawaii)! Five minutes from the closest beach with views of Honolulu and Diamond Head! Maintenance is very fast when we need something fixed; responding same or next day. Small gym on the property with everything you could need, amazing pool, basketball court and dog park walking distance from my unit! Not to mention 10 minutes drive to Walmart, Costco, target and Kamakana Ali'i across the street! We love it here! read more

Just left this place a few weeks ago. We were there from 2022. Our final bill from Kalaeloa was blasphemy, everything in that home was already falling apart. Paint would just peel so easily off the walls, towel racks/toilet paper holders came fell off within the first week, closet doors were loose, windows couldnt open/close. They charge you for everything that was already broken prior. Parking was stupid, our cars got towed 4 times with no explanation. Towing company said the office has a list of cars that "need" to be towed yet denied it, All while theres abandoned cars in the guest parking thats been sitting for MONTHS yet never towed. This place is a joke. It's been over two weeks and we have yet to get our refund. If you're greeted by a guy named RUBEN- also run! He seems nice and genuine but he's really just a liar and will say whatever sounds good to get you to sign here. DO NOT FALL FOR HIM SAYING THE UNIT IS REMODELED. They painted over a bug infestation is what he meant! I feel terrible for the residents in this neighborhood and especially the same building as our unit. They probably don't know the walls are infested and if they did they can legally withhold rent from this place. I tried so hard with 12 roach traps and a gallon of poison but It came alive at night!! The cupboards were riddled with roach legs and bodies painted over in the kitchen cabinets! Crawling all over anything I set on the counter. I had to dismantle the cabinets (photo proof) to clean the roach poop that was smashed to them! It was absolutely disgusting. They didn't clean before we moved in even though Ruben lied and said they would. But the same dead bugs and giant spiders were in the corners as when we toured. They left a broken window slat so at night the place filled with flying bugs all over the lights inside. We vacated soon after! Do. NOT. DO It!! They have their own utility company "confluence" which is an absolute CON for sure. Family of 3 should not have a $700 electric bill no matter how little we ran the AC (Kapolei is a desert). We could never get the electric bill below $500. We gave our notice and the next day they sent us a letter to re-new our lease BUT at nearly $600 more a month. Thanks but no thanks. Dog park is always dirty with others dogs droppings that their owners don't clean up. The pool area turns into a literal summer daycare with multiple families bumping music so loud that you can't enjoy it. Kids running, jumping into a pool is expected but this place is so badly managed that kids get hurt and it's out of hand. Nearly all the homes our two-toned currently with old siding pieced together to fix old pieces its ugly and not worth the price tag people. Every Monday at 8am the grounds crew comes thru to mow and goes into my garage to blow it out just making more of a mess. Then they comeback and do it again around 2pm. After moving out (THANK GOD) we were sent a $4000 balance saying we broke our lease which is an absolute lie. We gave over two months notice. So we've been living here for 2 years now, last week we recieved a lease renewal paper stating that they planned to raise our rent $1,100 (not including utilities, obviously). Unfortunately this raise in price made it to where we had to look for a new home! Besides this blindsided note being left at my doorstep, they made it evident they needed a 60-day notice that we would be leaving or theyd charge us 3k (one months rent) if the note was given in less than sixty days! We looked at the calendar and our lease was up in 64 days! They gave us FOUR DAYS basically to make a decision! I cannot imagine how many families are frantically looking for new homes, or experiencing this issue! To raise rent is one thing but to blindside tenants and practically force people out within two months is cruel! read more

We lived there for 4 years and it was great dealing with the rental agent that rented us the unit.. once they changed over to this new management company .. all things went to shit... our unit was NOT a remodeled one so we had the old counters, those 1970's tile style floors that you had to wax I order to stay shiny... but it discolored over time, tile was coming apart.. called to get it fixed... they just added new tiles that was a different color... the stray cats were a nightmare!!! Flea infested.. roach infested ... chicken crap all over the out unit... during COVID, it was really hard for us to manage financially, so they offered this program which we took advantage of it... so we could catch up in other bills, So without giving us any notice on when they were not doing the program anymore, we were told we had 2 options it's either pay the rent for leave.. which they gave us 3 weeks to find another place and move out. ELECTRIC BILL , need to watch that!! We were gone for 10 days, we unplugged everything the home and turn off all the lights during the time we were gone and our electric bill was almost 600.. this place is not in county water or electric , so I'm not sure how their gaging the whole system. so basically if your rent is 3200 a month with electric , water, maintenance fee, and taxes added to that, not including your cable and internet... you will end up paying close to 4500. It's a great location to live because of the surrounding places to shop, schools, and the SOME of the office employees are helpful and compassionate, office manager ( not sure how I feel about her). How is it even legal to rent out a place for $3k (not including utilities) & the place is filled with rats & roaches! I wish I had read these reviews first before deciding to officially sign a lease here. Our initial property manager left this property for another "that needed more help" and I can't imagine Kalaeloa thinking they are on top of this property. The raise in rent to renew our lease or even go month-to-month has been cause for us to find another place to live - with a note so kindly plastered to our front door, amongst other issues within the community I'll so kindly lay out below. The community amenities are not just for those that live in Kalaeloa, but apparently the entire town of Kapolei. There is absolutely no enforcement of rules, where hoards of people are taking up all the space on the pool deck for large gatherings & parties, where the rules clearly state two guests PER household. Not to mention that the pool is constantly closed for repairs and maintenance, apparently due to fecal matter present in the pool. The gym is constantly filled with unsupervised children, playing on and with the equipment without parental supervision. It's dangerous not only to the kids, but those in the gym at the same time should something god forbid happen. The dog park is riddled with piles of sh!t, which is both a community issue & an owner issue, with some of the equipment also being broken. The noise level? Ridiculous. Constant fireworks (against the lease, but what has been done about it - absolutely nothing), parties that rage into the night with yelling, loud music, etc. One of the homes in the community runs a convenience store from inside their residence with an open and closed sign on the front door, something that is very clearly stated is NOT allowed in the lease, but has been going on for a while. There is never enough parking for guests, as residents block guest spots with their own vehicles, parking directly in the center of the spot so that two cars that should fit have no shot of being able to do so. The homes itself are nice, but there always seems to be something that needs to be fixed. We've had constant plumbing issues, appliances needing to be repaired/replaced, it's overwhelming for the amount we currently pay in rent to need this many maintenance repairs having been told everything is new and completely renovated at the time of move-in. Overall, I don't have many great things to say about Kalaeloa. It has been disappointing to say the very least. I hope that others who rent here feel like this is the perfect place for them, because it is certainly not for me and my family. read more

7/5/19--- DO NOT RENT HERE! SERIOUSLY READ THE SCREENSHOTS OF MY EMAIL. Okay, so to say that I'm frustrated is an understatement. The only thing keeping me somewhat calm is knowing that I now no longer have to rent. Owning my our home one of the best feelings in the world. Oh and I don't want 11's. But Kalaeloa Rental's need a lesson on being ethical! Their moral compass is so far up their managers ass it's ridiculous. We go into leasing office on May 3 (60 day written notice) and notify them that we weren't going to renew our lease. The girl in the front asked when would be our last day, so I let her know that our lease ends on July 5th and I do I ask her if we move out by the end of May do we still need to pay for June and the 5 days in July? She tells me, "Yes" and I completely understood that! Wasn't trying to harass or hustle my way out of it. We got the keys to our house in late April. By the third week of May we had moved all our necessary things to the new house and started pretty much living out of the new house. Through out the whole month of June we would go there maybe once or twice a week to move things to the new house. At most 2-3 hours the days we went. The central air was off, washer and dryer, not being used at all, stove, lights, fans everything completely shut off except the refrigerator. We're thinking, minimum electricity and water being used, small bill right?!? Well as you can see from the email screenshots that's not the case. So after looking at my final statement tryna figure out why it was so high, I figured I better ask questions as to why... I may look stupid if it's common sense kind stuff but I need to know what we was getting charged for. So my electric bill reflected $766.48 for from 5/4-7/3 (61 days @$12.56). Remember, we weren't living there the whole month of June. I check my previous bill 4/3-5/3 which was $389.52 (31 days @ $12.56). See the pattern? The water bill is the same thing. So I email them and ask for a breakdown of the usage, and that's when they told me that my final bill is an estimate based on prior usage. Estimate?? You just clearly stated that each house is individually metered! So um we're in July does my meter not show what we used in June and May?? How the hell can they do that? Just cause they throw some verbiage in there lease agreement that gives them the right to just bill you like that? How can they bill me for electricity and water that I never used? Its 537am in the morning...on my way out just to find out that my car was towed out of my drive that we pay soooo much rent for and the only way they can move the white car if they have moved another car that i was using for the time being until the 11th that i have been fixing up and waiting until court to fully get this car registered. Were sitting here and i had seen this happen multiple times...the only way the scan my tags if they have litterally came in with the hoody park the towe fruck different location walk up to my drive way. And were sitting here worried about other people breaking into our cars, storage and planning to break into our homes. RENTERS BEWARE: This place is scarily inconsistent with their customer service. Especially for what the monthly cost of rent is. Me and my wife in January rented an apartment from here for $2583.00 a month and were told by the sales consultant Jennifer that all we needed to do was give a 30 day notice before moving out and that was all. We had just bought a new home that we knew we would be getting the keys to on May 24th. We told this to our sales person. We understood that our lease would go until June 13th and we accepted that. We then went in on May 4th and spoke with another Sales Consultant who let us know that we had to give a 60 day notice. We were confused and explained this to her because of what Jennifer said. She then informed us it was in our lease agreement which is true. We did not read the Lease Agreement because we believed our Sales person told us the truth. We explained this to the sales girl and she said she would talk to her management and see about making an exception and have someone give us a call the following day with an update. We did not receive a call the next day which lead me and my wife to believe that we had been taken care of. (Again our mistake for believing that customer service would be given.) So we turned in our keys on June 13th to Chrissy who then again mentioned to us about not giving a 60 day notice. We mentioned our story about talking with Jennifer and the sales person on the 4th and how she said she would try to make an exception and would give us a call the following day one way or another. She then informed us that Jennifer no longer worked there and she would only abide by the contract of the 60 day notice. She also then said she would have someone call us the following day after I explained everything to her. Elan then called the following day (the 4th different person we had to explain our situation to) and basically repeated everything that was told the day before by Chrissy. This is definitely up there with the worst overall customer service I've ever received. The moral of the story is to make sure you do not take anyone who works here for their word. READ EVERYTHING you sign, if you still chose to move here! They may not have that same person working for them when you want to leave that you signed with and if there was anything missing, you will ultimately be responsible for their negligence. read more

Just recently moved out and they charged for every little thing. In the lease it states to fob keys but we were given only one at the beginning of our lease and didn't think anything of it as the leasing agent said that it was one per household. Looking back in our lease we noticed that it did say to. Unfortunately, that is our error to not check in with the leasing office, but there has been so many turnovers with the agents that we did not have a specific person to go to and when I went to the resident office, they were very "busy" and would get back to us. Chickens running all in the yards, community kids running into yards, jumping fences, swearing etc. not a family friendly area at all. NO COMMUNICATION . Maintenance is very helpful and respectful but I believe it is the main office and staffing. They just started enforcing parking and towing. There are some vehicles that have just been sitting for months and the visitor stalls were not open people parking on the grass next to my unit etc. over priced units. We lived in a two bedroom one bath, and at the end of all the utilities and base rent we paid close to 3200 per month. That is insane for a two bedroom with amenities that are never cleaned dog parks always smelling and common areas like the basketball court down due to negligence by the youth in the area walking with our child was also dangerous as some areas are not paved for walkways and cars are speeding around turns. No real security to assist when needed please please please look into this property before moving in. read more

Unfortunately, I have to agree with a lot of Yelpers here. The new ownership will nickle and dime you. I just moved out of a unit and for my final inspection they charged me $90 because I forgot to wipe down the window sills (I offered to clean them right then and there but the maintenance guy doing the inspection wouldn't let me) and charged for me repainting the entire home 'cause of smudges here and there that comes from living in the unit for 18 months. There were no pen marks, no gouges, no stains, no nail holes. Just smudges. In my book, that's normal wear and tear. The utility bills were ridiculous (also on par with what other Yelpers are saying). Utility bills are "estimated". Forget about trying to conserve and keeping your electricity down. I minimized my AC use and I still had high bills. And the electricity meters for the individual homes are covered so a resident can't even verify the meter readings to track consumption. I relocated to another unit in mid-April. My lease on my old unit didn't end until May 26th. We were not physically in the home since April 18th... the AC was off, the water valves were shut... our consumption was minimal (to keep the refrig and water heater on) yet we were charged for a full month and half based on prior months of use. Now any other company would take a final meter reading and charge you based on that but not this one. So now I have to pay over $600 for utilities that I didn't even consume. The utility rep said it was their policy. I responded it was not fair and if they can't demonstrate that I actually consumed that, it was fraud. He said it's fair 'cause they treat everyone the same. I replied, oh yeah, you just screw everyone. Thankfully, now I live in a unit that has direct billing with HECO and no more "estimated" bills. My first electricity bill for half a month was $105.00 plus a $20 set up fee. My average "estimated" bill was $350... do the math, that's a $140 difference. read more

Just don't. Don't do it. Communication is TERRIBLE. Asked for a break down of my electric bill twice. Nothing. Phone system is crap and cuts out whenever you try to call. I feel like I get ignored on purpose because they just don't care. Was told I'd get a call back for my move out questions and have yet to hear from them. Moved here in August 2021. Moved out end of November. We lived in Kaimana 2bed 1.5 bathroom layout with a garage. We were very excited when we first moved here. We enjoyed it at first. But then came all the issues. Started with lighting needed to be changed in the garage to energy efficient lights(which you'll find out is BS toward the end). Then they had to change all the lights in the home. The contractors dropped a light cover in the process and it shattered all over my babies toys and no one ever offered to replace it. $100 worth of items had to be tossed. Then they had to change the siding on the house. For 2/3 days they were banging all over the sides of the house and we had to leave because it was so loud and my child couldn't sleep. They also had to do work on all the power boxes around the community. We had no power from 8-4 for 2 days so again we were out and about trying to kill time because it got to hot to be In the home. (I understand that normal work needs to be done on the homes. I get that. It was just one thing week after week it felt like). You have solar panels on your home so you think your electric wouldn't be that bad but nope. They go towards the lights in the community. Our electric started out around $300. We thought okay cool. This is feasible. We'll every month it just got worse. Ending in $560 for the last two months we were there. I'm not sure how this is possible because we never received a statement breaking down the usage and we never changed the amount of power we were using (in our eyes). Plus we got energy efficient lights that were suppose to help like they said. The interior of the house is nice. It's cute. There's probably 30 layers of paint on the wall so it always felt sticky, and in result of that our fluff from our couch stuck to the wall and wouldn't come off. So now we had to pay touch up which is just gonna add for the next person. They do nickel and dime you In Cleaning costs, paint, and other things which is crazy. We've never lived anywhere where we didn't receive a part of our deposit back. The pool is also always closed and when it is open, is bug Infested. Had to actually scoop the pool out myself(baby pool) because I asked someone from the office to come and scoop it so my daughter wasn't swimming with all the gnats and after 20 minutes no one showed up. Also tried raising rent almost $300 which is crazy for a 2 bed. They are charge almost 1k over now then what we were paying a month ago for the exact unit. I spoke with chad and he was very helpful in setting me up with my application and apartment. I paid the $300 with the expectation to get a call back when he got back from vacation. My move in date is aug 10th, 7 days later I get no reply, I call and write emails and no response, almost 30 days later I find a new place because of the lack of response I'm getting. This is a completely unfair for Greystar to do, especially bc I wasn't getting the response I needed from Chad to reassure me of the unit. I've been at Kalaeloa rental Home for 8 years! I finally moved out.... I mean everything straight forward. Nothing is done that wasn't covered in the contract. The rent increase can be for a lot of things ... kapolei is building up. Never experience big increase. Yes I was in the service and never had a issue. This a island... there were a lot of places I could have gone to. However, the deposit is reasonable and move in is very painless. This places wasn't perfect like the Disney resort, but it was Home. Never had bad neighbors... seem great to me. The Maintenance team... wow! I had a A/C go out and I called it in... mr. Lee change my A/c out same day. I think that was my most impactful memory. Move out was smooth.... 60 day notice yes... in writing!! Aloha staff!! Now question is this... do I recommend this place to call Home. YES! Be responsible tenants...read you contract... ask questions! Make a sound decision. Now that I'm in my new home.... I can say... my last renting experience was OUTSTANDING! I will not miss it! We were looking for a quick place to get into. Found this place which was cheaper, cool lets do it. Couple of years later we went from 2350 to 2500 in just two years. Unit next to us was broken into and was set on fire, smh. Neighbor across, complaining about everything and everybody and being nosey looking into other neighbors carports. We had no problems until this neighbor moved in. What does the management do, punished everyone because of the reports he made. According to our initial contract "two parking stalls" showed it to them and what did they do, placed a parking guard in the stalls. Now only one car can fit in the stall. I have to find parking elsewhere because the visitor is always full so i have to find parking two blocks down on the street. Made a request for a solution and was promised a temporary relief of assigning stalls temp or build an extension at the car port the same time. We moved out finally because this place was getting stupid expensive, utilities beyond the moon and neighbor harrassment and they didn't do nothing about it but slap the move out cost to your name (no exception) full price!!! We are very happy now and are very glad we moved out. Same price cheaper utilities and no nosey neighbors and broken management to deal with. I passed by the same place later on, guess what, yup no parking extension as promised still, lmao! If your reading this (kalaeloa management) i have all the communication logs, reports about the problems we have addressed and you haven't done nothing. My family's safety is more important then you not doing anything but punish others for the benefit of one and not all. If your looking to live here because it was cheaper to move in. I can tell you that all the negative reviews about the same thing is true and i have the emails, bills, reports to prove it. GET OUT!!! Update- 04/11/20 years later after leaving this place passed by and saw the same person who complains and caused so much trouble after moving in, still lives there. The parking still never been fixed NO additional parking for tenants who were promised two parking spaces. Yet your money goes to building a swimming pool, that closes more then it opens, smh. We lived here for exactly 3 years. We were very easy going tenants so we never really had problems. Pay your bills on time and keep a tidy living area and you won't have issues. The maintanence workers are wonderful!! They come in and do the job and leave. From move in to move out the process was very easy. At move out we had a pre inspection and then a couple of days later we had our final inspection. Once we were moved out our final billing statement was sent to us and it did have a few mistakes on it so we called and they were quick to adjust it. Communication is KEY! The only cons about living here was not having the pool complete before moving out and parking. We had neighbors who had 3 or 4 cars and we would have to park further down the street. But overall we loved living here. read more

While Brandi, Tasha, and Mylene offer amazing customer service the overall experience is at best two starts. Cars park all over, loud neighbors, maintenance was lacking. When my fiancé retired from federal service he was departing Oahu and was paying the last month of rent on the lease. When he went to give notice they required two months notice. Though disappointing he didn't argue. When he went to pay the final rent they significantly increased the rent stating he had to pay a month to month fee. Additionally, they strong arm tenants to pay extravagant fees through threats of increasing or charging unrealistic utility charges that are required in the rent. Also, once a month tenants throw garbage large rubbish items out. There is furniture, mattresses, etc all over the complex. To pay this level of rent, utilities, and fees... the garbage, unruly neighbors, terrible roads, and unruly fees do not reflect the high end rentals that are advertised. read more

My experience has been all around very good thus far. I primarily worked with Silvia during the application and leasing process but the front office as a whole have been very courteous and professional with myself. There were a couple repairs that needed to be performed once I moved in and after submitting a request, maintenance followed up promptly (usually next day). For what I was looking for, after living in the barracks(NO AC) for over a year (and after having lived in luxury apartments back home), we found pretty close to exactly what we were looking for with the Kaimana floor plan and were prepared to pay a little over what we initially planned, which is fine. Plenty of storage for my fiancee and I, pet friendly, and even a partially enclosed garage were all big bonuses compared to cheaper options that are closer to JBPHH. read more

I just moved out of this place and they gave me so much trouble. They have horrible customer service. I did a pre inspection and was told I wasn't going to be charged for anything, but was charged 112 for common area maintenance ,and 55 for a light my movers broke. I didn't do anything to the property I even hand cleaned the floors because my military movers packed my mop when I wasn't looking. The movers scratched the paint, so maybe that was the charge. They really didn't care I was moving and pcsing out of state. I didn't have a car past a point to do a second walk through. I even went out of my way to avoid the 80 dollar trash fee. Who charges for last trash pickups ???? This place isn't that great and the neighborhood was really loud. If you are someone that works crazy work hours and sleep in the day or wants sleep at nights on the weekend...Good luck you can hear everyone. I rented with gray star in Texas and they actually had a heart and cared about military and all the issues we have. I'm pretty sure I left that place worse and I was charged zero as a move out fee. Good luck if you want to move in here. Hopefully they treat you better and don't charge you. read more

I have lived at Kalaeloa for 3 years and I love it here. The office staff is always friendly and professional. The maintenance staff is outstanding and always do a great job! I have no complaints about living here. The way I look at it is, my home is spacious, clean and i enjoy the community. My home is taken care of and I can come home and enjoy my life. They recently opened a huge dog park for their residents and it's amazing! My little Bo loves playing at the park. Stop and take a look at the houses, meet the staff there and I know you will appreciate what they have to offer. read more

I would rate 0 stars if I could!!! DO NOT RENT FROM THIS PLACE. At 11:15pm last night as I was getting ready for bed and I see red lights through my blinds and I check outside and there is a tow truck in my driveway taking away my Dodge Challenger. I run outside and scream for them to stop and they went faster. I then ran across to the road to confront them and they almost hit me and I was yelling at them to stop and they wouldn't. As you all know the crime rate is absolutely outrageous here so I legit thought someone was stealing my car (which happens so often to people that I had to pay $50 a month to get my garage closed in because people kept going in there looking to see what we had, not to mention my house was broken in to) I then called the cops and they tell me the leasing office I live in is the one that got my car towed. At this point I am wondering for what??? I was parked in my own driveway. I then find out from the tow company that my car was towed for an expired registration (which wasn't even 2 months expired) I am freaking out at this point because my husband is in the military and had just left for a month of training and I was by myself. I then have to call into my job because I have no vehicle and have to figure out a way to get it in the morning. (I can't imagine if I would have woke up this morning and got ready to get in my car to head to work and walk outside and my car be gone.) Anyways, I wake up and go to the leasing office first thing when they open. I was so mad/upset that I was crying speaking to the lady. We paying nearly $3,000 in rent each month and this is how they treat the people who live here. They have no problem leaving notices on our door for anything else yet fail to mention this to the people who pay them. I can understand parking where it effects them but seriously my registration being expired not even two months. If I would have been aware of this I would have taken care of it. So the lady at the office tells me there is nothing they can do that it was in the contract we signed and that the tow trucks come at night looking. They basically have a contract with the tow company and make money when they tow someone's vehicle. I have NEVER in my life heard of a leasing office towing someone's vehicle from their driveway for an expired registration. After speaking to the lady and getting absolutely nowhere and her telling me there is nothing she can do i then told her I was leaving and had to walk back home. (Keep in mind this is like a 2-3 mile walk from the leasing office). I had to pay $40 for an Uber to bring me to Honolulu and $265 to the tow company to get my vehicle back... complete BS!!!! Also, our utilities use to be about $400 a month and for the past two months our utilities have been over $650 when we have not changed anything and once again when confronted the leasing office says there is nothing they can do! Not to mention, one month our ac was out for a week and the next month it was out for 4 days so how is our utility bill going up??? All they want is your money and this place is a complete scam. My husband wanted to buy a house when our lease was up and I pushed for us to stay here and renewed our lease, needless to say I am absolutely regrading that we did that now. I am beyond disappointed and upset with this company. Horrible customer service and place to live! Do not let these people scam you out your money like they are doing us!!!!!!!!! read more
