Let me start out by explaining my rating, if I would be able to give it a negative rating I would! I have loved my time in the little cottage in Laguna Beach. However, a very rude awakening came at the end. Throughout the entire time of my stay, the leasing company consistently dragged down the experience. I had to pay the water bill for the entire complex, due to an oversight of the leasing company. Once the subject was addressed by me, there was not a hint of an apology. From the very beginning there was a pronounced - and very obvious mold problem in the house in the kitchen and bathroom. Instead of addressing it properly, the "a touch of paint will do" approach was chosen, exposing my son and I to mold spores, which made me decide to move out instead of risking serious health issues. The other residents and businesses under their management have dealt with the same issues as well as much more. At the time of the move out, the leasing company presented me with a completely unreasonable invoice for damages that did not occur, services that where not requested or required, and so on. That came as a complete shock and disappointment to me, as I have left the premises in a much better state than when I had moved in. I would highly recommend to avoid doing business with Kail Property Management company. read more

This is the least ethical real estate group I've ever encountered. My husband and I were the first to arrive and put in our applications for a rental property in Laguna Beach. Our credit scores are both 800+, we make plenty to cover our cost of living and we consider ourselves very kind people with amazing references. To confirm we were first in line in the competitive rental, we called Kail to confirm this info. They were rude, short and said Karly (who works for Kail) would handle everything. Karly did not and we lost the rental. They won't tell us what happened or why. If someone offered more, we never got a chance to counter. And they don't honor "first come first serve" even if you're the perfect tenant. Don't work with unethical, horrible agency. They aren't there to help good people. read more

7/1/13 I would strongly suggest using a different property management company to rent from. Judie clearly doesn't care about here renters and has zero people skills. I submitted my 30 day notice on her website and apparently she doesn't except notices via email or through the contact link posted on the site. I was told their not sure where those emails go..Kinda crazy! After all was said and done Judie was very fair and timely at getting me my deposit back. 2/27/14 Almost a year later William K. from Kail Properties decides to start stirring things up again.Really..What for??? William K. has sent you a message on Yelp: your 30 day notice "you submitted your 30 notice not to the kail website, but to a link to the PENNYSAVER WEBSITE we don't get those...get real." Me: Your company paid to have a website built and advertised through the Pennysaver, if you aren't using the contact link or checking the messages you might want to remove the link. If you Google Kail Proporties it's the first site that shows up, you might be missing solid leads by not checking messages customers leave. If you want to get real take some basic marking courses and learn how to follow up and track your marketing campaigns. It's not the consumers fault you aren't savvy to how the web works. Kail Property Management did a great job getting me into an fantastic apartment. Justin In'tVeld was amazing. He was extremely professional, helpful and responded to phone calls/emails right away (Even on weekends and sometimes at early/late hours. Sorry Justin!). I was surprised on how high their income requirements were as my previous W2 was 4-5x rent and I still had some trouble getting "approved". Other than that, it was a great experience. It's been 6 months at the new place! Note: I was surprised to see the past negative reviews. I had a great experience. There is a gentleman there named Justin Intveld. He was the most professionally mannered person. He even showed me properties on a Sunday. I was super pleased, as this was the only time i had to view any new rental property. He responded almost immediately each time I e-mailed him with my questions. He even followed up with me over the phone. I have to say that was pretty impressive. Other places usually get back to you within 48hrs. I signed all the normal expected paperwork, and with in a week i got the good news. Thank you Justin!!!!!!!!!!!! Because of you iam now an official Laguna Beach resident. We rented for 7 years with Kail and although they usually responded, often times we were charged for appliance repairs. When the washer, dryer and fridge broke, we had to buy new ones. When a water pipe broke in the yard Judy implied I was lying to avoid paying the water charges.They threatened to kick us out when my 93 year old father on hospice came to spend the last few months of his life with us because we "were violating the lease by having another renter". I was utterly disgusted by Judy's callousness. When we did a home inspection - we thought we might buy the house- and we found mold Kail Property Management knew it and did nothing about it for months. I am sure my family had rashes and were sick partially due to the mold at 24391 Regina St Mission Viejo CA 92691. Be aware if you want to buy that house. There was and may still be mold. When we moved out the same month that my father died, an extremely stressful time, 6 months early than our lease required us to do so, they with held $1877.00 of our security deposit for unnamed repairs-$900 (despite the fact that the house is being remodeled), $395 for vaccuming of a carpet (which was thrown away) and $580 for garden box removal that they say we agreed to remove and they have no evidence of that, we never said that. We spent $500 on installing the garden boxes a year earlier, and allowed the landlord to fire the gardeners, saving him a bunch of money, so we could grow food and most homeowners would have wanted them. We were never given the chance to take care of any repairs or remove the garden boxes before we were charged. We were refused return of our security deposit. Kail Property Management took advantage of the fact that were were stressed and mourning the loss of my father and withheld our security deposit for completely unfair and undisclosed reasons without giving us a chance to address the issues, as was promised to us by the owner's agent. I would not recommend living in a home rented by Kail Property Management or working with them. read more

I've had experiences with different property management companies in Orange County which they all had a good to great standard of education and professionalism: Kail is definitely the most unprofessional one. Actually the team is ok, but Judie...I wanted to rent a place she was managing: I tried to meet her and she never made herself available, she is very rough at the phone, same with emails if she answers. Long story made short, we made zero dollars on this tenant after eight months of her staying on our property. Total SCAM!!! Do not deal with them. Here's the story: On Jan 4, 2012 I was found out Chalmers apartments which is in Laguna Beach was opening so I put down a $750 deposit on the place and was told that it would be available on Feb 15, 2012. Then on Feb 2, 2012 I paid $2250 for fifteen days plus the month of March rent. In total I paid $3000. Since I was going to be out of the country for a few months due to work a good friend of mine which also had excellent credit and a good salary was going to sign on the lease as well and move in with me. He's was going to take care of the place and help with the rent until I returned. The owner of the place for some reason had the retarded idea that we were going to rent the place out to other people because my friend worked for a travel agency. What the HELL? Are you serious??? Why would we rent out a piece of crap place to visitors that go to the website? In all respects that was just retarded of the owner to think that. At any rate, we decided to just let it go and just back out of lease and let them rent it out to someone else. So I give the owner the thumbs up that I will step out of lease. What does she do? She tells me 'sounds good' we'll send you a refund when we find another tenant. I find out that she finds another tenant before Feb 15, 2012. She tells me the refund is on the way. What she doesn't tell me is that she decides to keep $1080 as commission. Commission for WHAT???? She told me I was getting a full refund. Remember I did not step one foot into the place, and she had the place rented out Hibefore the Feb 15, 2012 date. So I basically get SCAMMED out of $1080. Currently I've posted on YELP. I've alerted Better Business Bureau (BBB) as well started a small claims case against them. I am writing this to let you know of the business practices of this company (Kail property Management) and how they SCAM their customers. If you are thinking to rent with them contact me first, I'll be happy to send you a pdf with all the proof of checks that were written to them as well as a copy of the emails that were sent to them. I am an owner of four apartment buildings in Dana Point..... I have had Kail Manage them now for over 10 years. They are the best!!!!!

They seem completely unprofessional. My boyfriend called them over a week ago about an apartment in downtown Laguna that was WAY too good to be true, price wise for being so close to the beach. He has less than a month to find a new place so we thought this could be it. We called them and left a message, and they never got back to us the next day like you would assume a professional company would when they check their messages. We called the next day to try and get in contact with someone again but they didn't answer.. We left another message with all of our information and what we wanted. We called AGAIN 2 days later and finally got in contact with a female who was working. She gave us the information on the apartment and said that she would call us back. She never did. We called the next day asking about the apartment and she just says in a rude tone "Ohh.. that's been rented" and hung up. Really? Are you kidding me? We had been calling frantically trying to get information and rent this place and they didn't give us anything. You would expect them to at least call back and let you know that the apartment is no longer available instead of just letting you sit there and wait for a call that is never going to come. Yeah, REAL professional, Kail team. We will not be dealing with these people again and I don't suggest that anyone does. They seem rude and don't care about anything. read more
