Warning to Prospective or New Tenants, Run Far Away from Keahumoa Place and the Michaels Organization - Mismanagement, Overcharging, and Hostile Environment!!! Keahumoa Place, managed by the Michaels Organization, is not a place to rent. My family and I lived there, always paid rent on time, and kept the unit clean. Yet the management completely mishandled our security deposit and may have taken our money unfairly shortly after signing the lease. We paid a $1,000 security deposit plus a $500 pet fee. We recently discovered that the pet fee is non-refundable, even if there are no damages caused by your pet. Essentially, Keahumoa Place keeps your pet deposit, making the fee pointless. My father moved out with my sisters on August 20, 2025, and waited over two months for our deposit. During this time, staff repeatedly told us their office manager was "working on our paperwork" and unavailable. After more than 60 days, Keahumoa's office manager finally emailed us on October 26, 2025, claiming they were keeping our entire deposit and charging an additional $1,100 for "damaged blinds" and a cleaning fee--charges we never received notice of, despite checking our mail daily. We left the unit clean, documented with photos and video, and returned the keys. How does fixing blinds and cleaning justify over $2000 in charges? In addition, we felt that their office manager also took advantage of our Section 8 status, charging more rent than advertised so her office could collect extra money from Section 8. The rent was advertised as $2,300, but she reported it as $2,500 on paperwork sent to Section 8. This is not an isolated case. Keahumoa Place has a clear pattern of keeping tenants' deposits or returning the least amount possible, supported by online reviews on Yelp and Google. Former tenants and even employees have left due to corporate greed, overly strict policies, and pressure to maximize profits from deposits. A former employee, Mercedes, wanted to charge only $500 for the security deposit due to the COVID-19 pandemic and our hardship, but Keahumoa's office manager pressured her to charge us $1,000 instead for deposit. The office manager has also been known to bully tenants and former tenants, often with the help of maintenance staff, creating a hostile and intimidating environment for tenants. Hawaii Revised Statutes § 521-44 requires landlords to return deposits or provide an itemized statement within 14 days. Keahumoa Place claims they sent this, but we never received anything until 2 months later. They ignored the law, mismanaged our deposit, and treated responsible tenants like us. Additional Concerns: * Despite being marketed as "affordable housing," tenants now pay $3000 every four weeks for a 3-bedroom. The official website still lists outdated rent at $2,175/month, while a 2019 KHON2 report said it would be around $800/month. Today, rents have surged to over $3,000. Written notices for severe rent increases have caused many tenants to move out, including families sneaking out and leaving in the middle of the night. * Promised amenities like in-unit washers and dryers are missing in many units. * Tenants must report guests staying longer than two days. Monthly unit inspections, often labeled as pest control, feel like invasive surveillance. * Persistent pest issues and chemical exposure raise serious health concerns, especially for households with children and pets. * Investors frequently tour occupied units with as little as two days' notice, causing tenants to miss work or rearrange schedules. * Units are extremely hot with poor air circulation, and tenants are not allowed to install air conditioning. Staff morale is low, and professional, compassionate employees like Mercedes and Ali have left due to pressure from upper management. Unless major improvements are made, Keahumoa Place will continue losing good tenants and staff. Final Thoughts: If you are considering Keahumoa Place, I'd suggest staying far away from this business. Based on our experience, management is too strict, unfair, and mismanages tenants' deposits. The pet fee is non-refundable, deeming it pointless; security deposits are often withheld for months, and tenants can face overcharges or harassment. DO NOT RENT AT KEAHUMOA PLACE -- AVOID AT ALL COSTS! I've lived at Keahumoa Place for a few years, and honestly, it starts off okay. The move-in process is smooth, staff are friendly at first, and my unit even came with a washer and dryer like they promised. But once management started changing, everything went downhill fast. What's wrong here? The landscaping is a mess. At first, it was dry grass and overgrown weeds everywhere. Now they overwater so badly the ground is just mud--and maintenance drives golf carts right through it, leaving huge divots. Washer and dryers break constantly, and the waitlist for repairs is months long. Maintenance barely keeps up, and when they promise reimbursements for broken appliances, you never see that money. Parking rules change all the time but are never enforced fairly. The playground is dirty and neglected, with trash and glass everywhere. Pest problems are common, but pest control visits don't seem to do much. Whenever residents bring up issues, the office just posts a notice and acts like that fixes everything. It doesn't. Management & Office Culture Management here is stressful and unpredictable. Violations get handed out for things that aren't even in the lease, and some residents feel like they're being targeted. The office barely communicates, and staff seem way more focused on looking like they're enforcing rules than actually helping tenants. The ONE good thing Recently, they hired a new social worker who actually cares. She's brought food distributions, diaper giveaways, community events, and even started an after-school program for the kids to keep them safe and engaged. Without her, the place would feel totally hopeless. Bottom line Keahumoa Place had potential, but years of mismanagement and neglect have made it unsafe and stressful. If you're thinking about moving here--DON'T. Look elsewhere. You deserve better. read more

Lived here a few years back.. Back then it was good, then different management slowly changed, that's when the s#*$ hit the fan. Management started to seem not to care, place started to get run down, maintenance couldn't keep up with the washer/dryer problems, wait list was like months, grounds getting all dried up, weeds overgrown, hedges not trimmed, people parking all over the place.. drug dealers moving in, coming around..hanging with residents..one of neighbors even seen a visitor take off the screen to get in a unit, but the resident knew this punk, so I guess it was okay with him, he thinks he was dealer..i wouldn't be surprised cause the resident is one himself.. Children running around the parking lot with their bikes.. One kid even ran into my car, I knew it was him because I seen him going in between the stalls and ground covering in the covered stalls, talked to management about this, they didn't do anything! Wasn't there problem but they'd put up a notice warning about this..lol Like a piece of paper going help.. Stay away. The place looks nice from the outside, but it's a terrible place to live run by an even worse company. The washer/dryer have been inoperable for a year & staff give no help. They said I'm not the only one with a broken machine, so I'm on a list & I have to wait. The maintenance staff are all perverts who cross the line with residents. One of them got a resident pregnant. Dexter lied to my face & seems very lazy & stupid. Erica has no idea what is going on. This company (Michaels) gives affordable housing a bad name. The other property they run in Kapolei had a an attempted murder stabbing of a young girl. They do not care for the well being of their residents. read more

Ive been a resident here since 2019. The application process was great, the staff IN THE BEGINNING were AWESOME ! Our unit came with a washer and dryer, all the amenities we were promised etc. My family and I really enjoyed this place, the moving in process was a breeze etc. ... IN THE BEGINNING! As the years went by this place changed EMPLOYEES/MANAGEMENT/MAINTENANCE 4/5 TIMES !! Thats crazy to me. There was one employee that we really adored and appreciated because she actually did her job and HELPED the community but she left due to POOR MANAGEMENT ! There were/are frauds, pickers and choosers, liars, unreliable, no sympathy for residents, power/money hungry workers, working in the office time and time again, there are even lawsuits against Michaels from the STAFF ! The current manager AMANDA W. was giving violations THAT WASNT EVEN GOING AGAINST ANYTHING ON OUR LEASE! She picks and chooses who she wants to help and sympathize, shes not communicative AT ALL ! then when you confront her about the violations and letters THAT SHE SENDS shes all LOST ! She wont even check with you when giving violations she'll ASSUME ITS YOU and give it to you anyway. Maintenance doesnt even care for the complex, the playground is RUN DOWN, sprinklers dont even go off half the time, trash everywhere, washer&dryers still broken and theres peoples on "WAITLISTS" FOR REPAIR FOR 2+ YEARS! The office promised us reimbursments and it will go toward our rent, for every month our washer and dryers were down...WHERE !???? We had a PEST of every kind and all maintenance did was give us a "Suggestion" on what to use to exterminate it or their lame "Pest control" VISITS THAT DID NOTHING!. BRUHHHHH ! Theres broken bikes on the bike rack and its PACKED and weve notified the office MULTIPLE TIMES but we still got violations for not having our bikes on the rack BUT THERES NOT ROOM! also its so far from our bldg we cant keep an eye on it. We couldnt watch our kids in the front of our house cause it was "GATHERING" and told us to take them to the playground. OH THE UNCLEAN PLAYGROUND? W/ GLASS AND RUBBISH ON THE FLOOR!? We couldnt pitch tents or have small blowups cause it "RUINED LANDSCAPE" but the grass is dry and the bushes are not even cut and overgrown af. They changed the PARKING PASSES MULTIPLE TIMES AND ITS BS cause they dont even abide by theyre OWN RULES! ITS FRUSTRATING! The management also targets and bullies, like i said PICK AND CHOOSE! Plus the affordable income program is BS because the office will always try to get around it to make you pay more. They will pull BS out to finesse the system and if your desperate THEYLL KNOW ! Not an organization for the people and to those who actually need housing and a roof over their head. My hopes for this place is a management WHO CARES!!! Keahumoa place management sucks really bad they been changing a lot of people in management office and knowing they are not doing the job or been trained as what their position is and as what need to be professionally care of the community theirs car,trucks,motorcycles on property without their parking sticker on there windshield also parked incorrectly in their parking space. They need to step up their game out their and do a better job. You guys need to bring them tow trucks often on property and start towing. We don't pay you guys for it doing your job and sitting around in your dam office and staring at your phone or emails and not replying to them. Wake up!!! I love this place. It's by far the best place I ever lived. The leasing agents are super great and when I do place In a work order for certain minor things it does get done very quick and wouldn't expect to be that quick but I'm so happy and grateful for that. They also help with resources which is definitely a plus here. I love that this place comes with washer and dryer. We have the best neighbors. Everything about this place is amazing. Good luck tryna get a deposit back from this place. They'll drain it to the last dollar or else they will give you the run arounds and keep claiming it'll arrive through mail every week. Very unprofessional. I lived there for about a year. It was always something, when you need something done or for your facility to be treated because of bugs centipede etc it was always like I had to go through the act of Congress for them to get things done. This is the main reason I moved out! The receps in the office are all air heads and always try their hardest to avoid any questions u have for them and always will try to hand u off to the manager. (Useless if u ask me) . The manager on the other hand is more worst than the president to get ahold of. It's been almost a month and I still haven't received my deposit. read more

Stopped by in this neighborhood for the very first time to bring food to a family member that his wife just passed. So I parked in a handicap stall right outside his home since my vehicle has a registered handicap pass. Nowhere did the stall ever say "Reserved" or "Parking for tenant" like other complexes have. Nor did they have the decency to clearly mark "visitor handicap" stalls if they were nearby or anything since the place does not have much signage guiding anyone. Anyways, I go in to bring cooked dish for family & to pay my respects, only to come out with my vehicle missing. Handicap vehicle with clear tags parked in a handicap marked stall. It was a Sunday after church so the office was closed & no one was there to ask where the vehicle had went. Had to ask random neighbors if they saw anything & thankfully one kind neighbor let me know that the vehicle had been towed by "VIP Towing" and that it was called by someone on property? The off part is that they towed the vehicle & no other vehicle was parking there? so I would've understood if I mistakenly took the spot of a resident handicap vehicle & would've apologetically taken that wrong but nope. No car was in the stall & now I have no vehicle with no information other than what the kind neighbor had shared. Called VIP towing which they rudely disclosed that it was $265 CASH ONLY to get car & that it was ALL THE WAY ON SAND ISLAND. It's not rocket science but if you are going to tow a handicap vehicle in Ewa, how would you expect the driver to retrieve their vehicle at Sand Island? The whole dilemma was heart breaking & tough since were embracing funeral plans & the expenses that come with it only to hitch hike our way to a grimy towing lot to fork out $265 that could've been spent on funeral expenses. Horrible experience & one that will forever stain our family. We will never step foot on this property since they do not have the decency to let VISITORS know of their policies in CLEARLY marked stalls for the handicap but none of which is labeled as for residents only. read more

Called for info about units advertised. Person who answered said "that ad was old and we have long wait lists and we aren't taking any new applications at this time". This person's tone was not friendly and she offered no apology for them still advertising. Wasted my time looking at the complex prior to my calling. Your leasing agents (at least the one we dealt with) is incredibly unprofessional. We had an interview with one of your agents and when we got there my sister had walked into the office to ask where we should park while we had the interview and the leasing agent we were supposed to meet with had left early and hadn't called or emailed us to let us know she wouldn't be there or to even try and reschedule, she also didn't let anyone in the office know that we were coming. On top of that the other leasing agents that were there just told us that we had to call back later and reschedule. We had done what they said and called and left a message and NO ONE has called us back. It's been a whole week and the leasing agent that we were supposed to meet with just barely emailed us to apologize and reschedule but has the audacity to tell us that we have to let her know within 1 day whether or not we can make it. I'm sure this is a nice place to live but your leasing agents are incredibly unprofessional and not helpful at all. read more

We recently moved in and I had the pleasure of working with Kanoa and Brandi. They were amazing and definitely went above and beyond to get my application expedited to get me and my son in as soon we could. I really appreciate all their hard work. There was another girl that I had interacted with just a couple times when Noa was out of office that I don't care for. She was rude and not helpful. Even rolling her eyes anytime I asked questions. That's the only reason I knock a star off but if you can ask for either Noa or Brandi it will be a smooth ride. read more

I loved this place when I first moved in, it was a very quiet area. And a few mins drive away from everything I needed. After a year, when more people started moving in, was when it began to go downhill. People will drive in and out of the place with their music blasting at all hours of the day and the night. I worked at home so I had to keep my windows closed most of the day. My neighbors weren't too bad, so there wasn't much issues with them. If you do prefer a more quiet living area, make sure to get a unit away from the community areas as majority of the people let their kids run around till 11p at night. The kids climb and bang on the mailboxes and throw rocks at the cars. I haven't had any issues with the office or maintenance, mostly because nothing ever broke and I had no reasons to call- so can't comment on that. Gloria was great as far as communicating with the community and getting things going there. For the price I was paying for a 2 bedroom, this place was great. After a year I switched to month to month, and ended up moving out of state and sadly had to leave. I made sure to leave my apartment clean and received my full deposit a week later. read more

This place is nothing but amazing! I have lived here for a year and have no intention on leaving. They have amazing staff that treats you like you belong. I had a chance to work with everyone from their leasing and compliance team ( always there for people and very knowledgeable ). The assistant manager and manager is always there to help with any concerns. The service team helpful and responds in a timely manner. They have a service coordinator on property that helps with anything in the book from help with rent, finance budgeting and she will even get you on track to get your own home. read more
