The first property we made an offer in we were outbid (by a significant amount, no hard feelings on losing it) but he was patient and kept us apprised of all changes and offers coming through. He was knowledgeable and educated us on both what to look for and unique additions to a property and how they differed from current market offerings (he's also a general contractor, if you know you KNOW how helpful this is). The second property he helped us beat a CASH OFFER. This to me was huge as the property we were looking at was truly a unique gem in the rough and we were fairly attached by the time we walked through with him. He even slowed down the process as we were out of town right after the listing went live despite the live cash offer on the table. He WORKED to keep our offer relevant often going to meet the sellers agent in person (roughly an hour away) once negotiations began. He shot straighter than an arrow on issues with the property going as far as giving *semi professional estimates based on what he's seen in his local market. So far, post closing, all of those estimates were either on target or slightly over what we received back from subcontractors (he prefers to overestimate to budget safely which I find comforting). I HIGHLY recommend Richard, he is hard working, incredibly responsive, and efficient with his time and yours. He's an all around great person and wholesome as well - he tends to operate more on building relationships than numbers which is hard to find today, especially in an agent. We continue to work with him as a general contractor and he is currently working miracles on our timeline (all the major things you assume will take months are being scheduled within weeks). Hope to keep this relationship going as we're going to have an endless number of projects in the future hah. *I use semi professional here because it was not an official quote but a quick one drawn up one to give us an idea if buying the property was feasible with our budget. I recently had to suddenly move from one of their properties (at 27 Eastwind in marina Del rey)…read morebecause of a mold issue caused by a leak in the wall of my bathroom that they did not properly fix. When I moved in there was a bubble in the wall from previous rain damage, and they simply just patched the wall and did not fix the source of the leak, leading to mold growth from recent rains. I had to throw out countless shoes and clothing, as well as towels, my dresser, my bed and mattress, my printer, two of my most expensive bags, and various other items because they were covered in mold. I moved 4 days after discovering it because of how horrifically it had spread. I alerted them on a Thursday (when I found the mold) and didn't hear back from them until Monday, at which time Luis was simply only concerned with doing an inspection of the apt since I said I was moving out, and wouldn't acknowledge the mold at all. While they have been seemingly accommodating about my breaking my lease a month early, they have been less than sympathetic about how much money I've had to spend to replace everything I've lost. I've spent $4k moving and replacing everything. I haven't involved a lawyer, or gone after them for damages for my things, and also the rash I developed and had to treat medically. I've wanted to make this as non confrontational as possible, and they've taken advantage of that and been slow to respond except to request I do them more favors in my move out process while not at all acknowledging or having compassion on my situation. They are saying they are going to send a "final statement" with my deposit in 3 weeks even though I have pleaded with them to please expedite the process. Zero compassion. Zero accountability. I do NOT recommend this company. They do absolute bare minimum, and do not care about tenants. Oh and my heater never worked in my apartment for the 11mos I was there. No good.

In regards to 7215 Willoughby, I've now lived here over a year and could not be happier. The coronavirus pandemic make me especially grateful to have a safe, well-maintained place to #StayHome. I've survived numerous horror-story worthy apartments throughout my years in Los Angeles (see Elit Property Management review) and can't imagine staying quarantined in any of those. No bedbugs here, no cockroaches, no ceiling plaster randomly falling throughout the day, no cracks in walls, no noisy neighbors, and no crappy nor delayed repairs. Hallelujah is not a strong enough rejoice, but it's the first word that comes to mind. Drex, who is the Hagrid/Dumbledore of our vintage-style Hogwarts, lives onsite and is both helpful and prompt when it comes to repairs (which are rare, unlike in other rundown apartments I've lived). He actually called all tenants earlier this month just to make sure everyone is okay. Hurray for actual human beings. It's just as important to review amazing businesses as it is atrocious ones, and this WeHo gem deserves recognition. Five stars for making this the ideal lockdown location.

Without getting into too much detail about our specific situation, do NOT work with them if you want an agent and a team that's great at setting expectations, communication, providing education to first-time buyers, and fighting for what you deserve. If you're looking for someone to just close on a home, then feel free. The only reason why we are giving 2 stars instead of 1 is because they helped us close on our house. So a summary of what happened to my husband and I- we signed a deal with the seller which included the appliances in the home (refrigerator, stove, dish washer). My husband and I were unable to attend the inspection, so Meghan said she would be there on our behalf, but she had failed to catch that the refrigerator was missing. Nonetheless, the inspection was completed, and my husband and I were moving along the escrow process at her urging, none the wiser. When we did our final walk through it was US that noticed our fridge was missing. In fact, Meghan tried to argue with us when we said that we were supposed to have a refrigerator. We had to prove it to her by pulling up the MLS photos. So she contacted the listing agent, and we were told that it would be replaced by the seller before closing. There was a LOT of back and forth (I'll spare you the dirty details), but a fridge was installed before closing, although it was not the same one, and it was broken. It was SO broken that we had water leakage and damage to our new floor. Unfortunately the damage was not found until after we received the keys. We immediately contacted both Meghan and Athena, and we had hoped that they would've been a little more helpful in communicating with us how to handle such a situation, being first-time buyers. Meghan and Athena made it clear time and time again that they were only responding to our frustrated questions as a favor, and that they were not contractually obligated to get back to us or help us at all since the deal was already signed, even though this was partly their fault. If you're looking for someone to just help you close on a house, then she's totally capable. But if you're a first-time buyer, look some place else. Get someone with more experience who isn't just trying to push the close. A buyer's agent is supposed to represent the buyer, and go to bat for them. Once the fridge situation occurred, we were not supported and were given canned responses about how bad they felt, etc etc, but it never seemed like they were doing anything about it. It took us getting in contact with the listing agent directly for anything to happen- and we got a new fridge in 48 hours.
