It's a through lane. Something to keep in mind. It's on the same block as the subway and the crosstown buses. There are fancy restaurants and also delightful and affordable food options around here. There are good grocery stores a little more of a walk away. It's close to parks, green spaces, coffee shops, a library, a book store, and pretty much anything for wholesome living. I see bugs once in a while but if I check them immediately, I don't see them again for a while. I think the staff makes or breaks the whole experience. Jeff, Juan, Francisco, Reuben are always around. And a few other great maintenance folks I remember by face but need to jog my memory for their names. I have never lost a package. They fix problems promptly. They caution us about the weather. They notify if there is disruption of service. They communicate polity and well. They ensure it's a comfortable living experience. The commute to around the area is great. It's 20 minutes walking distance to the MET as well. The sound doesn't carry through the walls much. I recommend it for long term living.

One of the biggest problems is the lack of reliable hot water during the winter. I have had to repeatedly email the janitor just to have the hot water restored, which should not be something residents have to constantly follow up on. There is also virtually no cell phone service inside my apartment, and the building does not have an intercom system. This makes receiving guests and deliveries extremely inconvenient because I have no way of knowing when someone has arrived or is coming upstairs. The amenities are also poorly managed. The gym equipment is old and in need of updating. Residents are charged $10 just to bring a guest to the rooftop, which feels excessive, especially when I regularly see people who do not appear to live in the building using the basketball courts. The laundry facilities are another major frustration. Washers and dryers are frequently out of service and can remain broken for weeks at a time. The shuttle service is also far less useful than it should be. Instead of operating consistently throughout the day, it primarily provides pickups during the day and drop-offs in the evening. This makes it impractical for residents who want to use the shuttle during normal commuting hours to get to and from the subway. Overall, the building feels poorly managed, and residents are nickel-and-dimed for amenities despite persistent problems with basic services and maintenance. Between the unreliable hot water, outdated amenities, broken laundry machines, inconvenient shuttle schedule, lack of an intercom, and additional fees, I would not recommend living here.

Period. I was looking right at Hudson Yards and it never failed to take my breath away every time I opened the door to my home. The Cloud Lounge has panoramic views of the entire city. - The units are functional. I had a large walk-in closet and a washer / dryer in-unit. The floor plan was easy to work with. There is a ton of natural light and big windows, but they don't make it awkward to fit furniture in. - Amenities are great. The Cloud Lounge is a great place to entertain and truly has some of the most epic views of the city. Imagine going up the elevator to a beautiful lounge to watch the July 4 or NYE firework shows from a skyscraper.... Incredible. The gym is huge and has a lot of equipment too (including squat racks, free weights, and machines. Not just cardio!). - Great staff. The people at the front desk are friendly and helpful. Eric runs a tight ship -- building management is great. Sanel, the maintenance supervisor, is also very responsive and effective. - Amazing location. It's a busy area near Herald Square but really an ideal spot for transportation, food, gyms, grocery stores, shopping, and other services. Everything is so convenient. - High-quality construction. The building is well-maintained and is well-constructed. The windows block out all of the city noise, the walls are thick, doors are heavy, etc.. The bones of the building are solid. - Finishings are okay -- maintained, but not the most modern. The cabinets, countertops, and vanities are pretty dated and could use a refresh. Appliances are a lot newer though, so it still feels modern enough overall. If I had to pick something I loved the least, this is what I'd pick, but I was still satisfied. Overall I loved living here and recommend it to anyone who wants to be in a desirable, central area with **the best** views in the city. I've lived in multiple cities and in multiple apartment buildings in the past couple years and…read morenothing compares to how bad my experience was at 95 Wall St For starters, one of the doorman allowed someone to try to break into my apartment unit back in August 2025. I was abruptly woken up by a phone call from the lobby at 2AM which I initially ignored since I was sleeping and was not expecting visitors at 2AM (who is??). A couple minutes later, I heard my keypad being frantically messed with by a man I did not recognize outside who was trying to get in. I was extremely scared and luckily, he gave up after numerous attempts. 95 Wall St prides itself as a doorman building so if a 2AM phone call from the lobby to my unit went ignored, this man should have never been able to come up. Afterwards, I filed a report to the police and they came in for investigation. I also tried to follow up with management the following morning but they were extremely dismissive of my case and even said the problem was "my fault" since I did not speak to them in the "correct tone of voice". My bad for being upset that someone had tried to break into my unit and I was up all night panicked, I guess. I also tried swapping units or breaking my lease early as I didn't feel safe in my space but they threatened to charge me twice my rent and refused to let me move or break my lease otherwise I also lived near neighbors who would smoke and fight non-stop. The smoking led to me being unable to breathe in my own unit. The fighting would start around 7AM, where I had to hear a couple screaming and throwing things all day long. This led to it being nearly impossible to get any sleep in my own home. And what did management do when I complained? If you guessed "nothing", you would be correct! Elevators also never work properly so expect to wait 10-15 minutes just to get upstairs I had in-unit washer and dryer but the quality was so bad that the machines often destroyed my clothes. Else, they didn't work at all so there wasn't much point of having "in-unit" Hot water would also shut off abruptly without notice. I'm pretty sure this is an NYC building code violation but alas, nothing was done about this issue either despite complaints (what's new) On the topic of water, sometimes the water from my sinks would come out brown. Do yourself a favor and live somewhere else if you want basic amenities like a functioning toilet and shower.

A few minor gripes - the building charges you a hefty move-in and a move-out fee just for the pleasure of using their service elevator. The bar across the street on 15th street was often dragging bottles and creating noise at very late hours of the night. That's NYC I guess. Man do I miss living there...

As there was no remedy for me in dealing with the horrible landlord but to wait until my lease expired, I hope any possible future tenants will find this review and think carefully before they take on a lease of this apartment. Although I will not go too much into detail, my reward for paying my rent on time every month and being polite and professional, was to get a landlord who never fixed any of the major things going wrong with her apartment (a/c out for 3 mos, re-tiling job that was to be finished before I moved in took 4 months to complete after I moved in, door to apartment didn't close properly). I never bothered to ask for her to fix any of the less important things. The landlord thinks she is an amazing landlord and the nicest woman, but she will not fix anything, she will blame you for things going wrong in the apartment even if you are a good tenant who has never had problems before, and she will nickel and dime you on every point. **Read the lease before you sign it - she includes provisions where she can raise your rent mid-year (she told me she'd never invoked it and it wouldn't come up, but she did raise my rent mid-year by approx. $50/mo) and provisions where you, the tenant, are responsible for paying her GE service contract on her appliances. The nightmare of living in this apartment (which is old and dingy for an apartment with rent over $2300) and the horrible experience of working with the landlord of this apartment is NOT worth living in this nice building. I left Zeckendorf and moved to Chelsea to a newer building where I am paying only slightly more and having such a wonderful experience. When I have problems and request that they are fixed the building staff takes care of it immediately with no questions asked. The landlord understands that when you pay this much for an apartment, things should be in working condition. Every day that I deal with any issue or contact anyone in the entire building from maintenance all the way up to the management company, everyone is pleasant to deal with. This is a breath of fresh air after my horrible landlord experience at Zeckendorf. Do not rent from this landlord!!
