    Rise and Shine View from our waterfront suite - REAL PHOTO - Not a postcard!

    Great Hotel, Awesome Service, Priceless Private Sandy Beach, Awesome Sunrises and all at a Super Affordable Price! At first, we were a little hesitant to book; after all, it is a very old Motel and we read a couple of bad reviews about it. We almost walked away and went somewhere else - BOY, ARE WE GLAD WE DECIDED TO TAKE A CHANCE AND BOOK at KCB Motel! Yes, the Motel is over 50 years old, but it has been very nicely refurbished specially the bathrooms in the rooms. As for the bad reviews, well they are over five years old and I could not find a single trace of any of the faults mentioned in the bad reviews! The motel common areas and the rooms are all very clean, the service to the room was great, and very early each morning, there was a crew going all over making sure everything was clean and fresh to start each day. We used the two BBQs provided (gas included) and in the morning there were at least 3 guys cleaning up the BBQs and the "cooking" area for us to enjoy again. We had such a positive experience that we are already planning out return trips; we are only an hour and a half away and we plan to visit several time a year! The beach, the absolute BEST part of the Motel, is a hidden gem considering the lack of sandy beaches in the keys. Very nice white sand and only a few scattered patches of Sargasso (grassy sea bottom), but you have to go way in deep to see those. It runs from side to side of the hotel property and it is less than 30 feet from most rooms to the water! No more lugging coolers and equipment from the car to the beach or from a "normal" hotel room to the beach. You just have to take a few steps to your room to get whatever you need. There are several thatch roof cabanas with plenty of tables and chairs where you can enjoy breakfast (provided by the Motel), or lunch and dinner while listening to the waves coming ashore. You can even just sit there doing nothing but enjoying the view or you can take a plunge in the clear water! With such a short distance from the room to the beach, we went in and out several times a day; we even had time for a short siesta most days! Oh, and yes, they have a very large pool, but I could not tell you about it because I did not use it at all. Not because it was bad, but because I could not tear myself away from the beach! Next trip, I will try and find some time to take a dip in the pool. Last but not least, the price - Incredible! During the fall months, September to December, the rates are only $120 for a regular side facing room or $200 for each of the four nicely decorated beachfront suites, each with a distinct theme! There is no "resort fee" added to the price of the room, just the plain normal tax. By the way, we went as a group made up of 21 members of our car club! Had the greatest time and even made some friends with the other weekend guests! We exchanged phone numbers with 4 other couples (all one group) so that we could coordinate our return trip soon! One couple from France taught us how to correctly pronounce "Croissant with eggs and sausage", one of the featured breakfast items. The correct way is "Croissant aux oeufs et saucisses", trust me, no at all pronounced as it is written, a BUNCH of the letters are silent and the rest need some emphasis when pronouncing! Thank You Tony and Jen, you are the greatest! Looking forward to our next trip!

    Absolute gem. Impossible to beat the price and location. The motel is on the sand, it has a beautiful white sand beach which is not a given in the keys. The room was immaculately clean, the beds comfy and the linens spotless. I keep pinching myself, a place like this for the price we payed seems like a dream. As a Florida resident, I plan to make this a regular get away spot. This is the best value in all the keys, for sure.

    Bugs that didn't scatter when comforter pulled back

    Well, let me first say that I've stayed here before with no issues. However this last time on September 7, 2023 we checked in before 3 went to our room and immediately changed to go to the ocean and relax. Went to dinner then came back to hang out under the stars, went to go to bed and when I pulled the sheets back I was horrified to find these bugs on the pillows under the comforter. I was so grossed out but texted the number on the door to let them know as no one was in the office. The person answered saying they would notify the manager. But never said anyone would come to put us in another room (there were only maybe 4 other rooms in use) when I explained I can't sleep in this bed. So at 10:30 pm we headed to another place to sleep. When I contacted the manager the next day was told that I would receive half my room rate but that never happened. I also called to speak with the manager who was rude saying we weren't getting any money back and florida has bugs! It's not my first trip to the keys and I know bugs can be anywhere but I don't have to sleep with them! No one made an effort to make this right! These bugs are termites and no one in their right mind would have laid their head down where they were. Sorry. I would not recommend staying here unless you check the sleeping quarters before you sign! Manager was very rude in regards to this matter. I will be planning a call to credit card To dispute the charge!!

    This is a simple clean hotel. I loved that we had a small private beach access. The pool was nice as well with a beautiful view. They don't serve any food or drinks but the resort next door will let you get drinks or food and bring it back to the hotel beach. We walked to a restaurant a couple of buildings over that had a small pier. They had great happy hour specials . I loved seeing the iguanas hanging out in the shrubs at the base of the pier. The staff was extremely friendly and informative. There was no coffee in the rooms but there was hot coffee in the lobby every morning. I loved eating breakfast under the tiki huts looking at the ocean every morning. This was a little piece of paradise . The room was inexpensive .... we were able to spend more of our money on excursions. We would definitely go back.

    LOVED this motel. A little slice of heaven. The rate was only $100 for a motel room just steps away from a private beach for motel guests. ANY room you get is such a very short walk to the beach and wonderful swimming pool. If you forget something in your room, no problem! You can pop back to your room in 15 seconds. There are ample beachside lounge & adirondack chairs and tiki huts for shade with tables & chairs under them. The motel was clean, and the staff is friendly. It's not located on a busy street, so no traffic noise. The only noise on the beach is the sound of crashing waves. Full disclosure, there are no frills. Bring your own beach towel & shampoo, and there's just plain coffee available in the lobby. The beds could be more comfortable, but that just motivated me to get up in the morning and go enjoy the beach - where I could take a nap! These are not complaints. The great rate is totally worth giving up a few little perks you might get at other lodging options. The rate at the hotel NEXT DOOR with the same beach assets is THREE TIMES the rate of this motel. I would love to visit again.

    This was a really great place to stay for 3 days! Amazing beach/water access for a low cost per night. You can roam next store and get a drink to bring to over. In the middle of the keys so great central point. Rooms are what they are. You are at a motel for $111/night... Nothing fancy but decent. My only 1 negative- there was carpet in Our room which is not great for a sandy beach motel. I woke up with some bites on my leg that didn't ever itch (meaning they weren't misquotes ) and when we left, my boyfriend and I had little red bites all over our feet. Hard to say if it was the hotel, beach or whatever. But just a warning...

    Be carefull jumping in the water

    Stay away from this dump.sunday morning the manager,or the person in charge was drunk. 9:00 am at work drunk. He was ao drunk he had children checking people in and out. It was funny, but also very sad, The owners should be notified.The room was full of cockroaches realy disgusting.The problem with the small cockroaches is you sometimes take them back home with you.

    I really enjoyed our stay. Clean room, basic amenities, and hasn't been updated. I really enjoyed that our bathroom still had the original curved tiles from its' past- love it when those things can be preserved. Small private beachfront with ample seating. Liquor store next door. Quiet street. Amazing rate- we paid $144 after all taxes. Would stay again!

    I will give 5 stars because our view from our ocean front room is amazing and the beach is nice and the pool. Its a very laid back place to stay and its not overly crowded. We are here for 7 nights and we're half way through our trip. Yes, the motel needs a major renovation and upgrades but its an older motel. Don't stay here if you're too picky with everything being brand new. This isnt something that bothers us. It is really clean and has NO bugs and that is what we look for!! The private beach is nice so that we dont have to drive anywhere. You are close to everything and will be able to either walk or drive to a few different places to eat in key colony.

    At first sight I called the place "THE BATES MOTEL". I think this motel was built in the 70's. The room had nice floor and ceilings . The bed was reasonable (I sleep on a purple mattress, so I am hard to please) . I wish I had counter space to apply makeup (pedestal sink), no microwave. I felt like we were stepping back in time. I wanted to get a full refund and go to the holiday inn, however my fiancé paid for the booking and wanted to stay. Any way I gave this place a chance and it turned out to be quite charming. We saw iguanas on the property! They have beach chairs, no umbrellas. Luckily we packed an umbrella. They do have lots of rocks in the sand however not on the right side. I did pull out a piece of a beach chair from the ocean. Some of it remains. I think it is Huricane Irma debris. I also pulled out a Brick, but some Jackass of a woman threw it back in .. I will be back.. LOVED STAR GAZING!

    This was a great hotel in a nice quiet neighborhood. A hidden gem and we really enjoyed the beach, the rooms and the area.

Mia helped us check in and gave us the property tour, did a great job... thanks Mia. Complimentary prosecco upon check-in! Nice little gift shop at the office. The resident cat Wilma will follow you around, so be aware, she'll join you for bed! Family and adults sides to the resort, which is nice. Only had one night this time around, but we'll be back for sure! Highly recommend!

Has a table and is covered. $199 for the day including bucket of beer/seltzers or a bottle of rose. - Basic kayaks and paddle boards included and other activities offered like kite surfing. - Restaurant and rooftop bar on site were great and convenient - Had a family 3 bedroom unit with kitchen which was nice. - Not so crowded when we were there mid-April Midlights: - Tide changes made it harder to do water sports since had to plan around low tide times. - Beds and sheets weren't the most comfortable - Day without Jeff the drinks were not great by the pool. - Adult section is more recently renovated than the family side. - Adult pool actually more crowded and set back in shade. Lowlights - Restaurant and rooftop bar closed Tuesdays and Wednesdays - Water ground is sludgey and not fun to walk on. Also sometimes an unpleasant odor. - Door to our main balcony was broken after our first night so for several days we couldn't go out there. Bummer cause was the main place we planned to hang out. And hub missed part of our aquacabana day waiting for someone to come up since his suit was out there. - No service for rooms while we were here 3 nights

It even had a wet bar with an extra sink and an outdoor patio area with a couple of chairs and a small table. There was also a larger-than-average fridge, microwave, and safe. Possibly my favorite thing about Hampton Inns is the included breakfast. It's so convenient to have a wide selection of foods available to start your day. There's always some meat (typically sausage patties or bacon), eggs (typically scrambled or frittatas), and breakfast potatoes; oatmeal, yogurt, and some toppings; cereal (frosted flakes, cheerios, and I forget the last one) and milk; bagels, bread, and toppings (cream cheese, butter, jam, etc.); fruit (typically bananas and apples); waffle batters (vanilla and a rotating flavor like blueberry or banana) and an iron; juice (typically OJ and apple or POG); and I'm probably missing other things. There is ice, hot and cold water, tea, and coffee available 24/7. Other amenities include a pool, tiki bar that serves drinks and food in the pool area, room service, a decent gym, and a little dock where iguanas like to hang out throughout the day. Service was excellent. Parking is $10/night with in and out privileges and there are plenty of stalls. And because of the layout of the hotel which only has 2 levels of rooms, you may be able to park right outside your room's patio door.

Our room and the property overall were very nice, but I have to say it appears our room's wood floors hadn't been cleaned very well because our white socks would get very dirty immediately upon walking on them. Couple of pools with water views; one by each building. Between the buildings are a restaurant, some boat docks, and a shop with guest services like boating, snorkeling, diving, etc. (all additional costs of course). The restaurant on the property was really good, as was the restaurant directly across the highway from the hotel, so you've got options if you don't want to drive or want to have some adult beverages. Complementary breakfast in the front building, but it can be very busy and hard to get a table sometimes. $20 per day for parking is a bit ridiculous to me; land in Marathon isn't at a premium like in Key West. Overall a very nice hotel at reasonable rates for the area. Would definitely stay here again.

The front desk is small and uncomfortable as it right by the entrance door so I can imagine on a busy check in time being an issue. They do have an independent restaurant on property and another one across the street which was perfect while we stayed. All associates where nice and professional. They complementary breakfast had a little bit of everything and had enough room to sit. Pool towels are located in the front desk so we had to remember getting some before heading there. Overall is was a nice room and I nice stay.

    Great Stay With Some Service & Logistics Gaps…read more Overall, we had a genuinely great experience as first-time visitors traveling without kids but with service animals. The property shines in many areas, especially if you're looking for a relaxing resort atmosphere with beautiful water views, pet-friendly accommodations, and a fun, laid-back vibe. That said, there were a few frustrating misses that held this back from being a 5-star stay. THE GOOD * Beautiful beach & lagoon area - Easily one of the highlights of the property. Relaxing, scenic, and fun overall. * Salt + Ash is a must - Exceptional food and one of the best dining experiences on property. The wine selection was top-notch and the beef tenderloin was outstanding. Easily our favorite restaurant. * Incredible staff throughout the resort - Bell staff, valet, oceanfront servers, housekeeping crew, and pool staff were consistently kind, personable, and welcoming. * Staff who go above and beyond - Huge shoutout to Joshua, who helped us secure chairs near the adult pool, and Danielle, who took time to chat, swap stories, and made us feel genuinely welcome. Hospitality like that sticks with you. * Captain's Suite is worth the upgrade - Strongly recommend spending the extra money if budget allows. The added space made the trip: dining area, living room, fridge, two toilets, large balcony, and beautiful water views overlooking the pool and lagoon. It elevated the experience tremendously. * Extremely pet & service animal friendly - This place deserves serious praise here. Few resorts feel this comfortable and accommodating for travelers with animals. Staff were respectful, welcoming, and there were no awkward restrictions or friction. If you travel with pets or service animals, this property stands out. * Tiki Grill - Great atmosphere for drinks and relaxing. Perfect for unwinding poolside. * 20% off dining on property helped offset costs - Appreciated perk considering resort pricing. THE NOT-SO-GOOD * Front desk communication & housekeeping logistics need work - This was our biggest frustration. We stayed in a Captain's Suite and requested both a room cleaning and balcony cleaning (bird droppings had accumulated on the balcony) around 10 AM. The front desk wrote down our room number and assured us it would be taken care of. When we returned around 3:30 PM, neither had been done. By after 4:30 PM, the room had finally been cleaned, but the balcony still hadn't been addressed. When you pay extra for a premium room and oceanfront balcony experience, this feels disappointing. There also seems to be a mild pigeon issue, and balcony maintenance should really be part of a regular checklist. Some simple bird deterrents or more proactive cleaning would go a long way. * Concierge/text support didn't materialize - We were told we'd receive a concierge-style welcome text shortly after check-in for support/questions. Unfortunately, we never received it. To make matters worse, the room phones didn't work, meaning concerns had to be addressed in person while waiting in the front desk line. * Food quality was inconsistent - Salt + Ash was phenomenal, but not every dining experience matched that standard. Tiki Grill: Great drinks and atmosphere, but the food was forgettable, under-seasoned, and not something we'd order again. Fine in a pinch. Angler & Ale: Beautiful waterfront views and exceptional staff, but the food leaned heavily fried and felt more like average bar food than resort dining. Fish and chips were disappointing. Oddly enough, the banana split ended up redeeming the meal. * Convenience store prices were shocking - Convenient? Yes. Affordable? Not even close. A few sodas and snacks escalated to $60+ surprisingly fast. I expected a slightly easier option versus restaurant pricing, but the markup felt extreme. * Parking costs add up - Valet runs about $40/day and self-parking is roughly half, but expect around a 10-minute walk with luggage, making valet feel almost mandatory. FINAL THOUGHTS Despite some communication breakdowns and uneven food experiences, we truly enjoyed our stay. The Captain's Suite, peaceful balcony views, fire pit at night, lagoon, beach access, pickleball, and pet-friendly atmosphere made for memorable moments. My advice: upgrade to the Captain's Suite, eat at Salt + Ash (seriously, get the beef tenderloin), enjoy the tiki drinks, walk the grounds, soak in the sun, and be selective about food choices elsewhere. Use the convenience store sparingly. Fix the housekeeping/communication gaps, improve how guests can raise concerns without standing in line, and clean those balconies consistently--and this place could easily become a 5-star destination.

    June 11 - Arrival, Villa 7083 Upon entering our original…read morevilla, it was immediately obvious that the unit had not been properly cleaned or maintained. Among the issues we encountered: Cockroaches running on the walls Large dark brown stains throughout the carpets, including significant stains in the master bedroom and on the staircase Cracked tile on the flooring and carpet that clearly hadn't been vacuumed Dirty men's socks left behind in the closet of one of the bedrooms A strong mildew odor throughout the villa Water-damaged furniture in the master bedroom that appeared to be rotting from prolonged moisture exposure. I immediately reported the issues to the front desk. What was equally disappointing was the response. The manager on duty never came out to speak with me personally. Instead, the front desk employee repeatedly walked to the back to consult with management and returned to tell me there was nothing that could be done because the resort was sold out. As a result, my family was forced to spend the night in a villa that should never have been assigned to guests in the first place. I have photographs and video documenting every issue described above. June 12 - Second Villa, Same Problems 7086 The next day, we moved four adults, two children, luggage, and approximately $450 worth of groceries into Villa 7086. Shortly after settling in, we discovered the air conditioning was not functioning properly. Maintenance responded and measured the villa at 78 degrees. The temperature later climbed to 84 degrees. We were told management would be notified and the issue addressed. That never happened. On top of that my son had bugs crawling all over his bed. Comes to find out they were termites! Not, one or two but dozens - in the pillow cases, sheets, etc. The only reason this issue ultimately received attention was because later that day the Director of Engineering Danielle happened to ask how our stay was going while I was in the gift shop. Once she heard what had occurred, she immediately stepped in and began working to resolve the situation. Danielle deserves recognition because she was one of the ONLY employees during our stay who demonstrated urgency, professionalism, and a genuine concern for guest satisfaction. Later that day, Danielle arranged for us to move yet again--this time into two connecting rooms in the main hotel while also securing a third room for my brother and his girlfriend. When I asked what we should do with the groceries and supplies, she advised us to leave them in the villa and stated that the villa would be taken out of service until the air conditioning could be repaired. At that point, we had spent a significant portion of our vacation packing, unpacking, relocating belongings, coordinating food storage, and dealing with issues. June 13 - More Service Failures The next morning I took my daughter to breakfast at the café. We sat for approximately 10-15 minutes while multiple employees stood nearby talking among themselves. No one greeted us. No one acknowledged us. No one offered menus. No one checked on us. Employees walked by our table repeatedly and even cleared nearby tables while completely ignoring us. Eventually, I got up and left. A female staff member who was cleaning a nearby table noticed me leaving and hurried over to ask me to stay, but by that point we had already waited far too long without any service. I am confident this entire interaction would be visible on the café's surveillance footage. The café provided some of the worst service we experienced during our stay. The staff the works there barely speaks English and had zero sense of urgency to serve guests. Additional Concerns I also learned that my brother was repeatedly approached by staff members in the room that Danielle had assigned to him and questioned about him, receiving knocks on his door multiple days during the trip even when the Do Not Disturb sign was displayed. While I understand security procedures, repeatedly questioning a registered guest made him feel uncomfortable and unwelcome. What was especially troubling was that a male staff member knocked on his door and asked, "Are you supposed to even be in this room?" That type of interaction is completely inappropriate. Treating a paying guest. Treating a paying guest as though they don't belong there are accusing them of basically being a squatter was embarrassing, disrespectful, and is 100% classified as harassment vs. hospitality. Perhaps the most disappointing part of this experience is that Danielle informed me that the GM Bob L. would be contacting me directly to set up a in person meeting regarding the issues we experienced. When that didn't happen she said he would call me- he never did. When that didn't happen I emailed him 3x and never got a response.
