Our previous irrigation system had leaks etc…read more During the site visit, to which Mike showed up drunk (which is fine, whatever), he mentioned that his workers would add irrigation to the pots, remove existing pipes, and bury the low-voltage electric wire which was going to be running along the pipes anyway. Mike canceled on the originally scheduled date once. Finally, Mike sent two guys to install the irrigation. They were fine and were happy to bury the electric wire when requested, but then later Mike came and rudely told me that that wasn't part of the spec, and that "these guys are stupid, if you ask them to wash your dishes they would do that too". I didn't appreciate the racist comment but let it go. But that was not all... there isn't much space between our home and the next one (think 12 inches or so), and he asked how we would get the siding repaired should we ever need to. I said I didn't know.. he said "maybe you can hire an Ethiopian to get in there, they're all thin because of the famine there". Truly WTF Anyway... judging the work itself - the installation seemed fine when it was done, but we later noticed and had to patch four leaks. I'm not sure if there are more. The piping they used, I was later told, was lower quality too. I'm not sure how long it'll last. I was unable to get competing quotes because we were short on time, but later I realized that his quote was a bit higher than others for the same work. He insisted I pay in cash, and so I did. I then spent literal WEEKS following up with him for an invoice (which I need for bookkeeping), and he kept blowing me off. He said things like "I had a family emergency", "I have 50 jobs this week", "I'm busy" and then simply stopped responding. He also said that it's just 2 minutes of work and that he would get to it... but he never did.

We sent our kitchen assembly instructions ahead of time to make sure they were aware. My overall sense is that Carlos is fairly capable and experienced but either his team or him are not as careful as we had damages to our finished wood toe kicks and our lacquer cabinets looked like they had been dragged over nails as they were being assembled. I didn't appreciate that they made 0 mention of it at all and I had to point it out. As the homeowner, I essentially had to baby sit them for 5 days through the install since it felt like they were incapable / unwilling to read the kitchen cabinet installation instructions in detail and I caught several mistakes early on during the cabinet assembly that made me hesitant to leave it unattended. Carlos's attitude was particularly bad through the entire experience as well. Always made it seem like we were inconveniencing him or being too nit picky even if we caught some mistakes. At one point, he even threatened to quit after the assembly but before the installation simply because he had underestimated the complexity of the project. We did have a 1 day delay due to some plumbing / electrical issues but that's pretty typical as far as kitchen cabinet installations go AFAIK. In the end, they were able to get all the kitchen cabinets installed, albeit with a lot of effort from my end due to the more custom nature of the project. The price was affordable and the work was solid (minus the scratches) but for me the bad attitude wasn't worth it.

In summary, we had a drainage pipe that was leaking, resulting in damaging the drywall it was behind. Ron, within minutes of entering our home, confirmed our suspicions and quickly got to work, starting with the removal of the severely damaged drywall segments followed by the removal of paint. He doesn't do plumbing, but recommended a plumber that he trusted and partnered with over the years. After the pipe was repaired, Ron proceeded to patch up the wall and prep it for painting. His professionalism throughout this multi-day experience was very positive - he shared his thoughts on what happened and why. I appreciated his candor and friendliness. The price we paid for the work was fair and very competitive, something I greatly appreciated.

The Great (+2 stars) ==========…read more * The structural work: Our home is on a great, new, solid foundation (with shear walls), so we feel as safe as we can be in our home for an earthquake! * Our basement is also now more usable. * Drainage: There is now drainage around the foundation and under the basement slab, so we are no longer worried about our basement flooding! * The working crew were very friendly and considerate. The Bad (-1 star): ========== * The electrical subcontractor was quite bad. The electricians didn't install the dryer outlet properly (one conductor came loose before I first used it), most outlets they installed are loose (they give when pushing in a plug), and they installed a used, old (not LED compatible) dimmer for the LED lights they installed. Also, the owner yelled at his team a lot. * The plumbing subcontractor was bad, too. They misdrilled several holes, damaging the interior of the home. They didn't seal around exterior penetrations into the house. They didn't put a cover over the branch of a wye that was no longer needed. They wouldn't do anything about the loss of hot water pressure in a bathroom faucet that occurred after they moved some plumbing around (I ended up having to disconnect and disassemble the hot water valve myself and I found a piece of silicone clogged in there). They over-glued the drain of the laundry supply box making it nearly impossible to remove the cap, and they lost the o-rings on my faucet aerator. The Ugly (-2 stars): ========== * They overlooked details in the plans about where walls and doors should go, and denied responsibility since they weren't in the structural engineer's plans, which they opted to not have updated with the revisions I told them about. This lead to a sewer pipe being installed in an inconvenient location (it went through the foundation, so it can't be moved), a structural wall that was almost built in the wrong place (I caught it while they were digging the footing), and a room that was built with no doorway (they had to cut some framing to make the opening). * The pricing/scope was negligent at best, but I'd put it closer to misleading or deceptive. During the initial visits, they talked about all the things they would do (including putting up framing, drywall, and insulation), and then sent over an estimate that I accepted. I didn't realize until halfway through the project that the estimate didn't include many of the things they talked about (including the framing, drywall, and insulation); those apparently would be part of "Phase 2," not included in the price of the first estimate. I had chosen E&F over another estimate that was less expensive even though it did explicitly contain the "additional" scope. I was also surprised that the electrical and plumbing (most of which was necessary to get them out of the way for the structural work) was billed separately; i.e., an unexpected additional expense. * They chose to rebuild a segment of stairs (rather than just adding two steps at the bottom, per the plans), which ended up having insufficient clearance with an overhang halfway down. They tried to convince me there was no new problem because they built them the same as before (but the run of the new stairs was one inch longer, causing the 4th step down to be 4 inches closer to the overhang) and resisted remedying the issue. They just ended up taking a sawzall to trim the overhang -- a joist -- which I just have to hope doesn't compromise any structural integrity! Further, they didn't even finish the stairs (sand and seal); "Test your staining skills," they said. * They ghosted before Phase 2. As the structural work was reaching completion, we were going back and forth on scope for Phase 2. However, when the structural work was actually completed, they just stopped communicating, left dirt and demo debris they left on our driveway for a month, then disappeared. There were lots of things they removed to get out of the way (like several segments of fence) but didn't put back. I could easily add 3x more issues and details, but this review is already too long.
