The pealing paint was exposed in several areas so should have been observed and noted in his report and was not. Also, we have 9 triple pain windows that are fogged and need to be replaced. The former owners kept the blinds down to obscure this issue. Its a lot of windows and will be very expensive to replace : ( The needed repairs may well cost $20,000 to $30,000 which is a lot plus the time to work with vendors to complete these needed repairs

The owner acknowledged the seriousness of the incident, apologized, and confirmed corrective action and company-wide training would take place. Recently, I was shocked to learn that the same inspector was assigned to one of my listings -- despite the office knowing in advance that I would be required to attend the inspection to provide access. When I contacted the office, I was told there was a note in their system preventing him from attending inspections where I represent the buyer -- but no restriction if I represent the seller. That distinction is unacceptable. My original complaint was about personal safety and professional conduct, not about which side of a transaction I'm on. Scheduling him at a property where I was required to be present reflects either a serious internal breakdown or a failure to take my original complaint as seriously as stated. As a real estate professional, safety and accountability matter. I am sharing this so other agents can make informed decisions.

It was well worth the price paid. Also, Jason was very responsive to any questions or issues I had. He delivered his report in a timely manner and when he said it would be delivered. Very reasonable rates and they were very thorough on the inspection and the report they sent me was excellent as it was easy to understand and included plenty of pictures to see exactly what the issues were. I gave the report to my builder and a few weeks later we moved in. I had House on the Rock come back out for a follow up inspection and they had found some of the issues were not fixed! I sent it again to my builder and they got the issues fixed. So happy we used House on the Rock. Very friendly, fair pricing and worth every penny to have that piece of mind. Highly recommend.

The shutoff valve was not mentioned, the outlets were not tested, the report was very general compared to other companies that are extremely thorough and spend a decent amount of time reviewing all aspect and potential issues. Nothing about the front door not being sized correctly, the patio door fogged, no water shutoff, not proper electrical wiring or shutoff valves at the water heaters. I do not recommend.
