We stayed overnight was not a good experience. Got in around 2/2:30 pm. We met up with friends from ca. who pulled in right behind us.asked if we could get spaces next or by one another.....nope. Space by us was empty then a tent trailer came in later evening,spaces was a pull thru,ARE YOU KIDDING ME!! The park smelled of manure, so took pups for a shorter than usual walk due to smelly like crappy. We were assigned a spot under a cotton wood tree that collected on the run down railroad tye in front of our door so we could track it in the Rv, that really was frustrating in itself, chasing cotton. So much for leaving windows open for fresh air. Hard to give this place one star. Would give them a positive if there was one to give. read more

Stayed for one night at a tent site just for an evening away from the city. Employees were very nice and what I saw of the campground seemed clean and maintained. It was quiet and pleasant. Lots of amenities, a large outdoor kitchen, pool, small store, game area, playground, etc. all of the tent sites had a fire ring and in-ground, charcoal grill. Yes, we smelled the feedlot for a brief few minutes...but that's what happens when you stay in an agricultural area. Not quite sure how other reviewers are holding KOA responsible for it. You can hear the interstate but again, that's just the nature of the beast...it is far enough away to where it becomes unnoticeable background noise. They could probably use another bathroom option, because I can see how it could be an issue during a busy time, but it wasn't particularly busy when I was there so that wasn't a problem. Also, if you get a tent site and plan on hanging out in your little area, maybe bring a canopy or awning...there are some trees but they're a bit sparse and having the shade would be pretty crucial. read more

Not happy with this place. All evening and night it stunk with cow poop! In the morning I ask if there was a ranch or cow farm near by and they said yes. It would have been nice to know before I checked in! I could not connect to the WiFi. I really felt I was cheated and didn't get my money worth. The girl at the front desk all she could say was that she was sorry and there was nothing she can do about it. Otherwise the place was nice and clean. I accidentally booked this KOA instead of the Lakeside KOA 15 minutes down the road. I want to recommend this place because the people are friendly and the laundry room was functioning, but unfortunately I have to support the vast majority of the reviews before me and recommend you "steer" clear of this KOA. The cow stent h is overwhelming, which also attracts swarms of killer biting flies. There are a handful of trailers that are permanent residents. They also informed us that the new pool had not been approved by the county yet, so it remained closed. Next time we will certainly make sure we book the Lakeside KOA in Fort Collins and bypass the stench. read more

This KOA is located near a feedlot. There is also a fenced area adjacent to the RV park where horses are kept. Impossible to count the flies or keep them out of the trailer. Can't sleep with windows open because of the smell of manure. So, unless you are okay with the smell and the flies, camp somewhere else! Went to take a shower after a miserable night in this place. Water was cold but finally warmed up until someone flushed a toilet. Water went from lukewarm to super hot. I quickly turned the water temp down and it went to ice cold. Only recourse was to stand outside of the shower to wash and rinse with a washcloth. Afterall, it was morning and lots of folks were flushing, washing hands and performing daily ablutions. Water temp never stabilized. So, unless you don't mind risking your life in the shower, camp somewhere else. Did I mention that the flies are biting flies? read more

Many people have complained about the smell from the feed lot. And I can agree if the wind blows in the right direction it is noticeable but it is northern Colorado after all. However what bothers me most about this campground is the junk that's on the west side (which could provide nice mountain views) has about 5 or 6 old beat up RVs, cars and a small flatbed type trailer. You can tell they haven't been moved by the long grass around them. Then last night an old school bus was towed in and parked in a campsite. It is not a renovated type bus! It looks like a couple windows are missing or broken and wires hanging. I asked the guy in office (found out he was the owner) and he didn't seem bothered. I was a bit surprised by his response about helping a guy out who's bus broke down. I would agree but I did think this was a campground not a junk yard for broken down school buses and they do have an area in the back that could've been more appropriate for something like that and cheaper for the guy he was helping out. The staff has been very nice and friendly. They are planting a lot of pots of flowers and little gardens around and they do have a small dog park. The pool isn't working and from what I understand it hasn't all summer. Wouldn't recommend the campground unless it's a quick overnight as it is super convenient off I25. read more

The rates have risen, but should be much less-or cut deeply. I read the other reviews before booking, but to my peril I discounted some of the comments and complaints concerning feedlots next door. I grew up in farm country, and around lots of cows, but smelled very few things quite this nose hair curling. When the temp is high and the wind right (or, in this case, rather wrong) the smell here is so pungent it almost takes your breath away! I don't exactly know why it's so noxiously foul, but whatever, this is not your normal ag variety ambrosia. The nefarious emissions are strong enough to wake the dead, or in my case, me from a sound sleep! It got so bad it eventually started entering into my dreams and induced a PTSD like effect If you do chance a stay at this KOA, perhaps some Vick's Vapor Rub under the nostrils may help somewhat give relief and prevent dry heaving. A true godsend benediction is when the wind at certain times blows another direction. It's then when you'll get a new appreciation for that terrestrial substance which most of us take for granted, breathable "air". Now, if you perhaps have lost or have no olfactory senses, then this KOA may be just the ticket. However, for the vast majority of everyone else, you may want to consider this factor-or olfactor-especially if you are tent camping and have no way to adequately filter your air. It would have been nice to have had use of the pool, but as of July 4th, 2023, it was still closed. Now, few if any Yelpers have mentioned what I believe to be the worst problem at this KOA campground, that is, upon waking up early after my first night and practically running to the restroom only to discover a line of other persons outside doing the very same: waiting to use the can and learning that after 8pm (with the exception of one private shower room(that by the way is usually always occupied) there's only one toilet available for the whole park! There may be other toilets in additional private shower rooms, but all those additional units are locked up until 9 AM! This procedure of blocking accessibility to the additional toilets is very foolish, deceptive, and even offensive and needs to be rectified immediately! (One particular early morning, when almost in dire straights, I actually considered becoming temporarily gender-fluid and use the ladies room, but I believe it was also occupied at the time.) So, if you are a tent camper, or your RV has no toilet and you have to go really bad in the early morning, you had better consider bringing along your own porta pot or other improvised loo(a handy trowel could do in a real pinch-but watch out for the electric cattle fence next door if you go that route); or else, just be prepared to cross your legs and hold your breath until you start to see green (or brown) or else pass out, as there's often a line outside the bathroom starting in the early a.m. hours and going until the other facilities are finally liberated from their routine nightly sequestration. I can't speak for other times of the year when perhaps this KOA is not as busy-perhaps at those times this then isn't a problem. My stay was during the FOJ holiday, but I probably won't be returning any time of the year here, unless there are no other options. In either case, I'd probably never tent camp here again. Now for the good: The staff were friendly, cheer, helpful, and courteous. The Kamp Kitchen was really nice and very useful. I observed that there is plenty of playground equipment for the kiddos to play on-even ping pong and basketball. Views of the front range are awesome. RV'ers might have a different take on this venue-as for them, some of the previous problems I mentioned are not likely to be as relative. read more

One star is about two too many, zero stars! 1) PUTRID ATROCIOUS SMELL 2) Basically a trailer park 3) Right next to the interstate 4) WIFI? Non-existent 5) Dirty sites 1) The "KOA" is right next door to a thousand acre stockyard complete with not one but 3 cesspools of deteriorating sewage that you get to breathe! The smell was so awful it woke us up at 2am, and we actually took tent down and packed up camp then left by headlamp. Absolutely disgusting. 2) Way too many long term residents, cars jacked up, basketball goals set up, satellites in yards, I thought I heard banjos. 3) Interstate roar all night long, not peaceful, very loud, nonstop. 4) Claims to have WiFi, possibly in office? Not sure, I saw no signal, but I paid for it... hmmm 5) I had so much trash in my fire pit, cigarette butts everywhere in my campsite, made an unfortunate impression. One reviewer suggested KOA should disenfranchise this location, I agree, I don't remember a worse camping experience, and all under the banner and logo of a well trusted and respected company. I have both emailed actual campsite and KOA corporate, it's really that bad. Perhaps it's time to remove KOA label and let this place become Big Jim's Trailer Park... RIP Big Jim read more

Actually had to call police on neighbors because of the violent and loud arguments on a daily basis. Also, it's right down the road from a cattle feed lot and the smell is outrageous. You can't even be outside for a fair percent of the time due to the smell. The restrooms are a little rough too. The staff was relatively nice though! read more

I am a single young woman traveling alone. I frequently stay at KOAs because they feel so much safer than other campsites. I arrived at dusk and was immediately creeped out by not only the other (long-term) guests who stared at me and watched me drive to my site, but also the employee who escorted me to my site. I was too wary of the group of men hanging out by the common area with the bathrooms to use any of the facilities. I always trust my gut and so I slept in my car. All evening men were shouting at each other in the campsite. I was reading by lantern light when someone attacked my car, pounding on my hatchback window and then running around to try the driver's side door. Fortunately my doors were locked. When I screamed they ran off either into the adjacent field or the rest of the campsite - by the time I got my car started they were gone. I immediately called the cops and went to a hotel. In all my travels I have NEVER been this creeped out by a place and I've never been directly attacked. If you are a woman or a family you would be insane to stay here. Apart from my attempted attack, it was dirty, junky, smelled like a zoo, and full of sketchy people. I understand that as a solo woman I put myself in a vulnerable position but never has a campsite felt more threatening to me. I'm begging you not to stay here, women!!! I told the police they should keep an eye out here, so hopefully this will never happen to anyone else. But don't risk it. read more

I wanted to give this more stars, I really did. But I just can't. The location of this campground isn't great. Near the interstate (noisy) and in the middle of an agricultural operation, including cattle (smells, mosquitos, etc). But that's not under the control of the owners. The owners are nice, but the basic problem is that they have a bunch of permanent campers and very long term campers. This means there is junk around many campsites and most of the campground is unmowed. There seems to be little pride of ownership or careful maintenance. It's kind of a mess. In addition, at least one of the workers has an aggressive dog they just let run around loose. I had to holler at her to get her dog away from mine (who was on leash) when it came up and started barking and growling. On the other end of the spectrum, there was a permanent or long-term camper that would yell at you if your dog piddled on "their" yard. This is a large corner lot with a large grass area. The cellular network is very weak to non-existent in that area. And their wifi only works if you are near the office (that is, inside the building or just outside it). Great views of the front range, though. Not a positive experience. We were going to be there for more than a week but bailed after a few days. I'd use this as an overnight stay only, if at all. read more

Beautiful place. Clean. Nice pads that are so uneven that we had 2front wheels off the ground. Had to pull forward so far that our sewer hose wasn't long enough. Of course they sell extensions in the office. Quite a racket. And the smell. The 3 horses that you see can not make that much smell. I think that's supposed to be the perception. My friend and I walked in and asked for the pricing then thanked the lady and stepped outside to think about it since it was $32 for a tent, one night which is on the high side, especially considering the place was overcrowded and had trash lying around. After about two minutes the lady at the register came outside and told us if we weren't going to stay we needed to leave because it was private property. When we tried to explain we were mulling it over, she cut us off and told us she would call the cops if we refused to leave. We left bewildered. Honestly, my friend and I would think it was comical if it wasn't so downright rude. We understand everyone can have a bad day but this was simply uncalled for and outrageous. Don't believe the bad reviews, this place is not that bad. The owner, Helmut, checked me in efficiently and led me to my space. The first two days, it rained. A lot. Lots of mud, but it's camping and most of the sites are dirt. The place seemed safe and had the weather been nicer, we would have taken advantage of the amenities (pool, open air outdoor kitchen, lots of space to walk). My kids are too old now, but there are nice things for smaller kids to play on. The day we left, it was sunny and warm and we realized what a nice place it can be. Some have complained about the smell. I'm not sure what the complaint is. It smells like middle America. It smelled clean and a barely perceptible odor of cattle. The lounge area was very nice and the bathrooms and laundry are spotless. The store had the basics. The name should be changed to Fort Collins Really North. When I made the reservation, I had no idea how far north it was. It's so far north, it's closer to Cheyenne than Denver. In fact, the drive to see family in Cheyenne took the same amount of time as it took to drive to see family in Ft. Collins. Cheyenne is less than 30 minutes away and Denver is over an hour. If you're using this as a base for seeing Denver, be prepared, it's far. When we were preparing to do some sightseeing, the lady at the office gave some advice about how to get to certain places and where to avoid due to snow. Colorado had a really long and cold winter and it snowed late into spring. We would stay there again. read more

We stayed here a couple of nights. It was comfortable. Bathrooms were clean and well maintained so is the nice open air functional kitchen. It is next to a horse farm so you get to see them run around and neigh... However when the wind blows the wrong way you might just smell the cattle stuff from nearby. The owner is German, being married to one, I know he is well intentioned, hardworking and simply German... By that I mean people might mistake him for being mean but really they are not. They are straightforward and serious and disciplined. His wife is lovely and friendly. The store they run is cheaper than the stores I've been to downtown and you get all sorts of supplies that you might have forgotten to bring, food included. They are fairly priced and I appreciate that very much. Yes I would recommend this place especially if you like to camp. read more

We didn't realize KOA was a permanent living site. This campground was not what was presented on the website. Most of the RVs there were permanent residents. Some had refrigerators outside, big propane tanks outside, plants, and the sewer connection wasn't in compliance with Colorado. They didn't screw in and just laid there. We were afraid to leave our RV to go even get food. People were just watching waiting for us to leave to come check out what we had to take. We ended up leaving and were out $70 since we had bought a KOA membership. Do not put yourself in a situation to be a target. DO NOT STAY HERE! read more

This place has great potential but is currently seeking an identity. KOA or mobile home park? At least half of the spots are occupied by "residents", which isn't a bad thing but it is a recipe for bad reviews when worlds collide and residents are mixed with travelers at dark thirty. If you want to wake up to worker bees starting and warming up their diesel trucks at 5am, unlocking their vehicles at 6am (horn included), followed shortly by slapping the side of the trailer to get the kids up, etc., this is the place for you. They could easily dedicate one section for residents, who have one lifestyle and for visitors, who have another, but they don't. Pea gravel would do wonders to cut back on tracking in mud. The feedlot across the street is just a bonus. read more

This KOA doesn't have many amenities (that were open when we were there) however in their defense we did arrive close to midnight and we were gone by 10 the next morning. We did notice when pulling into our site that many of the fifth wheels where permanent residence. It didn't both us but did notice reading other people's reviews that it was accurate. We didn't really interact with the staff so I can't rate them but the place did offer us exactly what it stated. I wouldn't stay here as a "destination" place but for the over night hook up it served its purpose. I will say that another person mentioned the smell.... and I did notice a sewage smell in the middle of the night but then it went away. read more

This is a nice, safe family park. There are two workers in particular that make this park worth coming to-Kelly and Vickie. Both have superior customer service, while at the same time work extremely hard. I've noticed they are by far the hardest working employees at this location-always going above and beyond to make you feel welcome while continuing to do what is needed. read more

Do not stop here if it is raining. It is situated on the side of a hill and the roads and sites are not well prepared. We tried to get in there in the middle of a rainstorm with our 3/4 ton diesel and a fifth wheel. The roads were mushy and holding way too much water. We kept moving and were able to get out and head down the road but we held our breath. We ended up staying at a wonderful Days Inn in Wellington because it was so late and the storm was so bad. With the senior discount, and the fact that breakfast was included, it did not cost us that much more. And we didn't have to call a tow truck! read more

Be very very careful about making a reservation. Steep Steep penalty for cancelling one that was made 7 months in advance. State parks are much more friendlier when your plans need to be changed. This KOA does not deserve the KOA name attached to it. This was one of the worse parks we have stayed at in a year of full time RVing. The park was unkept, lots of old trailers that were permanent and they did not keep there sites clean, junk everywhere. The flies and bugs were terrible and the smell of horse manure was so bad that you could not open your windows, or sit outside. Stay away from this park it is terrible and expensive for the shape it is in. read more

Tried to park our truck in visitor parking to do laundry as it was snowing but all 4 spots were full and have been the entire time we have been here. When I said something they just said yeah I know. Wifi is terrible with no password. Nothing is the same as described online. The little handout they give out has info for a rodeo on 2014. LOL. At least put a sharpie through it if you don't want to throw them away. read more

This was the worst KOA we have been to. We didn't even stay, left immediately and talked with the manager about the horrific odor- there is a feedlot next door! The park was almost all permanent residents with the accompanying issues. They refused to give us a refund! Someone from KOA should make a site visit. read more

This is by far the worst KOA we've stayed in. We had reservations for 3 nights but we ended up leaving after one. The campground is actually a trailer park full of long term residents. There is trash everywhere and the "gravel" sites are mud pits and uneven. The grass is not cut and dog owners do not clean up after dogs. We probably could have toughed it out and stayed until the end of our reservation, but when our "neighbors" decided they could park their truck in our site, I knew it was time to go. Overall the campground is OK. There are nice trees and the staff is very friendly. The Premium sites have concrete pads, but the rest are grass and dirt and can get very muddy. The location is adjacent to a commercial cattle feed processing plant and a feed lot. In addition to other agriculture. When the feed is processed, it can smell. And when it rains, the feed lot can also smell. Overall the stench was unbearable. It isn't consistent, but WOW when it comes, it's horrific. There are a lot of flies. Not sure if that is unique to this location. read more

RACISTS!!! I am so appalled by the employees at this KOA! I came to the office for coffee and heard one of the employees say they were "glad a ni**er was no longer President"!! The owner was in the TV room speaking very poorly about Mexicans as well. It's disgusting to hear people speak this way if other HUMANS in this day and age. KOA standards have gone down..this wasn't okay for us. A VERY rough, gravel/dirt road gives access to the park. Checkin was ok; nice mgr guided us to our gravel spot near front of park. Long-term campers in back had concrete pad. At night, there was a terrible stench from cattle feedlot, located due east/adjacent to the park. This was never mentioned in the park's welcome info. Individual bathrooms were clean/large; handicap accessible room not open. Nice laundry & game room. Entire park covered in weed stickers; no area to walk your dog. We stayed here w/o reading other camper's similar negative reviews on Yelp, etc. and because there were no other openings in the area. Bottom Line: I agree with other reviews...go to Walmart if you must. I would not stay here again, nor recommend to other RVers. read more

Carol is right. This place is so yucky. We stayed here on our way back to Denver and it is the worst campground I have ever stayed at. There is a constant smell of poo all around the camp site that makes it impossible to enjoy time outside of your rv or tent. Do not stay here unless you enjoy the smells of poo and pee. read more

They have only a handful of nice spaces. The majority of spaces are mingled with permanent residents with absolutely no restrictions. RV'ers have old sofas sitting out on their sites. The few scrub trees they have won't allow for your awning. The worst thing is you can't cookout and eat outside with the real, real strong smell of cow shit. It only smells bad during dinner time. The owner seems like an ass hole. Talks about the overnighters like they are a nuisance. I'll never stay here again. read more

Worst KOA we have stayed at!!! BE AWARE campground is very close to a feed lot, and depending on which way the wind blows you will have to experience the WORST smell you have ever encountered. We we were woken up in the middle of the night as our entire camper smelled like a sewer. My husband stepped outside and almost fell over from the smell. We actually started to pack up and leave in the middle of the night and the wind suddenly shifted and we could breath again. Thank goodness we were already scheduled to leave the next day. Aside from that, the campground was unkept and the pool was disgusting. Lastly, my boys rented bikes for 30 min. After 10 minuets one of the bikes chain fell off and we noticed the pin was missing in one wheel. We returned the bikes and I asked for a refund. I was told only the manager could give me my money back. Long story short, after a couple of trips to the front desk, a follow up call and an E- mail asking for my money back, I have received nothing! What poor customer service. What a joke!!!! read more
