    The parking lot here seems to always be full... I usually go here to buy korean bbq meat or Kitchenland to buy misc stuff.

    Fashion Island is a higher end outdoor mall with some interesting shops and an amazing food court…read more The grounds are beautiful, and it can be fun to just walk around and check everything out. If you have young children, the koi pond with its giant koi fishing can be a huge hit, as there are stepping stones through the middle of the pond and the layout is just gorgeous. There are also several quite amazing water fountains that they'll love running around. Plus it can even give you an excuse to do so! Not to mention, there are numerous stores to visit, including a legendary three or four-story Restoration Hardware with ocean views, an Apple store, tons of boutique clothing shops, Nordstroms, and a few places to enjoy lunch. There is also a PF Chang's with ocean views. Don't forget the amazing gelato place either! It moved from its old location so check the map. It's still there. Service-wise, this is higher end so you can expect decent service wherever you're at. Overall five stars. This is an OC institution.

    Update on HUGE cockroach infestation at Fashion Island (FI), Newport Beach…read more Went to FI this 2026 summer and after three summers, I am happy to report the cockroaches are gone. The Irvine company that owns and runs FI never responded to my emails requesting they rid their sewers of the infestation but finally they have acted and now, FI is clean and cockroach free. Hope it stays that way because it was so tragic to experience such a traumatic event year after year. Now they must act and remove the rats scurrying around between Lululemon and Macys. Rats are easier to eliminate than cockroaches but shame on FI for allowing rats to roam freely. Rats are so gross!!!

This place sells Lunar New Year-related stuff, such as red envelopes, traditional plants, Vietnamese food, toys, and so much more. This place sells varieties of Pandan desserts during the nightlife. I saw a Pandan dessert that looks like an Indonesian pancake dessert. There's also ube waffles. This place also sells a variety of Vietnamese cuisine, potato meals, and so much more. There's even sugarcane juice offered from a food truck. There's fruit ice cream that is viral on TikTok. There are so much Asian desserts sold here.

I remember coming here as a child and thinking this place was so much fun. There seemed to be tons of little stores, restaurants and food vendors downstairs, along with toy shops and all kinds of things to browse. It felt busy, colorful, lively and full of energy. Coming here was an experience. I hadn't visited in quite some time, and when I walked in a few weeks ago, the difference really struck me. The mall just felt tired and much less vibrant than I remembered. Some areas looked dated, the bathrooms were under repair during my visit, and overall the businesses didn't appear to be thriving the way I remember them. There just wasn't that same sense of activity or excitement. Of course, some of this may be nostalgia. I'm seeing the mall through adult eyes now versus remembering it through the eyes of a child. Retail has also changed tremendously over the years, so I understand that places like this have had to adapt. Still, I wish there were more investment in Phước Lộc Thọ. This isn't just another shopping center. It's an important part of Little Saigon and holds so many memories for Vietnamese and Southeast Asian families who grew up visiting Bolsa. It would be wonderful to see the property refreshed, the facilities improved, and more restaurants, food vendors, unique shops and younger businesses brought in to give it some life again while preserving its cultural identity. I don't want to see it disappear or become something completely different. I actually want the opposite--I would love to see Asian Garden Mall thrive again. I'll always have a soft spot for this place because of my childhood memories. I just wish walking through it today felt as joyful and alive as I remember it being.
