    Refunds on deposits took 2 month to get my deposit and I had to call repeatedly just to get it sent to me.

The maintenance team does. Its a mid size complex so there is also parking for guests. And no parking worries for your family and friends who visit. The pool is always clean. Its not the most modern or the oldest buildings but just right in the middle. The neighbors are so super nice. And no one has " agressive" dogs. Ive lived in different cities and states and diff types of homes. But this has been my absolute favorite. Beautiful mountain view and close to so many great spots. Bravo.

And it was the perfect amount of space for 2 people. That extra studio space was perfect to fit our 2 computer desktops, including a storage closet. The only thing was that the kitchen was quite cramped and some of the drawers didn't open optimally. Also, being on the second floor, it did get really hot during the summer months. But we had a nest/central AC installed which helped a lot. There was built in shelving, and we had an in-unit washer and dryer. We had a great view looking outside too, so couldn't really complain. Its really close to some very convenient shopping and Asian restaurants. Also, makes it very convenient to travel around the LA and OC area within reasonable distance. There is carport parking for 1 car, but you are allowed 1 guest car parking, which was always convenient for our 2 car household. Norma was always really nice, and the maintenance crew lived on the property with everybody else, so if there was a problem, someone came right away. Negatives: - A neighbor in our building smoked weed. I have nothing against that and they can imbibe all they want, but the vents are connected so when they smoked flowers in their apartment, it obviously reached us in an awful way. We smelled it from our open windows and the bathroom vents. We only wished that they took their activities in a more mature and friendly way. Norma had said she talked to them, but they refused to stop and ignored the warnings. - We also heard neighbors fighting and arguing with each other. The walls weren't soundproof unfortunately. - Some of the neighbors can be rude, there was one lady who would hog the sidewalk with her small dog, and you had to be the one to move out of the way. Talk about hoity-toity. - Even though there is composting, people here do not even know how to compost. They throw plastic bags into the compost, which will potentially just make that bin get thrown into the trash, unless your bag is commercially compostable. Kind of sucks knowing that composting here might just get thrown into the trash anyway. Overall though, definitely its a memorable place out of a lot of apartment experiences, because 90% of the time, its a calm, quiet community, and we didn't really get much problems other than the 1 bad neighbor. The problem itself is minuscule to us compared to other places we've been in. We also did receive some of our refund back at the end of a 1 year lease, and they broke down some of the ways it was used. That was fine to us, we didn't leave the apartment in pristine condition due to time constraints.

    TL;DR: Incorrect charges (including trash fees not mine),…read moretried to keep ~$1,600 of my $2,000 deposit, delayed refund for months until I escalated to corporate, poor maintenance, and unprofessional management. Be cautious renting here. I wasn't planning on leaving a review, but after my experience, I feel obligated to warn others. During my time here, there was a consistent pattern of mismanagement, poor communication, and questionable billing practices. Deposit & Charges Issues: I was originally charged in a way that would have reduced my ~$2,000 deposit down to about $400. Some of these charges--including trash fees--were not mine and were applied without proper verification or explanation. After I pushed back, the situation became even more frustrating: my deposit was significantly delayed instead of being resolved promptly. I returned my keys on 2/6/26, yet I didn't receive my refund in a timely manner. I had to follow up multiple times and eventually escalate to corporate before anything was done. What's concerning is that management didn't even realize the check hadn't been delivered until I reached out again. That level of lack of follow-up is unacceptable. Maintenance & Property Issues: * The sink drain was frequently loose. * The shower hot water was inconsistent. * Maintenance requests were often delayed or ignored, and we were sometimes told to handle issues ourselves. There are also deeper infrastructure problems. The electrical system is outdated--breakers would trip regularly when using normal appliances like heaters. Instead of addressing the issue, management blamed my fish tanks (which were approved in my lease). They claimed upgrades would be made and that a vendor would be called, but that never happened. Fish Tank Situation: My fish tanks were approved and included in my contract. Later, management changed their stance--first saying I needed special insurance, then suggesting I get rid of them altogether, and even blaming them for electrical issues that were clearly tied to the building's outdated system. Tenants should not be blamed for problems caused by poor infrastructure. Unprofessional Conduct: My partner was mocked by management for not understanding certain policies, which was completely inappropriate and unprofessional. Storage & Communication Issues: We were suddenly told to remove all storage items under threat of fines, with little to no clear communication about when or if we could use the space again. Overall, communication from management was weak unless it involved rent reminders or threats of penalties--those were always delivered quickly. Final Thoughts: I want to be clear: I'm not exaggerating or making things up. These issues made our living experience stressful and uncomfortable. Also worth noting: Greystar took over about 6 months ago, but the concerns I'm describing relate to the on-site management team (including Rubina), who were there before and remained during my time. Tenants deserve accurate billing, timely refunds, professional treatment, and safe living conditions. Unfortunately, that was not my experience here.

Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law.

We were tenants here a year ago and since the…read morebeginning we were constantly being harassed with them constantly wanting to enter our unit. Every other week there were letters on our door stating they wanted to enter our unit with no proper notice for some unimportant reason. They would literally force their way in disregarding the fact that we constantly told them to respect our right to quiet enjoyment. I worked overnights so I specifically told them how important it was to respect my hours during the day but instead they would try to make their way in every single time. At one point they entered my unit after hours while I was mid shower letting my ESA out. To top it off it was 3 men entering my unit after the hours they stated they would come in 10-11am & entered my apartment at 5pm. Also, they do not care if you have any disabilities and require the need of an ESA. If you have one, this is NOT the place for you. The 3 girls in the office bertha, briana and julie are the most unprofessional, rudest people you can ever encounter. They are constantly on a power trip to harass their tenants by violating every tenant law. INFESTATIONS: roaches, rats, and all types of bugs are here. Literally it was infested. Mold everywhere They won't give you your deposit back either. **Please seek a claim for your deposit. It is your right. ** There is SO MUCH stuff that I can speak on but I'll leave it here. I encourage everyone to look elsewhere. We also saw reviews beforehand and thought "hmm what are the chances that this happens to us," but it was big lesson learned..

The property is under new management, and the apartments have been remodeled. They are spacious, modern, and offered at a very affordable price. The apartments also feature large, beautiful balconies. Bertha was AMAZING!!!!! She was always patient and provided excellent customer service by showing us several floor plans and answering all of our questions!
