I had a house sale listing on a very nice house that we rushed to market due to the owner trying to take advantage of an opportunity that required a quick sale. The homeowner's opportunity didn't pan out, and the buyer response to the home was both limited and somewhat critical of the price point. The only person who discussed making an offer was going to be $28,000 below the listed price. We pulled the house from the market and the owner took time to clear out 35 years worth of clutter, followed Creative Home's advice on paint colors and had them stage the home with new furniture in the dining room, living room, master bedroom and enclosed patio. They also took new photos with better lighting, as we hadn't done professional photos for the original listing with the rushed time frame. We re-listed the staged home at $12,000 over the original price, which more than covered the expense of the paint and staging. We showed the home Friday, Saturday and Sunday, received multiple offers above list price and have accepted one at $30,000 over the new HIGHER list price! That's a spread of $70,000 from the one potential offer to the final accepted offer. Not only that, but the person who is buying the home had seen it on the first listing and wasn't interested, then wanted it enough to pay significantly more once it was staged. Amazing, direct evidence of the power of staging and of Creative Home Furniture and Design's amazing work. We are extremely happy with the results and would definitely use their service again.

Initially we had a consultation at the empty house to discuss the ideas my wife and I had for the each room, show her our favorite colors, what we planned on using each room, and immediately on the spot she came up with great suggestions already! We got a more elaborate design document with the proposed changes that she made, and everything was extremely helpful, from choosing decoration to the furniture quality and colors that would go well. All the process was very smooth and both Sanaz and her whole team were extremely responsive all the time, taking care of our requests with a lot of thought. Given that the house needed some renovations, she recommended a contractor that did the work perfectly (thanks, Ivan!) from Redesign Construction, and for final delivery of all furniture, everything was handled by 27 Diamonds with white glove delivery. I get it, you're a designer or something in the creative field, you have a good eye for design, or your best friend was once an interior designer, etc. All the above applied to me and I thought how hard could it be? IT... IS... SUPER HARD and more so, TIME CONSUMING! Unless you have a warehouse full of beautiful candles, vases, wall art and furniture you are not using, you'll need to buy, source, borrow or steal all these things to make your cold, empty shell of a house a home. Liana and her amaaaaaazing team did this for us. A consummate professional with an impeccable eye for all things beautiful, Liana pulled together the perfect look for our house. By the time she was done, it exuded warmth, character and style. We considered a few other staging companies before we decided to hire Stage of Mind but I knew it was going to be Liana after meeting her in person. She came to the house, took photos of the space and provided us a quote within a couple of days. She was super easy to work with, her pricing was very competitive, scheduling was a breeze and her team did an incredible job staging and de-staging the house without leaving a mess or a speck of damage to the property. Last but not least, the house sold for much more than our asking price which we 100% attribute to the magic Liana and her team sprinkled on the property. Even worse, once the money is collected, the problems begin: delays, no work being done, materials not prepared, or even complete silence and no response at all. It leaves customers not only having to find another contractor, but also wasting time dealing with the mess and trying to recover their losses. Fortunately, I was introduced to Conch Flooring by a friend to handle the flooring remodel for my rental property. My experience with them was completely different. They were professional in material selection, project scheduling, and communication throughout the process. What was originally expected to take 3 to 5 days was completed in just 2 days, including floor leveling and laminate installation. I was very satisfied with the final result. It really reminded me that you get what you pay for. Conch Flooring does not rely on the lowest price to win business. Instead, they demonstrate professionalism through quality materials, efficient workmanship, and a responsible attitude. For me, the real value was not just the flooring itself, but also their commitment to quality and after-service support.

I was recommended this place by a friend because they had some nice LVP floors and i wanted the same. After visiting the location, I was given a brief explanation of the differences between the SPC and WPC floorings that were offered as well as a rundown of the different thicknesses and other details. We decided to go with the Vortis floors with a 30mil protection layer on their recommendation. They allowed us to bring some of the samples to the home in order to see what we would like while they took measurements for the quote. Joline is really knowledgeable and took the time to make sure we understood what we were getting. The install happened over about 4-5 days and they did a good job levelling, installing baseboards, and installing the floor. They even addressed some of the squeaks that i had in the floorboards before installation. The floor feels solid and has really honestly completely transformed the feeling of the house. It feels new and fresh and clean and I can't express how much I prefer them over what we had before. The pattern we chose does have a bit of repetition but once furniture goes onto the floor its basically impossible to tell. The price was slightly on the higher end for us, we had tile removal and chose a higher trim flooring. I think it was worth it in the end. I found a medium scratch on after the install and the team was quick and efficient with replacing it. Overall I had a really good experience and would recommend them strongly

Also the staging looked amazing in photos. BUT seeing it IRL WAS EVEN BETTER! Joyce is also a realtor (we found out too late; used different company). She has an eye and understands what process and stress we currently were going through. Selling is stressful. You want to trust someone to take it away and own it. Joyce and her team did: + Easy to work with = professional + chill. + Superb customer service = Very responsive + patient. + COVID safe/considerate = PEAD forms. + EXTREMELY affordable for LA. + Large homes, condos and awkward spaces. + Boutique company = flexible, understanding to our emergencies/unexpected change of schedule. + Consult on suggested upgrades, changes and such from a real estate agent's eye. + Taste: Modern/contemporary (up to date, classy and hip, on point). Beautifully crafted and designed our 1000+sqft. LOVE LOVE LOVE their furniture picks and paintings. + Make a place seamless. Easy to admire and focus oneself in the space without getting stuck on a design flaw. They make it look welcoming like PRO AIRBNB HOME. + Design with space for photography. + !!MOST IMPORTANT: Get STRONG QUICK offers + backup offers when using home stagers. A must during COVID times/urgent sells. FYI, digital home staging won't give a potential buyer that last emotional WOW factor we needed for a solid decision. So we went with physical home staging. OUR REACTION: We were their first central/eastside LA property in Los Feliz 90027. They focus usually east like DTLA, Glendale, San Gabriel Valley. Joyce and her team did an excellent job trying to add a bit of our neighboring Hollywood and Silverlake flair to it too. I've talked to over 10+ home stagers in LA. Joyce was a breath of fresh air. SO SO SO incredibly lucky to meet her at the right moment and time. She was a referral from a close friend's realtor connection to her (so 3rd connection). THEIR STYLE: Modern/Contemporary It matched the styles we told her we liked: - Mid- Century, modern, Scandinavian, minimalist, modern, contemporary, bohemian, etc. - Just up to date look, or the normal LA look of Weho, Larchmont, Hollywood flair + Silverlake, Echo Park, Highland Park simplicity. WHAT TO EXPECT: Home Staging in LA (Hollywood to Eastside) is 1-1.5mths advance booking. And not easy to work with (not for new sellers). A. Contact for a QUOTE, SCHEDULE TOUR, BOOK: 1) Quote Request: - Provide your zipcode, type of property, #rooms/space, sqft, stairs/elevator, vacancy level, property condition, deadline, if photos are needed, full/half/etc service (vary per vendor, so list all rooms and what service is needed if not full everything head to toe), have photos of the place. - Estimate given (not quote). 2) Schedule physical walk through for accurate quote. It is a normal process to figure out the space. (2-4ppl team could visit for this walkthrough). Accurate quote given. 3) Book (or not book). Review contract, work on changes. Sign, pay 50% retainer fee. Joyce accepts check, zelle, venmo, money order. We got a COVID discount special of 75 days. B. UNLOADING/FURNITURE RETRIEVAL parking is needed. - You need to be accessible via phone after opening door for them. - Pay rest of 50% end of day after furniture is set at your place. *Seller Tip: Remember to follow COVID guidelines. Put up rules, get signatures, put supplies out. *Seller Tip: Ask them to call you 1 hour before finish. *Seller Tip: Take pictures of equipment that could be already damaged, scratched etc. (No injury to our property was made, other than agreed nail in walls.) - Work range 2-4hours, varies per size of property. Retrieval requires at least 7 days advance. - Ask the buyer if they want staging nails/hanging metals left up for them to hang with. Stagers can remove if not. FYI, - Live plants is a no no. Risk of bugs, and maintenance are not worth it. - Paintings and Wall hangings require nails in the wall hold up heavy duty mirror decor, and give paintings a certain look. - We added in our friend's patio skeleton furniture and they dressed it. They were able to work with our mustard curtains. - Joyce's suggestions was great! Dining light fixture upgrade and welcome mate. No time for the fireplace change. *Seller Tip: Make sure any home stager uses a nail/stud (pipe) finder. - An air mattress was left with an electronic inflation pump where we could repump if needed. Used once by us. *Seller Tip: Do not sit or use any furniture! It's for staging = some pieces are for show like the air mattress. Thank you Joyce and the team!!
