This has been one of the worst living experiences I've ever had. The neighborhood feels very unsafe. There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. [[HIGHLIGHT]]I brought this up to management, but their response was essentially that there's nothing they can do.[[ENDHIGHLIGHT]] So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. [[HIGHLIGHT]]Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you."[[ENDHIGHLIGHT]] In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here. read more

Today my husband and I were out trying to tour places in the area even though our move isn't until 2026. I didn't make appointments totally my fault but we were just trying to feel out the neighborhood. Most places turned us away as soon as I mentioned our move-in timeline but not L and O Apartments. And that's exactly why I'm taking the time to write this. I've been leaving here for about a year and a half and I absolutely love it! The complex is beautiful and very pet friendly. All the amenities are gorgeous and new, and they often do community events, which are so much fun. Overall: I have had the best experience living here. Thank you to the lovely L+O Leasing Team, Chelsea, Laura, and Cynthia, for guiding me through the leasing process as swiftly as possible. The Leasing Team is so responsive and helpful whenever I have questions. Amenities are always open and clean. The elevators are clean. We have hand sanitizer stations all over the building. Our 24/7 security team always greets me when they see me, and I feel so safe knowing that they're there. Management is constantly hosting fun events for us, including Halloween parties, bagel and coffee giveaways, Thanksgiving pie parties, etc. NEIGHBORHOOD: As a student/young woman in her 20s, I feel relatively safe in the Arts District. There are lots of other shops, fitness spots, bars, eateries, and coffee shops that are within walking distance. Brewing Brothers has a walking/running club which is a great place to meet new friends. We also have a lot of spots in NoHo and Studio City that offer pilates, barre, yoga, and more. AMENITIES: 10/10. I love showing my friends and family all the amenities when they visit. There are so many things to do inside the apartment. We have many lounges, including a speakeasy, reading rooms, etc. We also have a beautiful rooftop pool with fire pits and nice couches/egg pods. Our gym is never crowded and always clean. In my experience living here, I have never run into an issue with broken equipment. Our gym also has a nice patio with "grass" and a semi-private, adjacent fitness studio (looks like a ballet studio). We also have an Amazon Fresh downstairs -- self-explanatory benefits. The Amazon Fresh is not the most expansive grocery store, and you will not find everything you need downstairs, but it is helpful if you need something quick. MOVE-IN: Rigorous background check, which is appreciated since I feel safer knowing that other residents have been through the same process. They gave me a bouquet of flowers and a bottle of wine during my first few weeks of living there. They also gave us space to park and unload our truck! Where to start, I loved here when it first opened up 2021 I believe. This place is the best apartment Iv lived in. (Unfortunately moved out of state) Nothing Iv looked at anywhere compares so L+O. From the building itself to the amenities and location, this is what luxury means to me. The apartment building is great, maintenance is always top tier. Work orders are completed very quickly and the communication is always there. The leasing staff is always helpful and nice. They even host events for tenets making the community welcoming. The building is secured so I never worried about it strangers roaming the building. Amenities here are the best. A FULL large indoor/outdoor gym with cardio, weights and machines. A heated rooftop pool, that overlooks the Hollywood hills and valley. A roof top grill, fire pit and lounge area. The views are spectacular. There is a speakeasy club in the roof that one can simple hangout in or book in advance for a party. Ever more there is a downstairs lounge and an office space. Which is perfect for zoom meeting or interviews. Overall, the bar was definitely set with this apartment building. When I come back to LA I will definitely get on the waitlist. read more

I've been living at L+O Apartments for a while now, having signed four leases so far, and I definitely plan to renew again--especially if we keep this amazing staff! Security is always on top of everything, and maintenance gets things fixed the same day I submit a work order. The entire building is consistently well-maintained, and the office staff is always helpful. I live on the K side, and it's very quiet. This is by far the best place I've ever lived. In other communities, management was either unresponsive, or maintenance would only show up for "emergencies." Here, the difference is night and day. The office team makes me feel like I'm talking to a friend, and beautiful Laura, in particular, is an incredible team leader. She truly cares--not just about the residents but about the entire neighborhood. She even took the initiative to call the city council when I reported an issue on the sidewalk, even though it wasn't related to the building. You can tell she's responsible and passionate about this community. L+O Apartments is an amazing place to live, and I highly recommend it! read more

Management hosts events. Complimentary coffee and apples in the lobby in the morning. Amazon Fresh is on the first floor for groceries. A lot of different restaurants in walking distance. The building is clean and well maintained. There's a community office space where you can print a few pages a month for free and anything after that is a few cents per page. Until recently, my girlfriend and I called L+O home for nearly three and a half years. What is there to say? This place is awesome! From the get-go we've had nothing but good experiences here. The management is responsive and super professional. (Shout out to Laura!) The maintenance team is quick to fix any issues that may arise in the units, (Shout out to Marcos) not that we had any serious issues since the appliances are high quality and well maintained. The security concierge and team do a great job of keeping the building informed and secured. (Shout out to Jorge!) The building residents and our neighbors were great and we're gonna miss seeing them around. Amenities: The building has underground parking which is a massive plus and feels very safe, especially if you come home late. The mailroom is large and packages are always kept safe in the lockers. The trash chutes located on each floor are so convenient. The building is on top of an Amazon Fresh grocery store which is the absolute definition of convenience, as well as being close to major freeways for easy commuting. The roof-top area is resort-esque with crazy views of the San Fernando Valley and Hollywood Hills. The gym is so nice that we never had to get a gym membership since we had everything we needed just an elevator ride away. L+O felt like an oasis for us away from the hustle and bustle of LA. I loved living here! Jorge from concierge was amazing and always helpful! He seriously deserves a raise. He made living here 10x better! Stan and Denny were also great. I loved (mostly) everything about this complex. I lived on the 7th floor and faced west & had the most amazing sunsets nightly. The rooftop pool & gym we're great & it's also nice that you get an assigned spot. The interior of my apartment was nice! Great appliances & a lot of cabinet space. The 7th floor also has 11 foot ceilings, so the apartments feel even bigger. There were 2 things that I didn't love about this place. #1 was the dog park was out of service for about 2 months before I left and no one ever informed us what was happening. It was annoying to have to walk your dog outside late night. Hopefully it's fixed now. #2 I didn't love the package situation. The delivery people would leave packages everywhere most of the time & you had to dig through the packages to find yours. On a good day they used the lockers, but I noticed as more people moved in the packages would be sitting in an open area unmonitored, so anyone could grab your package. I never had an issue with a missing package, but it seemed like a horrible system, so hopefully they fix that Otherwise, I enjoyed living here! I've been loving my time here. One of the highlights for me is BBQing on the rooftop every other night. There's just something about grilling with that view, it's hard to beat. Afterward, I take it back to my place and chill, but honestly, cooking with that kind of backdrop makes it all that much better. I work from home, so having all the amenities to mix things up really helps. It gets boring staring at the same four walls all day, but this place has different spots to work from, which keeps things fresh. Big shoutout to Jorge and Marco. Jorge, the guard, is always on top of things, and Marco, the maintenance guy, takes care of whatever I need in no time. These guys make living here way easier. I was there first resident when they opened and I just moved out last month and and I have to say the only reason why I moved out was just because of the area in general. Today I toured L + O Apartments and was blown away by how perfectly managed this building is. As we toured the property every tenant that passed by us was greeted by name. The rooftop was breathtaking with views of the mountains and universal studios. I saw the cleaning staff pressure washing upstairs by the bbq area and they all greeted me with smiles. They have 24/7 security which was a huge plus for me. We will be signing a lease in mid October and can't wait! read more

I really like it here! The staff is super friendly, and the amenities are great. Touring was easy, and they've been really responsive since we moved in. For us, the apartment was the big deciding factor. I live with my best friend (roommate), and it was hard to find a place with bedrooms that were the same size. When we toured here, we were really happy with how well the space worked for us. We both have our own bathrooms, walk-in closets, and the bedrooms are pretty similar in size. I am not sure why Chelsea would tell me to come in the next day then, which was a Tuesday if she knew you were closed. She explained how urgent it was to get in the deposit even though the people haven't moved out and there is no move in date but expressed greatly that the deal would expire in 48 hours. Also texts me at 7pm but when i reply i am told you close at 6pm. I was also told the apartments we were unable to see because they were not available yet, would also lose any of the look and lease specials in 48 hours. If ur protocol is to rush and threaten the deal to people for apartments they cannot even see , then she is doing a great job. Everywhere else i go like the Alexan actually wants to help you get their move in special's. I did not feel that way and the L+O. read more
