I have sent messages via text & phone cal - no answer -finally, I was able to contact the Hogan on the Airbnb email . Hogan answered my emails & basically gave excuses why the washer was / dryer is occupied - no time or when the washer & dryer will be emptied. I find this 100% bad customer service No one is on property - i don't like being ignored - just words up - keeping Yelp customers informed - Big Complaint Mrs C disliking Payapa Paradise - and - unhappy - I still need to wash/dry only one load.

I was lucky to have the Davies room on the third floor (note that there are no elevators, and there are no plans to add ADA access because the house is on the National Registry of Historic Places). Awesome view of Waikīkī at sunrise and golden hour. Being 6'1" the bathroom can be awkward with its placement under a steep-sloped gable, requiring me to stand a little closer to the shower head and sink. The house has that smell like grandma's house, but it's expected with any wooden building this old. Top-notch antiques decorate every corner in a tasteful way. The saltwater pool is an added comfort, and the breakfasts made to order by Tomomi and her daughter is plain ol' good homecooking. Owner Scott Glen put a lot of money, time, and sweat into making this place wonderful. The five ducks, cat, and miniature pinscher are fun housemates!

I was lucky to have the inn pretty much to myself. I was afraid that it would be haunted but I felt a welcoming atmosphere throughout my stay. I took the John Guild Suite. I felt sad to learn John Guild had embezzled money from the Dillingham company to build this house. He was caught and had to turn the home over to the Dillinghams -- had a quiet evening after having an Italian dinner at a nearby restaurant. Was very quiet and I slept very well. The family that took over the inn was very pleasant and created a terrific breakfast in the morning. I will be returning when I can. You would need to climb stairs if u want the John Guild or Dillingham suites. I did see a clown loach in the aquarium. Haven't seen one in ages and remembered that in the wild they can grow very large. Checking out was done smoothly and felt refreshed to begin the work week again

Breakfast can either be American Continental or Japanese Style. The yard is on an inlet to a saltwater pond and there is a stunning view of the Ko'olau Mountain range. If, like me, you spend a lot of time in Hawaii and get sick of the cacophony of HNL, head over here.

We did soon after we saw it and were fortunate, it was a brand new listing and we turned out to be the FIRST tenants ever, and it turned out amazing. What a FIND! We initially looked in Waikiki (stayed there 7 trips before), but most of the nice places (with ocean views and reputable locations) were either way too pricy ($250 and up--ads up for an 11 day stay), plus most required $25 a day for parking (add in another $275), plus some had high management fees (one was $495) if through VBO. Others had WEAK Internet (if they listed Internet access at all (and I had to work early mornings and used Skype for my calls). Others had terrible reviews (cockroaches, sounds of traffic, poor service). I wasn't happy (and time was short--every time I looked I didn't find something). So, I started checking other locations. If I was off the strip then I wanted to stay on the east side if we headed north--since that's where the Polynesian Cultural Center was (by far the #1 best and true Polynesian experience) and I found THIS listing. The pictures looked good--but there were no reviews (I was the Guinee pig). The person I emailed was VERY responsive (usually within minutes), I got my questions answered and applied. We got it. Location The one bedroom apartment suite was located about 15 minutes south of the Polynesian Cultural Center off the main road. It took about 40 minutes from the airport (the distance wasn't far--but most roads were 35 mph). The photos showed the ocean, but said it was about 900 feet from the actual beach. It is actually at the end of a cul-de-sac "up" the hill off the main road (so it is quiet)... with a volcano behind it! It rises up the hill and above the other homes and is comparable to the 10th floor of a hotel with a view of the ocean! The view behind is of Hawaiian jungle (after the plush lawn). It takes up the entire ground floor of a nice home that the owners (from Illinois) were obviously very lucky to find (their dream home in Hawaii). The driveway is pretty steep, but at the top you can turn to the right into your own private garage. Facilities You enter through the garage (they have their items meticulously stored all around) and then you have your own code to enter the door. It enters a hallway with the bathroom on the right. The entire floor is serpentine stone (very nice) and even the bathroom back walls are covered with the same stone--very classy (there is even stone trim baseboard). BTW, the towels are thick and plush and there is GREAT water pressure and plenty of hot water. To the left is the big refrigerator (and they pre-stocked it with several bottles of fresh water), shelves with plates, and then the simple kitchen area. It has a nice four-person table (great for my laptop for my early calls)--we used the marble covered patio table for breakfast (and views). There is a nice living room with a TV, stereos and shelves with fun board games. To the left of the living room is a big bay window that looks into the Hawaiian jungle and a nice small yard. You feel enveloped in Hawaii! The couch folds into a bed and has memory foam (not one of the cheap roll outs). There are two large pocket doors that open into the bedroom--which has a large window and bay window that leads to the porch. The bed is AMAZING. It is a Sealy ($$$$) king size that is firm with a plush pillow top--as good as our king at home which cost thousands. The huge front patio (Lanai) overlooks coconut and banana trees and the ocean. It turned out to be perfect for breakfast (but pick up a little mosquito spray just in case). The rear patio is also nice and has a new barbecue. I clocked the Internet speed and the wi-fi was 46 mbps down and 11 mbps up--which was fantastic (and stable). There are also lots of TV stations and Netflix. There is a shared modern washing machine/dryer off the kitchen. Remember to open the door for the front-loading washer when done (they can mold in the Hawaiian humidity). You can occasionally hear the TV upstairs, but this is a house--so it's expected and feels like "home." It feels like the perfect, classy, immaculate beach house. It also feels like the real Hawaii--not the touristy crowds (yet it was still convenient to places we like to go). I came here with my wife and our young granddaughter. The owners live upstairs and occasionally left us little gifts--including a juicy pineapple outside our door. They were very responsive to anything we needed--including ideas for the best snorkeling and beaches close by. I rate this FIVE stars (would give it higher if possible). It is truly a Hawaiian Paradise and it was an incredible value as well. It is like an upscale "Hilton" home away from home. I HIGHLY recommend it!

Pros: - Incredible oceanfront view on a private beach! - Super affordable - Comfy - Lots of activities and games available to rent on base. Cons: - Seriously so many bugs INSIDE the cabin. See below for more details. - Called cleaning services and it took them 2 days to come clean the cabin... we stayed for 6 days. One of the first things we noticed when we arrived was that there were ants along every baseboard. We went for a sunset walk and came back to find the cabin filled with 50-60 long winged flies. We killed them all and then went to dinner. We came back and the ants were eating all the dead bodies of the flies. While it was unpleasant having so many ants in the house, they ended up serving as nature's clean up crew. Unfortunately, it doesn't end there. The cabin was filled with spiders, which we don't usually mind, that's kinda normal for a cabin, but when a few roaches & beetles came out at night, that's what did me in. After playing hard all day exploring the island, all we wanted to do was shower, relax on the couch, and get a good night of sleep. However, that never happened. I never felt clean in the snow globe of bugs and had to make sure my suitcase was zipped every second it wasn't open. Hopefully it was just my cabin that had this issue... In the future, I think it would be helpful to invest in some screens, seal the holes in the windows, spray for bugs, and maybe set some traps. :)

I can't say enough great things about them and how welcome they made me feel. From the moment I booked to, when I sadly had to leave, Pixie and Andy took every opportunity to go out of their way and ensure I had the best possible experience. From making thoughtful recommendations, to dropping off delicious snacks, they really made my experience at Lanikai Studios special. As for the location, it is ideally situated across from Lanikai Beach. It's on the end closest to Kailua which is great as it's just a short (not to mention beautiful) walk or bike ride to Kailua town. The beach access is directly across the street making it easy to enjoy the spectacular sunrises and moon rises on one of the most beautiful beaches in the world. The entire place is charming, decorated with island decor inside and out that sets the Aloha vibe. The rooms are clean, very well maintained and most have lanai or balconies. It's the perfect place to unplug, relax and enjoy the ocean. From my room I could hear the waves breaking every night. Lanikai Studios is a magical place in a spectacular location. We had most recently booked our stay for our 20th anniversary this month after the state re-opened to visitors. Because of a heartbreaking bureaucratic mishap, we were turned away at the airport and had to fly back to our home in California the next day. Pixie was so understanding and empathetic and told us not to worry about anything. I can't thank her and Lanikai Studios enough for their understanding and delicate handling of a devastating experience. We will be back and will always make Lanikai studios our second home. Mahalo
