    Do not park inside the gate without a permit!  You will be towed!!!

    NO GUEST or VISITOR PARKING...ZERO. All spaces within the gates are Permit Parking only and enforced immediately by towing. I am a realtor, arrived at 1:50 for a 2:00 appointment. By 2:17 tow truck was dispatched within 30 minutes my car was gone and I was stranded on the property trying to figure out what happened to my car. The problem, per Sharon the property manager is that they are roughly 200 spaces short for cars with permits, let alone any guests or visitors to the property. Be warned...You will be towed and it will cost you $275 - $375. My biggest gripe is that the spots are not marked permit only. But they do have signs on the circle near the clubhouse and at the main entrance. The space I chose appeared to be on street parking and signs above only indicated compact cars park within the lines and No Parking Wednesdays. But those were rules in addition to the Permit. Who knew. Well now I know ...and just thought you should know too.

    Where do i start well lately the security has been slacking off. They tend to start closing the gates before 11 and laundry door before the time stated. Today was just the last drop it was 9am and the parking gates were still locked. I called security office no supervisor in on weekends. Called the emergency number for condominiums straight to voice mail. I wasn't the first person to be pissed off. Somebody beat me to it and left a very lovely letter for the security. Where is sherry when we need her? For other things she is always there for example always questioning the tenants. I simply don't tell her anything because of her age. But I've seen other tenants get tired of her and tell her off. Honestly i was glad somebody did. I just cant since i respect the elderly. Hope this helps!!!!!!!

    It's time to update my review since living here over a year now. I just renewed my lease and it is…read morean increase as you will find everywhere these days. Some things I have learned about the community that would be helpful are the following: If you rent an apartment with the outside patio facing a courtyard and are on a lower level be prepared for early wake up noise from the landscaping team, squirrels everywhere and skunks. Apparently this area has alot of skunk activity and though it is better than last year you will still wake up to that awful smell during the spring time if you have your windows and sliding door open and are on the ground floor. The AC units in the older buildings (I'm in the 297 building) are very loud where the newer ones (closest to Anaheim stadium) are smaller and more efficient and quieter. The older buildings are cheaper and most spacious - they were purchased by Irvine Company and were built by another builder - but you pay the price in utilities. My electric bill in a 2 bedroom last year was over $300 a month. I think next lease renewal I will move to the newer side of the complex for energy efficiency. They put in new smoke detectors this year that are so sensitive you can't get them to turn off for at least 15 minutes. You have to cook with both your AC fan and over the stove fan if you want them to not go off. The office has had a lot of turnover so I don't feel as connected here as I did in Irvine at both Promenade and Westview and emails aren't answered as efficiently but if you stop in they are very nice and helpful. It's just hard to get attached to one person since there is the turnover of staff. Maintenance is the best and I can't say enough about how efficient and caring they have been. The only complaint I have is that we don't have access to the AC filter as I have had in the other communities where you can just change your filter whenever you want (at Promenade you just put the old filter in the hallway and they bring you a new one). Parking is garage parking and is okay but neighbors aren't great. I parked in the wrong spot early on and instead of checking with the office my neighbor had me towed at a grand total of $300 and damage to my brand new electric vehicle. Not a good neighbor for sure. I would have just put a note on their window. EV chargers - the most are in building 297/291 garage. Amazon delivery is the best benefit here that you don't get anywhere else. They deliver packages directly to your door instead of the package lockers which is awesome to have when you live alone or can't lift something heavy. Very pet friendly, two dog parks kept pretty clean. Fireworks from Angel Stadium every Friday night during the season can be seen from the back parking lot. All in all, I'll stay here for a while but thought it would be helpful for others to have some information.

We endured over a year of animals in the attic/ceiling. Management's proposed 'solution' was daily, unscheduled maintenance entries rather than fixing the actual structural entry points in the roof. My experience with the Property Manager, September, was consistently unprofessional. I observed a clear pattern of differential treatment, she was cooperative with my wife but frequently argumentative, dismissive, and confrontational with me. When we sought a habitable relocation, we were offered units that were smaller and listed for less than our current rental rate. They deemed this "comparable" but obviously our unit (B005) was valuable since its now listed for over $3k. They denied our request for relocation assistance as they deemed breaking our lease sufficient. The property is beautiful but beware, it does attract a lot of unhoused individuals that rummage through the trash, mailboxes are constantly being broken into, and you will have to pick up your mail at the post office. Also, keep in mind the water is constantly being shut off due to "emergency leaks". Also, if you plan to move into unit B005, the neighbors at B002 will constantly double park their vehicle and block you from pulling in and coming out and will get aggressive when you asked them to move their vehicle. They threatened another tenant with a beer bottle, the property manager was made aware of this altercation and only sent out a warning email to the entire community instead of handling the issue with the problematic neighbor. Overall, if you are looking for a management team that values residents, I strongly suggest looking elsewhere.

So here it goes: I would like to start off by saying that I actually OWN my place and don't rent. Therefore, I pay HOA and feel like it doesn't go to anywhere? I understand we've updated our landscaping company, but I don't really see a huge difference when walking around the complex. Second, a HUGE con of living at this complex is how there's no in-unit laundry. After walking for what feels like miles across the complex to do laundry over a hundred times, I'm getting so over it and I guarantee that you will too. Honestly, they should put two laundry rooms (one on either side of the complex) bc the only one they have is by the entrance and that's the opposite side of where my unit is located. Third, the gym is absolutely horrible. We pay all of this money to live in a nice/gated community, but the gym looks worse than a Fitness 19. It definitely needs to be updated and I believe there's been talk for an update, but no work has been done. Fourth, I don't own any pets and can attest to the fact that 90% of the people living here who have dogs don't pick up their dog's waste. I mean, c'mon... you literally have to watch where you step because you might bring home a smelly surprise. Fifth, the people around here are extremely nosy. If you have a life and are not anti-social, the chances of your neighbors gossiping or talking to others behind your back is high. My advice for that is keep on doing what you're doing, be respectful, and kill them with kindness. Walk around with a smile on your face and fake it 'til you make it :) This complex deserves 3 stars because it's safe. EXTREMELY SAFE. There's also many great restaurants, bars, and close to major freeways. Fortunately, the value of my home has increased tri-fold and I didn't think that was going to happen in such a short period of time. Therefore, I suggest purchasing a condo here instead of renting because I believe owning will help you look past most of the cons of this complex. In conclusion, there's clearly more cons than pros. I would like to voice my concerns with those who sit on the HOA board, but too bad they're the main gossipers of this complex. Lol I've enjoyed my time here and believe you will too, so long as you avoid nosy neighbors and be respectful to other people's property.

In the two years I lived here, I didn't meet the property manager, Desiree a single time. The few times I had to communicate with her via email, she was short and not helpful. On top of that, the neighbors are probably the worst issue in this complex. We were being constantly watched and spied on and reported back to our unit's property management company (they're all privately owned). We got "in trouble" multiple times for literally nothing. When we got a cat, it was less than 24 hours that our property manager was notified-- I didn't even have enough time to email him myself to let him know. The neighbors in our area were rude, nosey and hypocrites. We got noise complaints for being loud at 7:30pm while their child were running around screaming in the courtyard the next morning (Sunday) at 6:30am. Along with the neighbors, our water was shut off at least 6 times a year. I'm not sure why there is so many plumbing problems but it was so Inconvenient, I had to drive to my gym and shower there to get ready for work. If you smoke cigarettes, definitely don't live here. People will complain even if they smoke as well. The area is beautiful but I'd never live here again or recommend living here.

We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Our primary communication was through our agent, and we only saw Christopher associated with the listing, so those were the only contacts we were aware of. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience. If your attorneys would like to reach out, we are more than willing to answer any questions.
