Regarding Birgo's properties In Western New York, I've found the absence of competent property management, and the un-ending disruptions and lack of continuity resulting from the high turn-over of property managers (five (5) in my building in the last two (2) years) is about the worst one can imagine. Add to that the virtually non-existent property maintenance - as well as maintenance staff, is simply appalling to put it mildly. In addition to monthly rent, Tenants are forced into paying a "Monthly Utility Fees" - which increased by 500% from 2024 to 2025, for services that clearly are the landlords' responsibility based on the lease agreement that Birgo drafted and forced on Tenants. ("Take it or leave it") Simply put, the open-ended, uncontrolled Utility Fee arrangement, cloaked in fine print of the lease, gives Birgo the option to increase rental revenue whenever it wants during the lease term, without agreement with tenant and w/o genuine accountability. Tenants deserve better than this. From back in the day ... "There Outta be a Law". Perhaps a Class Action Lawsuit as well as rent control for public and private multi-family properties in Upstate NY - similar to the requirements on Landlords in Downstate NY - NYC. read more

I am currently renting from Birgo and have been for about 4 years at this point. I've continuously experienced a leaky ceiling in my living room that has yet to be fixed. I've asked for mold tests on multiple occasions only to be told it is definitely not moldy. The problem is you can now actually see the mold growing on my ceiling. Response time to concerns/requests is miserable at best. I've been attempting to contact someone about my lease for over a month now with no response. I've been leaving voicemails/emails daily for a week and a half at this point with no response. Alternative phone numbers for Birgo only redirect me back to the same contacts (email address/phone number) that are not responding. There is no escalation process. It is extremely frustrating. I'd call it poor customer service but that would be a step up for them being that even poor service would be better then NO service which is what I'm receiving. read more

I was under birgo's ownership for two years when they took over a building I was in. They are slumlords where the maintenance was extremely slow. I had to keep nagging them to make repairs or it would have never gotten done at all. I left them over a year ago, and I'm so happy I left them. I wouldn't recommend them to my worst enemy. read more

I have been renting from this business for near a year. I stay on one of their complexes in Greentree! It has been a great experience any time I have a concern or an issue they address it right away. Recently, I had issues with my online account that Connor and Tawnya had addressed swiftly. I am happy to have found a company who definitely puts their tenant first. I am currently looking for another property underneath Birgo. They have my business and I have recommended a few friends and family to them! read more

The absolute worst experience ever. Specifically at Oakridge Estates. My initial showing was on July 5th with Mackenzie, I told her I was looking to move asap due to a personal matter & she told me she could have me in a unit in 2 weeks. My lease was finalized & signed on July 6th which indicated a lease start & move in date of July 13th. I paid the security deposit. I met with Sue, on 7/12 to pick up my keys. When we walked into the apartment it was disgusting, it wasn't cleaned, did not have a working toilet, a window in one of the bedrooms is off track, the stove top is a disaster and the stove looks like it's caving in on itself. Maintenance was there for this & confirmed all these issues & stated they would get on it right away, replace the toilet, replace the window, etc. I paid the first months rent at this point. On 7/13 I contacted Sue multiple times, I finally got a response that she was at a seminar in Pittsburgh. I sent a text asking if there was any update & did not receive a call until the next day. At this point I also called Birgo in Pittsburgh but they refuse to call back. The next day on 7/14 (Friday) I received a call from Sue that she would try & get someone to clean the place on Monday. I also received a call from maintenance asking me what the issues were in the apartment, however the same maintenance guy was in the apartment the day I received my keys & he acknowledged all the issues & said they put orders in, but then they had no idea. I reached out to Sue on Monday for an update & I got a response at 9:42 pm that someone might be able to come clean the apartment tomorrow. Also, in this text thread I asked if McKenzie mentioned that she would order a new fridge or if they had an extra one (in one of my calls with Sue I asked if I can bring my own appliances because the ones in the apartment are absolutely disgusting & she stated she would ask if they can order one for me). In her text on Monday, Sue said that she was told a new fridge was ordered (see attached picture of text thread). On Tuesday, I get a call from Sue that she found a cleaner & they would be at my apartment at 6pm to clean. I arrived at the place at 8pm & it had not yet been cleaned. 30 minutes later, the cleaner & his wife arrived. The cleaner is the maintenance guy who works for BIRGO, he stated he owns a cleaning company on the side. He said that he is the maintenance supervisor for Birgo & that he & his wife spent all day cleaning the complex & were exhausted & asked if they could come back tomorrow at 4. Since he works for birgo I didn't see why this would be an issue & I said yes. I have a witness who was with me. I get a text from Sue Wednesday asking how the cleaners went & I told her they arrived late & were exhausted & I told them it was okay to come back tomorrow. A few hours later I receive a message from McKenize stating that "I refused the cleaning services & she would no longer be sending someone out to clean the apartment". I called her instantly to say that this is incorrect, the cleaner asked me if it was okay if he can come back tomorrow at 4 & since he worked for the company I said yes. The whole conversation McKenzie was nothing but rude & patronizing. I did lose my cool a little but multiple times I told her my anger wasn't directed at her personally it's this whole situation & I am getting screwed. She told me that I should have known to tell the cleaner to stay & that this is "a business & she isn't paying for a cleaner a second time". She said she didn't know anything about a new fridge . She admitted that they were wrong in having me sign the lease because the apartment wasn't ready but they tried to accommodate me because of my "sob" story. They are attempting to make me look irrational because they agreed to a move in date & they couldn't deliver. I think I am being retaliated against by property management for calling Birgo directly in Pittsburgh and I am scared they will attempt to evict my daughter and I for no reason before moving in. read more

I just been in my place in lower burrell for a little over a month. I have reached out the company several times about things that are wrong and need fix at the townhouse we are in. The last tenants had broken the glass in the sliding glass door and used electrical black tape around the trim of the glass, the front porch light had a bird's nest in it, so when it gets dark, there is our side of front porch area is completely darken, we have things ordered and delivered, I told them in my report to maintenance that I am worried about the safe of others and my family, if someone should fall out there not being able to see. We also have a nice grassy patch off of the front porch, we have been wanting to put some chair out there to sit when it was warmer when we moved in, but the neighbor lets her dog sh*t all throughout the grassy patch, that we all have to skip around the grassy patch to not step in dog shit to get to our vehicles. While we are on that, there is not enough parking, and there are no assigned parking, these people are vultures over parking spots. One lady actually knocked on our door to have my husband move his car because its easier for her to park directly in front of her house. Telling us she has arthritis and back issues. Which I told her in return that my husband and I have the same fu*king issues. Then after that she pulls out this rollator that she never used to try and seal the deal of her being priority for that parking spot. Like come the fu*k on..... I am paid an arm and a leg to live in a nice upkeep townhouse, but they just ignore your request to have things remedied so nothing gets out of control, you know get worse than what it is. I have lived at Sunnyhill for over two years now and I have never had any issues. Anytime I have a maintenance request it's always answered immediately and resolved in a timely manner. Management is friendly and very welcoming. I would highly recommend renting from Go Realty. read more

Go Realty is an incredible property management company. They are considerate of their tenants and great to work with. After a break in at our building, Go Realty immediately replaced all the tenants' locks. They're quick to respond to maintenance questions and are just nice to interact with.
