We worked with our realtor to negotiate a new roof install as a part of the purchase. If Mike had not walked the entire roof during the inspection, the problem would not have been found. I was initially satisfied with the open wall inspection on a new home build. Later, I found that…read morethere were a few areas that left me dissatisfied. 1. After the initial inspection, a City of San Marcos inspector inspected the home and found that there was a problem with the trusses. A structural engineer had to inspect afterwards to certify that the repairs were corrected. This was not discovered during the Lange open wall inspection. 2. I felt that the support upright, which appeared to be a load bearing post, was inadequate on one corner of the home. It was simply some 2x4's. This was at the time brought to the attention of the inspector, who related there didn't seem to be any concern. I had no other like-models being built to compare the upright posts to. When I later found the same model in the framing stage, I noted that the post that seemed inadequate in my build, was substantially beefed up in this new build. I contacted Lange and asked them to advise me where I could go to get an opinion. A repair at that stage would have been easy to have corrected. Instead of advising me of the simple question that I asked, I just got the simple CYA response: - My eye didn't pick that up that day (bowing boards) - Whether that is proper load bearing, we don't have the papers and I'm not an engineer I just go by what is seen on the day of installation We didn't email the inspection company in order to complain about the inspection, we emailed and directly asked: "where you would you go to get this question resolved quickly? If this were your home, what would you do?" I was hoping to get a structural engineer referral. Time was of the essence and I didn't appreciate the inspector trying to cover himself, rather than giving my husband the answer he sought. To our surprise, the builder agreed with us and corrected the apparent defect. When we told the inspector the builder agreed with us, he corrected his report. At first, he wouldn't. We are getting a different inspection company for the next phase inspection.

As a Realtor, I attend many home inspections and understand that inspectors have a job to do…read more Unfortunately, my experience with this company was very disappointing. I arrived at the property at approximately 9:13 a.m. on behalf of my buyers, who were unable to attend. After locating the inspector, I introduced myself as the buyer's agent. Instead of a professional greeting or introduction, I was met with an abrupt "What are you doing here?" When I explained that I was there for my clients, his response was, "Well, I'll be here for three hours. What do you expect?" I found the interaction rude, dismissive, and unprofessional. I drove an hour and a half to attend the inspection and expected basic courtesy and professional communication. At no point did the inspector introduce himself or make any effort to create a positive working relationship. Real estate professionals frequently refer inspectors to clients, and customer service matters. Based on this experience, I will not be recommending this company in the future. I hope management addresses the importance of professionalism and respectful communication with both clients and agents.

Early the following morning, I called the number on the site, and a woman helped get me set up with a time for the next afternoon. There were some details we needed to sort out so I received a text about 3 hours later to confirm the timing. Once that was done, I received an email to go over the pre-inspection agreement and then make my payment. Overall, a seamless process. The inspection was scheduled for 1 pm, but my assigned inspector, Nick, was able to get to the property and start a half hour earlier. I live in Austin and couldn't attend that day, but my agent said they'd be there. The day before, I received a phone call from another woman on the Priority Team who wanted to confirm the appointment and answer any questions I had. I'd asked if I should send someone I trusted to attend on my behalf, to which she answered it wasn't totally necessary, but up to my level of comfort, so a friend or family member could totally go.  I'll spare y'all the drama of what resulted in the routine inspection of a new build just under a year old... Nick called me sometime before 5 pm to go over any major issues I'd need to consider moving forward and also explained how when I was to receive the inspection report later that night, it would be color coded to the level of ease/severity of each item discovered complete with photos and videos to reference. Aside from the headaches that were uncovered with the house, I was really grateful that Nick was available to conduct a thorough inspection of my potential new home and gave me the resources I needed to make an informed decision. As a result, I dodged a bullet and was able to walk away before my option period ended. She marked the top 3 inspectors she had worked with previously. In addition, she provided a list of questions we should use to interview multiple inspectors before selecting one. I called Jeff because he was #1 on her list. After spending 20 minutes discussing home inspections and items to looking for with homes builders here in San Antonio, I had answers to all the questions I was supposed to ask plus more. Jeff shows a dedication to the customer and to the field of providing quality homes the homebuyers of San Antonio. I hired him immediately. I was in the process of building a new home with a local homebuilder and he has a process to inspect the home at 5 points during the build process to ensure everything from the foundation, walls, and roof, plus everything else is to code and safe. I joined him at every inspection and he always beat me there and provided dedicated walk-through's of the inspection and written reports within a day. His reports and advice assisted us in having the builder make many corrections to provide a better quality finished home. We ended up not buying that house, partially due to the inspection reports but mostly because it wasn't the right now for us. Fast forward two months and we put in an offer on another home. I called Jeff immediately and asked for him to inspect the new property. He shifted around his schedule to accommodate getting the inspection done during the option period. He identified some structural items and other items that needed to be fixed. He recommended I have a structural engineer review the items and provide a second opinion. He was able to refer me to a structural engineer and he has been amazing. I was nervous about proceeding to close with the items he found but based upon Jeff's advice and the structural engineer we closed on the house and hired the engineer to make the recommended changes. Jeff cares about his clients and he went above and beyond by following up with the structural engineer and going to house to discuss the inspection items and needed repairs. I cannot recommend Jeff Adams and Adams Home inspection enough. He continually went above and beyond to ensure we had the best and most complete information we needed to make informed decisions through the process. He is responsive to calls and text messages, is very personable, and his rates are reasonable.

When you inspected the condo at ********, you noted that the A/C wasn't cooling properly, so I told the seller he had to fix it in order to close escrow. We went around and around with him, but in the end the seller kicked back $4,500 out of escrow to (almost) cover the cost of a completely new A/C unit. The seller also made some half-hearted repairs to the plumbing, and then kicked back another $500 to replace toilets. Thank you for doing a thorough job. I'm learning to listen to you!
