They will charge you to replace things that you did not even damage, did not touch, or at most have normal wear and tear. Be careful and clean the apartment like a five star cleaning service before you move out. They also raised rent $250 after one year and are trying to add renovated apartments to units that don't even need renovating. The "upgrade" is just to have white cabinets instead of brown cabinets and to replace refrigerators in perfect condition to ones that now have a water dispenser. Now I know where they're getting all the funds for all the upgrades and snacks for the resident because it's hidden in the constant up charges, fees, and charging residents to pay to replace items that are in just fine condition after move out that they did not even touch.

We immediately contacted management who told us to call pest control, so we did. well, the roaches haven't gone away. the exterminator has come 3 times and that's "all management can do". According to the health department any amount of roaches is unhealthy to be around- because they carry a multitude of diseases. My fiancé has now had to live in a friends house the LAST TWO MONTHS because his apartment is so bad. We've thrown away food, clothes, towels etc. because the roaches won't go away. On top of that we've sent emails, pictures, and called multiple times- BUT THEY DO NOT CARE! All they want is your money, they DO NOT hold up their side of the lease... which is to make sure residents are in a SAFE area!!!! My fiancé has wasted 2 months of rent ($3500) and hasn't even been able to live in his own apartment because these people won't be humane and DO SOMETHING. Obviously spraying isn't working since they've sprayed 3 times and there hasn't been ANY improvement . The apartments have a serious problem. We will update it periodically…read more **Promotional Offers** Don't expect to get their "up to $$ off" promotion--it's a bait and switch. We signed our lease with a $500 off promotion. Now, there's an "up to one month off" offer. Initially, we planned to move to The Finch due to The Harrison's waitlist. After paying application fees to The Finch, a 2BR unit became available at The Harrison on June 26th, the day our FL lease ended. We paid additional fees to secure this larger unit with a better layout. They promised $500 off the first month's rent if moved in by a certain date. When I called, they said we'd get the current promo. Now they deny this. We helped them by securing the unit two months early, but they refuse to honor current or future offers. Emailing the parent company, FOGELMAN, got us a forwarded reply, essentially scolding us for asking again. Is this review worth the $500 they "saved"? **Deposit Issues** We had to pay a large deposit because their credit report showed a low score. Despite proving our higher scores from all three major bureaus, they wouldn't adjust. This seems like a scam to get higher deposits. Many people might be forced to overpay here. **Unit Condition** The layout is nice, but there's no adequate pantry or double sinks in the bathroom. The primary room's standing shower creaks with every step. The unit wasn't move-in ready, with multiple paint and scratch issues noted but not addressed. There were carpet stains and a chipped granite countertop. The refrigerator was missing a shelf, and the patio had six giant wasp nests. These were present when we moved in, raising concerns about our deposit. **Noise Levels** The noise level is okay, except for the upstairs unit, which sounds like an elephant walking due to cheap building I assume. We can also hear all the plumbing from above. There are no fans or light fixtures in the bedrooms, only a living room fan without a light. **Neighborhood and Maintenance** The neighborhood is mostly stones with little grass, feeling like a terrarium. The grassy areas are patchy mud holes, causing mud to be tracked in. The community provides dog waste bags and trash cans, but many people don't use them, leaving piles of waste next to the cans. The office said they'd send a notice, but instead sent maintenance to clean it up, which isn't their job. The next day, more piles appeared. **Social Interaction** The neighbors are nice and greet us, unlike in SWFL. Our dogs are still adjusting, making it hard for us to socialize. Our young Boxer is scared of everything, making bathroom trips difficult. Our older Boxer is overprotective, so forgive us for rushing in and out without stopping to talk. **Safety Concerns** On the 4th of July, some families illegally set off large fireworks outside our unit, scaring our dogs. They started a fire in the dumpster with hot fireworks. This might happen again on NYE. **Amenities** The gym is okay but lacks a dedicated back machine. The pool is nice and warm. The coffee machine often lacks stocked dairy, so "cappuccinos" come out as just coffee and milky water. Paying $25 for trash service is annoying, especially since we walk our trash down ourselves. The black trash cans are ugly and some people leave them outside 24/7, which is unappealing. The halls stink when people use the service. The trash has overflowed a few times, and some people leave items on the sidewalk as if someone will take them. Just toss it. **Conclusion** This is our honest review for potential renters. The staff, office, and maintenance are generally nice and professional. However, the community's money grabs, like not honoring promos and using false credit scores for higher deposits, are concerning. Other reviews indicate similar experiences. We hope it's not a scam to keep our deposit, as we'd fight it in court. Our future stay is uncertain, but we hope the rest of our time here goes well.

When I first found out about its location, I was initially hesitant because it's on Alps/Broad, so I thought it would be loud... but it's incredibly quiet. There's no obnoxious noise and the residents are courteous. The complex is clean. There's no trash or litter around anywhere. There's a small fenced in area for dogs to run around, which is great. Not many apartments have that. The apartment complex itself is a gated community, so that leaves you with a sense of security. The pool is clean, too. Location!!! WOW the location is AWESOME! There's a back gate to the rear end of the Beechwood shopping center... right across the street from Kroger (and also Chipotle, which takes all my money). It's within (EASY) walking distance between both the Omni Club and BodyPlex. The staff is also awesome. Incredibly accommodating and always willing to address any issues you may have. They hold your USPS packages in the office (FedEx/UPS are left at your door), so you have to go there to get it, but it's really no big deal--there's always somebody there to get your stuff (and boy, did I order a LOT of stuff when I moved in!) One of the coolest things? You can pay your rent through a Visa/Mastercard, so you can maximize benefits of cashback/miles/rewards while paying rent. Neat. As long as I'm in Athens, I plan on living here. Out of 5 stars, it's an easy 5+++. 11/7/2014: It has come to my attention that the carpets are replaced every 5 years, which isn't a big deal realistically, however when the previous tenants of your apartment had two dogs and apparently weren't taken out frequently enough, it can become a problem. I recommend using a blacklight in your apartment prior to moving in--something I did not do until just recently, and the discoveries were quite harsh and abrasive. Unfortunately, when brought to the attention of the management, they informed me that there was nothing they could do. I still think this is the best apartment complex in Athens, but DEFINITELY make sure you know what's going on before you get a room! :)

I have lived at Beechwood Pines for 4 happy years. This is an excellent community with responsive…read morestaff and courteous neighbors. It has all of the standard amenities for a reasonable price. My apartment is an excellent 1-bedroom layout with plenty of storage and living space. The few maintenance requests I've had have been addressed within 24 hours. My only very minor complaint is that the complex is right behind a shopping center that sometimes leads to early-morning noise due to dumpsters being emptied and trucks being unloaded. This is only an occasional problem. My apartment is also directly adjacent to the new dog park, so I hear some barking occasionally. People are respectful though and don't tend to walk their dogs at unreasonable hours. Overall this is a great complex and I would highly recommend it to anyone. I've had a great experience here. Edit: After moving away from Athens to my new apartment I have realized just how lucky I was at Beechwood Pines. It has quiet, respectful neighbors, a courteous office staff, super fast and competent maintenance people, and generally well-kept, clean facilities. I'm sorry I had to move away. I've always had amazing response time and experience with my maintenance requests. I've never had an issue. They are always so quick to respond and come out to fix the issue. It's very quite for the most part, here and there you hear dogs bark but that's anywhere. I highly recommend this place.

I really wanted to like this apartment as it was the cheapest studio apartment in all of Athens…read more($915/mo) but it came at a price. When I moved in, there were more than a handful of problems: - Multiple lights out - A broken AC monitor - A broken garbage disposal - Broken handles in the bathroom - Cockroach-infested area - Random Christmas tree parts in the water heater closet I also had to get the entire water heater replaced because I had ~5 minutes of hot water when I showered. There are still lights that do not work (that I cannot fix as the ceilings are 10ft high) and in the bathroom there's this amazing little dim light that showcases all of the cockroaches in the ceiling if you turn the other lights off. It took about 4 months to get rid of them as CollegeTown maintenance did little to nothing to help fix the problem, and I had to pay for an exterminator with my own money. They use Community Water for their water (no other option) which is arguably the worst water company in all of Athens. I have the most expensive water bill out of all of my friends and always try to conserve as much water as possible. Additionally, the walls are PAPER THIN. I generally don't mind dogs barking but there are dogs constantly barking here - you will get no peace EVER especially if you are in Building A. You can hear entire conversations in other people's apartment from yours. Property managers don't seem to care about the noise levels or the fact that residents haven't been able to get in one of of the two doors of the building for months due to the fact that they never sent anyone the new passcode. When leasing your apartment out, they barely give you a days heads up that they'll be showing your apartment - with all of your things in it - to random people and you're expected not to be there when they do. There is no on-site recycling (which is actually illegal in Athens as there is an ordinance stating there has to be a recycling option if there are 2+ tenants living in a building). I had a time when I came back to my apartment with human feces and sewage on the floor because a neighbor flushed makeup wipes down the toilet and the plumbing company they hired messed up and cleared the blockage into my apartment. Took weeks to get them to help me with my claim to renter's insurance as my furniture, clothes, and shoes were all damaged. As an undergraduate or even graduate student living in Athens, I promise the aesthetic of this apartment is NOT worth all of the trouble you'll have to go through living here.
