This place is disgusting! It has a really odd smell, and the hallways on the 4th floor stink! I exited my room, and there was a tweeker walking back and forth fidgeting, and I felt very unsafe getting on the DIRTY elevator hoping the door would close fast so that he wouldn't have time to enter. I have stayed here a few times many years ago and it was decent.. not anymore! It feels like a Motel 6 entering these outdated smelly guest rooms. I went out to purchase spray to neutralize the smell and used bottled water to brush my teeth because it feels so yuck in this place. I see that they now consider themselves an extended stay type of place... if I had known that I would not have booked this room... those type places are always gross. I recently stayed at Larkspur Landing in Pleasanton, and while the exterior looks posh and inviting it goes downhill from there. As soon as I stepped into the lobby, I was greeted by an overpowering perfumy smell, possibly an attempt to mask the musty odor that permeates the building. The elevators were a particular low point; one even had a scent reminiscent of bad breath. When I reached the 4th floor, I was hit by a mix of musty air, Chinese food, and curry. Entering my room was a shock--it felt like stepping back into an 80s movie with an outdated kitchen that included a coil stove. To top it off, the AC/heat didn't work at all-- not even the fan. After hearing the sound of a large dog barking through the paper thin walls, I quickly requested a room change. Don't get me wrong... I'm an animal lover, but when I check into a hotel, my peace and quiet are valued. The first floor room was an improvement, as it didn't smell like a strange fusion of cuisines, although an old musty stench still lingered. It had an upgraded glass cooktop, and thankfully, the heating and cooling worked. However, I found a used coffee pod in the coffee machine, which indicated a lack of thorough cleaning. Honestly, all the rooms need serious upgrades and fresh air, new carpets and better quality beds are a must. I could feel the coils through the bed and it squeaked upon sitting on it. The bathroom was decent: hot water and fully stocked towels, but there was no hand soap and barely any body wash. My advice? Bring your own toiletries. If you must stay here, opt for a room on the first floor and avoid the 4th floor at all costs. The smells alone were enough to ruin my appetite and keep me awake at night. Overall, the staff who I interacted with were very kind and sweet-- and it is better than motel 6 --just not the bed. So that's really the only positive thing I could say. The hot water was also appreciated. If you love hot showers, you'll be happy. *1-2 stars for 4th floor room *3 stars for the first floor room and kindness from staff-- although, I would never stay here again. Due to circumstances, I stayed at Larkspur Landing Pleasanton for an extended period of time. Front desk staff were always polite and helpful Housekeeping was great, dealing with my several medical devices (crutches, knee scooter, shower chair, etc.) Special shout-out to Debbie, who came in at 5 o'clock in the morning to make and set out the hot breakfast! I would have given this place a four star but after coming in from a long day of traveling from NV, I was checked in by Destiny. She was very sweet from the start compared to regular hotels. I asked her multiple questions upon check in since it was quite late for me, She got me in a good Studio Suite which I was there for 5 days, the mattress could be better since it was too soft for mt preference which hurt my back but overall my stay was wonderful because of destiny and her caring and professional attitude. 1- first thing we notice there is only 1 towel for two of us, no hand towels or wash clothes. 2 - we had to sleep with the window open because the a/c sounded like a jet engine taking off 3 - the breakfast - no plates, bacon was raw, orange and apple juice watered down, coffee yucky. We asked for late arrival for 3 people with a bed and a pull out. We had to go ask for sheets for the pull out and make the bed ourselves after driving. The keys didn't work and we had to go back to the front desk. It smelled funny and we were spraying air freshener. read more

Beware of cleanliness .....absolutely dirty hotel!! I would hugely question their cleanliness..... first room had crumbs in my newly made bed along with stinky pillows. They were stained and had an odor. It was gross. So I requested a new room, the hallways were dirty crumbs and trash everywhere.... It was embarrassing especially working in a service industry. Never would I ever allow dirty hallways. The front desk guy Kevin was nice enough to change my room. At 2 am after I've gotten off work. New room was dirty too... toilet had something on it that was wipeable.... Absolutely disgusting.... The shower had soap scum under the ledge. My towels had hair wrapped in them. The glasses had lip marks.... If I wasn't so tired I'd have left. We slept on top the covers. Beds were like sleeping on springs. Felts every single spring. Listen.... I stay at A LOT a lot of hotels..... and can tell clean from not and this place does not care about cleaning .... I'd be shocked if they changed the bed sheets every 3 guests. I get more comfortable beds at best western. And cleaner rooms..... if I have to question the cleanliness of a room then that's bad..... Ac barely worked. We were so hot.... Rooms are outdated and old. Peeling paint, ripping carpet absolutely embarrassing.... Beds were soooo uncomfortable. Might be pretty on the outside. Go somewhere else. This place is dirty and nasty. Such great potential an all ruined. A waste of $180 honestly. I'd rather spend $270 for best western in Oakland. The hotel room comes with all the normal features that a hotel should have such as a bed, TV, refrigerator, towels, toiletries, and etc. I was surprised, however, to see it come with a mini kitchen which includes an electronic stove, so you can do some basic cooking in here. There is a laundry room and gym in the hotel, but it must be booked in advance due to COVID-19. The low rating is because the hotel looks and feels old. It is has dim lighting all throughout the lobby, hallway, and rooms. (If you're scared of horror movies that are located in hotels, stay away from here.) Lastly, the entire hotel has a certain odor to it that no amount of vacuuming or cleaning agent can mask. Compared to more modern hotels, this place needs to renovate and upgrade its features. My one night stay, booked one month in advance with taxes included, was $109 in total. It was not worth the price, and I would be willing to pay an extra $20 to stay at a more modern place. If you made it this far down the review, the Wi-Fi password as of July 2021 is: larkspur4 I am sure the last digit number is just swapped between 0-9 so you can play around with it if you ever are nearby and need Wi-Fi. read more

Quick easy check in. Lots of free parking. Free internet. Room is spacious and clean. Lots of towels provided. Close to stores. The deposit is $150 which is higher than other hotels. A one night stay is about average price for the area. They have FREE laundry (washer and dryer). Free breakfast. Free coffee all day in lobby. Very nice staff and super helpful. They have the main entrance as well as back and side entrances. My stay here at Larkspur was awesome and I will be back for sure. read more

It's an old set up like extended stay. The suite is spacy. The bed is a nightmare. It's super low to the floor. The a/c monitor doesn't work and the a/c unit won't allow you to bypass. Internet didn't work. It's not cheaper than other place at all. The parking is public parking with the mall. I don't think I will be back here. read more

My Zen master used to tell me that all frustration and disappointment in life is the result of unmet expectations. Now, my expectations for this hotel were not very high. And yet it seemed to disappoint even those. The upsides: there were no bedbugs. And there was plenty of hot water. And there was consistent electricity the entire four days I was there. The downsides: pretty much everything else. They don't do daily housekeeping, so getting clean towels pretty much requires a federal judicial mandate. The elevators consistently smelled like weed. The breakfast heavily features instant coffee, microwave burritos, and under ripe bananas. And none of the machines in the exercise room seem to be able to be plugged into the wall, which I suppose was good, because it meant that I could tell people I ran 10 miles on the treadmill, and there was no evidence to the contrary. The worst part was that, the entire time I was there, neither the televisions, nor the Wi-Fi were functioning. Not only was I not able to get any work done for my client, but I couldn't even watch real housewives to kill time while waiting for the Wi-Fi to become functional again. I mean, expectations. The Motel 6 across the street charges half the price, and at least the Wi-Fi works there. And at the Motel 6 I would expect to find someone else's empty tequila bottle on the hood of my car in the parking lot the morning I checked out. But no, instead I got these at Larkspur Landing. If you're in Pleasanton, just pay the 30 extra bucks a night for the Doubletree. Or sleep in your car. At least that's free. read more

I've stayed here off and in for 2 weeks for work never had a problem until today,my heater in the room was not working I woke up freezing so I put on my pants shirt etc,walked to the lobby immediately walked to the fireplace to warm up then was yelled at by a rude short black haired women to put my shoes on! Buyers beware! Personally went into the hotel, showed my military identification, quoted $108. Charged over $200, then they billed me for $150 "incidental" which was refunded after I called. The online rates showed $91. Rather than deal with the online platform, I paid the hotel directly. Anyway, the beds were horrible, facilities dirty and dusty so I left 5 hours after checking in. I physically handed the key back and checked out. Didn't argue about paying the daily rate...but I didn't expect to be charged almost double. read more

My friend and I got a room here on a pinch. There were many rooms that were booked between Santa Cruz and Novato during Labor day weekend. However, Larkspur Landing came through- a room that was less than $200 served the perfect purpose for the evening. The room was equipped with a queen sized bed, a kitchenette, decent size bathroom and a desk for working. The sink however did not drain very well. Overall it was a clean place to sleep and the bed was moderately comfortable. A very limited free breakfast was served of coffee/tea, hard boiled eggs, yogurt, sausage, and waffles. Worst hotel experience ever. Don't bother staying at this place. The graveyard front desk agent, Kevin, seems to take great joy in treating guests like hardened criminals. I gave him the benefit of the doubt after my first stay, as I figured maybe he'd just had a bad day. The second stay was worse. He actually seems to truly enjoy going out of his way to make every aspect of your stay as miserable as possible. I'd rather sleep in my truck than give my money to this place. As I had booked my room after midnight, I was not allowed to check in until 3:00 pm the next day. So I went to the lounge area to try to cancel my reservation and rebook for the same evening. Kevin informed me that I would have to go outside to rebook the room (in the pouring rain), as I was trespassing. I told him that I just needed a few minutes to rebook. Kevin was then kind enough to call the police, who reluctantly told me that it was his choice to force me to leave the property while I rebooked the room, outside of the hotel, in the driving rain. I will say that the officer (unfortunately I didn't catch his name) was nothing but kind, extremely professional and empathetic to the situation, and also politely apologized on behalf of Kevin, but nonetheless had to comply with his moronic behavior, as Kevin had accused me of trespassing. He did mention that this is not the first time Kevin has pulled this stunt. Consider yourself warned!! read more

Amanda Arabe, is a deceitful unprofessional general manager for this specific location. When I booked my extended stay for work, she called me asking me what was the reason for my extended stay. I didn't think much about it as it was for my job relocation, if you go online the rate for a prolonged extended stay is $10 less / night. She refused to give me the rate and told me she's the only person I could speak to. She refused to honor the rate. Then proceeded to tell me if I didn't like it she would cancel my reservation. I felt in a bind as I'm here for work and not leasure. I asked her to send me the details via email and she refused to put the information she told me in the email because she knows what she said was wrong and unprofessional! This is not the behavior of a good and proper general manager. When I checked out she refused to give me back the amount that is owed back to me. She is very unprofessional in her way of doing business and after this experience I do not recommend staying at this location so long as she's a general manager. You will have some kind of run in with her at some given point in your extended stay. While I was staying there there were other complaints about other people staying there and all associated with her. This should tell you enough. After speaking with her today, had it not been for my uncle who works at another location she would have never gave me her managers information because she knows everything she's doing is wrong. And yes I decided to post this because this is not okay to take advantage of people for your own sick satisfaction of a power trip. read more

I couldn't find a rental or a home did an extended stay here. The rooms are good size, quiet, nice location, comfy bed, breakfast included, full kitchen, large fuctional bathroom, and friendly workers. I would recommend this place! The only thing they need to fix is their stairs which is dirty and the door handles don't work the best. read more

This "Executive Suite" is in complete disrepair and dingy. The entire place is falling apart the couch and chair is filthy, the curtains and rapes are stained and ripped, the "kitchen" had one glass. And the bathroom only one set of towels The mattress is saggy and uncomfortable And the room door is warped and doesn't open or shut right. Plus the room smells dank. Here for a funeral, the hotel will do for the night but it's in need of a complete makeover. Be warned hotel photos are not recent photos. Bring nose plugs. Oh - and slippers. The second floor smells like a marijuana grow and the third smells like the strongest, worst air freshener ever made. The floors are grimy, you won't want to touch them with bare feet so slippers are a must-have. Bring your own blankets too because they don't have any. Just sheets. I'm fairly certain they have a county contract with the housing authority because there were permanent residents there who gave the impression they'd otherwise be homeless. Halloween is coming so this might be a great stay for enveloping yourself in the whole 'horror film' vibe. Trash accumulates everywhere - hallways floors, lobby, parking lot. I remembered to turn right to get to my room off the elevator by the tide wipe wrapper that stayed on the floor for two days. Two empty 12-pack boxes under my car when I left. I'm not sure who's leaving positive reviews but be very wary. There are too many other hotels at comparable prices in the area that are much more sanitary and safe. read more

We really enjoyed our stay at this Larkspur Landing! It's in a very convenient area to the highway and just a sort hop from San Francisco. Also a much better value than you would find anywhere in SF, not to mention safer! The parking lot was large enough to accommodate our passenger van and trailer (which would be very difficult in the city). Kevin, the man at the front desk was there to check us in late and was very kind and helpful. Each staff member we interacted with, front desk and cleaning staff were very gracious and friendly. The room was very spacious, clean and had everything we needed for a restful night. The breakfast is grab and go which is fine with me and enables me to get on the road faster. There are also many restaurants close by if you like a bigger meal. Additionally they have a little pantry area in the front with snacks and drinks so you don't have to run out in the middle of the night! We will definitely be back when in SF area! read more

Most disgusting hotel I've ever stayed at. It's filthy and rundown, and worst of all the second you turn on the shower it starts flooding and brings up all sorts of dirt and crud. We complained and they said they'd have their technician come clean it when we got back from work. Lo and behold I rush back from work as soon as I can and they say they changed their minds (they had "lots of back and forth" on it but decided not to tell us apparently), the technician is gone and too bad. Basically, they just don't care and are so incredibly rude about it. Bad enough when a place is filthy and gross but it's 10000x worse when you have the bad attitude on top of it. read more

Staying here for 4 weeks on work needs. Location is perfect for ease of getting around. Older hotel that could use upgrades but fairly well maintained. reasonably priced for longer stays. Staying on 3rd floor. No matter who is staying above on 4th floor it sounds like herd of elephants romping especially evenings up until 11+ pm at times. Walls between rooms could use more soundproofing because those staying next to your room apparently have no concern their music is way too loud to be reasonable. Linen clean, bed acceptable but could use new mattress cause getting in / out one feels the rigid metal frame. Had to ask for added blanket cause one on bed is very thin. Pillows fine. Housekeeping every 3 days for long term guests. Take your garbage out if you create a lot. Shower plenty of hot water, good force. Best is free laundry, bring own soap or purchase here. Laundry open 24/7 Good machines, several dryers dry better than others Free "breakfast" almost adequate. Their pancake machine is frequently broken, fruit is banana with todays being very over ripe & darkening, egg hot dish varies with omelet type never warm or hot even under covered warmer that could be inadequate serving temperature. They don't always maintain their 2nd hot food item I.e. bacon, or sausage or potatoes as frequently out especially after 7 a & not quickly restocked. They should offer bread for toast along with plain bagel. Desk personnel always pleasant & customer service oriented. Room HVAC not the best but when you figure it out is satisfactory. Has a mind of its own All rooms have windows you can open - a real plus for fresh air. There is generally lots of trash around the parking areas especially on south & west sides due to 2 fast food chains right by hotel & disrespectful customers of those chains who toss out their trash onto hotel property. Apparently hotel mgmt does not walk around the outside to clean up nor inspect their various open windows their guests leave open in spite of an outside rain storm where rain blows in for long periods of time. Infested with roaches and ants... I saw one cockroach during my stay and ants every single day. 10 years ago this place was nice. It was where business people visiting town would stay. Today, it is full of construction workers (some of which are partying loud) and what looks like very shady ppl (homeless, drug dealers, I am not sure). I don't recommend you stay here w/your family. In fact, I don't recommend you stay here at all. Do not let the fancy lobby photos on their website fool you. This place is dirty and it is falling apart. I read the mixed reviews before booking, and frankly thought some of the complaints were petty, so I went ahead and booked anyway. What a mistake, I am SO disappointed in this facility! Bath/hand towels are very limited and you cannot get a washcloth for bathing. This is the 4th day in a row that they've said there are no washcloths available. What kind of hotel doesn't have enough towels for their guests? The room isn't very clean either. Dishes in the cupboard still had tomato sauce stuck to them; drawers haven't been wiped clean in the kitchen or dresser (dust/dirt, etc); lamps are dusty; carpets have dust buildup all around the edges and kitchen floor definitely hasn't been mopped (thank goodness I always bring slippers instead of going barefoot). Upon check-in I was told that they were servicing the rooms every 5-7 days (because of the pandemic), but by day 8 I still hadn't been serviced. Neither phone in the room works; I had to request batteries for the tv remote and a light bulb for the lamp, both of which I replaced myself; dishwasher doesn't work (probably why dishes were put back in the cupboard dirty?). The bed linens are worn and the pillows seem old/worn out and very uncomfortable. The parking lot is very crowded, perhaps partially due to the neighboring businesses sharing the lot, but it almost seems like people are living out of the some of the vehicles. Many have sheets or towels covering the windows and people tend to hang out in the parking lots. The only positive aspects are that it is conveniently located right off of the freeway, many shops & restaurants are nearby (even in walking distance) and there is a full-sized fridge/microwave/cook top in the kitchen area if you want to make your own meals (just be prepared to buy dish soap and a sponge to wash by hand since the dishwasher doesn't work). read more

The front desk clerk is not helpful, nor did she inform me that the T.V. was not in working condition when I checked in. It's worth for the money that you are paying for! It can be a bit under maintenance ! And it looks scary as you walk in ! They have some special guest that makes you double think if you got a bedbug hotel! But it was a clean room and everything works fine. We checked in late last night and noticed that the place was very cozy and seemed nice. Our room was nice and and seemed very clean. However, my girl friend woke up the next morning with 3 bites going up her arm and sure enough..there is a dead bed bug laying in the bed. We call the front desk and the manager comes. She investigates the bed and sees the bug as well. We ask them to comp our stay and move us to another room (standard procedure for people impacted by this type of incident) and she says they can't. She also alludes to the fact that we may have brought it with us...bizarrrrre. Dealing with an issue that is quickly spreading across the world is gross, but dealing with management that refuses to offer decent service after our 1st night was inconvenieced is not acceptable. I am disappointed in the service and disgusted by the fact that my gf has bites up her arm while a dead bed bug lies on the middle of our bed. read more

The bed had bed bugs!!! I have bites on my body and my partner also has them!!! Super Groose! There is an obvious problem with bed bugs! Why doesn't anyone try to fix it?! DONT STAY HERE! Also to add, the placement of the smoke detector made it so that after a shower you had to keep the door closed or the alarm will go off like crazy because of some steam (extremely annoying). Why put an alarm right by the door? Super inconvenient! The only good thing about this place is the staff, but that only can not rectify the terrible experience I had here. read more
