We had our apartment inspected by Steve and our 43 pages of colour coded inspection is sooo easy to refer to and very thoroughly done. Also helpful pictures along with the write up to follow along! We have some really great insights to bring to the Seller to fix and repair that are minor like the air conditioning not working or fixing water pressure in the shower. Steve was also really lovely to us. He understood we were first time home buyers (and newly weds!) and gave us great tips on how to manage these appliances individually on the long term so that we don't pour a lot of money into getting new ones if they break just because we didn't know how to take care of them. We had questions about the foundation and the sewage which he was not obligated to explain to us about but he inspected those nonetheless and gave us some great tips on who to contact, what to look out for, and how to prevent future issues. Awful inspectors and terrible business. Our potential home had visual defects not noted in any of the inspection reports. Once determined repairs were required, it was estimated that 4-6 weeks would be required before the house was to be considered livable and a city permit was required for MULTIPLE things. Furthermore, gas pipes needed to be changed according to city inspection (completed during escrow process)- NONE OF THIS WAS CAUGHT, NOTED OR COMMUNICATED to us. Lastly, the reports were not were to us within the 24 hours window promised or even within 72 hours yet they were sent to the sellers agent. As everyday people, we were under the impression that we could rely on the inspection company for some assurance and truth. That was definitely not the case here. All of the above was communicated to the business, however, there was no helpful response. Clearly the seller had done a terrible job on the house but so did the inspectors who are supposed to represent you! read more

ONE OF THE BEST INSPECTION COMPANIES IN THE LOS ANGELES AREA! I'm a real estate attorney and also a seasoned veteran of real estate (25+ years), and I have used LaRocca Inspections for over 10 years, and they have always done a terrific job. This time, I had the pleasure of working with Sal P. and he made time for us on a Sunday, and then stayed for 3+ hours at the property, noting most everything that might be a problem at the property. This inspection was a last minute rush as we were in a multiple offer situation, and we wanted to get our inspections done prior to the seller deciding on which offer to choose. Even though we called on Wednesday for a possible inspection on Friday or Sunday, they were able to fit us in and then spent a long time at the property, even on Sunday. I think that some people expect that the home inspector is going to find every little thing that might be wrong with a property, but that is not really the job of the home inspector. The home inspector is supposed to give you some guidance on the condition of the property, and then if you have some concerns, YOU SHOULD STILL HIRE A SPECIALIST ON ISSUES THAT MIGHT BE A LEGITIMATE ISSUE. THE BUYER STILL HAS THE ULTIMATE RESPONSIBILITY FOR THE PURCHASE - hence, the aphroism, "BUYER BEWARE!" Will they catch everything? No, and they are not supposed to do so. However, if a property has some issues that may have been papered over by a seller, then the property inspection will give you an indication that perhaps a more detailed inspection is necessary. If you start with that understanding, then the home inspection will save you countless headaches and future expenses. But, ultimately, the buyer makes the ultimate decision to purchase, and if the buyer does not conduct more detailed investigations, then that is the RESPONSIBILITY OF THE BUYER. One other note - prices of everything have been going up, so the costs of inspections has risen as well, but in my mind, a GOOD INSPECTION is still one of the best investments you can make before purchasing a property - the biggest purchase most people make in their lifetimes. Victor here is in the wrong role. We had an inspection scheduled for today at 9am; at 9:15, when no one had shown up, we got a call cancelling the inspection, without reason. When they were pressed, we were told they first tried to blame our agent and then told the truth-- they had double booked and chose to go with the larger, more expensive house. We were here, our agent was here, and our seller's agent were here. We are at the end of our inspection contingency, and Victor's careless behavior has threatened our ability to meet our escrow deadlines. Perhaps the worst quality in a home inspector is carelessness and so I can't say this enough: run don't walk towards another option. read more

Dave Short did a great job, sent a very detail report later in the day. Explained things very well and went through out the house.

Prior to LaRocca general inspector Jay caming to inspect the property there was no leak under the sink, by the time he left there was. He says there was no leak "at first" he says that he didn't touch anything and that he just ran water for 3-5 minutes and that is what caused the leak. By the time he left there was a significant drip from the angle valve, enough to puddle the kitchen floor. I brought this up to his supervisor Chris who kept repeating "I don't care there was no leak before". Sellers had to call a plumber after hours to pick up parts and fix the angle valve, it cost them $275. I asked the plumber who fixed their leak if in his professional opinion this could have happened simply by running water for an extended period of time and he said that "Water leaks will not appear simply by running water a few min". Beware if you should be unfortunate enough to have your home inspected by this company, beware of liabilities if you hire them. read more

We're in the process of buying a recently remodeled home and were referred to LaRocca for both a general inspection as well as a sewer line inspection. The inspector arrived promptly and took about 3 hours to finish the inspection on a ~1000 sq ft house. We were disappointed that he did not go into the crawlspace underneath the house to inspect the foundation but instead just looked in from the side of the house. He claimed the crawlspace was too small for him to fit into, despite being a relatively small man. He also did not provide an option of using infrared lights to check for leaks, unfortunately. This is an add-on cost that many other inspection companies provide. Overall, his inspection was very detailed and done well. The only thing is that we wished they were able to provide more for the price with regards to the foundation inspection and checking for leaks with infrared technology. The sewer line inspector was great - 5/5 and provided a very detailed report with both photos and videos describing his findings. read more

I honestly can't say enough positive things about Dave Short at LaRocca. When I was working as a realtor, I'd recommend him for clients and he's inspected for my family and friend's transactions over the last decades so we're very familiar with his work. This review is long overdue. Dave always does an incredibly thorough job inspecting and reporting, often finding things about the property that the sellers/selling brokers would never have known. If some part of a property is accessible, he'll be inspecting it. He has a wide breadth of knowledge about so many different aspects of construction and the details show in his reports. We met him while he was a (very talented) general contractor, and he knows how things are supposed to be built. The LaRocca office is always very responsive and prompt, they just recently scheduled an inspection for me and go things scheduled way quicker than I expected. There's nobody I'd feel more comfortable with handling an inspection for an important purchase. read more

Not value for money at all. Many things they don't inspect and most of the time they only do 'eye' inspection. To me it's unprofessional. Issues found after the inspection at the areas that had inspected. I filed a complaint but wasn't resolved satisfactorily. Very disappointed so I won't recommend them to anyone. read more

Steve Nicoles of La Rocca is one of the BEST inspector in the business . He spends time with you and isn't afraid of getting down in his hands and knees to crawl through basements and attics. He takes his time and does the job throughly. Been using them since 2015! I'm just glad that the covid 2020 didn't take them out of business because they give such excellent services. Sure enough when I contacted them in March 2022 they're still in business! Score! read more

I hired La Rocca for a home inspection. They sent a guy named Lou. I felt he was extremely unknowledgeable (he didn't even know how to lift an AC register from the ground, I literally did it for him). Now 1 year later, I can say after using other inpsectors on previous purchases, this was the worst inspection I have ever had. How Lou is an inspector is beyond my comprehension. He missed thousands upon thousands of dollars of issues that I now must resolve using my own money. This is a JOKE of a company. Avoid like the plague. Or you'll be stuck paying for repairs years down the line. read more

Recently scheduled and had an inspection with LaRocca. We had requested Steve Ellsworth, but at the last minute, the company called us and advised that Steve was no longer available and that they would be sending Lou Fossessca. Lou was in and out within an hour and 20 minutes. Came in to tell us that "everything looked good" and had no intention or design to walk us through his findings, as should be the case. When we asked him for further details, he appeared to either not know, not have looked or declared that this was outside of his scope and the scope of the inspection. When we told him that we were disappointed in his service, he defensively declared that "we hadn't even seen his report". The report that followed listed nearly everything, as either "Needs Attention" or "Not acceptable". This was astonishingly surprising given that he had previously declared that "everything looked good". The report citing all of these inadequacies failed to have photographic evidence of the claims in most cases. We called LaRocca and appreciate the outstanding customer service. They agreed to send Steve Ellsworth out for a second inspection at no additional cost. Steve was organized, professional thorough and exceptionally detail-oriented. He took his time walking us through the details of his findings - which in most cases were contradictory to the report filed by Lou Fossessca. For instance, Lou cited that the crawlspace had debris and infestations, with no photographs. Steve pointed out that the crawlspace was pleasantly clean and had multiple photographs to support this. Lou cited that the plumbing was all copper - Steve pointed out and photographed evidence of both copper and galvanized pipe. Lou said that the main electrical panel needed to be replaced (it was replaced 6 years ago), Steve thoroughly inspected and confirmed that this was unnecessary (tho he did recommend considering increasing the amperage, a point with which I agree). Perhaps the only thing on which they both agreed was the need for some GFCI protection on some electrical outlets. Ultimately, it was clear that Lou had failed to do a thorough or accurate inspection and submitted a report with more focus on protecting himself than informing and educating us. It was incredibly disappointing. Steve Ellsworth, on the other hand, could not have been more thorough, generous, informative, professional or helpful. I am so grateful for his time and expertise, guidance and advice, and I highly recommend that the management of LaRocca thoroughly review and compare their reports and address the performance issues of Lou. In summary: I would avoid the services of Lou Fossessca. I HIGHLY Recommend LaRocca and STEVE ELLSWORTH. read more
