The only bright light is how responsive the maintenance staff is. Other than processing my initial lease, I had little contact with the leasing office. But, it wasn't just the rent price that made me relocate. This non-smoking apartment complex consistently had the smell of marijuana smoke. Fire alarms randomly went off because smokers didn't wanna walk outside. The only thing the leasing office did in response was send reminder emails, which told smokers they were violating their lease. Since it continued, I doubt anyone was ever evicted over it. The elevators went out at least twice a month. One time, I figured out one of the reasons why. An unhoused couple got in, closed an otherwise always-open door, locked out the elevators, and slept in the elevator waiting area. Also, the gym had the same dated equipment it likely had since the complex was built. I believe if you're going to raise someone's rent like clockwork, you should be improving your property. And the roving security is useless, not that I ever felt unsafe, but they're seriously wasting their money. Speaking of money, they may have a low security deposit of $600, but don't expect to get it back. Lease ended 6/1. The office was closed, couldn't hand the keys over until 6/2. They charged me about $385 in admin fees, water, trash, rent, sewer, code enforcement, and parking for that one day and refunded about $165. I've filed a complaint with the BBB, but given their rating and at least one class action lawsuit alleging they steal people's deposits, I don't have much hope of getting the rest of my money back.

We've truly made a home here and we loved every bit of it. We are so fortunate, so blessed to have found this place and we have nothing but kind words to say as we leave. First off, the area is Sherman Oaks, and the complex is walking distance from a lot of stores, like Ralph's, CVS and other restaurants, and bus stops. The community is typically quiet with some activities here and there but that's how apartment living is, you have a community of people. Secondly, utilities are included, and that's really hard to find now and it's so efficient to pay it altogether with rent. And lastly, 14314 Burbank Oaks also has THE BEST Apartment Manager ever, Terry, who is by far the kindest man you'll ever meet, very professional and is always on top of things. When we have repair requests, like example we need the faucet changed, we simply fill out a form and he'll confirm the repairs with us in a day or so. We come home to this taken cared of and with such ease and thoughtfulness. He is generous with his time and attends to every tenant's issue with true concern. Terry and Caroline and the rest of the management team are so wonderful! Every year this place keeps on improving and improving and the work never stops. They have made living here a true privilege and joy, that is to live safely and securely, to have a place to belong without judgement and live happily. We experienced these things here and we sincerely hope you'll find it here, too.

I have been sleeping on my couch in the living room for months NO COMPENSATION. NO COMPENSATION for the $3900+ damages done to my personal belongings because of their negligence. Their maintenance crew who burst into my apartment without knocking splattered paint over all of my bedroom and my possessions and no compensation. They refuse to pay me back for the tarps, buckets and materials AND my time spent emptying buckets every 2 hours 24 hours a day during the recent week long rains. I have dozens of detailed videos and photos of the damages an no response from management company or the apartment manager.

Alright, I'm going to give one of the most honest reviews I've ever written…read more I've lived here for the past year, and overall, it has been the best apartment living experience I've had. The apartment has in-unit washer and dryer, central AC, good security, responsive maintenance, and all the amenities I was looking for. If you're searching for a quality apartment, I would absolutely recommend this place. In fact, I would have renewed my lease if I wasn't relocating for work. No apartment complex is perfect, so I'll mention a few areas that could be improved. None of these issues were deal-breakers for me, and they never significantly impacted my quality of life, but they are the reason I'm giving 4 stars instead of 5. First, the back elevator that's primarily used for moving can be extremely slow and occasionally unreliable. When I first moved in, the elevator was having issues and was moving so slowly that my movers ended up charging me for additional time. Throughout the year, it also seemed to go down for maintenance every few months. Second, the AC setup in my bedroom wasn't ideal. I have the bedroom with the attached bathroom, and the air vent was positioned in a way that directed airflow more toward the bathroom than the bedroom itself. Since the main AC unit is located on the opposite side of the apartment, it was difficult to feel strong airflow in my room during hotter months. Maintenance was responsive and provided a vent cover that redirected the airflow, which helped significantly. I also want to give credit where it's due: the maintenance team here is excellent. Anytime I submitted a request, they were quick, professional, and helpful. As for pests, which can be a concern in Los Angeles apartments, I never experienced any roach problems during my entire stay. i didn't have some ants in january however they were able to stop them from coming. My biggest concern was the parking garage. While the property is generally very secure and has security on-site, the garage gate was frequently left open for extended periods while repairs were being completed. I never personally heard of any vehicle break-ins, but having the garage wide open for days at a time was concerning. Package security was another area that could be improved. I had one package delivered to the wrong location and another stolen from the mailroom. That said, whenever I used the Parcel Pending lockers, I never had any issues, and I would highly recommend using that service. Overall, my experience here was excellent. The staff, especially Brenda and Isabella, were phenomenal throughout my entire lease and always went above and beyond when I needed assistance. I even referred a friend to move here, and they've had a great experience as well. The only reason I'm giving this property 4 out of 5 stars instead of 5 is because of the recurring garage gate issues, occasional elevator problems, and package theft concerns. Aside from those issues, living here was genuinely a great experience, and I would absolutely recommend it to anyone looking for an apartment in the area.

Moderno tried to charge us about $1550 for 9 months of water when it should have been under $550;…read moreGuardian admitted the system was broken and Moderno admitted fault by removing the $1550 and then randomly charged us $826, anyway; the property manager promised us she wouldn't charge our security deposit for apartment-related issues due to the apartment being given to us in a horrible state, then charged us $400; in total, Moderno stole about $700 from us and now refuses to respond. THE WATER BILL Our bill, from September 2023 until March 2024 was claiming an error and only charging $18.68. After that, Moderno sent Guardian a picture (which we didn't know until later) that showed a meter reading that caused them to generate a bill for $636.65. Our average bill for the three of us was about $75 before the bill had errors and read zero water usage. We called Guardian Water and Power customer service and the service team explained that the error code meant the transmitter wasn't sending updated data. They asked me to get picture proof of the water meter reading and, if different than the bill, send it to Guardian to fix the amount charged. We asked Day (our property manager) and she sent us a picture. The picture showed the September water usage. Absolute proof that the usage used for the bill did not come from the on-site meter. We sent that to Guardian and they started communicating with Moderno. They told us the picture we sent them was not what they needed to see and we had to find a different meter. When we asked Day for another meter, she sent a photo of a meter inside the ground outside the building that read an astronomically high number that made no sense. Obviously, we all thought it couldn't be for us. We continued emailing with Guardian after that, trying to explain that our average usage was nowhere near what they wanted to charge us and that it seemed to be based on guesswork. They responded with the system was working correctly and the bill would remain. The following month, we received a bill for $18.68 again, showing the system was still broken. So, Guardian was wrong. Again. Day seemed to not know about what was happening with us and Guardian. Later, we were told by Guardian that Day was the one who sent the original photo to them. The next month (now May 2024), we get hit with an EXTRA $860.37. Our bill was now sitting at about $1550 for 9 months of use. Again, when the system was working, we had an average bill of about $75 for the three of us. The correct bill for 9 months would be about $675 (although, we were autopaying $18.68 for 7 months, and so the correct bill for us at that point should have been under $550). We contacted Guardian again and showed them the bill they had generated for us and told them they had to correct the issue, as no one could use that much water. As it turns out, Day sent them the photo she sent us a month before this that had the astronomically high number that made no sense. They were basing everything off information provided by Day and the system was broken, which Guardian now admitted. Since all this happened, Moderno removed the water bill total and added a random amount back on. They randomly decided to charge us $826.41. A number from literally nowhere that does not use our average bill total. They charged our security deposit that amount to close out the unpaid water bill. THE REST They also charged our deposit 300 for janitorial cleaning and 100 for steam cleaning. There was no damage to the carpets at all and we paid for a professional cleaning service before leaving. When we first moved in, the apartment was given to us with many issues. Not cleaned, not painted, broken things, etc. We made a huge list of issues, and I personally did a walkthrough with Day to show every single item. It took 45 minutes. We listed them all for her to correct. She told us that she would NOT charge us anything on our deposit, since move-in was so bad. Unfortunately, Day did not keep her promise and Moderno is refusing all calls.
