I moved in back in 2021 with my wife. We had been searching for an apartment for quite some time. All the places we looked at didn't convince us. The moment we stepped foot at Luxe at Burbank we knew this was the one. We were not wrong. Rocky, the property manager was very helpful and very nice from the moment we first met. The neighbors are very quiet and the place is well kept. Any issues we ever had in our apartment was taken care of right away. The maintenance guy Jeff always did an amazing job. Looking for a place to live as newlyweds can be overwhelming. Well here at Luxe at Burbank I have had the greatest experience from the moment we came to look at the apartments to filling out our application and finally moving in. Rocky has been the greatest help. He is absolutely the nicest and most helpful manager along with the maintenance guy Jeff. Our apartment was ready to move in as promised. Any issues we had was taking care of right away. Any concerns we ever had or any questions were always answered. We recently decided to move out for some personal reasons and once again Rocky has made this transition of moving out so much easier, helpful and most importantly stress free. 1973 I lived there and roaches were a major problem. Apt 9. Six years and field mouse ran up my blow dryer in bathroom. I then had it. I see lots of changes. There was no fencing around pool. A couple of steps from door was nice though. No gym on site. I think rent was about $150. Small apt. Times have changed. read more

My car has been broken into 3x since I moved here and I've only been here since October 2019. I know Burbank is expensive, but if you look hard enough, there are better places and maybe a little less pricier than this hole. Mellow neighborhood and the property is kept up nicely Rocky in the office is great and handles all that needs to be done. It's owned by AMC a huge company and rent is easy to pay online. I lived at Luxe at Burbank (formerly Media Center Villas) from 2016-2020 and it was a pretty solid place to live. GREAT location with grocery stores (Ralphs, Sprouts, CVS) and lots of food options (downtown burbank is a 5 min drive) nearby, a park in walking distance, and the freeway is right next to you (you never hear the noise from it). Neighborhood is VERY safe and I never had one problem leaving my car outside of the garage before. The gym and pool are currently closed, but are great to have when I was able to use them. The maintenance guy Jeff is amazing. Such a nice, friendly, and talented guy who was always there for me in any emergency day or night. He is the man! I went through several property managers over the years with Rocky being the last. He came in right as the pandemic hit and did a great job at handling things during this crazy year. Apartment was great. It was big, classy, and unless someone was INCREDIBLY loud, there were very few instances I heard my upstairs or next door neighbors. I loved my apartment when I had it, but the place did come with a few flaws like any. The plumbing always gave me issues with my kitchen sink backing up and rising over the years (I sometimes never even heard it happening until I walked by). They replaced the dirt and plants with rocks a couple of years ago and because the property isn't flat when it rains there are HUGE puddles you have to walk around or jump over (I soaked my boots and socks several times over the years trying to leave for work). The laundry prices are pretty high with $2 to wash and $1.75 to dry and most of the time 1 of the 3 dryers are broken. I did have a pest problem during my last few months of me being there that was handled decently. I was offered a replacement apartment, but my lease was ending so I opted to move instead. Other than that I loved my time at this apartment. Would definitely recommend it to anyone who asked. read more

I have found some more disgusting problems in this apartment that makes me want to go to the health department. I'm going to take the pictures be just a picture speaks volumes. One thing I've noticed is that living here is the nastiest place you can live. There are things that are not fixed there are things here that are not even completed. There are partial work that needs to be done that has not been done and there are Bass bored coming up from the ground so basically I'm trying to say the the board from the ground that they call themselves putting down to make it look like hardwood floor is coming up stay tuned for pictures. And trust me the maintenance guy will not know what he's doing because he didn't know what he's doing from the other floor problems. read more

I called in for an available unit a day before for an application request, only to find out the unit was taken overnight when I was about to pay a non-refundable $50 application fee. They almost made me pay for the apartment sending my application link after the unit was taken. They gave out an apartment directory as an apology which none had on at Burbank. Specifically, when it was time for my lease to be up and I still hadn't found a new place, Rocky was kind enough to let my roommate and I extend it for another month to give us more time to lock down our new place. *** UPDATED: Aug. 24, 2016 We just received updated rental agreement papers. Last year they raised our rent by 5%. This year? An astounding 23%!! You might think paying $1,650/mo isn't much compared to other places in Burbank, BUT when the leasing agent that rented you the apartment said rent price only increases by 4% to 6% each year and you sign the lease (without even seeing the apartment you're renting - because they DON'T have floor plan pictures!) you trust them. You never assume rent will go up 23%. Plus, they gave us 68 days notice which means we have 8 days to find a new place and give 60 day written notice, or we're stuck paying a higher price. Ugh. *** My wife and I have lived here for 1 1/2 years (we're on the 1730 side, not 1731 - this matters when it comes to TV/Internet). I have read the other reviews and can agree with some aspects. However, I'm not basing my review off management alone. Here's what I think... RENT PRICE. You won't find anything this decent, in this area, for this price. It's about $1,300 for a one bed/one bath. $1,700 for a two bed/(not sure # of baths). Our one bedroom apartment is about 660 sq. ft. PET FRIENDLY. There is a monthly pet fee of $35 but this can be completely waived by registering your animal as an Emotional Service Animal. Check out this site for more info: https://www.esaregistration.org/ FREEWAY SOUND. The freeway is literally across the street but because of the cinder block wall, the sound isn't very noticeable. I mean, you can hear cars driving by but it's much quieter than you'd expect. LOCATION. You're 5 minutes from the Burbank Town Center and about 7 minutes from Costco, Target, Best Buy (to name a few). However, if you use the 134W, 405, or 101 freeways much...get used to driving a LOT. The only close freeway entrance (within minutes of here) is the 5 freeway. The 5 South ONLY connects to the 134 E from this location. GRASS AREA. There really isn't "that" much area for your pet to do its business on. Most of the time it's muddy and wet. LAUNDRY FACILITIES. They have 2 laundry rooms, each with 2 washers and 2 dryers. You'll spend $1.50 per wash and $1.50 per dry. I've only had 1 problem with bleach getting on my dark load. A previous wash session (from a different tenant) apparently didn't remove the previous load's bleach. I now have dark clothing with bleach stains. Yay! PARKING. I get home from work after 5PM most days and while people complain about "lack of parking", I haven't had any problems finding an empty space. Sure, you may have to find a spot around the corner and actually WALK 100 extra feet, but it's not a big deal. Bonus: The street parking in front doesn't have limitations so if you're prone to getting $40 street-sweeper tickets, you'll love it here! TV/INTERNET. You only have two choices: AT&T (Internet only - no Uverse or DirecTV) and Charter (TV, Internet, Phone). AT&T offers download speeds of up to 12 Mbps. for $45/mo. Charter internet is $44/mo but the download speed is up to 60 Mbps! TV, Internet, or Phone will always add up to $114/mo no matter what kind of "deal" they say you're getting. Internet only is the cheapest option with Charter. MANAGEMENT ACCESSIBILITY. Their original hours (before Nov. 2014) were Tuesday-Saturday, 9am to 5pm. Need something Monday morning? Too bad. No one's there. Then, they changed their work days to Monday-Friday, same hours. However, no matter how many times I call on Mondays NO ONE is ever there! I've called multiple times, on multiple Mondays, for service requests, questions about my bill, etc, but no one ever picks up. I would be fine with this if my needs were met, but no one ever seems to return my calls either. It has gotten very frustrating, very fast. APARTMENT LAYOUT. The management team is new (as of August 2014) and weren't given any apartment layout records. You can't see the apartment you're moving into unless the tenant has moved out already. But with these prices, chances are you won't see the apartment layout before hand. LANDSCAPING. Grass is pretty much destroyed. BEDROOM A/C UNIT. During the first few nights in our new apt., we ran our A/C unit which is conveniently placed above my side of the bed. Sprinklers go on around 1am. Do you enjoy getting sprayed with water through your A/C vent at 1am? I don't. RENT PAYMENT WEBSITE. You can set up auto payments but with the inclusion of utilities, your balance changes each month and there's NO "pay my balance" feature. MAINTENANCE. We had a 2AM upstairs neighbor flood and maintenance showed up pretty quickly. However, their ability to fix things needs a lot of work. Overall, it only works for us because of the price. We would much rather work around certain issues (especially if it saves us $500 a month on rent) than to live in a slightly better apartment complex read more

I just moved to Burbank from Washington State and needed a place close to my husband's work and in a safe area. Veronica (the office manager) made our move in so amazing. Everything was taken care of and she has helped me so many times with forms needed so that I could get my California DL, record of my background check for jobs. She genuinely cares and the maintenance is great. The only issue I was having was with my AC unit in my bedroom. Maintenance came out within 15 minutes of my visit to the office. My neighbors are super friendly, the laundry room is clean and never jam packed, and the pool is nice at night and is heated. The only problem we have had was finding parking while construction down the street was going on. My apartment is very small compared what I'm used to, but the layout is great and there's not a ton of wasted space. Wish I had more storage options (maybe I just need to downsize my closet). The management is very professional top notch. I feel safe and secure. There is a maintenance living on the grounds provides excellent service. The place is kept extremely clean. The staff is definitely on top of its game. Although, it's relatively close to the airport the noise volume is a non factor it very quiet. The pools are very clean along with the gym. The staff & management are great & take the fact of you being a resident, seriously! I'd been stressed about finding the perfect place for my boyfriend and I since we are both working overtime and odd hours, and Rocky has been nothing but flexible, accommodating, and communicative from the very beginning. We were able to secure our apartment a month before move in, which was so reassuring and took so much of the stress of searching and planning off my shoulders. Luxe at Burbank has been a great experience for my partner and me so far. Our plans were to move to a new apartment in a new neighborhood on April 1st. Then COVID-19 changed everything. We applied for one apartment and was turned down because of my credit. My student loans caused my credit to have some room for improvement. We applied for another apartment, back at the beginning of March, and to this day we have not been turned down nor accepted. We had seen a few listings popping up at Luxe at Burbank. Rocky, the property manager, was friendly and very sociable and, surprisingly, still showing apartments. The first two we looked at weren't quite right for us. I got a good feeling from this place even though the apartments weren't quite there. That was actually a really neat feature of this place, in my opinion. The apartments, inside, all look a little different; each one unique. We went back home and sort of let this place go. Then Rocky, the property manager, called us! He said he had another apartment just open up and he would love for us to come and look at it. We came in with Rocky and he showed us around, we liked it, but still wasn't sure. We walked out with Rocky and then we asked if we could see it just one more time. He let us come down to the apartment alone. That was so helpful because my partner and I could speak candidly about this place and discuss the little details of living here. We must have stayed in this apartment for 30 minutes all by ourselves. This was fantastic because Rocky came back by to check on us and by the time he got there we had decided we wanted the place. We explained to Rocky that we have been turned down before because of my credit. He told us that usually, they don't turn down for less-than-stellar credit. They just charge a little more for a security deposit. When all was said and done, we were charged 1/3 a full month's rent for a deposit! With my less-than-stellar credit, I thought sure we would have at least a full month's rent. After that, the process was incredibly smooth and pleasant. The day we decided we wanted the apartment was a Thursday. On Monday we had keys. I will be honest... Our overall rating of this entire experience of moving in, and living here in general, so far should really be a 4 star, saving 5 stars for sheer perfection without any hiccups. But Rocky, the property manager, makes it so that any 4-star review would have to be increased to a 5! He is fantastic. One day I was working at my desk facing out the beautiful picture window overlooking the courtyard with the vertical blinds pulled back to take in the view of the beautiful pool, and Rocky came by and tapped on the window just so he could wave at me. It was such a friendly gesture that made me feel like we made a great decision to live here. After moving in, we had a few little quirks. For instance, the dishwasher wasn't working. After troubleshooting with Rocky, we discovered that it was just unplugged, behind the stove. One of the cabinet handles in the kitchen fell off. We tried to fix it ourselves but it was stripped. We had some trouble with the garbage disposal, also. The sink in the bathroom wouldn't plug up so that we could run water in the basin. All these things are little quirks that will come up no matter where you move to. It is how well the property manager and maintenance team respond to them that is the true test. We put in a work order on the incredibly handy tenants' hub. David the maintenance man, who said he was VERY new, was a delight. He fixed the handle, and he gave us a plan going forward for the garbage disposal. He explained to us what the problem was in the bathroom and that he would have to check on a few things and get back to us about that. We are still waiting on a couple of those things but during this crazy time, we have to have a little more patience with each other. Overall this whole experience has been quite fantastic. I have already suggested to my friends that living here would be a good move for them. After we have lived here for a year, I plan to check back in for an update. I hope, and truly expect, that my 5-star review will hold true. read more

I gotta start off by thanking the management and staff for making my life so much easier. Just to give some perspective: my business requires for me to move a lot around different areas in Los Angeles. I've lived in luxurious apartments and I've lived in poorer areas as well. The biggest two reason why I would give this place an amazing rating are : Management & Apartment temperature I can't know how the other apartments experience the temperature ( I was on the first floor) but what I liked the most about this apartment is that the temperature in inside doesn't go crazy with our extreme LA weather. When it's cold or hot outside, the apartment stays at a very pleasant temperature and to me that is really important. I'm not the biggest fan of having to blast the A/C every day to just not pass out from the heat. When it comes to management, I cannot thank Chris enough for my experience at the apartments. He made sure to take care of me from the very first time I called. I've lived in places where the service is amazing and luxurious but what I liked the most about this specific place it is that Chris is genuine. He genuinely cares about making sure everything is on point whenever you reach him. I can't be more in love with the fact that they are dog friendly. It's so ridiculously hard to find decent places where they won't charge you an arm and a leg because you have a pet. In fact it's hard to find a place where they allow pets! Pools are always clean, couldn't care more about laundry room. Glad to have a Gym available! It might not have a billion machines but it's an amazing space for yoga and body weight exercises. I'm giving it a 3 to be nice UPDATE:: went to wash clothes and once again was delayed bc the dryer wasn't working AGAIN. I'm over it Moved due to bug issue at old apartment, so far so good on that BUT Every time i turn around something in broken causing a huge inconvenience. The manager is cool and puts the orders in but the hig higher ups clearly don't care for urgency or qualify. Moved in Feb 13 , dishwasher was broken, just fixed yesterday Had to get my pipes replaced bc they were leaking, then they had to come back two days later bc after installing the dishwasher piece the water was coming up out the drain while using garbage disposal The laundry room NEVER has all machines working, one of the dryers was broken, they came to fix it, it broke again the same week, come in and the dryer says it's fixed but the man didn't empty the machines soo i put two loads in, with the detergent to find out i can't wash in one machine and have to take my clothes across the street smh Im already looking into other places afterward.. Sad bc it's in a great area and a decent price but not worth the hassle.. Get it together.. read more

Beware. The negative reviews you read here are real - they are not just from people who didn't pay their rent, trashed the apartment, etc., and had their deposit withheld, and therefore a negative review was their form of revenge. This is a very crooked company that will try to keep your deposit and charge you extra fees for no legitimate reason. Most people do not fight back, and companies like this get away with it by taking advantage of people. I lived at MCV for only a few months. It was noisy, smelly, and mismanaged. You can rarely get a response from the office staff - they almost never answer the phone or return phone calls. An issue must be escalated to a much higher level in an effort to obtain a response, and then followed by certified letters. They tried to charge me late fees even though there was proof from the bank that they accepted payment. An inspection was conducted prior to move-out, and it was noted that I barely moved in; there wasn't even a pinhole in the wall. Yet, when I received my 'refund' check, they kept my full deposit, charged me $120 for paint, and withheld rent that was due back to me. I can't reiterate this enough - if you choose to live here, document, document, document and be prepared to fight back. But your best bet is to just stay away - there are nicer, safer places nearby. read more

I lived in these apartments for 3 years. First year was just fine and then it happened. Brutal Increased rent prices. Then we find out that the utility bill they send you once a month is including the same fees you're already paying for with burbank power and water. This place goes through property managers like crazy. Theres someone new in the office at least once every few months and they never know how to do anything except ask you for more money. In may 2018 one property manager accidentally cashed 2 of my checks after I requested he only cash one. He agreed he would only cash one & he still cashed both. When I asked for the money back the refused and said they could just take it out of next months rent. They are complete animals. There is non stop construction at this place too. Next to highway 5 and of course on the complex. It's never quiet. Maintenece people entering your apartment at least once a week. Not to mention absolutely Horrible for parking. When I left there 2 months ago I asked if my name was off the lease. The property manager said it was. Come to find out just this week by a new property manager my name is still on there. Its been 3 months now, they hired another maintenance man Austin, who does a lot better than the other guy. BUT... the paint is still falling off our walls, our cats been eating it and they have been getting severely sick. My husband and I had to take them to the vet several times now and we have had enough! So we go down to talk to the "New Manager" to talk about our lease. The managers name is XIAOLEI ASTUA and when were told several times by several people that the Media Center Villas are renovating their apartments including the one we are currently leased in now. As soon as we tell them our cats are getting sick and we would like to move out, due to health and safety reasons not only for ourselves but for our cats, and yet again instead of diplomacy and letting us leave, they deny us. All of the sudden they tell us "No your apartment will not be renovated, and if you wish to move out, you have to pay a Huge fee, or wait until your lease is up." said Xiaole Astua. We were told to look at our lease agreement, and we did. All of the papers that were to be signed in person, my husband signed but I was not present when the agreement was being signed. The Lease agreement was signed electronically, and my husband was present at the time and signed it himself, but I was not able to be present at the time because of work and they told us that I could come sign it at a later time, so before I could even read it, they ended up signing my name themselves electronically without my consent. Now we are stuck in a lease and they decided to add 20 extra days onto our lease agreement. We are stuck HERE til the end of February next year and our cats are getting sicker and sicker. I have to say I am disgusted with the way we have been treated here and honestly my husband and I just might have to seek out legal action against this company Media Center Villas. For multiple health code violations, negligence and Fraud. To all the tenants living here, move out while you can, and If you are looking to move here, don´t it will be your biggest mistake you could ever possibly make. read more

I lived in this apartment from 2013 to 2014 and the place was a complete dump. It all centers around management which was a complete circus - a total of three different managers ran the place while I was there for just a year. THREE! That speaks volumes about the owners lack of interest in finding people to properly run the place. In fact I never saw the owner once during my entire stay. A couple of other things that are awful about this place: 1)It's literally located on the 5 which means its extremely noisy from the road. 2) The area is very unsafe. We have heard gunshots on the street behind us. 3) The neighbors behind us would let their dog out every morning at 5AM which means you got woken up by them barking like crazy. Their backyard was covered in dog feces with the stench coming over to the apartment complex. 4) There is zero parking available on the street after 5PM. It's a complete free for all with all of the complexes there. 5) You do not feel safe at all on the street especially at night. People catcall and whistle at you and homeless people walk up and down with shopping carts. 6) The apartments are ancient. Like forty years old. And they don't come with fridge's unlike most apartments I know. You need to buy one. They also don't come with lights in the bedrooms which is absurd. The place is a dark barren disaster. The place creeks which can be startling in the middle of the night and at all hours. There is no central air, they give you a couple of old air conditioners that do nothing when its 100 degrees outside (and its like that all the time in the summer months and even beyond). 7) I had a $400 security deposit. Spent a ton of money cleaning the place up, spackeling the walls, cleaning the rug etc. I got $10 dollars back without explanation. I left three messages for management with zero returned calls. They don't bother answering their phones. Prepare to lose your deposit without warning. 8) The pool was dirty all the time. There is literally dirt streaks in the pool that they never bothered to clean. I'm sure they are still there. Avoid this place like the plague. read more

I've had a good experience in my 8 months of living here. Whenever something needs fixed I call, and it's fixed within the week. It's fixed the first time too. The location is good. Within a mile and half, there's a lot to offer. It's a safe neighborhood. I walk a lot at night for exercise, and it's something I've noticed. Rent is a good price. The apartment seems to be pretty soundproof because I listen to music a lot and at a decently high volume and never had any complaints from my neighbors. Chris is a good property manager. I've dealt with many in the past at other locations with subpar results. read more

I love this place! Access to two pools, gym, laundry machines. But the best thing is how pet friendly they are. I had the worst time looking for an appartment that would rent to us with my dog, but I had no trouble here :D The place is constantly clean and the pool guy come very often. I use the gym almost every day and I've never had problems with the machines. You get a private parking spot and there is always parking in the side streets as well. The area is really nice and really close to alot of small shops and the burbank mall. There are a lot of parks near by that are very friendly for dogs and children. The manager always takes care of any business like a clogged sink or bathtub really quickly. This place is a really great :) read more

I've been a tenant in Luxe for almost six months now and let's be realistic there's no such place like a perfect place... there will always be an incident but it's ok because big or small issue they will assist you in the fastest way... a big shout out to Rocky who always there for me when I needed him the most to resolve the issues... 3 days ago I went home and my place was flooded... water coming out from the drain in the sink, called Rocky and told him the issue... Rocky came right away to the rescue, try to drain the sink with overflowing water, mop the wet floor til Jeffrey the maintenance personnel came who is already clocked out and did not leave not until the water stopped coming out from the drainage and came back the next day to fix the issue. Rocky as I said before you're D' man... thank you for all you do and continue to be there for your tenants... we need someone like you... best customer service ever... so if you're looking for a place call Luxe and look for Rocky... his D' man... read more
