This company screwed up a grant deed and made a mistake on the title several years ago. Our attorney found the error several years later and asked them to correct it. They first tried to pass the buck, then they finally agreed to correct the error. It's been over 4 weeks and they still haven't done the correction! Horrible. read more

Their price is higher than Orange coast. Also they force every seller signs a C.A.R. sales contract in California to their extended coverage using marketing gimmick of naming convention. What happened is the standard format of C.A.R. (California Association of Realtors) Sales contract requires seller to buy "homeowner's title insurance". Lawyer title names their extended coverage as "Homeowner's insurance" while name their standard coverage as "standard policy". While in fact both standard coverage and extended coverage are homeowner's insurance per se, Lawyer title avoids the word "homeowner" in the name of their standard coverage which makes the staandard coverage look incomply with what's required in CAR sales contract. Have escalated to California Insurance bureau, but they said they are not at a position to interpret the requirement of a CAR sales contract... read more

If I have a choice, i would give them a negative star! NO ONE SHOULD EVER WORK WITH THEM!! They made a mistake on my escrow closing statement, which I figured out few months later. I requested for a refund but they ignored my emails and phone calls. Couple of months of numerous emails, they acknowledged that they made a mistake and I should receive a refund. But they continue to ignore my emails and never send my money back. It's been 7 months since my escrow closing and I still haven't received my money back. I understand that there can be mistakes but how they handle issues are just unprofessional and their way of getting away with any issue is ignoring your emails and phone calls. I had no previous contact with her until just before closing I reached out to see if I could assist in any way with a problem that was delaying the close of sale. The issue should've have been taken care of long before the day of closing prior to a long holiday weekend. Ms. Ochoa was rude and completely unprofessional. The company made no attempt to apologize or rectify the conduct of their employee. They did a poor job in handling the entire matter. I would NOT RECOMMEND this company. They waited until the last minute to do their work which ultimately caused a delay and cost me more money out of pocket. There are many options out there with better fees and customer service. Do your due diligence, I'm sure you'll find a better price and option. I wish I would have before finding out the hard way. read more

I'd give these guys a zero if possible. I have been trying to reach them for a year as they messed up our property tax and I get no response back. I'm stuck with the previous owner's property tax bill from a year I didn't even own my house! It was not reported to me when I bought it. Mike Genest the Title manager will not call me back. When I email them I get very rude responses. So sad when a company does something illegal and can't fess up to it. read more

Incompetent title company. Filed first deed with purchase of our home, then 10 days later filed another deed reverting ownership back to previous owners. Was told by Oc accessors office that I need a "corrective" deed to fix, they filed that incorrectly as well and said there is no such document. If you google corrective deed it exists! There lack of knowledge, customer service, and communication has caused me countless hours of time to research answers and solutions. They are a title company...isn't it there main job to file deeds correctly. That's what they got paid for, yet I am the one having to clean up their mess. Seller wanted to use them for a discount. They ended up charging full boat and escrow had to go back to them after closing to get the money back that they tried to get away with. Then the there was another mishap that prevented the seller from actually getting their money after closing, so the seller didn't want to vacate the property in time. Lastly, they incorrectly recorded the grant deed with the county. Isn't that their main job to ensure the accuracy of the grant deed? Didn't think it mattered which title company you use, but now I know better. read more

If I could give zero stars I would. Refinancing and paying off debt should be a relieving experience filled with excitement. Not for me. I signed docs on 7/23/16. Loan funded on 7/28. The night of 7/28 my home equity line and auto loan to TD Bank was paid off electronically. 4 business days later 5 checks went out to 2 separate addresses. That was August 2. Today is August 11 and NONE of those 5 checks has been received at addresses less than 60 miles from their origin. When I called Kara to complain she reminded me no less than 3 times that I signed a doc that gives them the right to send my money any way they please. This was obviously of no help as I now have a loan payment coming due on an obligation that should have been paid off nearly 2 weeks ago. It's a shame when people with power abuse that power. Contracts should not relieve them from their responsibility to operate in good faith. read more
